We were referred to Joe Tumolo through a friend as we were looking to relocate from Massachusetts to Florida. We spoke with Joe over the phone and described what we were looking for and what area of Florida. Joe immediately set us up in MLS so we could review some properties that may be of interest. We met Joe in person when we flew down over Labor Day week in 2023. Right from the start, Joe was able to educate us on Port St. Lucie area and surrounding neighborhoods and town. He spent a few a few days showing us various properties that fit within our budget and the amenities we were looking for, e.g. 55+ Gated Communities. As we viewed each property we were very impressed with his knowledge of the property and the surrounding area. We didn’t buy during this visit, but left to go to Massachusetts with a good sense of where we wanted to relocate. Over the next several months, Joe continued to stay in touch and keep us appraised of any new properties that met our search criteria. Ironically one house came on the market that fit our criteria. Being up in Mass, we asked Joe to do us a favor and take on a ‘Face-Time’ tour of the property. We reviewed the listing and were confident enough that we asked Joe to put in a bid for the house. Unfortunately the bid was not selected as we could not meet the 2 week timeframe to move in. A couple of weeks later, we sold the property in MA and moved to Florida with nowhere to go other than a Hotel and eventually a short term rental. We arrived in Florida on a Sunday and met Joe on a Monday to review the houses that were still for sale that we expressed interest in. Joe spent the whole day taking us through the various houses, in some cases seeing the same house twice in one day. At the end of the day, we agreed on a property and Joe put in our offer which was accepted. We now live in the home and are extremely happy with the purchase.

Joe has a great network of Inspectors and service specialists so that we were well aware of the issues in plenty of time to cancel our contracts. Experiencia fantástica: So there were a few hurdles with this home purchase, solar panels on a roof that needed to be replaced, that were not paid off, as well as a significant bill owed for water/sewer connection, that wasn't disclosed until we were well in the process of purchasing. We were the buyers. The selling agent TRIED to take hard stance about us being responsible for the payoffs. Thankfully, Joe was not going for and getting me the best deal was his priority. We closed with the seller paying 100% of the items. I couldn't be happier with Joe and his commitment to me.

Experiencia fantástica: Joe and his team are absolutely amazing. I have never seen someone work so hard, so fast, so honestly and so efficiently. For every issue we encountered along the way Joe had a solution and I didn't have to do anything, he handled it all. I recommend him 100%, he is definitely my go to for all things real estate in Florida, he is simply the best. Joe returned my initial call immediately, tracked down the other agent that I could not get ahold of and had my offer presented within an hour. Joe provided me with options and advice to ensure that the offer was accepted immediately and he was right on the money. He was able to get an acceptance within hours despite the fact that there were multiple offers on the property already. Joe then followed the process through and took care of everything every step of the way. We had extremely tight deadlines but Joe has an established team that he works with regularly and he was able to get an inspection done in a few short days. The escrow company he recommended was equally proficient, they called me immediately and walked me through the process the second day. We were completely set to go within a day or two of making the offer. And when there were problems identified in the inspection Joe had a list of professional contractors on hand who are trustworthy and they were ready to start work immediately at Joe's request, even with a huge backlog of work in the area. Joe was able to recommend an independent insurance company who was highly experienced in the area and they found a policy the same day. Joe and his team worked after hours to make sure that extremely short deadlines were met but no corners were cut. Joe was very strong in making sure terms were complied with by the other side and he did not pressure me to let things go in order to get a quick sale but instead insisted that we make sure everything was done right so there would be no issues after sale. Where it was warranted he demanded that the other side fix or contribute to fixing existing issues and did not let anything slide. And finally, Joe even contracts with an independent company that assists his customers with utilities and warranties as a courtesy to his customers. I was completely surprised: With one phone call from them I was able to get all of the utilities set up in advance so that they would be on the day we took possession. And the help was free--courtesy of Joe. The level of commitment to excellence is astonishing with Joe. He is organized and prepared and has the teams in place to make the process easy and stress free. For anyone considering buying or selling I would make him my first call.

Experiencia negativa: Questionable ethics, no follow-thru and no accountability. Purchased a home from him and his client. Client promised to take care of 4 repairs. At closing, we found 2 repairs completed and 2 repairs poorly attempted. Without inspecting the issues himself, Joe Tumolo argued with me in the driveway for 15 minutes that a receipt meant the repair was completed regardless of the quality of the repair. He finally went inside the house to find my realtor holding the railing parts that were falling apart in her hands. Joe and his client decided they weren't going to pay for the repairs to be done properly and said my only choice was to walk away from the deal after 45 days of closing (we gave his client an extra 15 days at their request in the beginning). I regret having to deal with Joe Tumolo and would not recommend buying a house from him.
