Negative experience: After requesting a hearing regarding a "mailbox violation" from JANUARY, of which we still have not received, and by law are supposed to have within 10 days of said request, this company decided to vindictively have their lawyers attempt to charge us over a $700 in said fees for "noncompliance." They need to be countersued & run out on the rails. They care nothing about maintaining communities and only about making money for their fraudulent company.

Negative experience: RUN don't walk from Onyx! The owner talks to you in a very belittling, condescending manner. That is when he chooses to call you back and his emails reflect the same behavior. Shows blatant favoritism in regards to unit owners. He doesn't know the difference between bylaws and declarations. He allows the "chosen" to circumvent the bylaws for which he is paid to enforce. You need to be a community "Patriarch" or "Matriarch" to get anything done.

Negative experience: My 87-year-old mother lives it Alkire Park, she's been trying to get AJ Davis of onyx realty to fix her roof for four years! Someone keeps calling and claiming they're from Abel roof and never shows up to look at the roof her ceiling now drips into her master bedroom from 10 different locations this is the worst property management company in my opinion that I've ever seen. My request for help from AJ have now fallen on deaf ears. He doesn't respond to emails or take calls so I think our only resort is to sue and call six on your side. How disappointing someone lived there for decades pays their HOA fee every month and can't even get a simple roof repair The runaround for 4 years what an embarrassment!

Negative experience: This company is an absolute joke. They "dont raise fees" for the new year but then send fines out to everyone at the start of the year to gain back costs. They do nothing to the subdivisions with the money from dues and claim everything is home owner responsibility. No one is able to provide any true information to where our fees go and what they help fix/improve.

Negative experience: Since the first week I moved there I send a email for work detail outside and the a guy name Doug Davis respond immediately that is wasn't their responsibility especially because they just repeat outside not to long ago, he's not nice or polite, and today I call about parking lot there is not enough parking lot is only one car I guess per household even that i own 3 bed condo and the visitor parking lot are not enough, call for information and receive the same nasty attitude, not professional or courteous what I mistake I did to move here, don't move here at Glenford village condominiums

Fantastic experience: They manage a couple different properties I own and they are fabulous! Always responsive and willing to help! Highly Recommend! Especially AJ!!

Negative experience: New update 02/18/26 The HOA is robbing me again. They put my house in lien again. I feel like this HOA has been profile me since I moved in to this neighborhood. Other Neighborhood don’t have this kind of Karen’s living. This hoa is total joke.

Negative experience: Onyx Reality turned off my ability to review using my google account. So I created another account. Why would you turn off my ability to review you if you are doing your job? Let that sink in. Onyx is a discriminatory company that selectively harasses homeowners through selective rule enforcement, excessive fines, fabricates rule violation, intimidates and threats, creates an hostile environment among neighbors, performs financial misconduct and retaliates against anybody that complains about them. Why would you turn off the ability to Review your company? I am a homeowner that Onyx turned off my ability to rate them as retaliation for my complaints to HUD and the Ohio Civil Rights Commission.Those complaints are being taken seriously.

Negative experience: Staff seem nice but really hard to get ahold Of for some reason too me a few weeks to get my key fobs for my condos gym but that does not work now have not heard back on how to get access yet staff are nice but the issues I have had so far are pretty annoying

Fantastic experience: Very happy with them managing Scotland Yard condominiums. They do a wonderful job. Our community is always beautiful and well maintained. They are also always quick to respond to service requests. No complaints:)

Negative experience: Horrible people that run things like a slum landlord Really surprised they are in business Too many examples to site for the last 2 years My guess is they’re very cheap otherwise the condo associations they manage should kick them to the curb

Negative experience: I have been asking for well over a year to have my gate, gutters, siding and concrete to be replaced and I Still have not received any updates from Onyx. Simply ridiculous. They are not repairing my condo and we have Potholes in many places, not repaired either. They also cut down a weeping Alaskan Redwood Cedar that was over $1000. I asked Chris Davis what they were replanting there and he said Nothing! I thought the whole idea is to make our place look good. They don’t do that at all.

Fantastic experience: We had an issue with patio fencing, Onyx sent Dave who did a great job repairing the issues -- quick and dependable!!

Negative experience: I was happy we were getting new management until my very first request of them was just canceled the next time I checked on it, without notification, explanation, or questions. All I had hoped for was better communication.

Fantastic experience: Onyx Realty (specifically Jennifer Johnson) was a superb management company! In my 20+ years as a condo owner, I have never worked with a more caring and dedicated agency. Ms. Johnson was the consummate professional and 100% committed to serving our community!

Fantastic experience: Jennifer is the best manager we have in our community. She was attentive to our needs and took care of all of them. She is accountable and respectful, and if you're looking for a management company, I recommended Jennifer from Onyx.

Negative experience: If there was a "NO" star rating I would have pick it. Worse HOA company I have every worked with from a Board member and home owner prospective. The Davis brothers are not on the same page, and have no control over their staff unprofessionalism. No accountability and little to no follow through.

Negative experience: I am trying to get confirmation from Doug Davis about his conversation with Capital Concrete on 10/18/2024. The Capital Concrete even describe the conversation in email such that Doug only need to reply yes or no for the confirmation. However, For three business days + weekend they do not reply phone calls, voice messages, emails, and text messages. I have to call the condo association board to contact Doug Davis regarding my questions. Unprofessional and not reliable company. I also wrote them an email on 10/18 indicating if they can not confirm the conversation feel free to let me know. But they never reply my calls, voice messages, text messages, and emails until I wrote this review then got the following reply from them. They do not care their customs but they care the google reveiws.

Negative experience: I would be cautious with the realty management company. They will not help if you have had a break in. They are very rude. IF they do answer you call, they can be very childish. If problems arise they will tell you not my problem and will not inform the rest of your community. Be careful out there.

Negative experience: Onyx Realty has accomplished very little positive for the residents of Scotland Yard Condominiums. The right hand doesn't seem to know or even care about what the left hand is doing. A one star rating is being generous in my opinion for this management company . PS...We have a felon living in our community who's not a resident, but simply living here with a friend. This individual broke into 6 apartments...and stole many of our residents possessions, including an AR-15 rifle. Onyx has done absolutely nothing to remedy this situation, but makes everything worse by letting this convicted felon to continue living here. I hope we rid ourselves of Doug, Chris, and their no account office manager, " VERY SOON !"

Fantastic experience: This company has been outstanding to work with for the past few years. They have managed to come in on a large HOA that was troublesome and get everything sorted out and managed properly. Out of about 30 property managers I work with they are at the top.

Negative experience: Two stars because I was hopeful when they were hired & they said all the right words. Since being hired the service has become so lack luster. Community residents send emails constantly without response or a condescending or rude response. No capital improvements or projects completed under this management co. Do not recommend Yeah, Doug...sometimes you need to look at why communication has been that...sometimes YOU need to take responsibility for your lack of communication & professionalism. I'm blocked b/c I hold you & the board accountable & you don't like accountability! Do better, answer our residents, I know I'm not the only one with the same questions that are being ignored by mgmt & the board!

Negative experience: My HOA payments are always getting lost and it’s hard to get in contact with them.

Fantastic experience: Onyx Realty has managed our community for almost two years and they do a GREAT JOB!! They are responsive, excellent at negotiating and managing contracts and the staff could not be more professional. If you are looking for a quality association management company, look no further than Onyx.

Negative experience: I understand that Onyx already receives money for maintaining the Smith Farms complex and they are not particularly concerned about the residents of the houses and their requests, since they already receive the money. But using a large budget for repairing asphalt and cleaning the territory is beneficial for them. You can patch holes in the asphalt every year, earning a lot of money, or sprinkle 1 inch mulch, barely covering the ground - also profitable. In response to my numerous requests to fix Gutters, the path along the garage, on which everyone stumbles due to the rise of the asphalt, and the door cannot open, to fix the asphalt in front of the garage, because it is higher than the level of the garage and water floods and destroys the floor both inside and outside - no reaction, and all maintence tickets are simply closed without explanation.

Negative experience: Do not return calls

Negative experience: I purchased my condo in April and have reached out to the office multiple times by phone and email about the unsightliness of my front space along with exposed wired on the side of the space since drainage was replaced prior to me moving in. I was told multiple times over email that my front space would be restored and, six months later, I've received nothing but delaying emails ("we'll take a look at it during our walk through" - in July) and now no one in the office has responded to multiple emails that include pictures of the exposed wiring, weeds that are as tall as me, and a barren space. Most recently, I sent more pictures of the continually growing weeds and an estimate I received from a local company that would restore the space, and I've not received an acknowledgement at all. I shouldn't have had a six-month wait for any resolution to this issue, nor should I have to engage my own landscaper to provide an estimate, NOR should I have to entertain paying for the restoration of our front space when our bylaws state that the landscaping is provided my the condo association. BUT residents can receive more empty promises in a newsletter along with threats to residents for fines if they "illegally park". Anyone looking at this company as an option for managing your association should think twice. Pictures are worth a thousand words. See attached.

Negative experience: Firstly, their billing system can be flawed to where you'll pay multiple bills in one month because it didn't show up or data wasn't entered correctly, if you call you might argue with them just to get a better understanding of the situation. And maintenance is slow as a snail. It took a month+ for me to get a response back to even know that they got my message. Then the response was, we are getting a quote for that pricing for the materials. Mind you its potentially dangerous for myself and my family when my balcony is warped with nails coming out and they haven't addressed that issue for months. My biggest pet peeve is if I pay you for something you work for me and I want service provided to me. I shouldn't have to argue with someone on the phone for billing or beg for repairs. Do better this is why people hate HOA's you serve us not the other way around.

Negative experience: Tried to enforce rules that do not exist for our development and instead of owning up to their mistake, they tried to bully me into compliance. I tried to specifically reference my concerns and issues regarding violations we received and they ignored me, did not follow the proper procedure as required by Ohio law, and instead tried to pick apart my argument and manipulate facts to make it seem like I did not know what I was talking about. When I showed the evidence of what they had done, they tried to use a nuisance violation to get me to comply with the non-existent rule, even though the requirements for a nuisance violation are very specific and they did not meet them. When I showed this they tried to bully and belittle me onto dropping the issue. They didn't comply with legal requirements for informing homeowners of meetings in a timely fashion. Doesn't keep their documentation up to date. I'm glad I don't have to deal with them anymore.

Tired of the big management companies charging hundreds of dollars and rush fees on top of that if you need to know acct. info. in a reasonable amount of time. Good old fashioned customer service at play here and we in the title industry appreciate that very much!

Fantastic experience: Our HOA board hired Onyx Realty (Doug and AJ) a few years ago. Their price is fair and communication is outstanding. Early on they were faced with helping us clean up some outstanding issues and had great success. They essentially take care of everything. Organizing meetings, taking notes, enforcing deed restrictions and communicating with both the board and homeowners. I would definitely recommend Onyx Realty if you're looking for a management company for your neighborhood.

Negative experience: I live in Scotland Yard condominium community that they manage, and I use that word in the loosest of terms! They repair nothing! I’ve had a hole in a bay window for years caused by damage to the outside of the window, which they are responsible for-notified them too many times to count! Nothing! A large security light in my parking area, that has a burnt out bulb, continues to lean and will eventually fall over. I spoke with American Electric Power and was told it is Onyx responsibility to call for a work order. So, of course nothing has been done. These examples are the tip of the iceberg. They typically do not answer the phone and do not return calls when left a message. Horribly unprofessional!

Negative experience: AJ, Davis email response to my yard that was in deed destroyed! The chimney was broke and they threw piles of dirt agains and all around our new air conditioner.... and to this day..(7!days after the email NOTHING HAS BEEN DONE!) I would never recommend this HOA COMPANY! Been in our condo 11 years and they are by far the absolute worst! “That is not destroyed. When replacing a fence there is expected to be areas that will take a while to generate seed. I can possibly send someone over to put seed down. Unfortunately any improvements in the limited common area are the owners/tenant responsibility to replace if the association has to make a repair.”

Fantastic experience: I had a major issue with a neighbor and needed assistance in how to handle the situation and Doug provided extremely quick responses and gave me the answers I needed to set me in the right direction. I wish every realty company had the same work ethic and service. I have never had such quick responses and great service from a realty company! Thanks Doug!

Negative experience: Read more reviews. Actually, I don't want to comment on this company. I will say that CINDY seems to truly care about the residents for which this company serves as the Property Management company. Read the other reviews on the Better Business Bureau of Columbus Business Profile website: they are all quite similar in their assessments of this company's management abilities.

Fantastic experience: I have been nothing but pleased with AJ and Doug Davis of Onyx Realty. Since they have taken over as the property managers our community has done a complete turn around. Condos are selling at the highest prices ever. Improvements are being done and in a timely manner. They have worked closely with the BOD to make sure the community looks pristine. Most recently getting new Pool Furniture and making updates and repairs to the clubhouse. The flowers and just overall look of the community is beautiful. Thank you Doug and AJ

I'm a Board/Trustee for my HOA and they have been very professional and competent in the three years I have served on the HOA board. They even come out regularly to personally inspect the work to be done and that the work is done by the contractor in a professional manner. Thanks for being a 5 star property management agency!

Fantastic experience: After a major fire in my condo Doug Davis was invaluable in dealing with the condo association's insurance company for structural repairs. He handled every detail quickly and efficiently. In addition he has always been very responsive to routine maintenance requests around the property. He even called to schedule a bulk pick up when he noticed someone had dumped a large pile of broken furniture at the curb without arranging for its removal.

Fantastic experience: The Davis family has done great things for our community. They have taken over as our management company about four years ago. In just two years my property value changed by 75%. Yes 75%! They really listen, and do what they can to make things better. I sold my first condo as soon as the market and our community values went up. Now I'm preparing a second one for sale. I'll be able to make a nice profit on this one thanks to Onyx and the job Aj, Doug and the other young men have done. Oh yeah, they've done it within the same budget as the old management company and we haven't had an increase in years! Are your Hoa fees going up? Every year? Ours don't!

Fantastic experience: I have worked with Onyx Realty management company for 3 years. They managed the subdivision I live in and I know they are the best management company around. Why you ask there are rules and regulations in a neighborhood/condo community that need to be followed. They did runs about the neighborhood at least once or twice a month. When they saw violations they dealt with them. Anytime you call the office they were always very helpful, courteous, and very professional. They answered your questions and resolved your problems in a timely manner. I would highly recommend this company to any neighborhood that is seeking a management company. Great people great company
