Positive experience: Overlook has its ups and its downs.
Fantastic experience: Really like the community building for events. It is clean with easy access for disabled people and has a restroom with grab bars in the stall.

Fantastic experience: Love it here. In these crazy times of uncertanty in our nation, it's nice to know that a place that's affordable live exists like this. Never will i ever regret my decision to decide to live here now and thru my retirement someday. I'm a lifer.

Fantastic experience: By lived here almost a year ,love it cheap rent ,free hand to do what you want,I got one of the houses it great will never move again
Negative experience: My grandparents used to live here. The rail on the back steps of the house werent secured properly and since she was 87 at the time she used it and it broke off. She was in the hospital for 6 months with memory loss a fractured rib broken jaw bruised eye that also had broken blood veslles and 3 broken fingers. Dont worry she is fine now but still suffers with some memory loss.
Fantastic experience: I lived there in the 1990's loved it... Should had never gave my place up... Trying to get my daughter in there... U pay so much in rent and that is everything.. Water, gas, electric trash, maintenance, and security... 1 2 & 3 bedrooms.. But it takes time if u need a 3bedroom but worth the wait... Also they have a playground there... Great place to raise ur family forsure

Negative experience: You can't have a normal conversation with the manager without him getting loud talking over you and being rude as all hell. Good luck getting anything fixed in the place, infested with bugs possums and skunks.
Positive experience: To close to neighbors for me, but for the people who need the assistance of a lower income, home is what you make it!

Negative experience: They never wanted to fix anything and they were infested with bugs mice termites and all they wanted to do was get the people out so they could sell it
Positive experience: Cheap rent and no utilities. Sounds like a great deal. The deposit is pretty high to get in Overlook. Great place for kids to live and the schools are good.

Negative experience: They've got cockroaches and bedbugs and I won't do anything about it and when your on a low income you can't pay to get it done when you don't have a lot of money you just had money to survive lot of days I go hungry there p if it were not for The if it was not for The neighbors

Fantastic experience: Hey We Love it Here! Lets face it Dayton has its issues. I have lived all over thus ehhh ....at times great..uhmmm city. All communitys and neighborhoods have their problems. Drugs n Grumpy folks are everywhere ya'll its a fact. When i come home to overlook im happy to be here. My neighbors are friendly and im always informed if anything suspicious has occurred. My rent and utilities are at some of the best rates in the city. At holiday times free activities are usually offered to our children. There is security, oh a wonderful curfew for minors. Overall if im stuck in Dayton at least im here.

Negative experience: The staff sucks. the management is rude and hateful. Literally the smallest thing sets them off. Neighbor of mine forgot to take out his trash one day when his trash can was only half full, he got fined. parking is a huge deal. people are either old, on drugs, or rude. its a good place to start. super affordable but you get tired of it real quick. Power goes out quite often. not very private and the security guard is a joke.

Positive experience: We have lived in Overlook for about 4 years now and we love it. We have never had any problems with staff members they have always been nice. We call with a repair issue they come right out. We did have a break in while we were at work, but that was our stupidity for not making sure the windows were locked. If there are drug issues they are not on our street or our end of the street. Please give it a try and decide for yourself.
Negative experience: If I could give this place zero stars and still review it I would. Overlook is a slum, the management and staff suck and security doesn't do their jobs. It's a good place to start out if you're just trying to get on your feet but I wouldn't stay long. Rent includes your utilities so I guess you get what you pay for. They never keep up on maintenance. In order to get the apartments move in ready I was told that when you move out you have to pull up your carpet and paint and all the normal stuff you do in order to move out and pass inspection. Upon trying to move we were then told that we were not allowed to tear up the carpet and would be paying on it for 6 years until they had gotten their money for the lifetime of the carpet. Oh and in my kitchen none of the cabinets close because they've been painted over a million times. The doors stick whether it's hot or cold outside because all they do is paint and paint and paint over them instead of replacing them or doing updates. Our kitchen flooring was also installed incorrectly before we moved in. It was literally laminate flooring with scratches and holes but instead of it being plywood or hardwood it was another layer of laminate underneath the first layer. Parents in the neighbourhood don't watch their kids and let them run around and steal from others because they think the streets are their heethans babysitter. Overlook is a joke. I don't recommend. If you're even thinking about it, run far, far away.
Negative experience: As said above, full of drug addicts, loud neighbors and BED BUGS! Stay away! Moved into a full infestation within the first few months. Not to mention the staff. They had originally lost my application after months of being on the waiting list. I called and asked them were I was on the list and was told they didn't have my application. They tried to make me pay another application fee. Aside from losing some minor start up paperwork which I filled out again, they "did not receive" my rent (the very first time I dropped it in the box rather than taking it inside) resulting in my eviction after 10 months. Just shy of a year and then I would be able to take the case to their "Board of Members" but since they have zero strike rule the first year, I lost my $1500 deposit. Very convenient for them I see...
Positive experience: Great coumminty but they dont keep mantince on their properties up
Negative experience: Horrible, drug addict, alcoholic neighbors who care more about what is going on in every one's lives but their own. Good people there are few and far between.
