Experiencia negativa: I'm not adding details out of fear of retaliation. Myriam and Alan have been great - Shannon has been one of the worst people I've ever worked with. Extremely rude, snarky, and will never accept responsibility or meet halfway when reaching resolution for things wrong with the home. I'm moving out soon, will add details after, again out of fear of retaliation. Calls are being recorded according to the phone calls. I would appreciate if management listened in on some of her calls to hear how she talks to renters. Edit after response from Genuine: I understand this isn't the most productive or efficient way, and this isn't about contractual or payment issues in any regard. This is about living situations and being respected as a person. When you're renting a home and also pay for your monthly fee to be managed by, I expect respect and general timeliness on things. The disorganization and miscare of information is honestly astonishing. All I'm genuinely asking for is that I'm shown care that my requests are responded to and not belittled.

When rent is unpaid or lease obligations are not being met, we do our best to be reasonable and work toward solutions, but we are also required to enforce the terms of the lease fairly and consistently.

Experiencia negativa: I have quite frankly never written a Google review but feel the need to say this after months at my new residence and letting the frustration of this situation blow over. I was rooming at a condo managed by GPM from July 2024-2025. The entire move in process was rushed but i didn’t mind until I arrive to the room itself in absolutely filthy conditions as if it had never been cleaned once by the past tenant. To make matters worse the previous tenant had two cats in the unit unreported that ruined the carpet. I spent a solid week cleaning this place but was extremely distressed by this matter. This was due to the fact that a Carol Estrada at GPM declined my past roommates of an inspection. Now fast forward to approaching my move out. What could have been an easy move out turned into an absolute nightmare. Suddenly I was being charged for carpet cleanings and inspections were being done. GPM was taking money out of my deposit to pay for these cleanings not caused by me or my ESA and trained dog. When I brought up the fact that the previous tenant of the room had two cats I was ignored. To make matters worse, they had the audacity to include Move In inspection pictures of that completely did not match what I walked into when I moved in. And also put cleaning estimates attached to my move out packet as a reason to deduct from my deposit which according to my attorney is ILLEGAL. So I was ultimately blamed for the damage caused by the previous tenant and GPM covered their tracks by falsifying an inspection for “Move In” to mitigate blame from themselves. I would not recommend leasing from a property managed by this company. They are dishonest, unresponsive, and fraudulent. I don’t know how they’re obtaining these 5 star reviews but it’s clear they have serious accountability issues considering every low rating they deny accountability. I have no issues providing screenshots and photos of ALL the proof I’ve accumulated of how disgusting this whole situation was so please don’t bother responding. Everyone involved in this situation has a lack of morale. DO NOT involve yourself with them. I’m only writing this because I wish someone would’ve warned me.

Because this was a roommate replacement rather than a full move-out of the property, the room was accepted in its existing condition under the standard process used for shared housing. In these situations, the house security deposit remains with the property, and full turnover cleaning, repairs, and inspections are generally handled when all tenants vacate, not when one roommate is replaced.

Any charges assessed at move-out were based on the documented condition at the end of the tenancy, not on prior occupancy. A portion of the deposit was deducted for cleaning-related items, and the remaining balance was refunded accordingly.

We understand that your perspective differs from ours, but we do stand by our records and the process followed in this matter. We sincerely wish you the best moving forward.

Experiencia fantástica: I’ve been renting with GPM for the past few years now and I am happy to say that everyone I’ve worked with has been great, especially Bette, Alan and Tori. They are always very responsive to questions and have always tackled my maintenance requests extremely fast. The last place I rented from was trying to raise my rent illegally and now it’s great working with people who know what they’re doing. If you can rent from GPM, you won’t be sorry!

Experiencia negativa: We’ve been renters at a property that was run by Genuine Property Management for the past 6 years, and just moved out in October 2025. We’ve made every payment in-full, and on-time since we moved in back in 2019. We took great care of the place while we lived there and we were always quick to report any maintenance work needed (we own property as well, so as landlords we know how important it is to be on top of any maintenance needs). When the time came to move out, we were given a list of what needed to be done upon inspection, final walkthrough, and return of the keys. We had the place professionally cleaned and during the final walkthrough we were told everything was perfect and there was nothing that needed to be fixed before we returned the keys. Fast forward to January. GPM tried keeping over half of our security deposit and sending list of made-up “damages” in addition to “fees needed for a deep clean” which we had already taken care of. We responded with proof of cleaning receipt and asked for proof of damages (because there weren’t any when we did the final walk through). GPM then proceeded to “negotiate” saying that they’d give us some money back, but that they had to wait for the new renters to move in so that they could use the money from their deposit to pay us (but again, it would not be the full deposit we paid back in 2019). For us, it’s not even about the money at this point. It’s the principle of managing a business and treating tenants ethically and fairly. The worst part is the actual OWNERS are really nice people and I’m sure they have no idea how GPM is actually managing their condo and treating the tenants who occupy it. I totally get hiring a 3rd party to help manage a property, but as a landlord, I would never hire GPM.

Hi Katrina, thank you for taking the time to share your feedback. We’re sorry to hear you felt disappointed with the outcome of your security deposit.

While we can’t discuss the details of any tenancy publicly, we do want to clarify our general process: security deposit funds are not “company revenue” — they are used to cover documented costs needed to return a home to the same level of cleanliness and condition required by the lease, beyond normal wear and tear. When a unit requires professional cleaning or repairs due to move-out condition, deductions may be made and are supported with documentation.

Regarding your concern about cleaning: we understand you hired a cleaner and provided a receipt. A receipt alone, however, doesn’t guarantee the unit meets move-out standards. In this case, the condition left behind required additional professional cleaning to bring the home back to a rent-ready state, and we have photos and documentation to support that.

We did review your dispute request carefully and escalated it to the property owner. The owner approved an additional refund, which we issued. Any further adjustments would require owner approval, and no additional refund was authorized.

We genuinely aim to be fair to both residents and owners, and we take concerns seriously — but we also have a responsibility to apply the lease consistently and protect the homeowner’s property. Experiencia positiva: Property management company was very professional and quick to respond. The only thing I did not like was having to fill out a very detailed application before we could even view the property. We were also required to fill out a pet application with a non refundable fee- again, all before even being able to view the property. The application fees were refundable if we didn’t end up moving forward which I appreciated. Overall, it was a smooth process and Carol was very responsive. I understand wanting serious, acceptable applicants but there should be a simpler “pre-application” to view instead of an entire application process. Maybe this is normal but I have never seen this before.

Experiencia fantástica: I have been renting with Genuine for over 5 years now and I have always had a positive and pleasant experience with the maintenance team. They are always quick to respond and good about getting a repair vendor out to my home within a few days. Most recently I had an emergency repair request on NYE and the maintenance director, Javier, reached out to me immediately and let me know that he was reaching out to vendors to come fix the problem. With it being a holiday, most vendors were not open or available but he managed to find someone. The vendor ended up coming within a couple of hours! Thank you Javier for your prompt response and sense of urgency in getting my repair fixed! It really shows that you care about your tenants and making sure they are comfortable.

Experiencia fantástica: I was so lucky to meet Marcel and work with Genuine Property Management. I was helping my mother manage her home as a rental property. Marcel was an excellent partner in that endeavor. He worked hard for us as the owners and advocated well for the tenants so that everyone felt like they were well cared for. The property had many maintenance issues that were handled quickly, efficiently and successfully. It was not an easy house, but the patience and professionalism of the Genuine Property team was excellent. When my mom passed, Marcel sold the house for us. Because of my experience, I can highly recommend Genuine Property Management.

I came across a property in long Beach on Chestnut ave in the Wrigley are.I made Contact Carol Estrada who works for Genuine Property Management. Carol's attitude and professional manner over the was good. When I let her know about my situation that was going on she came across with compassion and understanding. Experiencia negativa: Don't be fooled by their marketing and sales, they are out for themselves alone. It took more work for me as the property owner to keep Genuine accountable and honest than it would have been to manage the property myself. Working with Shannon was a nightmare, everytime a mistake was made at the owners expense, there was no accountability, remorse or attempt to correct it willingly. Coercing action and service from Genuine was like pulling teeth and their communication over the course of our business is some of the worst I've ever witnessed. My email threads digging for information and updates from Shannon are almost comical. Marcel the owner takes little to no responsibility for his employees when they make mistakes. However the few interactions I had with her were not nearly enough to offset the way this business is run. AVOID AT ALL COSTS. There are MUCH better options out there.

Experiencia fantástica: For the past several years we Pro West Mechanical have been processing HVAC work orders for Genuine Property Management. Joey, Sharee, Myriam and Jose do an excellent job in sending very detailed work orders on exactly what is wrong with the HVAC system. They process the work orders from the tenants in a very timely manner. They also process the work orders in a very timely manner to the owner of the property. It is a pleasure to work with all the staff members, and we look forward to working with Genuine Property Management for many more years. If I was an owner of a rental property I would choose Genuine Property Management to handle my rental property.

Experiencia fantástica: The TL;DR: THEY HELPED ME EVEN WHEN THEY GOT NOTHING OUT OF IT. I called Genuine Property Management because I had been burned repeatedly by other firms. I would inquire at other businesses and the moment other firms figured out that they wouldn't get any money out of me, they went from polite and happy to help to hanging up and offering no advice or guidance for how to remedy my particular needs for management. I had a terrible experience while dealing with other companies who only cared about me as long as they thought they could get something out of me. By random happenstance I saw Genuine a bit lower on my google results than the other firms, and called them hoping that their company name also represented their personal values. Thankfully my hope turned out to be correct! I spoke with a woman named Carol, and she was kind and genuine. Unfortunately they weren't able to take my particular job as I'm looking for short term vacation property management for my condo in Corona del Mar and they specialize in leasing, but despite that, instead of hanging up the moment they learned they wouldn't get money from me, Carol instead helped me think up and come up with some ideas to try and get management for my property that COULD assist with my specific situation! She treated me with respect and honor, and didn't discard me the moment they couldn't couldn't get money out of me, like other places have. I'm extremely grateful for the treat that it was to have such a positive experience, and though I can't utilize their services for my short term vacation property, if I get a property that they CAN service, I will most definitely be looking to them first. Thanks Carol for your stellar, customer first service and treating me like a person rather than just a potential financial lead!

Experiencia fantástica: Found Genuine Property Management (about 6 months ago) and consider the decision to choose them (at that time) for my property management needs one of the best decisions I have ever made. You will not find a better, more reliable, more responsive, and more honest and trustworthy property manager than Catherine. She not only cares about providing great service to her clients, she actually does provide great service to her clients. I can honestly say that the service that she provides to me is A++. I have owned this property for several years now, and this is the first time that I can now say that my property is in good property management hands now. And that is all thanks to them and especially Catherine.

Experiencia negativa: Genuine mishandled a softball property. Poor communication, completely reactive, and treats their individual clients like they don’t matter. In a world flush with commoditized services like property management, you should avoid these people. I left the state and asked them to manage my property. I provided them a renter who is a friend of ours (which they then charged me $250 to “place”) I gave them a beautiful newly renovated home to manage. They literally had to do nothing to take on this property. All they simply had to do was coordinate between a few vendors, like the pool cleaners, the yard maintainers, and the solar company. The property manager, Shannon, failed to close the loop on any of these vendors. Months later, we were getting calls and emails from the vendors saying they were not paid and were threatening to cancel service on our tenant. The only time any traction was gained was when my wife or I personally engaged with the property management company and the vendors. Her lazy engagement with vendors went something like (Step One) Do nothing (Step Two) Wait until vendor emails owner telling them they are delinquent on payment (Step Three) After owner calls, wondering why this is happening, Send an email to the vendor (Step Four) Do nothing else and never follow up with a vendor until the owner calls you angrily again a few weeks later. (Step Five) Point to the email she sent a few weeks ago and say that she has done all she can and throw her hands up and blame it on the vendors…. Zero ownership and zero energy to engage. I don’t think they ever actually even called a vendor. They just sent confusing emails with no follow up. I had to intercede directly more than six times in three months and finally fired them because they were providing no value and making it more difficult to manage the property. Let me put it this way. The reason we left California was because my wife has cancer and I was moving to the East Coast to be closer to family to simplify my life. After we moved, one of the single most complicated and stress inducing parts of our life was working with Genuine Property Management. They provided the exact opposite value they were intended to provide. To make things worse, Shannon never owned up to her failures and continued to blame the vendors. She could not simply provide an email update on the status of ongoing conversations with vendors, nor did she take any proactive measures at all to engage with us. 100% of our interactions were caused by me calling her and asking her why something wasn’t happening. This company’s whole business model is to scoop up free money from easy properties and if your property takes any work at all, they will sit back and do nothing until you eventually fire them.

Rather than go into gross detail in regards to who, what, when, and why our processes failed you, we agreed to cancel services effective immediately so you can move on without any further duress.

We realize that we cannot please all residents and landlords all the time. If we find that we made an error in communication, then we address that with great seriousness. If we feel that our communication was timely and commensurate with the nature of the communication, then we ignore redundancy.

I can say in truth that I'm most certain my company follows industry best practices in all areas ensuring the greatest level of service, value, protection for our residents and landlords.

Experiencia negativa: This place is a disaster. Constant account manager turn over. The landscaping since they have taken over is dreadful. Overwatering the back yard to the point it’s a barren swamp. Very unprofessional. Tried to raise rent twice within the same year. Tell me how you’re in property management and you don’t know that basic law? Marcel the owner has refused my request to talk with him. They kept asking to come in our apartment and check things during a pandemic while my wife was undergoing chemo treatments. Absolutely shameful.

There are always expenses you never saw coming. This is the hardest part, trust. Do you trust the company to not over charge you or take you for a ride. Well this is when Joey and Bette comes in. Experiencia negativa: Absolutely Unreliable! I have no doubts that all the 5-star ratings are their family and friends! It is impossible to have such an incompetent group of people in one space! They just sit behind their desks hoping that problems are going to get solved on their own!! We rented a property from them in 2021, and the house got flooded in March. We moved out to a smaller property as a temporary stay, as we were told that they are going to fix the house in two months. We ended up moving back in September after many many follow-ups and in-person visits! We ended up leaving that property..... As of today (Aug 3rd, 2023), They still owe me the remainder of the security deposit! It is only $100, which is close to nothing, but they have been hoping that I am going to forget about it!... or follow up enough to get tired! My response to your reply: I have been to your office enough to know that this is the "right" Geniuine Property management.... Do you know Rebecca, Shannon, and Catherine? You may have the wrong Genuine Property Management company as there are several of us with the same name as we occasionally get wrongfully accused of others poor practices... We're located in Costa Mesa, CA.

We don't advertise on Craigslist for the simple fact that scammers usually post ghost properties representing them as their own to get the confidential details from applications and for the new applicant to send them the deposit and rent.

We only post on legitimate websites and even have our logo watermarked on all photos to avoid being wrongfully marketed by others.

Sorry to hear of you bad experience with the other company and we wish you better experiences in the future.

Experiencia negativa: Some PM companies are great some are terrible, most are like Genuine and fall short of being good. Giving them one star for some particularly shady practices and poor communication skills. Hey Landlords! Genuine is charging your tenants a Technology Fee of $50 for the privilege of using AppFolio! (AppFolio publishes their fees they charge PM companies and it's minimal. $50 is a scam. This is the only PM company I have ever dealt with that charges for this.) Hey Tenants! If you're a good tenant let your landlord know you will not pay the tech fee to Genuine. And always let you landlord know if you're unhappy with the PM they are using. Our landlord promptly fired Genuine once they were aware of our experience. Hey Genuine! Answer emails! Call people back! Don't pretend to not receive emails, it's unprofessional (and learn about read-receipts before you just lie to people). Your property managers seem to always be unavailable, in meetings, or in 'training sessions'. There just can't be that much continuing education and meetings necessary to maintain daily operations! Also, be courteous when you're on property, introduce yourself, be polite; tenants can affect your retention rate too!

Hi Kevin and thank you for your review, even though it is not the greatest, it's important to voice your opinion of our company.

You are correct, we recently initiated a Technology Fee charge to residents since AppFolio starting charging residents for using eCheck services. AppFolio gave us the option to either have the resident pay a hefty fee for their eCheck service or the management company can opt to pay it on the residents behalf; we opted to pay for it to encourage residents to use this amazing convenient service. The cost to us is thousands of dollars a month.

In addition to eCheck processing fees, our AppFolio subscription fees went from about $35,000 a year to over $50,000, as well as all types of our insurance policies, office rent, fuel & auto allowances, utilities, 24-hour call center, etc. have all increased.

Were' absorbing what we can, however I know our fees are far less than what most management companies to bother resident and landlord and when we must, we must all share in the increased costs so that everyone is participating.

In regard to the landlord that fired us, we are on a month to month basis with all landlords for that exact reason; if they are not delighted with our services they can fire us anytime without a buyout penalty.

Since we have over a dozen Kevin H. residents, I can't inquire as to your complaints regarding lack of communication, disrespect, rudeness, lack of courteousness, or inability to contact us, etc. However, we consider all residents valued clients and treat them as such. As a company, we all strive to be timely, professional, and courteous at all times ~ as we should be. If you caught us at a time when all of our seven team members were out of the office, we again apologies for your frustration.

Regarding training, we do attend seminars and webinars monthly as a team to ensure we're always up to date with the latest tenant/landlord laws, rent control rules, Fair Housing policies, etc. as there is quite a bit of legalities going on that we must be familiar with.

When reviewing applications, we must follow Fair Housing Guidelines which clearly states that the first to qualify is the first approved. Experiencia negativa: The prices are fair, better than most actually. service is decent. Maintenance gets done in timely manner and meets expectations. Where did they fail? They failed to honor their commitments. I specifically chose this company because they offered a moveout inspection. They failed to get me a moveout inspection as I was trying to build my case for the previous tenants who destroyed my property. I hired a property management company to insulate myself from such issues and planned on taking them to court. But Marcel and his team failed to get me the documents I needed and continues to ignore my emails on this topic. DO NOT do business with them. I also had to keep nudging the process along to keep it on track prior to getting my first tenants. Costing me $1000 for the extra week that we fell behind. I will be switching companies soon, but I have too many sunk costs with them right now to quit. I'm not sure how a property management could let an inspection fall through the cracks even though I brought it up numerous times. Very expensive mistake trusting Genuine with documenting property damage. They also grossly undervalued my property. It was suggested to rent for 4,000 dollars even though I have been charging that for las 3 years. While I do not want to gouge anyone, I was certain I could get 4500 for property in Sunset Beach. And I did within 15 days of posting the property. My final complaint was the photos. Really it was "3-D tour" which was done poorly. Photographer left cable wires strewn across floor in photos and did photos on a horrible water day which resulted in poor lighting. This sounds petty but I have a balcony overlooking the bay with huge windows and the beach view are what makes my property so desirable. Krull

Let's set the table first... The prior residents were your friends, that you placed, and destroyed your condo prior to us taking over management. It was vacant for a while before we got there, so you should have had plenty of time and taken plenty of photos to protect your deposit, property, and interests.

Once we got there, we did a property inspection to provide an estimate to bring the place to back to rent-ready condition. We took photos of the damaged areas that needed attention for our vendor estimate. This also could have been used as documentation of the move out condition to base your deposit deductions on. The areas that were not photographed were considered normal wear & tear or no damage.

Regarding lost rent, with every vacancy we provide a Rental Valuation report for the owner to consider. Our valuation came in at $3,800 a month. We suggested because of your nice views, we ask $4,200 a month - then we got you $4,500 a month with a well-qualified resident... So, to be upset that you got more than market value is a good thing.

Jason, since month one you've never been happy with Genuine and send explosive emails loaded with profanity's (that for some reason) our team tolerates; perhaps due to the fact that your emails are few and far between and indicate when you're just in a bad mood - then you disappear like the morning fog only to return after a long slumber.

Never mind the nineteen repair requests your resident is giving us 5 out of 5 stars on every repair survey, which is worth mentioning, but why share a compliment.

Fortunately, every landlord is on a month to month basis with us as we strongly feel that if anyone, for any reason, is not happy with our services, then you should be free to fire us at anytime - and vice versa.

We appreciate all communication that is fair, reasonable, truthful, beneficial, yet not untruthful and vulgar.

Experiencia negativa: Reached out to Genuine Property Management due to the excellent reviews on Google and Yelp. However my brief experience with them was subpar at best. My bf has a property in Fountain Valley that needs management so I reached out to several local property management companies and Marcel Ford responded on behalf of Genuine Property Management. When they talked about the pricing for the unit it was clear that there was no consideration of any other properties in the area (comps) and that his estimated rental valuation took no considerations outside of the square footage. When that was brought up to him he said that it is difficult to make an evaluation without seeing the property. Firstly, I’d like to highlight the fact that several other property management companies have not had any issue doing so without viewing the property, nor did they undervalue the property’s rental potential. Despite this, he was told that he was welcomed to survey the property in person to give a better estimate. He declined and said he wouldn’t go out to any property unless his company managed it. His exact words were: “once you decide on your property manager and if it is us, then I will be happy to view the property. But more importantly what a completely dismissive way to speak to a potential client. In other words what Marcel Ford said during that exchange is: I’m going to undervalue your property, show no interest in your business and if you’re still stupid enough to decide on us then I’ll take the time to give you the bare minimum. Lol no thanks man. Keep it. Time is precious, don’t bother wasting yours contacting this company.

Hello Evelyn and I appreciate your review for your friend William as one should be able to share their frustration.

I am sorry that you and your friend William are distraught from your experience with me... As the owner, a positive client experience is vital as it starts with me to determine in the property owner will be a good fit for our company culture and, it runs throughout the entire management experience. So, I was intrigued to read your review and to reply.

To share my side of the story, William reached out to me to learn more about our services in which we had a good initial email relationship. His questions were brief, pointed and direct which is terrific. I spent over half an hour to research and provide a free rental valuation for his review and understanding on what his 750 SF condo may rent for.

With no comparable properties within one mile for similar SF, I had to guesstimate the value based on condos more than a mile away that were twice the size, in better condition, location, and curb appeal, with amenities and perhaps better schools.

He replied that I am "way off" and that his property can get more than $600 than my guesstimate in which I replied he may be correct, and that we simply market the property at a rate he feels is appropriate, see how the market reacts and adjust accordingly.

(The comparable properties I did find were all nearly twice the size for the same rent as William's, so I adjusted down. I reminded William of the fact that the resident that is willing to pay the most may not be the best applicant.)

After several one sentence directives, he asked that I visit the vacant property to learn more about it - without meeting him. He had no time to meet me, never had a phone call, and a request to spend a couple more hours to prove out a simple rental value, I realized that he does not value my time, opinion, nor service and I'd find myself soon working in circles.

So, I politely stated that I don't have time to drive to vacant properties to validate rental valuations without even meeting a landlord face to face if they are in the area.

Fortunately, my past, current and future landlords will find a start contract from your experience from the service I provide all my new clients.

That was my experience ... I apologize again for any frustration your friend may have experienced, and the tone of emails are easily misconstrued. I believe that great relationships are based on meeting, greeting and at a minimum a phone call (regardless of the planetary location of the owner).

Hi Chitara and thank you for your review as all reviews are worth sharing - good and bad.

To clarify, we did send you showing confirmation to view the property this morning, however you didn't provide a valid form of ID until this afternoon; hence no one was there to open the door.

Safety of our leasing team is extremely important to us, so all potential applicants must follow our protocol or you'll never see the inside of a property we manage.

We did get your drivers license and now have you scheduled to show tomorrow at 12:30PM.

In regards to no one answering the phones, we have a very busy office and occasionally are overwhelmed with call volume, so our automated attendant picks up after three rings, not ideal but we do our best.

In the future, I would recommend following instructions so that we can be as efficient as possible and not spend time replying to false reviews.

Experiencia fantástica: How I wish more companies and businesses would offer the same customer care as Genuine Property. Almost 4 years ago, had to move our parent into a full-time care facility. There was so much to do to clear out and update the old home. We live out of state, it was impossible. Then I met Marcel of Genuine Property. He and his employees took care of everything for us from there on. They still manage the rental. It has all been the most wonderful experience.

Experiencia fantástica: I'm an out-of-State Landord using GPM to manage my residential property in Orange County for going on 4 years now. I wasn't sure what to expect in the beginning but I've been so happy that I found this company. The owner is a super nova of positive energy that you can feel throughout the team. GPM represents and takes care of my property the same as (better than, really) I would. I have not been able to visit the property for several years but I know from regular GPM inspection and maintenance reports exactly how well it looks. GPM also takes the extra effort getting to know the tenants and even the neighbors! (Having good and HAPPY tenants is important to me). GPM has consistently taken a "common sense" approach to maintenance issues; always providing photos, quotes and options as appropriate. Finally, GPM has always, without fail been immediately responsive to any inquiries or questions I have. During these nearly four years, GPM secured three excellent tenants, with never more than one month transition period. I sincerely don't worry about my property with GPM in charge, even from 2000 miles away.

Experiencia negativa: Scheduled an appointment a week in advance, confirmed by text the day of. I drove 30 mins to see the property, and have to call to get a code since they never sent in the first place. That was a bit annoying but fine until there was no key in the lockbox. They asked me if I want to reschedule LOL. If this is how they treat future tenants, imagine how they treat you after they have your money. Don't be fooled by a 'full service' property management company that wastes your time, and can't even keep track of a key.

Good morning Lucas and we very sorry to hear of your time wasted and frustration. If that happened to me - I'd be furious and angry too.

Our process is not to share automatic lockbox codes until the day of for many reasons. The bummer is that a real estate agent accidentally took the key and wasn't able to return it promptly, so that is the source of the missing key. It doesn't happen often, but it human error plays a part in all businesses.

We don't expect you to request another showing and we wish you the best of success if your home hunt.

Experiencia negativa: They are hot to take your call or interest in in a property after that it goes dead they never return your phone call no one ever answers the phone it gets directly to voicemail I’ve tried endlessly to get some answers before I move forward with my application as I see the property i’m interested in an already viewed has over 80 applicants in that’s what it says on the website so before I would move forward to pay the $45 for myself and my husband which is 90 bucks I want to know if the property is still available I don’t feel that’s unreasonable to ask So I tried to get this information 5 phone calls no response 4 text messages 3 emails Finally four days later I get a generic email back my question still not answered I’m very discouraged and stressed because I am looking to move. Update. !! almost 2 months later of this property been on the market it was on the web this morning that it’s off market I don’t know if they finally follow through with one of their applicants one of their 95 applicants or if it had to do with a call to the OC house and commission that’s how they were conducting business or maybe someone actually contacted the original owner and let them know hell unprofessional and irresponsible their service was to the owners property I’ve read so many other reviews on this particular company and when you do have a complaint or a concern the owner will write back A very combative response Though it seems he takes a lot of time to mention all of his employees hobbies and make silly videos when this is serious business relocating to a new home maybe he should spend more time following through with his employees It seems like most complaints or about the same person I’m not even going to mention her name but she is a VP of leasing what a joke all I know about her as she enjoys hiking ... I read another complaint where someone got charged $500 for a lemon tree that died in the property they were leasing so many other complaints of putting up the $90 for the application fee and never hearing back I’d pass this genuine property up as I said at the beginning they are hot to take your call and then dropped the ball and there’s no contact I’ve counted my emails my text and my phone calls even after my initial review on them and it’s approximately 25 times I’ve done everything but send up a smoke signal they don’t respond This is shameful business practice especially when people are looking to relocate and move which is a stressful time Don’t use this company They will blame you for their mistakes , and incomplete services
