We knew moving would be stressful all by itself and we certainly didn’t want a long period of languishing on the market to precede it. Marilyn Kohn seemed to have the expertise we felt confident would get us a fair price within a short period of time. We signed with her, got terrific pictures taken for the listing, and had a full price offer within in about 24 hours!!! Days after our closing, I pass by a house that’s been for sale before ours hit the market. About the time we got our full price offer, I noticed a yellow add on to their for-sale sign. From a distance I was happy for them thinking it said “oops sold” but instead it says “Price Reduced”. Each time I pass that home that’s still for sale but now at a reduced price, I’m thankful for The Marilyn Kohn Team. She gave us a realistic price, guided us thru the process, and found a willing buyer. Our home selling ordeal is over while the other one still languishes.

Admittedly, I had low expectations about being hooked up with some random agent but it very quickly became apparent that she’s pretty sharp and that I actually lucked out big time! When viewing properties together, she would notice things that I didn’t even think to check and, more importantly, would point them out. She was just as perceptive about learning what exactly I was looking for; with a couple of intuitive questions after each showing, we eventually found it together. Furthermore, Michelle was just as enthusiastic about our last showing together as she was during our first. Believe me, there were several in between but I never once felt like she was on auto-pilot. Just the opposite actually, always fully present and well engaged. At one house, we just about had to huff and puff to blow the door down but, even then, we hardly missed a beat. Experiencia negativa: Followed Marilyn's direction through two investor purchases that fell through. She all but refused to acquire signed counter offers from sellers. Our red flags were when we asked for rent rolls and cap cost receipts from apartment sellers and were presented with excel sheets that did not represent the data reported by the seller's agent in the MLS. An excel sheet is not a receipt. When questioned about the discrepancy she became defensive. From there it went downhill. Lost all trust. Remember to trust then verify. Never put up with gaslighting.
