Negative experience: Kim simply does not do her job. Ever. She doesn't respond to emails or phone calls. She does not attack problems head on. She tries to change the community rules if they, in anyway, make her have to do her job. And the office lady is beyond rude. This crew is completely unprofessional and Presidio in the Pines community deserves better. Someone who owns and runs a real property management company should put their hat in because we need it.

Negative experience: Hands down worst HOA experience ever! And I have lived on HOA properties my entire life. As one individual told me, it is the worst of both worlds. Have one weed out of place, fine. Actually would like to reach out for any reason, GOOD LUCK! You send an email, no response. Call, no response. Only time to receive any type of a response is through meetings because the board is present. Talk about only appealing to your immediate audience ONLY!

Fantastic experience: Renter perspective here. I rented a condo from SREM earlier this year, all excited about my new job in Flagstaff...which turned out to be a complete dud. A couple of ladies here, Donna and Katy, were absolutely amazing and understanding in helping me out to get the condo marketed and re-rented quickly so I could leave a lousy employment situation. The unit itself was very nice for the price, besides. Yes I am a clean and careful renter but it takes 2 sides for a successful business relationship and SREM was fantastic. Repairs were made while I lived there, as needed, and communication was sometimes a bit slow but it was responsive and complete. Would highly recommend this business as a renter. And hopefully your situation doesn't call for exiting your lease early, like mine did, as I'm sure it would have been a great place to live in long term. Also no weird hidden fees like many of the apartment complexes in the area. It's not easy being a renter so having a decent management company is a win!

Negative experience: Our condo is managed by Sterling Real Estate Management and unfortunate for me, not by choice. The HOA power-trip reps deviously walk around the complex looking for opportunities to fine us tenants (snow shovel out front, flower pots on front porch, kids bikes visible), tow our cars from a low-traffic, private lot and raise monthly fees when actual neighborhood or condo structural issues get passed over. They are a joke.

Negative experience: This company is unlikely to sustain its business for long due to the appalling treatment they subject potential customers to. Despite leaving multiple messages and sending emails, I received no response. When I attended an open house, the agent failed to show up, prompting me to leave. Seeking assistance from a live person, I dialed option 9 to speak with the receptionist, only to encounter a shocking experience. The receptionist appeared to be incredibly dissatisfied with her life, exhibiting constant rudeness and an unpleasant demeanor throughout our conversation. She adamantly refused to help me and abruptly hung up on me not once, but two times. Even though I was physically present at the open house, the receptionist claimed I couldn't submit an application for a desired property because the agent wasn't there. She proceeded to shout at me before abruptly terminating the call yet again. This company is undoubtedly the worst I have encountered, and I have no intention of ever engaging in business with them again. It seems they have no interest in conducting business with anyone whatsoever. I strongly advise staying far away from this team, as they are nothing more than a joke.

Fantastic experience: Tammy helped me secure an industrial property for my business and was extremely helpful during the process! It was my first time renting a commercial space and she answered all of my questions and made valuable suggestions. She regularly checked in and was extremely patient with me throughout the entire process. By far the best experience I’ve had going through the rental process. I highly recommend Tammy and Sterling Real Estate Management!

Negative experience: We tried renting from this company not only will it be close to impossible to talk to him but will not own up to contracts. Don't bother with them they will not get you into a home. Very rude as well.

Negative experience: Went to look at a house that Sterling Property manages and it was by far one of the most disgusting houses I’ve ever been in. They won’t clean the house for you, you rent it “As Is” which I didn’t even know it was possibly to leave a house in such poor condition while putting it on the market. Wouldn’t recommend this Property Management company to anyone looking for a decent home. Do you research beforehand.

Negative experience: Embarrassing. I highly recommend you at least partially read this review before doing business with Sterling Real Estate Management. I was a tenant in a condo managed by Sterling Real Estate for 6 months. During this time my direct point of contact (landlord) was Mike Hutchins (also the owner of Sterling Real Estate). Our contract was breached by Mike on the very first day of our lease starting. We signed a lease stating that we would be able to move into a LIVE-ABLE condo on the 1st of January. We were not able to move in until this 3rd of January because of Mike Hutchins's complete ignorance in holding up his side of our contract. (Walls needed to be repainted so that carpet could be installed. Walls were not painted and carpet installer was never notified they elected to not paint the walls, there was no carpet until Jan. 3rd. AFTER rent was payed for Jan1st - Jan31st) The breach wasn't an "earth-shattering" event that ruined everything. But what Mike did was illegal and it completely threw off our plans of moving in. NOW, imagine you're in Mike's position, maybe you dropped the ball on accident. Imagine you get an email from your tenants stating the concern in which you had breached a legally binding contract. Completely professional email, no name-calling, no rude remarks, just a simple "hey, this can't be happening". Now, imagine having the AUDACITY to tell your tenant "I recommend that you reconsider and find housing elsewhere" (direct quote). Because YOU breached the contract. AFTER rent was payed. AFTER the security deposit was payed. Also, without taking the slightest responsibility for your illegal actions. To put the cherry on top, Mike is extremely easy to get ahold of when you still owe him money. However, after he had our money, sometimes it would take multiple months (not even slightly exaggerating) to get ahold of him for the simplest of things. But, for the most part, his response was completely absent when we needed to get ahold of him. There are plenty of other options for realty management in Flagstaff (whether you're looking for someone to manage your property, or looking to rent one yourself) and I can guarantee you all of them completely trump Sterling Real Estate Management. Make the decision for yourself, however, I can assure you if you decide to do business with Mike Hutchins, you will be let down at the soonest possible moment. ESPECIALLY once he has your money in his pocket. For your own good, take sterling real estate off of your list of considerations.

Negative experience: Don't bother if you're in a rush. Despite what they say, it takes far more than just 24hrs to get a reply for showing info. Moreover, showings are on block schedules, sometimes before availability, with applications being first come first serve after showing. So, if you want a place from them, expect to start talking to them over a month out and have massive free time to fit their schedule.

Negative experience: Unethical, unprofessional and rude. We had an "agent" supposedly arbitrate an office lease on our behalf only to discover, after move-in, she had no obligation or duties to our interest. This, and the fact it was not disclosed early on, seems a clear violation of the realtors' code of conduct. Not only were they dishonest, disrespectful and largely incompetent, they refused to help seek any real resolution.

Negative experience: Sterling real estate had accepted our application on a home so we called our current landlords and told them we would be out of our house by the end of april (less than two weeks away). Sterling real estate then discovered they hadn't ran all the applications and didn't mean to approve us. We are now out of a house and are planing to live in an hotel. Very very unprofessional they can't even give me a call back.

Negative experience: Absolutely IMPOSSIBLE to get a response from our property manager with Sterling Real Estate Management. Very disappointed with the lack of communication. I call the number in our PM's email signature and it tells me to only call the number with a real person for an absolute emergency. I press our PM's extension, her voicemail says to email her since she is working remotely, well that is obviously not working.

Fantastic experience: Sterling REM continues to provide excellent service. My wife and I had to move to the valley 11 years ago with the confidence that Sterling REM would continue to take care of our property. Sterling REM provides excellent services from screening potential tenants, property maintenance, securing bids from local contractors when necessary, and above all tenant safety. Negative experience: Totally in agreement with just about every other comment posted here. The "property manager" for my townhouse association is the WORST at returning calls. At the very least, call the people who leave you messages back...These folks either don't care or don't want to deal with any issues. They don't even deposit HOA checks in a timely manner. I wonder what our HOA pays them to NOT do their jobs?

Negative experience: The worst management company and HOA I have ever worked with in my life. Unclear about payments and never received a rule book or any info, they just mail me their newsletters every month with zero helpful information. They don’t respond to phone calls or emails either so if you have a question just expect a late fee or a warning because they won’t respond to you and that’s how they get their money ‍♀️

Negative experience: Poor example of a professional company. Limited hours, constantly out of office staff, and the main voicemail box is disconnected. The representatives do not return communication promptly, but are quick to issue vague letters of corrections to residents in their HOAs.

Negative experience: These people lie constantly. Even when there is no reason to lie, when the truth would serve just as well or better, they continue to lie. It's just disgusting. I'd give them zero stars, if it was allowed. Do not do business with these people. I regret doing so.

Negative experience: Probably the worst real estate business I have ever encountered. We were constantly ignored by Mike Hutchens and his company and when we did make contact with members of his business they were rude and unprofessional. He refused to respond to emails/phone calls and was very late to our moving out inspection. We were also ignored when we had issues with appliances in our apartment.

Negative experience: Very disappointed. Couldn’t seem to keep track of even the most basic records. Almost non-existent office hours. In the winter, snow was never, not once plowed from our complex’s parking lot. Trash dumpster in the lot spilled over with garbage and weeks would pass before they were emptied. It was unsightly and smelled bad. Glad to finally have the opportunity to move.

Negative experience: Worst management company I have dealt with. Everyone is nonprofessional and rude. If you have a house your looking at and it happens to go through Sterling, I strongly encourage you to not go through with signing the lease. Your overall experience will not be worth dealing with Sterling.

Positive experience: The hours are terrible for anyone who has a 9 to 5 job. They are open no later than 4 most days and close at 3 on Fridays. The staff is courteous and any time we need something fixed it is usually done relatively quickly, but there have been times when I have had to call back about getting something fixed.

Negative experience: Very slow response to phone calls and correspondence. Poor to non-existent record keeping. Gaslighting on the part of the owner. If you meet with them, bring a trusted friend or colleague along to act as a witness. If you live in a neighborhood they manage, keep an attorney adept at HOA law on retainer.

Negative experience: We've had numerous broken items around our rental property, sterling agreed to have them fixed within the first month of move in. Roughly 2 months since I've officially moved in and not one thing has been fixed. We have received fines from the previous owners actions and have had to pay for the damages that had occured prior to moving in. We were promised a move in date of the 15th, the house was about a week late due to "cleaning" house was in rough shape. Screens for windows missing, some windows wont open due to bent frames, broken chandelier, puddied up holes in the door, Paintings on the wall from previous owners. I figured the house would be in great condition upon move in especially since the house is less than a decade old. If your agent is Marianne, i warn you, be very persistent or nothing will be accomplished. We hadn't received any paperwork after signing the lease, such as a copy until roughly a month after. As well as trashcan violations from the HOA being received a month and a half after the incident. They will send 10 day termination of lease for ANYTHING (someone broke in our house, and they threatened to evict unless we paid to have it fixed within 10 days) and will brush you out of their office until you meet their demands. College Students Beware. They just want your money and will use any excuse to get it. I will change this review, once Sterling becomes a Professional and Respectful Realty office.

Negative experience: Kim is by far the hardest person to get in touch with. They agreed to waive a late fee for HOA because I didn''t get original bill. When she sends a new one she still had the late fees on the bill. Even though we agreed I wouldn't have to pay the fee. Sad that Miramonte picked this group to manage Presidio in the Pines. UPDATE: After paying all bills in full and prepaying for year; they sent me a bill saying if I don't pay by october the 18th they will send me to collections. I PREPAID!

Fantastic experience: Rented from Sterling 2012 thru 2013. Only left because we found a house to rent. Very happy with the management, quick to respond to repairs. We took care of the townhouse and left it cleaner than when we moved in. Got our full security deposit back with a very nice letter thanking us for our prompt payments, and for taking care of the unit. If you're responsible and take care of your place, Sterling is more than resonable. Would recomment renting with Sterling and would definetly rent with them again in the future.

Negative experience: If you rent from Sterling REM, be aware that you will need to call and email repeatedly to get things done. I was told to call immediately if there are any water problems, but when the pipes broke, a plumber didn't even show up for more than 2 days after my phone call. That caused a ton of water damage and incurred more costs for the actual owner of the house (they should be rightly angry). I'm sure it would not have been that big of a deal if Sterling responded immediately and the plumbers came out as soon as they could (should have been a matter of a few hours). Good luck trying to get answers out of Debbie. She typically requires 3-4 emails and a phone call to the office to respond to your questions. She's a nice person, but needs a lot of reminders to be responsive. Their office seems a little disorganized and sometimes you need to remind them that you turned something in or already sent a check, and then with a second or third look they'll realize their mistake. I try to be cordial but it is pretty annoying.
