Fantastic experience: I been with this property management company and have no complaints. from the application, to viewing, to getting the house ready to move into, and currently as I rent- I have had one of the best rental experiences. the staff and management (jerry) have calmed my anxiety about renting after having a horrible experience at another property. i recommend leach property to potential renters and assure you everybody makes their own experience. There is no replacement for the sheer experience and years of knowledge and connections they possess. It is so nice not having to worry about anything. Negative experience: I called to inquire about a house that I was interested in and the person who answered was incredibly rude. I'm not sure if it was a male or female by the voice but if you want to rent properties out I suggest being courteous to the people calling about your properties. That set the scene for me on what kind of landlord they would be. No thanks.

Fantastic experience: If your are looking for a place to rent in or around Longview...I highly recommend Leach Property Management.... They have fair prices, clean well maintained rentals ...and when or if you have an issue....or problem......(I had a water leak....within hours a technician was at my apartment and fixed the problem AND had the carpets professionally cleaned)....they are quick to respond and I really appreciate how well they take care of their properties and clients alike....

The only property that cares about residents and actually helps them in any way he can especially with rental assistance he has ready forms to help residents with different help agencies most places wouldn’t care at all how u pay the rent or if can pay the rent. Negative experience: Do not rent from this man! He will barge in your home with a key without your permission! I would rather live under a bridge than have to deal with him! Jerry Leach is rude, disrespectful and a you know what ! He will evict you without even trying to work with you!

Fantastic experience: I've been living at some apartments managed by Leach Property for about 5 years now. They've always been great at responding quickly; I've never had to wait for any repairs or even for them to get a 3rd party repair company out to my place for A/C problems. (storm related, not their fault) They're super quick and seem to work very hard to ensure residents are taken care of! Highly recommend contacting them if you need a place to live! Ask for Jerry, he'll take care of you!

The place is very kid-friendly, I can have my nephews over all the time. It's a good range from the daycares and restaurants when we was to go out the eat.

Fantastic experience: I have had a great experience with Leach Properties. Whenever I have called with an issue, they have responded quickly. The property that we are leasing had an A/C unit to quit working and the management company responded immediately. Jerry has been very helpful and responsive when we have needed maintenance.

Negative experience: Never fix anything. Takes numerous trips for their "maintenance man" to fix something (that he screwed up in the first place) instead of hiring a professional to repair it right the first time. Expect them to raise your rent to replace an appliance. What a joke.

Fantastic experience: I have rented from John and Jerry back in the 90's they were a terrific team to rent from they left a lasting impression on me that when I downsized I came back and they were wonderful if you have problems it will get immediate attention.I fell on hard times especially with the pandemic and needed help with my rent they went above and beyond I want to thank Cheyenne and Jerry and John and MaryAnn for all their help with the rent re relief program they are great set of people I would recommend Leach Property Management for your rental property

Fantastic experience: So I was looking for a better school district for my boys and something in close range of my husband’s job and when I got online I couldn’t find anything until I looked on Zillow! I found Leach Properties. So I had to go look and check the place out and It was just what we were looking for on such short notice with the new school year coming up. I called and met with Jerry and he let us move in right away. Everything was ready. We have a big backyard for our boys to play in and I love taking long walks and the neighborhood is just wonderful and quiet. I will say we did have a nightmare neighbor at one point but the Leach brothers handled that real quick and now everything is back to normal! I love it here! So for me they get all five of them stars ⭐️⭐️⭐️⭐️⭐️

Negative experience: As a seasoned real estate investor, working with Leach Property Mangement company has BY FAR been the worse experience dealing with a PM company. Often reviews goes off of opinions, well this one will only be about facts. There have been several issues that we found out AFTER selling the property. Thank God we found an established company that was used to low income housing to purchase the property. But after selling, we found THOUSANDS of dollars that were expensed to us were never done or done poorly. Example: 1. A stove was purchased in the amount of $325 that we were billed for. Turns out they purchased a plate warmer that cost no more than $50 for the tenant as a STOVE. 2. Requests to board windows, which they told us as the owners none needed to be boarded but then sent me a pic of one window that they said they actually boarded. This was NEVER done , including the additional 4-5 windows that the new owner sent pics of that were never boarded but charged us over $300 total. 3. Telling a tenant instead of repairing their heater, to open up their stove and put a fan to circulate the warm air. 4. Out right stealing rent money from the new owner, claiming there is an outstanding AC bill due which is completely false. 5. Wouldn't send rent payments to owners over a month and 1/2 after rent were due (i.e. rent payments comes in on the 1st, the owners wouldn't see rent payments until the middle of the FOLLOWING month) 6. Jerry's proffessionalism is by far subpar. The new owners informed me that during the walk-thru, Jerry would comment on the visitor(s) outfit: how tight her pants were and how well she fit into them. VERY poor business ethics. 7. Doing business without the neccessary Real Estate Liscense. (actually using another John Leach Property manager when asked for his Liscense number and turns out it's a complete different John Leach) The list can go on and on. Since we were out of town investors, we were looking for local Property management companies to join the team and Jerry and John sold us on a bunch of empty promises. The whole 8 months they were PM, they increased the occupancy by 1. Unfortunately this partnership pushed us to sell the property. The property already had major issues, but we thought this partnership would help improve the situation. Unfortunately it made things WORSE.

Fantastic experience: Leach Property is great , I’ve lived in my apartment for 3 years now without one single complaint . Even have gone above and beyond about calling to remind me to pay rent before I occurred late fees !

Negative experience: Jerry Leach is the most unprofessional businessman I’ve ever met. He will get drunk and call you at midnight and try to chat with you about inappropriate things. He will add you on Facebook and make inappropriate comments on your photos as well as message you inviting you and your young female friends to “get drunk and swim in his pool while he watches.” I lived in my home, leased by Leach Property Management, for almost four years and never had any issues until Jerry took over the office. The woman who used to run the office was extremely professional and very sweet. My toilet was running for three months straight recently, causing water bills ranging from $200-375. It took way too many calls over three months for them to finally just replace the toilet, to which Jerry then drunkenly called me the next night and told me that I was to blame and began cursing at me before blocking my phone number so I was unable to reach him for any maintenance issues I may have in the future. I got out of there as fast as I could.

Negative experience: Never met a worse bunch of human beings in my life. They tried to pocket my rent money, sleep with my girlfriend, and claim that I stole a stove and a dishwasher. DO NOT rent from these guys ever. Do not say I didn't warn you. Every former tenant has a story...

Fantastic experience: LEACH PROPERTY MANAGMENT ARE GOOD PEOPLE. THEY TOOK THE TIME OUT TO GIVE ME A CHANCE TO LEASE A DUPLEX THROUGH THEM. WHILE OTHER PROPERTY MANAGMENT DENIED ME. HOWEVER, I WOULD LIKE TO SAY TODAY THEY ALSO CAME THROUGH. IT WAS 91+ DEGREE AND 84 DEGREE INSIDE MY HOUSE, DUE TO MY AC UNIT FREEZING. EVENTHOUGH THEY HAD 15 OTHERS TO SEE. THEY MADE THEIR WAY TO FIX MY UNIT SO I WOULDN’T HAVE TO BE IN THE HEAT. SO THANKS LEACH PROPERTY MANAGMENT

Negative experience: By far one of the rudest men I have ever talked to. I can not believe he runs a business. I wouldn’t recommend Leach Property Management to anyone.

Positive experience: We were told from the beginning they planned on putting up a fence for the backyard. Took a year to do so. Now they take it down without warning to us or our neighbors! Our dogs got loose and one went through briars and thorns to the next neighborhood over. Thankfully we got the dog back inside, but we are NOT happy about having no warning. I'd have given 1 star, but the building is still standing, and the electric and water still work so 3 stars it is. Alas, they even tried to fight the fact that the company they hired to do the roofing caused a ceiling light fixture to fall and it landed inches from my dog's head. Leach wouldn't send out someone to replace it. I understand there are always gonna be issues, but Leach needs to get it together. This kinda stuff can make or break a reputation and relationship with the renters.

Fantastic experience: They are good people and will help and work with you every way they can. Can always get a hold of somebody if there is a problem!

Negative experience: Before we moved in took pictures & thoroughly documented what was wrong. Upon moving out over a month ago, completely detailed the place, made sure every light bulb/battery was good in smoke detector, along with vacuuming & wiping down the base boards. I touched base with leech property management & they stated they charged us for carpet shampoo & deducted it from my deposit. (We moved out after 1 1/2 years after a flea problem that would not go away, we have no pets.) They drug their feet sending our money back and still HAVEN’T received my check. (Because everybody you talk to quits the next day & you can’t talk to the same person.) If it is not the correct amount or I do not receive it first thing next week, you will be hearing from my attorney seeking all damages & fees as we moved out November 25, 2018 5 days earlier than our 30 day notice because the flea infestation was so bad. As I call to check on my check AGAIN 01/04/2019, the guy that answered the phone began to yell at me stating “Look dude you can’t be calling in wondering where your check is, you and your wife.) All I have to say is WOW!! Now it’s time to not play so nice lol. What a pathetic place to rent. On top of all the drug neighbors/family violence, police are ALWAYS there. I would hope & pray if you have a family, DO NOT RENT FROM THESE PEOPLE if you care about your health & sanity. God Bless.

Negative experience: Back when Tami worked in the office it was great. I live out of town and it was nice to have someone who would look after my house and collect the rent. Since Tami left the office has gone down hill. They let the tenant stay in the house for two months and did not collect rent because they hired him and would rather not report that he was having issues paying rent. They did not tell my anything and now they claim that they evicted him and will not send copies of the court documents. We have NO IDEA what the inside of the house looks like. It WAS freshly remodeled before they chose this tenant to live in it. I see where he just had another eviction before they let him in, but I don't see the eviction that they claim that they filed, or maybe they just pocketed the rent. There is trash and old furniture that the tenant threw in the yard, grass not cut over a month and Halloween décor still hanging. Leach Property refuses to pick up the phone, refuses to tell owners what is going on with their own rentals. They have conflicts of interests by giving their employees that opportunity to rent units and when the employee can't pay their rent they will not tell the owner a thing so that their employee gets several months rent free doing god-knows-what on your property. Whom-ever is running the office now is doing a PISS-POOR job of it and I can see other reviews and court records where the owner was charged with theft ect. WOW! If you are an owner looking to lease out your unit there are ways without using these rip-off companies. I found a way if you want to contact me for info. These people suck and we and the assets we provide to rent do not matter to them. They have made that abundantly clear.

Negative experience: Thankfully (especially after reading all the glowing reviews) I didn't sign a lease with this property management company...because the person who agreed to meet me at the rental home never showed up. We had arranged to meet at 6pm for a viewing and I waited and waited and waited, but no one showed. I guess that's one way to ensure you don't get any new business; just don't meet a potential customer at the agreed upon time. Sure, they wasted my time, but in the long run it looks like they truly did me a favor by not showing.

Negative experience: Literally the rudest and worst landlords I have ever encountered. Utterly neglectful to their properties and tenants. Never fixed the multiple leaks I reported to them, and ended up moving out due to the amount of mold I found in the wall.

Negative experience: We had a horrible experience when we "hired" Leach Properties to manage our duplex in Longview. We live out of town and needed someone to rent it out and keep up on the maintenance. We paid Leach Properties for a list of repairs they provided, over $1500 worth. They did have some of the work done by outside companies, but never paid them. Once it became clear to us they weren't paying the contractors, we fired Leach Properties, we have since completed the repairs and simply sold the duplex. We have been threatened by contractors with liens against the property for unpaid work, but I was able to show that we paid Leach Properties for the specific work performed. Leach Properties is still forwarding unpaid bills from contractors to us, some 8 months after the fact. We paid John Leach all this money and he simply pocketed it. If you're looking for a good property management company in Longview, let this be a warning!

Negative experience: The place is a dump. The are electrical problems , they need new paint , the carpet has not been replaced in years, it has a serious bug problem and the neighborhood is full of prostitutes.
