Negative experience: I could go on and on about this. Marcus management management company. They're not really good at managing. They're better at just collecting money, and that they never let you know what goes on. You could call you can email leave voicemails, they don care until it's time to collect their money and it's always last second. Wish they would actually care more about the people that's in their community! Then, just the money they make off of us.

Negative experience: 6-01-2025 Poor Communication, Blame-Shifting, and Neglect. This association has a long-standing pattern of poor communication, safety oversights, and bureaucratic mismanagement—issues echoed by many other residents in their reviews. Notices are sent out based on vague or unverified complaints, with no direct communication or effort to resolve things reasonably. Maintenance is unreliable, with “repairs” often needing to be redone, and residents are expected to keep submitting new work orders for the same issues. Pesticide spraying is handled carelessly. Warning signs are frequently hidden behind bushes or left up indefinitely, making it impossible to know when it's safe for children to play outside. It’s a basic safety issue that continues to be ignored. Financially, dealing with the management is a bureaucratic nightmare. Fees and account issues are handled with little transparency, and residents are often referred straight to legal without meaningful explanation or chance to resolve the matter directly. These are not one-off problems—they reflect a widespread and ongoing failure of leadership and responsibility. Living here has become frustrating and stressful, and residents deserve far better. Update 3-30-2026 I just received a letter in the mail stating that I need to fix the storm door on the exterior of my building because the hydraulic arm was removed. The hydraulic arm had been installed incorrectly and became a safety issue for my children, so I removed it after requesting for months that it be fixed. Additionally, the crack across my exterior wall has not been repaired or even inspected since I first reported it. This company has been extremely negligent in addressing these issues.

Fantastic experience: Very responsive to questions and follow up. They attend all board meetings for Kings Mill Coop as well as meetings dealing with financial matters. Both Ralph and Justin Marcus are excellently providing the data and background materials essential to good board decisions. They maintain the high professionalism required to help to facilitate the running of a large cooperative.
Negative experience: I believe all the posts reviews .I have lived in 8mile/Coolidge Apt for 12 years still waiting for refrigerator over 4 wks.i even watch them load 2 now on truck last week.thats not right..I spoke to supervisor Damien and Carolyn talking to a wall ..I understand it can be hard to deal with people.i worked 38 years day by day with all kinds of people..but communication is very important..this will be third time call .the rent going up but none of the problems and promises in the 12 years are done..this is not right the basement still floods wall by stairway plaster falling before I even moved in..every manager this co-op had know about this problems I sended letter to Marcus management 2yrs ago units 270 and 272 never got responded.its good you got all these board members...but the problems are still here..now front porch has animals going under it when get cold.. bricks at back door gone so if animal gets in basement I'm calling board of health or someone to see what's going on or what we can do about it.. I'm 80 years old it hard to keep moving I'm in good health thanks to God..plz,plz help us
Negative experience: So this is what I get and my association fees are nearly one thousand dollars a month; burnt grass, weeds and wild bushes. I have called the office three time over the last two weeks to put in a work order to have this addressed. I called today and was told that staff would have to come and see if it was an area that they are required to address. It is definitely an area that they address. Oh yeah, it's Aug and the sprinkler system is not turned on... hence the burnt grass. I have no words... You have been informed. Yes, I am planning to move. It will take me 12 to 18 months to do so , but I have to go.
Negative experience: I just moved in to a co-op with this management company. While Ralph (the owner) seems really nice, the company - on the whole - is so poorly managed and unresponsive it would be laughable if I didn't have to live with the lack of communication. I have not been able to live in the unit yet (after 2.5 weeks) because the air conditioning is broken during a heat wave. There are several health and safety concerns regarding the unit and I can't get some woman named Lynette to ever return a phone call or email. When she does, she gives incorrect information. I sent a detailed letter including my real estate attorney and still haven't heard anything back. Everything would be fine if there were effective communication from the company. I do understand if people are having issues getting things addressed, but people just say "It's fixed" when it isn't or "we're on it" or "an appointment was made to repair this" without telling you when people are coming or what the timeline is. If you're thinking of buying a co-op who employs this management company, please don't. You'll be left paying HOAs on a unit you can't live in. Maybe I can move in, in the fall when the weather cools down and just put a security rod on the doors and windows that won't latch.
Negative experience: I LIVE IN A CO OP THATS MANAGED BY MARCUS MANAGEMENT IN LANCASTER VILLAGE IN PONTIAC THIS COMPANY IS TRYING TO GET MONEY THATS NOT OWED TO THEM, SLAPPING EVICTION NOTICES ON PEOPLE DOORS THAT DONT OWE NO BACK RENT IS DIABOLICAL AND I LIVE IN LOW INCOME. DONT RENT FROM THEM
Negative experience: I agree with the two most recent negative reviews... they are not management but auto payment collectors who does not have the technology to appropriately notify their customers. run away, they send you to collections just because they cannot deal with notifying their customrs. one of their employees even told me that she did not see my email clearly was in my sent box and i sent it to the attorney. instead of letting their customers know about any payment issues, they send to collection. a message to leadership, invest into proper technology to manage your clients. we should not be responsible to your mismanaged system.
Negative experience: Please do not agree to let Marcus Management oversee your co-op community. Marcus' Management does not manage; they collect fees outlined in the contract, and your community is on auto-pilot; Marcus Management's concern is landing contracts and collecting money. The company has no interest in the properties they manage, which is evident by the lack of assistance provided and the staff's lack of knowledge. I am concerned with my property value and will sell my unit if the co-op does not secure a reputable management company. The complex is going down... Staff needs to be more knowledgeable of Co-op's they manage. Ralph is useless. Once they get the contact, they do not CARE about your complex. You are stuck. Tax documents are not provided by the January 31st federal deadline, if at all. Co-op members had to call and request tax documents; Please note they have yet to answer the phone or respond to emails; when significantly delayed receiving tax documents. The bookkeeper is rude and talks down to Co-op members. Most co-op members are senior citizens and should not be subjected to her behavior. You receive voicemail 80% of the time. When you reach a live person, they are bothered, and the customer service is horrible. Calls have yet to be returned. (I have left voice mail messages over the last two years that were never returned; I have to keep calling with hopes of reaching a person. I have yet to get a knowledgeable person) Emails have yet to be returned. (I have emailed Marcus Management and have never received a reply; this has happened several times) Marcus Management does not oversee the staff at our complex; the team is on auto-pilot. Added: 2025: this management company is still a no. Association fees are now 901.00 a month effective January 1, 2025. Service is awful and there is no management over site , hence the continued increase in monthly association fees. Everyone is getting a raise and our services are terrible. Last year fees increased 45 +, this year the same. The issue is not our board , the issue is the lack of operational oversight.

Negative experience: Would give 0 points if allowed. Ralph always on conference calls and never returning phone calls. Both Ralph and Wendy are very rude. Suggest the board to vote to replace the management company. ———————————— 2/27/2025 My initial review stands. The pattern of unresponsiveness and rudeness is unacceptable. I reiterate my recommendation to the board that they consider replacing your company. You said your “ return calls and replied to emails VERY promptly”???!!!! And you are happy to listen to others??!! The fact is that you are always rude to people who are seeking for help! Such a big liar! Instead of throwing more lies here, I think you should think about how you should improve yourself. Negative experience: My Ann Arbor neighborhood has literally gone downhill since Marcus Management took over. No consideration for the residents at all. Very dismissive and unaccountable. We've had a nearly yearlong major construction project thats been a nightmare. Repeatedly, no notices were given for projects that require many workers inside your home. I'm livid with my experience under Marcus Management. Response to Marcus Management, February 2025: It is very disingenuous of you to question if I even live where I say I do, when in fact you know exactly the failure of a construction project I spoke to. Furthermore you address a review I posted 2 years ago, since you're not responsive via email or phone. So I see an attempt at PR on google. If you're truly concerned about the properties you "manage", do better at managing. Your high turnover with employees is an indicator of frustration, discontent and mismanagement which is also felt by the members. A simple reading of your reviews, will present a pattern as it relates to Marcus Management. So on behalf of my coop, if you want to actually do what you say in your post, start by making Rocket Contractors fulfill what you paid them for, because we did not ask for inferior windows, doors, etc.

Fantastic experience: I also vouch for a MMI on how they maintain their properties , coming from a contractor that performs various tasks thru out the year. Very professional and end results are always great and top notch .

Negative experience: updated: if you live in the Fairlane East condos, be prepared to have your condo inspected several times per year. Marcus mgmt constantly is demanding entry for one reason or another. It’s very invasive and has made me despise HOAs. You have no privacy and the retirees use the HOA as a tool to abuse their younger neighbors. Fines and citations, are a normal occurrence here and they don’t even ask the complainant for proof. This is mainly a retirement community and there is a lot of resentment and verbal aggression directed at younger residents especially if you have a dog or children.
Heidi, thanks for your message. As you know, in your condominium, some of the building components belong to the Association to maintain, repair, replace, and insure. Inspections are ONLY scheduled to comply with the governing documents and responsibilities of the Association. Your community is in the midst of a number of improvement programs, including some inside the condo units.
Fantastic experience: Marcus Mgmt. has worked very hard with our community. They continue to secure the finances with the growth of the Clinton Cooperative. Our Board of Directors have learned the structure of our by laws. Also has offered classes to help in the development of a stronger and fair Board. Also the friendship Kim and Ralph makes us feel like a family. I am grateful to call Marcus Management our Prooerty Manager fir TEAM CLINTON COOPERATIVW!
Negative experience: Don’t get me wrong Marcus management are very good business people but when it comes to hiring certain property managers I just don’t know I stay at a place they manage I was new too and it felt like the community was after me first few months were okay then I started getting complaints out no where and unfortunately had to leave and I felt like I did nothing wrong i was very helpful with neighbors and all but overall great company just need to hire better more compassionate bookkeepers

Positive experience: Marcus Management's owner Ralph Marcus has personally managed our cooperative apartment building since 2013. Prior to that we had been self managed from the building's inception in 1963. The company's guidance and assistance has been invaluable in helping us to stay on top of our building's maintenance/upkeep, operating within our annual budget and ensuring we are in compliance with our Bylaws, Occupancy Agreement and House Rules. Questions regarding day to day operations and issues discussed at board meetings are answered thoroughly and promptly via email.
Fantastic experience: Marcus management manages many properties it is a family oriented company. I have worked with Ralph Marcus, family and staff almost 4 decades. The properties I have been associated with have had positive growth and excellent guidance. Definitely a 5 ⭐️ company.
Fantastic experience: I have at Boston Townhouses since 1997and absolutely love it. It's well maintained and my neighbors are great. I've also been on the board of directors here for many years and like being involved in the decision making process.
Fantastic experience: I’ve worked in housing for 20 years in many sectors. There are a lot of management companies out there. If you want the Very Best, Most Knowledgeable company, this is who you need. They are trustworthy and seriously care!
Positive experience: I've worked closely with the Marcus during time spent serving Cherboneau Place Community as a Board Member. I appreciate the assistance that I've received. MMI has been quite helpful in managing a substantial loan for a new roof and air conditioner project for our Cooperative. The training that I've attended while serving has been very informative and enlightening as well. I appreciate the timeliness of responses when needed.
Fantastic experience: I have live in Blackstone Cooperative since 1977 0r 78. Since my stay I served 12yrs on the BAC tagging vehicles, attending board meeting investigating basements that were not up to code, assisting members when needed. I took the liberty of heading up the committee to update the Rules and Regulations and the by laws. We met weekly. That was a difficult task. Getting members to attend was was not easy. Mr. Marcus assisted me weekly to keep me on track. I could not have done this without him. We had about 15 to 20 members attend. It took over a year but the process was completed. After the attorneys reviewed, revised and discussed it was presented at the Annual Membership Meeting. I was elected to the board of directors in 2014 which I presently reside. I served as secretary for 19yrs. I am the assistant Secretary. All 372 members in this complex know they can call me on my home or cell number. It was on my resume. I get calls all the time from member asking for my assistance. I don't have any authority over maintenence or Marcus mgt, but I can walk members them thorough the process. Our board distributed water, to members, grounds crew and lawn employees when the weather was unbearable. I love living here. It's like a family. I knew Mr and Mrs Ralph Sr. personally. Marcus Management is the reason we are still up and running. We could have lost it all and went right in to bankruptcy during covid had Mr Marcus not fought for this complex. Members have no idea what we went through ans he wouldn't dare bring it up. We need to continue protecting those who want to live her in this wonderful complex. We are always going to face challenges but we need to work as a team and not against one another. It's important that everybody has a voice and get engaged to keep this complex up and running. Repairs are unavoidable, but it is everyone's responsibility to get involved. We have an annual membership meeting coming up on September 7, 2024. Negative experience: Went to Roseville townhomes to get the paperwork to buy a condo and after talking to the lady I definitely won’t be buying one
Negative experience: Basically just a bunch if crooks that take your money and do nothing management wise. They don’t hold up bylaws or even follow them themselves. We live in a co-op managed by Marcus Mgmt and they are completely worthless. Our neighbors moved out a few years ago and now illegally sublet to their kid and his family of 4. Not something I would normally complain about but they are loud at all hours of the day and night (2 am sometimes, and thats the TODDLER too!), we hear them arguing all the time thru the walls and our kid has to hear them cussing out each other and their children all the time. At one point our kid would wake up terrified when he heard them arguing thru the walls and then had nightmares for weeks after. They run and jump around sounding like they’re gonna crash thru the walls, shaking pictures we have on the complete other side of the house, and now they have multiple dogs (including a not allowed pit bull) that they ignore for hours at a time while they bark in the yard. In spite of many many complaints they refuse to do a single thing, and now just treat us like garbage and wont even return calls because our complaints about it are inconvenient to them.
Negative experience: I have found Marcus Management to be an unresponsive company that has failed to follow up with residents. After numerous phone calls reporting poor service, the company has yet to respond. It is my hope that the company does not take its contracts for granted.
Fantastic experience: My condo community is currently managed by Marcus Management and has been for about twelve years. I am completely satisfied with Ralph Marcus’s daily management and his management of extensive maintenance projects like roof replacement and masonry repairs. He works well with our community’s on-site staff and provides accurate and timely information to the board.
Negative experience: Management is HORRIBLE. Owner/management doesn’t pay workers. Everything is discombobulated!
Negative experience: The Board is not walking through the properties and notifying owners that are keeping garbage on patios, allowing garage doors to hang broken and unpainted. Not notifying owner of broken window and door seals. In other words this complex is looking bad. There are dead trees. Two years stumps not ground down. Several units resided with trim not being redone to match new green siding. I have written a letter to Marcus management with no response.
Negative experience: Coming from Williamsburg Condos / Townhomes. Management is so sketch, my roommate and I honestly thought we were being scammed for a while. We're living under a landlord from Sonescott Reality and do not recommend. Answers, if we even get any, are vague and nobody seems to be on the same page for anything. It's like talking in circles with these people. Very unprofessional. I don't feel safe or taken care of or like we are treated as tenants at all. It's a bummer because these townhomes are beautiful and the location is prime. But if you're looking for responsive management and tenants, this is not the place.
Negative experience: Marcus Management is the group that manages the property where I live, in Ann Arbor. They are an absolute joke! Maintenance is patchwork at best, they take forever to do anything, and it’s usually not done right the first time. They use cheap contractors and parts for replacements. The buildings are tremendously outdated. And they refuse to update them with anything of actual quality. The manager has had the recent tendency of being downright rude and condescending. In addition, they are going to be cutting some cable lines in order to do our roofing, yet are refusing to pay for the replacement of said lines. Asinine thinking and management at its finest! UPDATE 9/21: This has to be one of the worst management companies in Michigan. If I could give this review minus 5 stars, I would do it in a heartbeat. They downright disrespected me in a recent email, and included false information. They refuse to let the residents see where their money is going and how it’s being spent. The maintenance at the property I reside is done in a lazy and unprofessional way. They have no interest in doing professional maintenance work that will last, just patchwork fixes, that are not done properly, and in the cheapest way possible. I had addressed this in a letter, and was told that it was a matter of “opinion”. I beg to differ, and have plenty of examples to show how horrible the work done here is and the neglect the management company has for our property. I have been a management consultant for years, and am absolutely disgusted at the way our property is managed. Full disclosure, I am not the property owner, but take care of him full time, as I’m his son and he is medically unable to deal with situations that arise. Yet I’m told that they won’t talk to me about anything. Beware of these scam artists, and read the reviews before you decide to move to one of their properties!
Tom, not sure which community you're referencing, but the communities that we manage in Ann Arbor all disclose financial information and respond to concerns in a timely fashion. Onsite maintenance is done by employees of the community and Marcus Management doesn't own the property in which your father resides. I encourage you to contact me directly to hear your concerns and allow me an opportunity to educate you on how the community is operated. One other response about cable lines, none that we're aware were cut purposely at any community and if they were cut during construction we contacted the cable company immediately to restore. Negative experience: After trying to work in tandem with both Town Square Cooperative and Marcus Management (the management company hired by the cooperative), I would not recommend either. A corrupt board that has no oversight by the management company.
Negative experience: I’m extremely frustrated that Marcus Management that they can’t cut checks and get them signed without more than 3 days notice. I called, begged and pleaded and she needed 5 days to make it happen. REALLY!!
Negative experience: if you have a choice for a managment company do NOT choose Marcus Management. This company is not for community, they put the wrong people in charge within their company and do not respond to issues in the community. Do not answer phone calls, emails, customer complaints, let board members take unwanted risks, do not work well with people in general especially Carrie she cannot run a chicken coop let alone our community. Very selfish, rude, mean and unacceptable behavior very unprofessional.

Negative experience: The worst management company ever. They take on expensive assessments promising that they will make updates & never do. They steal money and refuse to show bank statements to show allocation of funds. Their systems are also very outdated and requires you to physically mail a check to them.

Negative experience: We live in Meadowridge Condominium. There was a roof leak in August, which is the association's responsibility. I have contacted them several times, and over two months, nothing has been done. This year, besides $300 monthly association fee, they collected $900 extra additional assessment. I don't know how the place is managed, probably not very efficient...
