Experiencia negativa: Josh was our real estate broker and neglected to tell us of the prior owner’s horrific death. (Evidently not found for days, some of his cats went missing, who knows what they were feeding on?) So imagine the shock & revulsion when my neighbor was the first to inform me yesterday after we’ve lived here just over 2 years. It does explain the cat ruined carpet, the awful smell, and the palpable negative energy. There was also some really gross handicap discrimination when we signed our papers. Just ablistic snide comments stating I’m “required” to call ahead to business notify them that im “different” and requiring of “accommodations.” And that no business should be “required” to make adjustments, people should be more adjustable to them. It was just gross.

Experiencia fantástica: Josh Barnard was exactly who we needed to get our home sold. Fortunately we put our home up for sale at the prime time of early 2022 in May. Unfortunately, we did not meet Josh and his team until months later. In May I decided to go with a very unexperienced realtor that was way in over her head to sell our home. I thought ok well anyone could sell a home in early 2022 during the selling frenzy that we were in and why not give a newbie a break. Well we paid dearly for that mistake. We got an offer in the first few days however it was a contingent deal and the buyers house was not even on the market yet! Our realtor pushed us into this very bad deal. The market changed, the buyers couldn't sell their home and now our realtor went MIA for the whole summer! After that deal fell through we found out that the buyers and their realtor went into a contract with another home while still in contract with us, and so our bad experience got worse. We fired that realtor and got a new realtor! This new realtor was a 1.5% commission realtor and just listed our home on the mls and sat back. So once again I made a terrible mistake. You definitely get what you pay for! I had to host the open houses, I was started to try and find out how I could market the house myself. It was a nightmare. Meanwhile, I'm spending thousands of dollars on rent in our new state and was separated from my family because we couldn't move yet. So I happened to fill out a Dave Ramsey ad about finding vetted realtors in my area. As I was putting my phone down on my table I get a call from one of the suggested realtors! I couldn't believe this, how did he react so fast! I immediately thought this is the type of realtor we need to sell our home. So enter Josh Barnard! During that first phone call Josh was very ambitious and ready to sell our home! I immediately called my husband who was in our new state and told him about Josh. We were both very impressed! Josh came over and explained exactly how he can sell our home and how we can get a sold sign in our front yard! My husband and I were extremely impressed and hired Josh right away! Josh had a lot stacked against him with listing our home and I knew only an experienced realtor who has sold in all different types of markets could sell our home. We desperately needed a realtor that had experience was extremely ethical and who would answer our texts and calls! Josh was always available and would text back immediately. So to recap, we had a pending offer that went bad, days on the market were high, constant shifts in the sale price and the market completely shifted with constant rate hikes. Josh immediately went to work, taking very professional and well done photos. Trust me the photos matter! Josh also had several ads and videos posted and the views on our home exponentially grew day to day! Josh immediately had several viewings in the first week and Danielle hosted many open houses. We had 2 pending offers at the same time, five weeks later! Homes were pending 90days at this point. During the pending offer to sold process, I realized just how much an experienced realtor is needed. Josh knew knowing a buyers realtors reputation and communicating with their mortgage lender is key to a successful closing. During the pending process, Josh's team was also emailing updates to ensure that we will be closing and making sure all financing on the buyers side is still going forward. Any little detail that came up Josh already had dealt with the issues and I basically didn't have to worry about anything.
