Fantastic experience: As the owner and operator of Botanical Beauty, located at 116 S. 8th St., I can confidently say that my experience leasing this building with Kyle has been nothing but positive! Negotiations were simple, transparent, and fair, which made the entire process that much more enjoyable. Kyle has always been understanding and flexible. He’s a busy man with plenty of responsibilities, but he still takes the time to have real conversations and treat you like a person rather than just another tenant. As a small business owner, having someone who supports your vision and understands the challenges of getting started means more than people realize. Negative experience: Malachi and I purchased a home in December 2025 from Kyle Tom, a licensed realtor with Coldwell Banker Lingle. Within one day of receiving the keys, we discovered significant water intrusion in the basement. A restoration company confirmed the damage is long-standing and appears to have been painted over before the sale. Mold has now begun to grow in the basement, creating a health concern for our family, which creates an unusable space where our washer and dryer are. We have attempted to work with the seller, but no meaningful action has been taken. We are now pursuing the appropriate channels, including state agencies and legal counsel. I'm sharing this so others can be aware and make informed decisions when purchasing a home. If anyone has had similar experiences or advice, I would appreciate hearing from you.

Fantastic experience: I live in Adam Bartell Apartments in Richmond IN and if you are looking for a place to rent this is the place!! I recently had to call maintenance for a problem I was experiencing and within an hour they fixed it!! Not only did they fix the problem but a couple of days later they came to my apartment to see how I was and if I was happy . What great customer service that was!! It made me feel really good that they took the time to do this!! The apartments have a great gym down the basement as well as the laundry room and maintenance is great!! Thank you guys for the extra care. It is really appreciated!!

Negative experience: Kyle is extremely dishonest and has stolen a $2,400 security deposit for a short term rental from our construction company. He promised he'd return the deposit, even told us he thought he sent it, and now will not answer phone calls or emails when we request an update on the payment return that's 3 months overdue. Do not trust this man, take your business elsewhere.

Negative experience: I am very disappointed in Kyle's follow through on promises, that he's contractually obligated to, on a house my mom purchased in Hagerstown. I've called him a minimum of 5 times and I've received a different excuse every time. Kyle has never called me back. He's either had a different realtor or his assistant respond to me. No follow through and no integrity. I would never refer anyone to him. He appears to be more worried about commissions than he is taking care of customers. Seriously, how hard is it to call someone back and keep your word???

Negative experience: Not true to his word. Doesn't keep his promises. Lies about fixing the problems. Sold the house knowing it's issues and not reporting them. Never took responsibility. Never returned phone calls. No integrity.

He didn't have any family but me ( his sister) here in richmond indiana. He has parkinsons and needs help to get by, to stay out of the nursing home. He fell and ended up in the hospital on closing day. Kyle and his team lead me thru the closing and now he has a chance to live his last few years with family. Thank you for all you did.

Negative experience: This guy owns the rental house next to me. The place is falling down, the tree is dropping limbs into my roof, the backyard had a shed that fell down and then sat there for years. The garage has been converted to a bedroom. The residents scare every single person on our cul de sac. I have left messages for years to this company and no one has ever replied. UPDATE. They finally respond after I leave a review. God forbid they return a phone call.

Negative experience: Have friends that rent from Kyle Tom and personally I think it's unacceptable the way he forces people to live. Most of the people who rent through him don't have the means to break their lease and fight their slumlord on said broken lease. The said people who are my friends have complained over and over about holes in their kitchen ceiling over and over again after being promised it would be fixed before they move in. Now it's still never fixed but they can't afford to pay his outrageous prices and save up for a new place. Honestly surprised him and Richard Anderson haven't partnered up and a slumlord LLC yet. The houses he sell though look nice 1/10 wouldn't recommend

Negative experience: Guys a slum lord you have to fight to get your things fixed and even if the house shouldn't really have people in it (bugs windows busted, mold, he doesn't care. Just don't.

Negative experience: The Debbie woman had the nerve to accept the deposit from me when house wouldn't be done for a week and then decide she didn't want to rent her tiny shack that's a nasty mess to me. I've been desperately looking due to a death in my home of my family I recently lost, I also lost everything in my home and my home and have no where to rent. I've been three so much and that tiny bit of compassion she almost had to help me made my day well, after she decided not to tent to me and it was only bc I asked her for a receipt bc she made me meet her qnd pay her in her car and I wanted to make sure she was legit, that made her mad so she decided to not rent it to me, well she missed out on a lump sum of rent paid up front and I have been in tears allday long. Itd been the worst day I've had in a long time. Thinking I had a home was amazing, when she decided to change her mind it has me devastated. That's not at all professional!

Fantastic experience: I did not have a move in ready home which presents its own issues. There were some other personal factors that Kyle was aware of. He took the time to not only list and sell the house, but he also assisted me in the circumstances involving the personal issue related to the house and planned and assisted in our ability to transition. He looking at a worst case scenario and added comfort to the selling uncertainty by offering options that if needed would get us to a desired outcome that fits situation. In the end he sold the house, we made a profit, and I can say that if he can do for others what he did for us.. you would always want to associate with his services when buying/selling a home.

I find Kyle Tom to be very responsive and the most knowledgeable agent that I have worked with. Kyle’s instincts about our transactions were always spot-on. Negative experience: Absolutely horrible! Trash lord not a landlord. Will not help you or do anything whatsoever, even when one of his properties puts your child's life in danger. Says it's not his problem

Fantastic experience: I can speak on my experience selling our home in Richmond with Kyle Tom as our realtor. We needed to relocate just 1 year and 5 months after buying our home in Hunters Point. My school supt and his wife also chose Kyle about 7 months earlier, and based on Kyle's work with them we chose to sign with Kyle. He sold their house in 2 weeks and along the way was honest, gave great advice, and did it all in 2 weeks. For us he sold our home for full price in 1 hour after our first open house. He gave us great advice and was impeccable with professionalism, communication, and honesty. Kyle helped us in every facet of the selling experience. He gets it. I would highly recommend to anyone buying or selling. He is the man and he gets it done.

Negative experience: Mr. Kyle Tom, I've attempted to call/contact you 3 time's in the past 4 week's, today being my third. When I was speaking to you this morning about a rental property you own on South 11th Street, you said you were with someone (after I had asked you if you had a moment) and would call me back. That was over 2 hours ago. Granted, I realize you are a businessman and busy, but the property/tenants you have on South 11th needs your attention sooner than later as it is negatively impacting my life as well as other's that live on this street! Negative experience: I give a 0, They had a house that they rented us that previously had dogs, and bed bugs, and my kids got bitten up so did we, they are liars especially that dumb lady that rented it to is, and I was pregnant at the time, what a bunch of sleeves they are...... And they denied it? Dont rent from them, its a dirty town, we never had any issues with bed bugs, so nasty and gross, we had to leave our things there!

Negative experience: I have never experienced such scam artist that do nothing about their house s and still have the tennants sign leases. This house had gases coming from toilet upstairs, locks have been jimmied and mold throughout the entire house and the smell is overwhelming
