Negative experience: This company is extremely unprofessional. They do not answer the phone and do not respond to emails. I have been trying to schedule tours at one of their properties for 2 weeks now and it has been a horrible experience. Two separate times they cancelled a tour the night before and now they just canceled another tour I set up last week that was 45 min from now. Anyone thinking of renting a property from this company, please look at all the other negative reviews saying the same thing so you don’t have your time wasted too

Negative experience: Have been attempting for more than a week to get a hold of ANYONE at this company to ask questions that could be listed on the property management website (who is responsible for utilities, what is the situation with the on-site parking...). I've been passed from the president's inbox, to the COO's inbox to never be followed up by a the property manager who is attached to the emails! Needless to say if this is how they do (or not do in this case) business with non-residence, imagine what it would be like to live in a property they manage.

Negative experience: Very sad to see my old apartment was sold off to this management company. It’s a beautiful property and I have little complaints living there, but this property management isn’t it. The entire move out process was such a pain. The only person who responds to emails is Peter. Good luck getting anyone else to communicate with you. And if you are expecting a security deposit back, they will take more than 60 days and probably wouldn’t even bother if you don’t reach out first. And if you are enrolled in their auto pay portal, be sure to disconnect your account before your lease ends, as they will take nearly a month to return your money to you. Funny how I’m expected to give grace and understand the “process” of charging an overpayment which was my rent money for my new place, but had it been the other way around I doubt they would give me nearly a month to pay them my rent. Oh and you need an appointment to talk to anyone in the office, good luck making that appointment. Phones never answered, callbacks never made, emails sent to multiple people and once again, Peter is the only one who answers. Not to mention, about a month before my lease ended I submitted a maintenance request and was originally told they would just wait to fix it after my move out. Uhm … hello, I still live here! Eventually the problem became something I couldn’t ignore and they did come to fix it. Just a terrible experience. I would not rent from this management team ever again. I suppose it’s worth mentioning I did eventually get my money back after a month of financial stress for the overpayment (of no small amount, mind you) and my security deposit back in full (it was over 60 days, and I had to reach out, don’t think anything would have been done otherwise). Timeliness is not of the essence. Why would I need my money back, right? I must be rich. I’m sure they’ll respond that it’s busy season, but if I had a busy season in my life, I don’t think empathy would be extended.

Negative experience: Extremely rude, unprofessional, and disorganized. This company has terrible communication and refuses to take any accountability for their own administrative mistakes. When confronted with errors on their end, they become incredibly defensive rather than trying to fix the issue. Save yourself the headache and take your business elsewhere.

Negative experience: I am trying to schedule a tour for one of their rental properties and they never answer the phone and when they do they transfer you to a line that goes straight to voicemail. They also are not reachable via email.

Negative experience: I applied for a unit through PMI Aspire and had a very frustrating experience. I am a qualified applicant, they ran my background check and confirmed my income meets their requirements, but after telling me they chose someone else for that specific unit, they completely went ghost. I have reached out multiple times via phone and voicemail to see about their other available listings, but "not a single soul" has reached back out. It is nearly impossible to get a human on the phone; they rely on outdated automations and a system that feels like it’s on autopilot. Beyond the communication issues, they keep listings active and schedule showings for units that are already filled. For working professionals with a 9-5 schedule, this is a massive waste of time and money. If you are looking for a management company that actually communicates and respects your time, look elsewhere.

Negative experience: PMI Aspire took over management for the final 2 months of my lease, and the experience was a disaster from start to finish. While living there under their management, they attempted to charge me for two months of water bill-backs without written notice. This directly violated my lease agreement, which explicitly stated that utilities were included in the rent. Furthermore, they completely ignored a maintenance request to fix a broken front door lock, leaving myself and the tenants locked out and/or at risk of someone having access to the property entrance. However, the move-out process was where they truly showed their lack of integrity: By law (and written in the lease and their own move out instructions), they were obligated to return my security deposit within 60 days. It took them 72 days. I had to call their office 13 times and ultimately email the company president just to get the situation sorted. They withheld nearly half of my deposit for ridiculous, unjustified charges. They charged me $85 to replace a kitchen faucet hose, despite the fact that the faucet was left in the exact same condition shown in their own active rental listing photos. I was billed $44 for batteries relating to smoke and CO detectors and charged for 12 hours of labor for minor maintenance items that should fall under normal wear-and-tear (such as "adding chains to a ceiling fan" and "adding screws to a deadbolt"). Overall, PMI Aspire is disorganized, unresponsive, and will look for any excuse to wrongfully withhold your security deposit. Document absolutely everything if you are forced to deal with them. Renters beware.

Negative experience: PMI Aspire is one of the most unprofessional and dishonest businesses I have dealt with ever. Without going into details about the horrible maintenance record in my 13 years at the same apartment, my current lease is due to expire in 18 days and I can't get hold of anyone there to find out the status of a renewal, they don't answer the phone or return a call when I leave a message. Zero stars, I want to sue these lying crooks.

Negative experience: I wanted this apartment as it was fully renovated when I viewed it. I had to drive to their office as no one answers the phone. I went to pick up my keys on move in day and my keys were not there. Once I finally received the keys hours later, I walked into the apartment and the fridge was completely missing. The toilet had been used and the entire apartment smells of poop. I am calling to ask where the fridge is and no one answers the phone or puts in a work order. This is the worst management company I have ever worked with.

Negative experience: I’m not convinced there are humans that work for this company. My landlord switched to this company last year and I have called and emails multiple times about multiple issues and not once heard back. As a renter they are not responsive or communicative. My lease is up in less than a month and I haven’t heard anything from them.

Negative experience: PMI has offered me a very disappointing experience. No one would ever return my calls. The only professional person in both locations is Vanessa at the Longmont office. She offered the normal communication level and was helpful. All the other employees I interacted with were nice when I had them on the phone but they never called back, they never delivered on their promise and they did nothing to advance a normal process. I had to keep pushing so they could do their basic jobs. No one followed up on my move in date, no one met me at the house to go over the move in list, no one even followed up with an email after I moved in, I’m pretty sure they didn’t even know if I move in. No one gave me a key to the house. If I wasn’t in direct contact with the owners, who are amazing people, the whole time I wouldn’t even think about renting this property. It’s a disappointment how a business could treat a decent customer with such disregard and disrespect.

Negative experience: BEWARE. I called this company to find a rental in Longmont closer to my business. I left two messages and never got a response. Then I set up a showing - rearranging my entire day - for a house in longmont online via their booking system. An hour before the showing it was canceled with no explanation, no outreach from the agent supposedly handling it. If you can't get ahold of the people managing a property thats a very very bad sign. If they can't follow through, thats another very very bad sign. If they don't follow up after a cancelation thats another very bad sign. The compounding negative reviews - another very bad sign. I guess some companies have to learn the hard way. No one is above having their reputation and business fail. I assume these guys are due for a class action lawsuit soon based on the horrible reviews. Don't let someone stick it to you folks, lawyer up and get others involved.

Negative experience: I am currently dealing with an active leak from the ceiling in my kitchen that was discovered 1/15/2026. PMI emergency services came out Friday 1/16/2026 and told me it was not an HOA owned pipe and it was my responsibility. I then called a plumber to come out and was advised by the plumber that the pipe that was leaking serviced multiple units therefor it was the HOAs responsibility. I called PMI back and let them know. They told me they couldn't get anyone out to look at it until Monday 1/19/2026. Maintenance men arrived Monday only to let me know they were unable to shut off the main line and that it was something the city had to come out and address. They said they were unable to reach the city and left. I called the city and they confirm nobody from PMI had left a message. I called PMI emergency services number on Friday 1/23 to check the status and was told by Jesus that PMI was waiting on the city to shedule a time to fix the main shut off and they should be fixing it Monday or Tuesday this week. Fast forward to today 1/29/2026 I have had an active leak FOR 2 WEEKS that is getting worse and giant hole in my ceiling above my stove and have left multiple messages for PMI with no response. I contacted the city today and was advised they came out Tuesday 1/20 and met with someone from PMI to confirm the location of the main shut off for my building and advised PMI it was a private line therefore it was PMIs responsibility to fix it. PMI has been lying this entire time putting blame on the city. I have a 5 month old baby and am immunocompramised myself. The drywall is saturated and crumbing over the stove where I cook my food. This has been the absolute worst experience and I am writing this review in hopes I can get some kind of communication as to when the leak will be fixed. I have also added a picture of the stairs I have to walk up carrying my 5 month old that they have been promising to fix for over a year now. I have tripped multiple times due to the decay. WORST HOA I HAVE EVER DEALT WITH.

Negative experience: Do not rent 1401 Sherri Mar st it was recently listed that place is falling apart we had to get help from the city and el commite to move out asap. House has leaking water always. And mold. The falling ceiling happened after many months of requesting them to come out to fix the ceiling leaking and until this happened then they came out but the carpet was never replaced or cleaned. Sprinklers caused my utilities to be over $1000 bc every time they were on the amount of water was over a 1,000 gallons each time . According to neighbor who lived there for many years said the leaking of water is the main cause for previous tenants leaving that home as well. My recommendation is don’t put yourself and your family in the hands of PMI they don’t care about there tenants especially Monica Rodriguez.

Negative experience: Thought the last management company was bad, so far this place makes them look good. I can't believe the BS we get when asking for things to be done correctly. Watching the workers replace our stairs, which they do more lazing around than actually finishing the job, all from our security camera while being told they're working hard to be done on time. HAHAHA! We have to check out of our hotel by 11am tomorrow and can't come home until they're supposed to be done by 4pm. Seriously?!? I would like to understand how lying is supposed to get things done. A trained monkey and an alligator could do it faster. F- for this company.

Negative experience: HORRIBLE! Constant issues and lack of communication from PMI. I live at a managed HOA property and PMI is the management for the property. When calling to report no hot water for a 100+ unit complex, the lady on the phone asks "is this an urgent matter?". This was after 15 calls to their office, I resorted to the emergency line as nobody else would pick up. Was told someone would call me within 30 minutes to at least discuss the issue. 2 hours went by and nothing so I called the emergency line again. The person again said someone will reach out to address the issue. I asked when and their direct response was "oh... I cant give you that, but as soon as possible". Maybe tomorrow or next week I'll get a call, no idea. AVOID THIS COMPANY Their management is awful and customer service is even worse.

It shoukd be illegal for this company to be able to put all of tbose claises in zhere. Negative experience: We’ve been without water in our entire apartment building for over 24 hours, and the HOA has been unresponsive. I’ve called four times and left two voicemails with no reply. In the meantime, I had to call the Green Mountain Water Sanitation District’s emergency line myself, and they were the only ones who sent someone out to check on the issue (which could not be resolved due to an internal water valve on the first floor). The HOA provided no help or communication. It is unacceptable to leave residents without water for this long and to ignore repeated calls during an emergency.

Fantastic experience: We had some experience with a property management place that was good... until they weren't. Luckily, we found Janet Paul, who really is outstanding. Our HOA has been with her at PMI Aspire for a few months now, and things are going awfully well already, the basics like portal/payments/document access set up more or less overnight, and we're dealing with tough budget stuff already.

Fantastic experience: I have been with PMP/PMI for the last several years. PMP was changed hand to PMI last year. I have the property in Colorado. The reason I continued to want PMI mangage my property is because the current manager Monika is from PMP who is the one I trust and rely on . She and her team are taking care of the clients very well. Not only she is the good listener , but also a problem solver. She reacts the issues fast and finds the best way to solve the issues quickly. The way she towards to the clients influence her team. The team function well. Someone like Keller is new to the PMI, but he has worked hard to straighten out the clients' accounts after taking over the bookkeeper job and is easy to communicate with. In a word, I'm happy with PMI management and recommend other owners to consider them when you have a need.

Negative experience: THIS IS THE WORST HOA!!!! THEY DO NOT TAKE CARE OF THE PROPERTY. OVER CHARGES THE RESIDENTS AND LINES THEIR POCKETS WITH THE $$ FOR THEM SELVES. Negative experience: My apartment flooded twice because of plumbing issues they been having for decades they took my $1000 deposit to pay for the repairs that maintenance was been suppose to fix and never came back to repair base boards and lower wall that was damaged by the water Peter the manager doesn’t know how to communicate properly. He doesn’t know how to answer the phone. They don’t know how to answer the phone at the office. They just take our money and let the maintenance run the property and this is their only property in Aurora, Colorado this is an unprofessional company at its finest that I ever experience. This is just where the flood it started, and it went from the kitchen to the living room to the bedroom. They had repair just the bedroom floor in the middle closet. They didn’t even want to repair the whole entire living room. Everything was damaged. I have videos and more photos. It’s just not all of it. This whole entire property is infested with roaches and bedbugs

Negative experience: Not a very respectful or reliable rental agency. They don't answer the phone nor return voicemails. All they want is top dollar for crappy apartments. The water goes out constantly. The a/c is terrible. I don't expect to get my security deposit back either because they tried to charge me $1700 for a court fee. 0/5 stars. DO NOT RENT FROM THIS COMPANY.

Fantastic experience: PMI has managed our multi-family building for about a year and a half. Peter and his team approach our property as if it were their own. Balancing rent rates, quality tenants, vacancies, repairs, and improvements with an eye on achieving positive cash flow outcomes is a priority for both us and them. PMI property manager, Derrick, has strong communication skills and is a pleasure to work with.

Fantastic experience: I am a rental property owner who contracted PMI Aspire to manage my condo property and have been very happy with Peter and his team. They have been honest, fairly- priced and responsive whenever there’s been an issue. It’s freed up a lot more time for me and has eliminated the stress of trying to manage the property myself. I highly recommend them if you’re in the market for a reliable and friendly property management company serving the Denver metro area.

Negative experience: PMI and Peter Jakel absolutely suck at their jobs and it’s clear to me that they could not care less about the safety and wellbeing of the tenants at their residential properties. We lived with bed bugs for 8 months due to their negligence and unwillingness to provide proper treatment after we agreed to multiple chemical sprays in my home with pets. Initially they tried to tell us we were on the hook for taking care of the bugs, and had I not known better I might have believed them. After we had to educate them on the law, they wanted to do chemical treatments. We cooperated and prepped our house 4 or 5 different times for the exterminators who provided useless treatments, and my wife now has permanent scarring from all of the bites she got during that time. Not to mention the mental toll living in a bug-infested home took on all three of us living here for over half a year. We also lived here without trash cans for nearly two months at the beginning of the year. “Reliable and responsive” is a bold claim to make when it took days and sometimes weeks at a time for anyone to call or email me back with updates. Kyle was put in charge of this and failed us at every opportunity. It took me going to their office with a legal notice outlining their breach of our rights for them to take any real action on this matter. We pay the amount charged to our account every month on time without fail and there is no reason our trash cans should have been taken away in the first place, which brings me to my next point. PMI failed to charge us for utilities for nearly the entire time we’ve lived here (almost two years), and is now having us back pay the utility charges in large amounts without providing the bills. Regardless of whether or not this is legal/warranted, it drives home the point that PMI really does not pay attention to their residential properties and now we have another cost to worry about due to their inattention. Lastly, I have been trying to get someone to do something about our upstairs neighbor’s noisy and aggressive dog. Maybe by posting this review someone will finally message me back. Kyle, once again, was put in charge of this and has been unresponsive. An absolute joke. Certainly PMI will reply to this review and try to save face, make themselves feel better, whatever. At the end of the day, the experiences I’ve shared here are true and honest and living here has been a never ending battle with PMI. From these other reviews, it is obvious this is not an isolated incident. I urge anyone looking to rent with PMI to find absolutely anywhere else to live. These people do not care about you, they care about their bottom line. EDIT: Interesting their reply blames us. What else could you expect from sleazy landlords ¯\_(ツ)_/¯

We understand your concerns with regard to the utility issue as we were not receiving the bills. We have been working through the issue as best we can to ensure it is addressed appropriately. With regard to pest control, there are some things we do need residents to do in order to effectively treat these particular pests. Negative experience: I submitted an application for a home and Riley called me to tell me I was approved and said my application was second. So when I went to the showing of the house there was 7 families looking at it and the lady telling the people how to apply. So knowing that there is already 2 people interested in the home and them know that I was very interested in the home why would you still have showings and take other peoples $50 application fee. The lady should have told them that there was already 2 applications approved for the house so they don’t waste their $40. Sad, but what a good way to make $50 per adult applicant for nothing.

Negative experience: I’m a current tenant and do not recommend them at all. There is constant issues that they bandaid and never truly fix. I have to reach out multiple times to get issues resolved. I’ve never lived in a home that has this many issues and needs constant maintenance. The water has shut off, pipes banging, and now a water leak that has caused me to be displaced. Do not give your money to them. They took over when I already signed a lease with another company or I wouldn’t have moved forward with them.

Negative experience: The worst property management since they took over PMl. No contact with Owners unless there's a problem. All my leases are on month to month, never told about that. Had to beg to get a copy of the leases on my 2 properties. One property doesn't even have a lease. Too many complaints to address here.

We apologize for the negative experience. The previous management company did not discuss renewals with owners prior to completing them per the terms of the agreement. Our policies are a little different in that we do have a communication touch point with owners as renewals come up. That is still being implemented at this time, but it sounds like it was not in place for these leases. Negative experience: Too bad it's not possible to give Peter Jakel and PMI Aspire no stars or negative stars. They became our condo community management company via a sleazy supposed merger with our disappointing previous manager, Chase Management. I have found Peter to be dismissive, ineffective and extremely rude. I suggest that no HOA board hire this company if you agree that your function is to promote the wellbeing of the owners in your community. In our latest conversation, Peter said he didn't make enough money off of us to be willing to do much for us. Thanks Peter. In RE your lame response, you are lying and attempting to justify things that, perhaps, you wish you had not said. You claim to be guided by the board. It is crystal clear that the board is being guided by you. I would guess that primarily you are hired to manage rental communities. Owners will not tolerate being treated the way you apparently treat renters. I suggest that you stick to rental communities exclusively.

Thank you for posting your review of PMI Aspire. To be clear, we are more than happy to serve the community at the direction of the board of directors, as we are contracted to do so. Unfortunately, there are times when the board chooses to not take on projects asked for by homeowners and that is what occurred in this circumstance. And your final statement incorrectly states our response to you regarding management fee and what we do. Again, we serve at the direction of the board and take on the activities that the board instructs us to take on. As our contracts are written that way, we cannot and will not take on all activities asked of us from owners without board approval, as that would require a much larger property management fee and a much larger HOA budget, which would cost the HOA more than the assessments brought in.

Peter and his crew have been responsive and proactive in handling various concerns and issues as they arise. They are open with us about what they are doing and what they can do for us. Hello Jim. Thanks for reaching out. We share your frustration with the timing of the snow as it continued to fall throughout the morning. To avoid paying twice for snow removal on the weekend in heavier snows, we start snow removal just before it is forecast to stop. Snow removal is underway right now. Note that we did not increase our fees at all this year. The HOA did increase assessments to cover the increases in insurance, water and utilities. No increases occurred in min relation to snow removal rates, which remained unchanged. If you have any questions, do not hesitate to contact our office and ask for Peter.

Negative experience: They are awful at communicating. Been without hot water for weeks. Stayed home from work as requested today for people to work on it and no one showed up. Called pmi aspire and no one knows what is going on. Still no hot water in one shower and now investing in a ring camera to deal with these clowns. Unreal. Worst communication ever and will bold face lie.

We share your frustration with regard to the hotwater issue. Unfortunately, it is more complicated than most issues so not everybody in the office is fully knowledgable of the challenge. We do apologize for that. The parts needed to make the repairs inside units did not arrive this week as originally scheduled. As you may be aware, the plumbing system and boiler are very old and the parts are not readily available off the shelf. The parts are now expected to arrive next week. It is our hope that the repairs we have made along with the repairs that will be made with the parts coming in will finally correct the issue. Negative experience: Be warned! If you're renting an apartment in northern Colorado that's managed by this company, it's just Property Management Plus, aka PMP Realty, under a new name. One look at that company's reviews should make it very clear why they were eager to ditch their old name and reputation. Before even considering renting from them, take some time to sort through those old reviews and know that nothing whatsoever has changed since then, their name aside. (and just in case those reviews are eventually scrubbed from google, know that they're currently sitting at 2.3 stars across 156 reviews, with complaints about illegitimate fees, poor maintenance, and failures to return deposit money being common themes)

Sometimes hot water issues with old boiler and plumbing systems are more complex than they appear on the surface. Negative experience: Kyle Comacho never showed up for my viewing appt. After I drove for an hour. I understand now why this place has been on Zillow for almost three months. Kyle refuses to show it! That is basically a fraudulent contract between PMI and that particular property owner. I wonder if the property owner is aware? I will be filing a complaint with the Colorado Attorney General's office. This company does not live up to the fiduciary responsibilities of a Realtor.

Negative experience: NEGATIVE STARS for this racket. And, I promise, they do NOT take feedback seriously as is noted in a response to another bad review. My son, who will be a first time renter applied for a place through PMI Aspire. He viewed it with a group of other potential renters. PMI Aspire charged $50 for the application fee, told him he was approved to rent it, then told him he needed a co-signer. This is two weeks prior to his move date. I agreed to co-sign, and was required to apply as well- for $50. I would have gladly given my credit report to them. After I sent the application in, I got no response. They stopped communicating with my son, never responded to me, and there is no way to leave messages, except by email. After emailing multiple times to multiple "contacts", I got robo responses, and no response to any of my questions. My son also has continued to attempt communications and got nothing back. The way you find out if a place is no longer available is by way of trying to book a viewing via Mojo. Those who have had a good experience must be those out of dozens of applicants- basically credit reports aside, a lottery and a total racket. The move in date came and went with zero communication following our initial applications, and a very clear message from PMI Aspire that they only talk to anyone who is a potential applicant that will dole out the $50 application fee. After that, you're persona non grata.

Negative experience: I own two condominiums managed by PMI Aspire, formerly Chase Management. Recently, there was a water emergency in one of the units and they were very good at coming out quickly to assist with the problem. I think you can count on this company to help you if you have personal service issues. When it comes to money, you’re screwed! I have been paying the HOA fees on time for 18 and 30 years. That payment history had zero effect when I recently sold one of the units and was charged $500 for a status letter. The status letter is basically a statement of your account balance. Typical fees in Colorado range between $150 and $500. I was not told what the charge would be prior to being charged and there was absolutely no negotiating the fee lower. If I was looking to buy a condominium again, I’m not sure I would buy one managed by this company.

The fee that is charged is for the status letter and the additional documents that are requested and need to be gathered at the time of closing. This is the same fee that Chase Group has charged to owners since prior to our merger. Our desire is to keep it the same out of fairness to the owners who have paid it in the past. That does not mean it won't be adjusted in the future as we streamline some of our processes to make these efforts more efficient.

Fantastic experience: I rented from Peter for the past year and have had a wonderful experience. Peter is very quick to respond and has been professional, kind, and helpful. Maintenance requests are always taken care of immediately. Peter himself has also come by to help out with maintenance requests (even on a holiday weekend)! I would highly recommend renting/working with Peter and PMI Aspire!
