Experiencia negativa: They might be good to their peoria properties but they are terrible when It come to the property they have in davenport. Starting when I first moved in I had to get the city involved to get repairs completed. The house I lived in was already infested with rodents that they knew of and tried to say they took care of but I moved in to the place not cleaned at all and trashy. I decided after 2 years it was time to move. To get me to stay my main issue was the mouse infestation in that house that absolutely nothing would kill. They agreed to get pest taken care of of yet Orkin only came once and when I kept asking about it got ignored so i decided to vacate the premises without a 30 days notice extremely unsanitary no matter how much I sanitized for my kids and I. Woke up feeling sick EVERY MORNING. to top it off i MYSELF A SINGLE MOM cut the grass myself when it was supposed to be them. I have pics and videos of the grass past my knees yet they cut the vacant side regularly. 822 w 14th street is trash and so ate the owners! Need some serious fixing up

They really know the market and knew exactly how to price it. I talked to another large realtor who suggested they price it way less than it ultimately sold for, at a higher commission. Experiencia negativa: Was approved for a rental. After trying to get updates on move-in date, etc. and not receiving any reply, I text one more time today and they told me they rented to someone else. After they approved me, I informed them that I would get all utilities switched over in my name. That's no way to run a business. To the owner's response. I totally understand that, but I WAS told I was approved and do I want to proceed with the terms. I said yes and that I was going to put utilities in my name. I could never reach the property manager, as she rarely responded, to verify move in date, etc. It was rented to someone else AFTER I was approved (and I have the text messages verifying my approval). I was never told that it was rented to someone else. That's very poor business.

Experiencia fantástica: Long overdue shoutout to Vince Cogal; he’s amazing. Cannot say enough good things about him. Couldn’t come up with any actual constructive criticism. To give a few examples: 1) I was concerned he wouldn’t have enough time for me. Turns out, I don’t think he sleeps. He always somehow made time for my neediness. He showed me at least 18 houses! A few he went to alone for me as well. 2) he is obviously very patient. 3) my favorite thing about Vince is that he is honest and straightforward. I have the utmost respect for people who can tactfully tell me how it is. I never had the impression he was making something up or leading me astray. He told me when he didn’t know and would try to get an answer. And when an agent tells you something on the lines of “I like this house, but I don’t like this neighborhood” for the house we went with LOL you know you can count on him to tell the truth about whatever. I also found Cait to be very knowledgeable and helpful as well. As for the rest of the Kepple Group, I don’t really have any feedback. I think they handled everything smoothly. I am a very proactive person but had I have slacked on a responsibility, I’m sure they would have stepped up and got us back on track. I was not the biggest fan of the inspector (announced a problem that didn’t even exist and also missed a couple), but that really isn’t on them. I think they’re a great group and I’m definitely on team Vince.

Experiencia negativa: In the beginning of meeting John Kepple it seemed like the company was straightforward and professional. I was comfortable dealing with John but once I signed the contract, without any reason I was passed on to a young lady who no longer works with the company. Apparently while showing my home she gave promises that couldn’t be followed through due to work still needing to be done on the home. That potential tenant was furious and placed a negative review online when she found out the home would not be ready for another couple of weeks. John called me and asked if we would speak to that potential tenant about taking the negative review down since I personally knew her fiancé. I did so because it wasn’t John’s fault that his assistant (?) gave misinformation. Shortly after that incident I was issued another person to deal with in the company without any type of communication as to why a replacement was necessary. This new person was not responsive. I had to call/email to inquire about simple things that should be an automatic form of communication (ie. what’s the app/website to see pertinent info about property & how to operate their system to see payments, etc) The other major thing was that in the end I found the tenant to move in but because “they had a potential tenant that could have moved in” (but she didn’t want to after the assistant lied about move-in time) they stole a higher amount ($720) from me instead of charging the lower rate (me finding the tenant; $250). There was no communication here either. I had been in contact with them due to my mortgage due date and expressed I needed the rental payment to help make the mortgage. They also ended up depositing later than the expected date. They took the $720 out of the tenant’s payment without any communication, leaving me with hardly nothing to make a payment. Be careful if considering this company to rent your home.

They were very helpful in referring an agent for us to work with in North Carolina where we had planned to move after retirement. Experiencia negativa: They like to try to illegally evict tenants when they know they can’t collect rent during these times. There’s plenty of other realtors that actually have a moral compass.

My advice to her was to bring her story to your local television news outlet and broadcast your unethical business practices to the state of Illinois. You should be ashamed of yourself.
