Negative experience: I went under contract with Ivan Garcia and sent my escrow deposit, but Sell2Rent continued to advertise the property on the Investorlift platform even after it was under contract. Before you send your escrow, they will rush you to sign the agreement with very little time to perform proper due diligence. After they receive your money, communication becomes extremely poor. You end up talking to multiple different people for days, and no one seems to know what is happening. Even the homeowner (seller) was left without updates. Because the property was facing a sheriff's sale, the seller couldn't wait indefinitely and found another way to save the home. As a result, the transaction fell apart after weeks of waiting. I wasted valuable time, missed other opportunities, and had my funds tied up for no reason. To make matters worse, it took about two weeks to get my escrow deposit refunded. Based on my experience, I would be very cautious when dealing with Sell2Rent. Make sure you complete all possible due diligence before wiring any escrow funds, and be prepared for delays and poor communication if the transaction runs into problems.

While complex title issues arose during the process that unfortunately extended the timeline beyond what anyone anticipated, we recognize that our communication during these delays fell short of expectations. The title process is handled independently by the title company, but keeping you and the seller clearly updated every step of the way is on us, and we take responsibility for where our team's communication broke down.
Regarding the property listing on Investorlift: it is standard company policy for us to keep listings published until closing so we can secure backup offers in the event a transaction falls through. This should have been communicated from the beginning.

Negative experience: This company has flooded our business line with so many calls and voice-mails, that no client can leave a message. I've documented no less than 20 robo messages in a 2 week period since starting to document for a lawsuit. We were out of town and came home to 70 messages on our voice-mail from this one company.

Negative experience: Genuinely insulting offers. You expect to get less value because of the setup here, that's not the problem. They offered me 71% of the home value. OpenDoor offers about 87%. They also charge a fee equivalent to both sides of an agency fee and closing costs (at least cover those, geez). The monthly rent back was also insane. There is a home listed in my neighborhood, not more than 6 doors from me, for 30% less than what they offered. And my home is smaller! In my whole city, the only rentals for that price were furnished (perhaps they are offering to buy the furniture too? Am I renting that back from them?). Obviously attempting to cash in on insanely desperate or ignorant people.

Fantastic experience: I was in contract with them and within a month I had a lot of offers for my property. Unfortunately, during the term of contract I have some personnel issue that I have to stop the process of selling my house and I reached out to them for termination contract, they immediately respond (Mrs. Merinda G) and got a letter to me due to my emergency issue with no charge. Negative experience: Scammers! Very shady company! Do NOT do a sale/leaseback with this company! They send you fake numbers and at closing everything changes!!!! DO NOT TRUST THEM they stole 10k off my bottom line which I realized too late! Do NOT USE Sell2Rent or their partner company Title and Abstract of America who scammed me into wiring them money after closing because of THEIR mistake!!!!! Lawyer is on it now but do yourself a favor and steer clear.

Negative experience: They offered over 140k less than value. Nearby home sold 15 days ago for 600k. 1 block down in same neighborhood. Smaller lot, smaller house than mine. another for 580k 20 days ago. They offered me 440k LOL. Joke waste of time.
