Negative experience: We dealt with Legacy Properties, specifically Chandre Valdes, after a unit they managed leaked and flooded our home. While this wasn’t the first incident, what escalated the situation was not the leak itself—it was the response. Chandre was dismissive and openly arrogant, stating that these issues are “to be expected.” She avoided responsibility, attempted to brush off inspection requests, and never inspected the source of the original leak. Her conduct was unprofessional and outright rude. As a result, we prepared to file a lawsuit against both the unit owner and Legacy Properties as co-defendants. We had documented communication from the upstairs tenants pointing to ongoing maintenance failures and lack of oversight. We were also ready to file a formal complaint to NARPM and pay the required fee. The matter was only resolved when the owner stepped in and agreed to cover damages at reduced but acceptable amount. The takeaway is simple: Legacy Properties’ handling of this situation nearly exposed their client to legal action. Their lack of oversight, poor communication, and dismissive attitude not only failed the tenants but also put the owner’s interests at risk. Tenants should be aware: maintenance concerns may be neglected. Owners should be cautious: poor property management can leave you legally vulnerable. And to Chandre Valdes—professionalism and accountability are not optional. A dismissive attitude will eventually have consequences.

Legacy Properties, LLC Property Management

We are sorry to hear you were dissatisfied with your experience, and we apologize if any communication from our team came across as rude or dismissive, as that was never our intention.

Throughout the process, we worked to coordinate vendors, inspections, and communication with the property owner to help move the matter toward resolution. As a property management company, there are limitations to what we can authorize without owner approval, especially when insurance claims, repair estimates, and larger expenses are involved. Unfortunately, these processes can take time while waiting on reports, quotes, insurance review, and owner authorization.

We appreciate the feedback and are always working to improve our communication and processes moving forward.

Negative experience: My final two months in this Seven Springs Golf & Country Club rental were extremely disappointing. A major roof leak caused water to literally pour into the primary bedroom—it would “rain” inside whenever it rained outside. I worried about mold since this was also an older unit and repeatedly notified management with videos and photos, but no repairs were made during my tenancy. I had to keep moving furniture out of the way just to protect my belongings. After moving out, I was charged $300 for “cleaning & damages” and even billed $25 for certified mail. I was also blamed for a light bulb being out and for damage that was already visible before I moved in. To make things worse, they finally repaired the water damage after I left. I’ve requested a partial refund due to the unsafe living conditions and being held responsible for pre-existing damage, but I have not received a reasonable resolution. I never post anything negative, but this experience has been awful, and I want to warn the next renter. I will keep this post up to warn others until they correct the "damages".

Negative experience: NOTE: As of 2023, Monica may no longer work for Legacy Properties and she is the owner of Trust Property Management. Legacy may deserve more than a 1-star review, but since my lease and experience with Monica occurred mostly under Legacy, I feel it is necessary to post this review. Monica (former co-owner of Legacy Properties, now owner of Trust Property Management) made our experience with LP rentals unbearable. I am amazed that someone with so many years of experience as a property manager acts like a novice. Our initial meeting was somewhat decent. After I cancelled an initial appointment with her due to finding another rental, she became a bit perturbed when I rescheduled after my first choice was not ready for immediate occupancy. Monica complained that driving from Tarpon Springs to Dade City was an inconvenience. She wasn’t rude at the time…just whiny. Upon her orientating me to the house, she basically knew nothing about it. I had to show her where the irrigation system was. The only thing Monica was able to do was draft the lease and provide the keys. I had to find the garage door opener and learn the smart-house features on my own; and learn about the municipal services on my own as well. Monica did negotiate with the owner to reduce the rent when the promised lawn mowing service was not provided. When the owner’s mail was still being delivered to the house, Monica assumed they were all junk mail and suggested I leave it in the house. After receiving a letter for the owner from the Sheriff’s Department, I contacted her again and she recommended that I send the mail to her office. The house was a new construction, and the LED lights burned out in a few months due to them being left on all day during construction. I submitted a work order for the first lights that went out near the end of July 2022. My work order was very specific that the lights were a single-unit fixture with microchipped LED lights integrated…not light bulbs; yet Monica e-mails me asking if they were light bulbs. After having to write back to Monica with a detailed explanation, Monica claimed she knew they weren’t light bulbs and began complaining that the new house shouldn’t have problems. Her complaint about work orders on a new house becomes an ongoing issue when dealing with her. For some reason, Monica doesn’t answer my calls unless I leave a message and she doesn’t extend the professional courtesy to call the tenant when she doesn’t understand the work order or related correspondence. I took initiative to follow-up with the Strada electrical contractor after she eventually contacted them about the warranty (something she knew nothing about before renting the house). Monica doesn’t follow up with the contractor to fulfill the warranty on her end and she doesn’t provide the tenant with any periodic updates while the work order is still in progress. It took nearly 3 months to get Strada to replace the lights, and Monica was never involved. I had to inform her that the work order was complete. Miscommunication occurs quite often since Monica doesn’t bother to call with questions, and her assumptions finally led to a conflict when she misread an email about the water heater and obnoxiously made allegations. Even after Hurricane Ian destroyed a tree in front of the house, I had to walk her through how to resolve the issue.

Fantastic experience: I have been using Legacy Properties for just a year but I could not be more please with the service that they provide. Starting with the initial meeting with Chandre, to her finding an excellent tenant for my home in New Port Richey my experience has been outstanding. I live in Michigan and knowing that I have this excellent team keeping on eye on my home is a stress reliever. If anything goes wrong and needs to be repaired they are on it right away. I would never use another company to look after my home.

Negative experience: Updated response: Although you guys have two different property managers they represent the company and only Chandre represents it well and professional. Your policy is understood but whether it is is right or makes sense to give a full months rent without even applying is very concerning. I was waiting up the road since 4:28 when my appointment was 4:45. She had mentioned no one would be there until 5:15. I watched him pull up in his white car and she pull up alongside him. She shook his hand and they went straight in. I still pulled behind her at 4:58 ahead of my time and ahead of the time she said she would be there. His reasonings for being there are not my concern, his behavior was and it should not have been condoned if we were to share the space / viewing to which we were not informed. This man had his hands behind his back and was pacing and following behind us and closing each door with no explanation even though his appointment was after ours. Chandler let us look around and although friendly she wasn’t informative or tried to be and I could tell she felt awkward understandably. This man locked us out from the garage while we were still in there and it was addressed when we walked back in the front but no apology and just an awkward laugh from Chandler. There is no justification for that behavior or why it was condoned on your end. Chandre was very informative on every question that I had and was extremely helpful and kind. She was only in charge of certain listings so she told me to call her back next week for one spot and then to call Monica for another listing that I was interested in. Monica was very abrupt and non-informative and I could tell she didn’t really want to be bothered. She offered no type of help or information on what I should bring or where to even go. She just told me show up at 11:30, no contact number, no address and no have a good day which is fine. That let me know I for sure didn’t want to work with her and from the other reviews it all makes sense. I call Chandre back the following week and I get another number for a Chandler. They inform me to bring a check or money order of the entire rent ($1575) to hold the place. Mind you, I haven’t even applied to the place and I’m expected to just give them money without any type of approval beforehand nor did Monica mention that for the previous house i was supposed to see. Coming from Clearwater it took me 50 minutes to arrive to the location. I prefer safe driving so I did not see I needed to confirm my appointment via text 30 minutes before I was supposed to be there. Fast forward, we finally enter the house and a brief introduction with a young woman and an older man standing there watching us. She was very friendly and told us to feel free to look around. The house itself had no air which makes sense since they were moving out but they were still in the process of leaving, the house smelled like dog and there were stains inside every closet and cabinet. Every where we went the man followed close behind closing every door behind us. We get to the garage and try to check out the side profile of the house and he shut the door behind us from the garage and locked us out. We have to walk all the way around the front door to even get back inside and my bf mentions he locked us out to which he barely acknowledged us. We were also informed they were still in the process of moving and that they would be replacing two things but we didn’t care to hear anymore. We felt watched and judged by the gentleman with the lady showing us the spot which is just absurd when you expect someone to give you a deposit first time meeting. If you’re going to have the current owners present make sure they don’t make prospective tenants feel unwanted, not welcomed and discriminated. Do not let the 3.7 stars fool you because it almost did us and if we were desperate I’m sure the experience would not have been pleasant working with Legacy. I wouldn’t also give business to the gentleman that probably owns or works with Legacy at the 7250 port richey location.

Legacy Properties, LLC Property Management

We are sorry to hear about your experience, but would like to address a few of your points made in your google review. Chandre and Monica are two different property managers, meaning the way in which they go about scheduling and rental process may differ a bit. As for the home you toured on Friday, managed by Chandre, we work on a first come, first served basis, meaning the first viewer to put down a deposit will have their application processed first. We do this in order to avoid having 10-20 applications on a property, and causing the rest of the applicants to lose out on their application fees if they are not approved. The deposit is completely refundable if not approved, and is not required to view the property, but a suggestion to move the process along faster if you are interested in the property. Chandler is our leasing agent, and she is the woman who met you at the property. The man was not an owner or previous tenant, but another party viewing the property that showed up early. When Chandler arrived, he was the only person at the property, and therefor she allowed him to come inside and look. When you arrived, you informed Chandler that you had been waiting at the wrong address, and she allowed you to tour the property as well, knowing your appointment was technically before his. We have no affiliation with him or his behavior and because we allow you to look around freely during the tour, Chandler does not recall him interacting with you. As for the property, Chandler informed you that they were in the process of moving out and that the property would have a move-out cleaning prior to move-in of any new tenants. A move-out cleaning involves deep clean of all spaces, including the cabinets and closet spaces. We again apologize that you did not have a good experience and hope that we have cleared some things up. Good luck on your rental search.

Chandler was very accommodating to our work schedules to find a time to set up viewing appointments with us. They truly care about renters and are transparent about the application process. After wasting hundreds of dollars applying for properties with different companies who we wouldn’t hear back from for weeks, this was a breath of fresh air! Highly recommend!

Never had any issues during our stay and when we decided to buy a house, (and therefore move out of the rental) Monica was very sweet and supportive. She even accommodated our closing arrangement by working around the next tenant to give us extra time so that we would not be so stressed. Easy company to work with!

Negative experience: Monica has been rude for the passed two years, very difficult to deal with. She is not empathetic to the elderly population and likes to threaten to show her power. She should not be in this position as I have read numerous BAD reviews on her lack of service! The owners of these homes need to know how rude of an individual they have dealing with their homes. Courtney Hopper Published on Google

Negative experience: DO NOT WASTE YOUR TIME AND MONEY. I had such an unfortunate experience with this company, and specifically Monica. Reading several other reviews confirms that my experience is not uncommon, so I feel obligated to leave this review as I am left utterly speechless by how Monica treated me. After finding what seemed like a great rental house on apartments.com, my roommates and I were ready to secure our spot to rent the house. Our plan was to move in within 2 weeks of securing the spot. I contacted Monica to ask how we could pay for our security deposit (a full month’s rent worth) and we proceeded to text back and forth as I had a few other minor questions. After a few hours of the back and forth texting, I requested to view the lease before paying the security deposit and here’s the part that leaves me dumbfounded. I received the following message from Monica in response to asking to view the lease: “Omg.. why do you need to see the lease?? It is a Florida lease from an attorney.. i will now continue advertising the house as i have already told someone I had it rented already..i will not hold a house until a deposit it paid” Then another text. “What is yoir concern??” Then another. “Please email me , no more texting”. Honestly, I was shocked and didn’t know what to do for a few minutes. If this was the response I got asking to view a standard lease what would happen if we had issues with the house in the future? At this point, we decided it was not worth it and told Monica we were not interested in doing business with her anymore. 24 hours later and we have found another great rental whose rental office has been completely transparent with us and staff members who don’t seem bothered by us asking questions we feel we need answered before entering into a legal agreement. If you’ve made it this far, please take my warning and do not waste your time and money on this agency.

Negative experience: Completely rude and unprofessional. I should have known not to apply when Monica couldn't tell me what credit score they look for. I was told to go by and speak to the owner not once but twice. Owner was a GREAT guy, happy to see us when we stopped by the 2nd time to see what work he had completed. All ready to have us turn on the water and start moving the next weekend. When I called Monica, she was short and extremely rude. I explained the discussion I just had with the owner (super excited) to be told by Monica the owner didn't have any say in the decision making and hung up on me. The owner said she was probably just having a bad day and try back. I waited the weekend for things to cool down, called and left a message apologizing for the miscommunication or for overstepping and asked for a call back. Before getting 110.00 in app fees, Monica would answer or promptly return my call within an hour or two. It's been 4 days since I left my last message. A simple callback to give a decision either way would have been at the least somewhat professionally courteous.

Fantastic experience: Working with Monica has been a breath of fresh air compared to the other leasing companies I've worked with. I would recommend her firm to anyone in the market for a home. She's incredibly personable, down to earth and simply nice to work with. - Donny W.

Negative experience: Absolutely horrible experience of 4 years. I live out of state and trusted that repairs were taken care of. To my surprise on visiting many items were never completed but I paid for them!!!! I would hope they’d be inspecting the work was completed before charging me. Another example is when I didn’t want to renew the lease but Monica said she already signed it so I was locked in. However, on my visit the tenants showed me that it just arrived AFTER she told me it was signed. I of course honored it as it wasn’t the tenants fault. SO UNETHICAL IN SI MANY WAYS. I am confident the positive reviews are family and friends. BEWARE!

We managed your property for a few years and unfortunately had an issue with one of our vendors at the time. Negative experience: I'm glad I stumbled upon this. This company is Good awful. Monica had my property for 27 months and I never seen a dime. Mind you I owned a duplex with 2 incomes. When I finally came home to what stuff I had left I found price tags on my stuff where whoever she had clean up did more than cleanup. They had a yard sale with my stuff. When confronted they were just nasty to me. I wouldn't recommend this to my worst enemy. Thieves. Seems it's using a Google thing for my name my name is Cheryl Thompson. Your a liar. You had my duplex for over a year and I never saw a dime. So what if I was in jail you wanna blast that I don't care no shame cause it's made me who I am today. What people I was hanging around with? You don't know me or my life style. Trying to push blame on me cause I was in jail or the people I was hanging out with psst that doesn't give any right to rip me off. If it were true. Your people had a yard sale at my house with my stuff. Stop lying aren't you old enough to say when your wrong or is it the people your hanging around.Ive got pics want me to post them in this rating yeah I didn't think so. If you got something to say try to refrain from LYING. Best of luck.

Legacy Properties, LLC Property Management

I will try to stay professional but do not appreciate you accusing us of doing anything but helping you out throughout your time "away". First of all the items that were missing were probably taken from the "friend" that you allowed to live in your unit , which we had to evict. Also we had to replace window because of other's that you surrounded yourself with and knew you weren't there, broke into your unit. Also you did receive money as I sent it to your "account" while you were away. We went above and beyond to take care of things and pay bills for your storage and other expenses that came up even when there wasn't any funds available.
We have managed 100's of properties and have never been accused of these things. So like I said probably the people you chose to surround yourself with are the ones that did this to you. As I know we did nothing but try to help you and your situation.
Hopefully you have learned that lesson and can make better decisions moving forward. Best of luck.

Fantastic experience: Chandre and Monica are just good woman. Strong work ethic and actually try very hard to accommodate the tenants wants and needs. I’ve been a landlord and know severely the stress involved in trusting tenants in your properties. Wish I wouldve had Legacy back then to mediate. Pay your rent on time every time and your golden. Life has its knocks though and Legacy understands that. They are human and caring. The absolute only gripe I can conjur up is that I have to hand deliver the rent check to the bank they use. Not too shabby really. Look the appliances aren’t brand new and they can go out but immediately will be replaced. They are on it the second you tell them. Very good company with an excellent array of choices for rent pending the tenants wants and needs.

Joy Pianta Published on Google

Negative experience: This company, specifically Monica has been a nightmare to work with. Monica stated prior to signing the lease the property owners were doing a modification on their mortgage so it technically was in "pre-foreclosure" Prior to moving in we had to pay the property owners water bill just to turn the water on. After living there for about a week a process server knocked on the door at 7am to serve the owners with Foreclosure paperwork. Shortly after we were given a demand letter from the HOA we pay them rent instead of the owner because they also were foreclosing on the property for past fees. When I called Monica to discus the matter she hung up on me and told me "never call me again" You could imagine as a tenant I was shocked my property manager hung up on me. Shortly after she called back to apologize, she forgot I was her tenant and thought she was speaking with a rep from the HOA. Monica did agree to let us out of the lease due to the stress we were under because of the landlords financial messiness. After vacating the home after two months I was told my $2,000 deposit would be held for another 30 days. This has been the most unprofessional experience I have ever encountered. If you are interested in renting through a property management company DO NOT rent through them. I am now happy to do business with Collman Properties. Its been like night and day, the treatment I receive there is amazing.

Legacy Properties, LLC Property Management

We do apologize for the way things turned out. We were told by owners that the situation was taken care of.
We did reimburse you the money for the water bill and you were told that we have up to 30 days to return your deposit. There is a process that we need to go through prior to sending deposits out.
The property was just vacated less than a week ago. We will get the deposit out in a timely manner.

Negative experience: If I could give them 0 stars I would. The lady that I dealt with at this company was VERY rude and unprofessional. I called legacy about a property they had for rent because I wanted to know the square footage of the property since it was not listed online. Monica told me that she could guess the square footage or look it up...if I'm calling to ask about the square footage why in the world would I want you to guess!! I told her that I would like her to look it up and after several moments of being frazzled she finally tells me. I called back a few days later to schedule an appointment to see the place. When I asked Monica when I could see it she said I have it down to call you on friday... So I respond does that mean you can show it on friday and she answers I HAVE IT DOWN TO CALL YOU FRIDAY OKAY. At this point, the only reason I am still dealing with this lady is because I really like this place but she is proving to be a very rude person to deal with. She finally calls Friday and made the appointment with me and then said that she would "call me before to make sure that I was gonna show up".. Now I understand what she is trying to say but there is a much more polite way of saying this. 2 hours before our scheduled appointment she calls me on a private number to cancel our appointment. I ask her when she can reschedule it and she tells me she will have to let me know... The next day I get a notification from hotpads that the condo has been taken off the market. I don't know how this company is still in business with the co-owner being as rude and unprofessional as she is. I would NEVER rent from them.

Fantastic experience: Property management is a challenging role but Monica brings years of practical and professional experience to her clients. She also has an extensive network of service providers for any homeowner needs. She has helped several of my friends find great rental properties in the area.
