Experiencia fantástica: I’ll start this review by acknowledging that I’ve considered Declan and Denitsa close friends for almost 8 years. We often hear that it’s a bad idea to enter into business relationships with people we know well, but this is an example that proves the exception. When it came time to help my mom sell the house where she had been living for 55 years, I was completely confident that they would do a wonderful job of representing us. All the time I’ve known them, Declan and Denitsa have proven to be very warm caring, and responsible, and just great people all around. They are very attentive, resourceful, and well connected. The house was in excellent condition following my mom‘s complete renovation after my dad‘s death in 2020, but here were still lots of details that needed attention in order to present the house at its best. Declan and Denitsa were on top of everything with contractor recommendations for projects like painting the laundry room, landscaping the backyard, and thorough window and interior cleaning. All the work done was high-quality with very reasonable cost. Declan in particular, spent quite a bit of time at the house taking care of small details. When the house went on the market, they were there to answer questions and kept us regularly updated. The house was only on the market for 11 days, which included two weekends. We received five offers, and the highest was $164,000 over our asking price. The buyer had proven assets and escrow closed in under 30 days. I don’t think we could’ve received better representation in this transaction. I heartily recommend Declan Spring and Denitsa Shopova and The Home Factor to you when it’s time to sell or buy a home.

It is one thing to say that you know your market. It is another to have actual proof. Declan can prove to you that he knows his market. Declan was a great manager of the sale of our long time family home. He understood that the home needed some work and was able to make that happen as painlessly as possible. He reviewed the situation and brought us the right contractor. Declan worked with a home remodeling company to estimate the cost of strategic renovations to ensure that our investment in the renovations would make our home attractive to the buyers and more than return our investment. We agreed because we had seen how some homes had lingered in the market when they had not been updated. Not only was the house remodel done professionally, and quickly but his estimate for the return on investment was conservative. We were very happy with the final offer we received on the house and the whole process. His use of social media is impeccable and very direct.
