Experiencia negativa: Phil advertised to us that he is an expert in real estate, negotiation, pricing, etc..when we first met at an open house. With that expectation, we brought him into a new construction deal we found ourselves. The first time I was disappointed was when he disclosed our bottom price to the seller during the price negotiation phase. The price he disclosed is $15k higher than the price we were fighting for, and that puts us in a disadvantageous position in negotiation. He even told the seller that the price he disclosed was the price we wanted......After the sales contract was signed, he mentioned he would do everything to make sure the home was delivered in perfect condition, but he did not do much to fulfill that promise. He does not even remember all the defects we pointed out during the first walk-through. We, as the buyers, are the ones to keep our eyes on the home and make sure the builder fixes everything. We sent so many emails to the lender to make sure all promised incentives were given to us, and Phil did nothing. What is more frustrating is he even persuaded us to accept the home with imperfections during the last walk-through, in front of the construction manager. This entire experience is disappointing and frustrating. This is a money oriented, dishonest and hypocritical person, you need to avoid him.
