Negative experience: If you like paying money before you’re even allowed to see the property you’re renting, congratulations, 36 North Properties is your dream landlord. Fees collected upfront from people who haven’t even set foot inside yet. It’s less “property management” and more “pay to play.” Hand over cash first, maybe get to see the place after. That’s not how renting works. That’s how a timeshare pitch works. Plenty of rental companies let you view a place before demanding payment. This isn’t one of them. Avoid unless you enjoy being treated like an ATM with a pulse.

Negative experience: My partner and I were residents of this property management, and overall our move-in process and day-to-day stay were fairly pleasant. The property itself was lovely, maintenance was always quick to respond to issues, and for the most part we enjoyed living there. That said, there are a few things worth pointing out for anyone considering this property management. First, we were overcharged on our first month's rent for "renters insurance" even though we had already provided our own policy directly to the leasing agent, Jesbel. It was only about $20, so we let it go rather than create friction right after moving in, but it shouldn't have happened. Second, the building's security has real gaps. The unit sits above a business, and the code-access entry requires going through two doors to reach the main entrance, but employees of the downstairs business routinely propped these doors open, letting anyone walk in. This defeats the entire purpose of a secured building. We also dealt with regular issues of unhoused individuals sleeping in the trash area, often breaking locks or climbing the wall to get in. Both are legitimate safety concerns for tenants. Third, our move-out process was marked by a serious lack of communication. We were initially told to vacate a day earlier than our actual move-out date, and clearing up that confusion took multiple emails to Jesbel that went unanswered until we CC'd Audrey, at which point we'd get a response. The bigger issue was our pre-move-out inspection, which we were entitled to under CA Civil Code § 1950.5(f) and were never given the chance to have. We requested it by email, followed up when we heard nothing, and only got a response once Audrey was CC'd. Jesbel agreed to our proposed date but never gave a time. As two full-time working professionals who both wanted to be present, we asked for a specific time so we could plan around it. We got silence. We lost a day of work waiting for an inspector who never showed. When the window for our requested time passed, we emailed again asking to be notified if anyone was coming, citing our rights under § 1950.5(f). Again, silence. We spent two days cleaning the unit with help from family, doing our best despite having no inspection to tell us what would actually be checked. We left it cleaner than we received it, aside from normal wear and tear, which landlords cannot deduct for under § 1950.5(b). So it was a surprise when our final move-out report cited the need to repaint every wall and do a professional deep clean. We never put a single hole, thumbtack, or command strip in the walls, so we genuinely don't know where that damage assessment came from. When we reviewed the move-out photos, several showed damage that predated our tenancy, and the "dirt" cited was in spots no one would think to check, like the overlapping creases of window tracks or the undersides of cabinet edges, areas that were already dirty when we moved in. We had photo documentation showing the unit clean and disputed several of the cited items as inaccurate, but a deduction for professional cleaning was still taken from our deposit. It's a frustrating lesson that even if you clean thoroughly and they violate your right to an inspection, you may still not get your full deposit back. I wish I could give five stars, but this really was our experience, and based on what I've read, it echoes other tenants' experiences too. Credit where it's due: Audrey was at least responsive when looped in. It's unfortunate that her own staff needed her CC'd before they'd answer an email.

Negative experience: They have a voicemail box that is full. Don’t return phone calls. List property on Zillow that are not available. They don’t know the square footage when asked. Follow-up emails go unanswered. I haven’t even done business with them and already have a bad experience, imagine what happens when you actually do rent from them.

Negative experience: Do not apply through this property management! Horrible! They are very rude and unhelpful. They won’t tell you that your credit score should be 750+ to be qualified! Don’t waste money on applications!

Fantastic experience: Had the pleasure of renting with this property management for 2 years. Pleasant experience with all of the 36 North Staff, and maintenance was always super fast. Audrey and her team were very approachable, professional and responsive whenever any issue or work order would arise. So much more affordable than most properties in the area. Very clean and up to date appliances was a major plus. Would definitely recommend to anyone looking to lease in the Monterey County area!

Negative experience: Unprofessional, rude, crooks in disguise. They take a portion of your deposit for illegitimate reasons, knowing that it's too much work for the average person to go through the small claims process for just a few hundred dollars.

Fantastic experience: We submitted a application for a rental from north property and we're still awaiting but Jessica has been very helpful through the process I truly recommend anyone to give a call if you have questions they will help you and tell you what they're missing etc all these reviews were misleading but I can tell you she was very helpful do your own research and deal with the company yourself !!!

Fantastic experience: Jezabel at 36 North Property Management is beyond amazing in what she does to help people with their rentals. Her kindness, attention to detail, and quick follow up goes a long way. If you're looking for a property management company to go through - Jezabel is on top of it! Thank you.

Negative experience: Horrible. Criminal. Took half of my deposit for reasons that were completely bogus. I completed the pre move out inspection. All recommendations made. Charges were for items never mentioned and not acceptable charges. The reality is that it's a lot of work to go through small claims court for 800$ to try and sue for it back. They know that and profit off of it. Horrible company for renters. As a realtor ( vs real estate agent, which that is what the owner is) she has moral and ethical obligation to do what's in the best interest of both parties. Landlord and renters. This is not the case however. UPDATE - AUDREY YES I DID THE PRE MOVE OUT INSPECTION AND YES THE APT WAS RETURED IN BETTER CONDITION THEN WHEN I RENTED. ALL PREVIOUS RENTERS WITH LOW STARS, I SUGGEST YOU TOO CONTACT THE NATIONAL ASSOCIATION OF REALTORS AND FILE A FORMAL COMPLAINT.

Fantastic experience: I moved to Salinas 18 months ago from Santa Cruz County. I looked and contacted many property management agencies , apartment managers. I really have to say that the Leasing Specialist Jessica for 36 North Properties was awesome to work with. She was very responsive and punctual with either returning a phone call or email. I have a very busy work schedule and she made the move in process very easy and worked with my schedule. The property that I am in is very nice, clean & secure. So there are not many issues. The very few times I have had to contact the office , Isidro is quick to respond and take care of whatever the issue was.

Negative experience: Updated Post: 04/03/2024 Original Post: 36 North Properties management service is beyond disappointing. Despite my partner and I each paying a non-refundable $50 application fee (totaling $100) and submitting an application, we never even got the opportunity to see the property for a showing. For over three weeks, we waited in anticipation, only to be told that someone else had already taken it. The complete lack of communication regarding the status of the property viewing is simply unacceptable. Avoid this service at all costs if you value transparency and respect for your time. 04/03/24 Edit (Response to Reply): It's worth noting that my partner’s current property management made numerous attempts to contact the property management in question but received no response. In the end, we had to take the initiative to obtain the necessary forms from our current management and forward them ourselves. Records clearly indicate that everything was in order. Therefore, the excuses provided by the 36 North Properties are unfounded and simply an attempt to deflect blame. 08/17/2024 Update: Despite the negative experience with 36 North Properties, I was able to successfully rent a property (somewhere else) at the end of April for a lease starting in May. It seems the issues I faced with 36 North Properties were isolated to that specific situation.

Negative experience: Really poor communication if any. They take your money and then don't even have the courtesy to let you know if your application was accepted or rejected. Feels like a scam. Very unprofessional.edit: don’t appreciate being called a liar. I NEVER received any notification of acceptance or rejection.

Fantastic experience: I was a tenant for 2yrs at 751 Sanborn. The area is a little rough. Here & there. As for this group of cottages…The neighbors are friendly, family oriented. The Property Mgmt was professional & very attentive to any needs. The Mgr. for this property is the hardest working Apt. Mgr. I have ever had. The property is maintained very well. You can tell that all of the people involved with the care of this property gives their very best performance to their duties.A rare find these days.

Negative experience: You’ll never see your deposit back even if you leave the studio shiny as glass, but when you report an issue it takes decades for them to send someone to fix it. You share utilities bill with all the studios so if you’re single you’ll pay almost as much as a family of three because they at the office don’t have a way to know exactly how much electricity or water each studio used, they just billed to their criteria. You pay utilities and a week later you have a new bill, you pay again and a week or two later you get billed again for the same thing. And you send them an email asking why you getting charge twice for the same bill and next thing you know they modify the system so it shows a different name on the bill it changes from electricity to garbage.

Negative experience: I'm not a fan of this property management company, their customer service is distasteful and not an all-around good experience. Every time I call to receive clarification on additional fees or in general, there is always someone who answers with an attitude, under trained leasing staff. I wish they would learn some training when dealing with customers. This isn’t where you want to go they’ll make up stories to keep most of your security deposit. Stay away from them.

Negative experience: Couldn’t even reach them to set up an appointment during normal business hours because the one voicemail they have during working hours is full.

Negative experience: Landlord was very rude, high volume traffic so the street is very noisy all the time. They will do every thing they can to avoid fixing your apartment properly. They raise the rent dramatically without even considering minor maintenance requests. Very bad place to live, would not recommend. I would give 0 stars if possible.

Positive experience: Well, it's great good price, it takes a while for things to get fixed, there isn't specific parking for Tennants during busier nights parking is even worse. Love the atmosphere, people, neighbors. All around great place.

Negative experience: Approved for apartment and when found shower was broken as well as windows, next day, was remarkably unapproved. BEWARE!!!. Unprofessional and Liars. Will make up stories about People which are absolutely not true. Do not rent here!!!!

Fantastic experience: Audrey and her team at 36 North have done an outstanding job of managing a multiunit apartment complex that I purchased. I recently acquired the property and Audrey has been diligent in making necessary improvements due to years of deferred maintenance. My goal is to provide a safe, enjoyable place to live for the tenants and Audrey shares that vision. She listens to tenants and deals with issues at the property in a prompt and direct fashion. Her monthly reports are clear and easy to follow. I highly recommend 36 North Property management.
