I am moving there 6 hours away and talked to holly she said as long as someone on behalf of me could see the property before I filled out an application would be fine. Come today my parents went in and explained to them again what is going on and told them that I can't rent from them since I'm not there. How two faced

Positive experience: They are always nice & helpful but it can be difficult getting a hold of them in the later hours for whatever reason. They have closed early before and I have drove up there w the doors locked before 5pm about 30 minutes early.

Fantastic experience: Greatest landlords ever. Just signed our 5th year lease with them. Always friendly and understanding when life happens. Very fast response when it comes to household repairs. They usually get someone out the same or next day. I use email to contact them and they always message back the same or next day. The application and viewing process is way easier than anywhere else. I will NEVER rent from anyone else and will probably buy through them as well once we're ready. 10/10 recommend no credit check, just proof of income. No evictions, and a good rental history is all you need.

Negative experience: The worst property management firm ever. Takes 10% of rent and does not address repairs in a timely fashion or do anything in landlord's interest. Very poor management and unprofessional. Don't go to SherDen

Negative experience: One of the worst management companies I have ever had to deal with. They charged over $300 to have someone clean the apartment. The bill was for 3 fans, 4 windows and the base boards.

Fantastic experience: Arrived at 10:00 or 11:00 that morning to ask about available houses filled out application and was approved and giving keys by 4:00pm..nice house in a nice neighborhood and we plan on being long term renters.

Fantastic experience: I recently purchased a home and had Scott Broiles with SherDen as my realtor. I was extremely pleased with how attentive Scott was to my needs. He worked with my work schedule and was extremely prompt with his responses when I called or text him. He was so quick with paperwork and had documents to me within hours. If there is a property you love, he will make sure he does everything he can within his ability to make it happen. The entire SherDen team has been nothing but professional and very friendly. They truly go above and beyond for their clients. I will definitely recommend them to anybody looking for real estate needs!

Negative experience: My husband and I rented from there for 10+ years, in the same house. Was never once late on the rent, and rarely ever complained. The trouble with the staff started roughly 6 months to a year after moving in. The property slowly started to fall apart. The plumbing in the house needed to completely be redone. When we called the FIRST time about backed up plumbing, they came back and blamed it on us, saying we were flushing things we shouldn't be, such as feminine hygiene products. While living there, we had to call about the plumbing at least twice per year. We also had to always call about either our air conditioning not working, or the heat not working. And we had the same pipe bust more than once while there. One winter, they had a cut a hole in the wall to fix said pipe, then told us maintenance had to fix the hole. No one ever showed up to fix the pipe, and it was like that until we moved out, which was about 3 or 4 years. They would blame us for not taking care of the lawn, when in fact they would send someone to mow it for us literally the day after we mowed it, then charged us over $100 per time they mowed. We had critters get inside the attic almost constantly. Raccoons, possums. We even found a 5 foot snake (non-venomous) in our kitchen one Spring. The bathroom floor got so rotted that it fell through. Although we reported it as soon as it started, maintenance didn't show up until part of it fell through. While getting repaired, I noticed that there was black mold all over the place. And not all the wood was replaced. The wood used was old, and preused. A year or two passed, and the floor was showing signs of beginning to fall in again, along with part of the flooring in the kitchen. There was even a time where they had sent us an eviction notice. Which stated that since we didn't pay our rent that month, we have to be off the property within 2 days of getting that letter. We called them, and the end result was that they MISPLACED our money order! They put it in someone else's file! We got a phone call from one of the rental managers, stating she wanted to come out to take photos of everything that needed to be fixed. We made an appointment. She showed up on said date, and I showed her everything, and she took pictures. Nothing ever got done. In fact, about a year or two later, she lied and said she never went out to take pictures, and that we were lying. But I have the voicemail to this day to prove that she called me to confirm that appointment. (She even showed up with a really huge guy, who was acting like a body guard!) I write all this to tell everyone our LONG experience while living in a property managed by SherDen. They are lazy, rude, unprofessional, and frankly, liars. Anyway, I know this was a really long review, but I feel it needed to be said.

Negative experience: I walked in and didn't feel very welcome. A woman from one of the offices yells out "Can I help You?", instead of coming out first to greet their visitor. Just did my business and left.

Negative experience: Office staff was always nice, and pleasant. The carpet when I moved I was horrible, I rented carpet cleaners twice to try to get the carpet decent. It looked better when I moved out, then it did when I moved in. when I moved out they tried to charge me $200 (on top of my deposit) for needing to replace the carpet. This however was not the problem, they sent that out on the 14th with a due date of the 8th. Two dayd later i received a letter, there is an extra $100 on the bill, in late fees. Who does that! serious integrity issues here, wouldn't wish them on my worst enemy.

Negative experience: It says in their contract that they don't repair or replace anything. So when we moved in, we had to fix the toilet(wasnt even bolted down) and sinks. The bathtub has been crudely patched and its covered in rust you cant take baths in it. They literally covered the bathroom window with the shower surrounding and just left it like that. There is a hole where the floor is falling in in our bedroom because the house needs to be leveled SO BAD. They won't update the windows and theres no central heating and air, so our electric bill tripled. No exaggeration. There is no insulation. This house needs work, and I dont necessarily care about cosmetics but they don't care what condition the house is in as long as they are making money off of it. If you rent from them make sure you check every inch of the house and get what you need done before you sign anything. Honestly I just wouldn't rent from them. The issues with the house are endless and they don't care.

Negative experience: Currently rent, large hole in outside wall allowing moisture buildup in walls. Have had to refill free-on in air conditioner multiple times due to house not cooling. Continue to raise rent without addressing a single concern. I would recommend using another company.
