Negative experience: Aleksey Belov — Align Right Realty ENGLISH: I contacted Aleksey Belov after watching his YouTube content, where he presents himself as someone who helps people with relocation and real estate in Florida. As a Russian-speaking client, I reached out with a very clear and realistic request: a home around $425,000 with some type of water view, while fully understanding that compromises might be necessary regarding location and distance from the city. I specifically explained that I was open to suburban areas 30–40 minutes away from major cities and was flexible with different options. Initially, I was told that we would look into possible properties, so I waited for a response. After hearing nothing for quite some time, I had to follow up myself to ask whether he was actually interested in working with my case. At that point, the communication became unexpectedly negative and dismissive. Instead of a professional explanation that my budget or criteria were not a fit for his business model, I was told that my budget was too low and my expectations were too high. What disappointed me most was that it seemed my actual request had not been carefully read or considered. I had already explained that I was not expecting luxury property in the center of a major city and was open to compromises and alternative locations. In my opinion, a professional realtor should either respectfully decline a case from the beginning or at least make some effort to understand the client’s goals before making dismissive assumptions. I understand that some agents may prefer working only with higher-end clients or larger budgets, and that is their right. However, clear communication, professionalism, and respectful treatment of potential clients are extremely important regardless of budget level. Unfortunately, my personal experience did not reflect the supportive and client-focused image presented publicly online. РУССКИЙ: Я обратилась к Алексею Белову после просмотра его YouTube-канала, где он позиционирует себя как человека, помогающего людям с недвижимостью во Флориде. Как русскоговорящий клиент, я очень чётко описала свой запрос: дом примерно до $425,000 с видом на воду, при этом полностью понимая, что для такой цены могут потребоваться компромиссы по расположению и удалённости от города. Я сразу объяснила, что готова рассматривать пригороды в 30–40 минутах от крупных городов и открыта к различным вариантам. Изначально мне ответили, что варианты будут рассматриваться, поэтому я ожидала дальнейшей связи. Однако ответа долго не было, и мне пришлось самой повторно обращаться с вопросом, собирается ли он вообще работать с моим запросом. После этого общение стало неожиданно негативным и пренебрежительным. На мой взгляд, профессиональный риелтор должен либо сразу и уважительно отказаться от работы с клиентом, либо хотя бы попытаться понять реальные потребности человека, прежде чем делать подобные выводы. Я понимаю, что некоторые риелторы предпочитают работать только с более дорогими объектами и клиентами с очень крупными бюджетами — это их право. Но уважительное отношение, профессиональная коммуникация и честность по отношению к потенциальным клиентам должны сохраняться независимо от суммы бюджета. К сожалению, мой личный опыт с Алексеем Беловым совершенно не соответствовал тому образу поддержки и помощи, который создаётся публично на его YouTube.

Fantastic experience: Brian Sadler is amazing to work with — super professional but also approachable. He's communicative and works seamlessly with the team.
Negative experience: We currently have our home listed FSBO and Khairi Salah (aka Harry) reached out to attempt to schedule a showing for a potential buyer. He immediately demanded that he received the full 6% commission if his buyer purchased the home, even though he did not list the home. We advised we would offer 3%, the standard rate for a buyers agent. He continued to try and talk us into giving him 6% for nearly 45 minutes. He progressively became very aggressive and irate stating we are not offering a fair commission and he refused to schedule an appt for his buyer to see the property. He is a very unethical and unprofessional realtor. I have never experienced this behavior out of a realtor.

While there may be an average or mean commission paid by home buyers and sellers nationally or in a specific market area, commissions are negotiable, and as a homeowner you have the right to negotiate a commission that is fair to you. You also have the right to refuse to work with any agent whom you can't come to an agreement with. If you don't want to pay a commission being asked, you don't have to, nor do you have to sell your home for any less than you're willing to take.
We would like to assure you that we have addressed this issue with our agent and take steps to ensure that all of our team members uphold our values and standards of professionalism.

Negative experience: They spam you and won’t leave you alone. DO NOT work with these people.
Negative experience: Cecil Grant cut me off in traffic and flipped me the bird when I would not allow him to cut me off. Not the type of person I would want working for me. He has his name and picture on the side of his Toyota.
Negative experience: I used this company and found the agent I dealt with was disrespectful. First off I had purchased a house too fix and flip . He knew someone I had hired as my project mgr . Then with out my permission he was talking with my project mgr about my house and my permission. He also was so convinced about going all out of this fix and flip . So if your looking for a professional real estate company I suggest don’t use Aline Right or at least the realtor i used . If the mgr or owner wants to talk with me please do . Fantastic experience: I can't say enough good things about Mrs. Janet Mendrano! She is such a hard worker and played such a big part in helping my husband and I find a home after receiving a job offer on Mac Dill afb. This housing market is so competition that a good realitor is crucial in landing a place to live. Shes perfect for the job in every way. She responds to texts and calls quickly and goes the extra mile to make sure you're completely happy. She's really amazing and you won't go wrong choosing her for your housing needs.

Negative experience: BE CAREFUL of possible scam. Few weeks ago we got a call and a message from Khairi Salah telling us that we should list the house with them because Align Right Realty has already rich buyers from NY and they trust him and they don't care about the location. He said that we can even increase the price and they'll pay. He then asked for exclusive. I heard the same from a neighbour and we are going to file a complaint with the FBI and the realtor association. We reported it also to FraudRanger on Twitter. Don't fall for real-estate scams! Only the one star reviews seem real here.
Hello, as I replied to your question as to whether anyone else had been called by Khairi Salah, he is a top commercial and residential agent within our office and I'd suspect many people have been called by him. As any good agent would, he is constantly looking for buyers to match with his listings, and frequently those buyers have needs outside of what is currently listed. In that case he actively searches for properties that could potentially meet those client’s needs. Until he sees a property and an agreement is reached regarding asking price and giving him permission to market the property, he can’t introduce the property to buyers or determine which buyers the property may be a fit for. We're in a market where homes are generating purchase prices over appraised value. We all used to cringe when sellers would overprice their homes and think a buyer from NY was going to pay cash and not ask for an appraisal, because it used to be completely ridiculous. It's not ridiculous today. People from all over the country are trying to move to Florida because we have fewer COVID restrictions on our business practices and more chance for a speedy economic recovery for business owners and entrepreneurs. Housing inventory is low, building costs are so high builders are writing in clauses that the price may increase between time of contract and closing, builders can't build enough houses fast enough to meet demand, and there is heavy competition to buy homes, and so people are paying cash and paying well over appraised value. For many home owners who have a lot of equity and don't mind downsizing or taking the profit and waiting for the market to normalize while they rent or buy an interim home, the current opportunity is amazing. Whether now is the time for you to sell or not, and whether you ever talk to Khairi or any of our agents again, I'd ask that you take the current market in to consideration and instead of condemning Khairi and other agents like him and slandering him by saying he's a scammer, reconsider your review such that he's a great agent doing the best he possibly can and going above and beyond to find homes for people who just want a place to restart their lives. Who are any of us to fault those people who are looking for a place to live if they are willing to pay over appraised value to win a home in this competitive market, and they've told their agent they don't mind that fact being disclosed to potential sellers. Please provide this response in your communications with the FBI. We are a company composed of human beings who work hard every day to make the home ownership dreams of others come true. If REALTORS® didn't prospect for homes to sell and educate homeowners about the potential of this likely once in a lifetime market, there would be no homes to buy right now. Homes are going up as much as 100% or more in value over their purchase price, sometimes even in a year. Normal inflation typically ranges from the negatives in 2007-2008 to +15% a year and 15% is typically considered an amazing return in that time frame. Not everyone sees that kind of gain right now, but people who bought at a considerably lower price compared to today's values very well may see that kind of return on their original investment. Neither Khairi nor our company should have to apologize or be publicly shamed for doing our job and making people's dreams of home ownership come true. We hope you'll reconsider your review.

Negative experience: I am a witness to the text that was shared with our realtor and it was unprofessional. There was no need after the owners turned our offer down to send a condescending text to us, about what offer the owner got. There was no need for further contact from your agent once they denied our offer. At that point is where it became unprofessional, we left it alone, I wanted to contact the agency that she's representing and let them know how she was conducting business. From a business standpoint it was not a good representation for your agency. We saw it on Zillow and the MLS Listing as it sold for $340,000. We were furious as to any other person out in this market would have been knowing they had put a higher offer in. Your broker reached out to our realtor (according to our realtor) to have her update the price for the MLS Listing. Then shared screened the information with us from the title company showing the transaction that it did indeed sell for $540,000. I have included the screenshot that we took showing it was sold for $340,000, so you can understand why we were upset.
Negative experience: Happy selling is what the realtor told our realtor about a house we offered 466,000 on. She stated that she had two cash offer above asking and it was closing in two week tell your clients too bad. The funny thing is we just wanted a home Inspection. Well happy lost!! You didn’t have to be rude. They wanted 540,000 and it sold for 340,000. Oh well the rudeness , lies , and confidence was unprofessional and I just want to say to you happy selling!! Plant city home 4305 Edwards Rd, Plant City, FL 33567
Hello Mr. Manuel Campoamor, I want to apologize that you were not able to purchase the home located at 4305 Edwards rd. at your offer price of $466,000, which was consequently $74,000 below what it actually sold for. If you review the deed, doc stamps, MLS and Realtor.com, it clearly shows the home at 4305 Edwards Rd. in Plant City FL, listed at $540,000 and sold and closed at $540,000. I recently spoke with your realtor, who informed me that our agent was professional and not rude as you stated. Our agent was kind enough to disclose to your agent that there was already a full price offer on the property and if you wanted to buy the home at 4305 Edwards rd., you were going to have to offer more than the list price of $540,000. It is my understanding you refused to increase your offer to more than $466,000. While I feel bad that you were not able to purchase this home at your low ball offer price, there is no reason to make slanderous false statements about our agent and our brokerage. I’m happy to sit with you and discuss this situation further to find a positive outcome. I take these slanderous public remarks seriously and your should too. I will always do everything in my power to make sure my agents are acting professional, ethical, and treating consumers honestly and fairly. At the same time, I will also do everything in my power, legally, to prevent anyone from wrongfully slandering my company or any of my agents. I am very sorry that you were not able to purchase the home at a price you felt was fair. I’m asking that you please remove the false information about our agent and our brokerage. Negative experience: Be very cautious when dealing with this broker. Promises made but not kept. Double check the positive reviews and you will see many are from employees. They are coached to do five star reviews when they sign up with this broker. Look for the hidden transaction fees and ask what every line is for. Please do your research and don’t fall for the facade here. UPDATE: A curt and glib response to my review. She left because she felt uncomfortable in the work environment at AR. I will gladly elaborate with those who want to direct message me.

We absolutely agree that all buyers and sellers should review their settlement documents line by line to verify that all line items are for things that were previously disclosed and request explanation of any line items they do not understand. Further, buyers and sellers shouldn't sign closing documents until they are satisfied with the explanations of every line item. We do not hide any fees from any client or customer. All commission rates are disclosed on the listing agreement for sellers, and on our buyer disclosure for buyers, and are disclosed a final time on the settlement statement. We're so sorry you feel your Realtor/Wife who represented you during her tenure with our brokerage didn't keep the promises she made to you as a Client/Husband. We believed her facade as well. Despite the conditions surrounding her departure from our brokerage, we wish you both the best in your new home.
Fantastic experience: I spoke to Gustavo regarding the value of my home that I was considering selling. My prospects were not good, and my options even worse - or so I thought. After speaking with Gustavo regarding the condition of my house and its possible purchase value, I was even more disheartened. He then gave me options that I didn't know I had in terms of financing repairs to my house as well as individuals I could contact regarding taking the first steps to obtaining that financing. He was very frank with me and didn't try to pressure me into selling. It was a very friendly and educational conversation that left me feeling much better about the entire situation.

Negative experience: Not a great experience for our fourth home purchase. My buyer was a cash buyer, so this company bent over backyards to accommodate him. They even went as far as to have the agency's broker call to persuade us to extend the inspection time frame by a week for this buyer. I felt that they put the buyer's interest in front of our own. I would have changed realtors; however, we were stuck in a 90 day contract, so no other realtor would touch us until that time expired.
