Experiencia fantástica: I had struggled both renting and selling my place for months. I wasn’t having luck with either. Within a couple weeks of hiring Ryan I had great renters lined up with a long-term lease. So far it’s been a great experience with good communication! I just want to update this review, after working with them for the last 4 years… still 5 star service ⭐️⭐️⭐️⭐️⭐️ The communication has continued to be great & they have a great team! 10/2023 Final update after working with Copper Vine for 7 years, through growth on their end & additional properties on my end. They have been fantastic!! I couldn’t recommend them more and I’ll work with them again in the future!! 7/2026

Experiencia negativa: PSA & 0/10 do not recommend. When speaking to Carley, I was clear with her that I was interested in a 12 month long term on the rental with intent to stay longterm in our negotiation for a lease. Conveniently this was not in writing. They collected fees, approved our application and sent a 11 month 29 day lease. FYI -bait and switch" tactics include advertising property on certain terms but forcing entirely different, less favorable terms at the time of the transaction. May not be in line with Colorado's Deceptive Pricing Law (HB 25-1090). Not a lawyer so ask one for advice if this happens to you. Carley has agreed to refund our fees. How gracious. PSA: In Colorado when you sign a less than 12 month lease you are depriving yourself of protection from arbitrary non renewal. They can kick you out with less than 30 days notice for no reason needing to be mentioned. If you are a highly qualified applicant- you are are a target of these types of predatory leasing practices. They know that the average person wouldnt even know about the laws or what they were giving up. They'll tell you its to protect the owner, but if they actually planned to renew this wouldnt be an issue at all. Good luck! And remember its a renters market in Denver right now. You are not powerless to these types of property management company policies.

I’ve Been wanting to write this review for a few weeks but haven’t had the chance. I’m out drinking coffee and have time today!!! These folks ghost you if they don’t like you!! Highly discriminative behavior!! My colored family members tried reaching out after an application was submitted and Ryan’s team was so unprofessional that they couldn’t even respond back to them!! Money is their only interest!! People are paying for applications only to get ghosted!! Think about this- RYAN BAESSLER and his team have all your personal information when you apply and then they go silent afterwards!! MONEY MONEY MONEY!! Ryan should rename the company to Money Vine instead!! Be aware that Ryan allegedly deletes bad reviews or he denies knowing you! It has also been mentioned multiple times in other reviews on a different platform that Ryan post fake reviews to boost his ratings!! Gaslighting Champions they are!! Owners and tenants should Read reviews before trying them out, they are a waste of time and money!!!! Don’t put your personal information or hope in the hands of these folks!! They are totally FAITHLESS!!! The only thing they serve is themselves with YOUR MONEY!!! Owners- it’s apparent that this company uses you and your property for their own profit!! OPEN YOUR EYES!!! RYAN BAESSLER in my opinion as well as others, IS A SCAM ARTIST!!! RYAN has to Learn some accountability and integrity!!! Ryan did a fantastic job vetting and managing tenants, keeping up on maintenance items, and was generally a fantastic partner who helped us maintain steady income from the rental. Since I have been a tenant, they have always responded immediately and effectively to every request. They also followed up each time to make sure any issues were taken care of properly. I hear from neighbors who are also renting, and their stories are not so good. Many have told me about serious issues that have gone on for a long time without any response from the owner or their management company. It seems to me that properties these days are too expensive to not take care of them. If I ever rent out a property that I own, Copper Vine Property Management will be the first property management company I look to.

Maintenance requests are followed up on and addressed quickly. Billing is a breeze. I never had an issue that I couldn't get an answer on. I used their preferred cleaning services on move out and it was simple. I received the full deposit back at the end. Highly recommend working with them as a tenant or even a property owner.

Experiencia positiva: PMI was very communicative and responsive once I submitted an application. I found that I received exceptional customer service from everyone I spoke to at PMI. If it was strictly down to interactions ans first hand experiences I would have given them a 5 star rating. The fees they charge however, are another story. $150 "lease origination fee" and a $250 renewal fee if i decide to renew my lease a year from now. $150, sure fine PMI is a business and has to make money too. It would appear that they are not contracted to manage the property during my tenantcy, but to charge $250 in a year because i want to stay there??? That is a very greedy practice and seems rather unnecessary on a self managed property.

Regarding fees, we recognize that costs are always a consideration. Unfortunately, with the overwhelming number of legislative changes in Colorado related to landlord-tenant laws, operational expenses have increased to ensure compliance and protect both tenants and property owners we work with. In addition, the lease origination fee covers administrative costs, lease drafting, and ensuring a smooth move-in process—we hope that experience went well for you. The renewal fee helps cover lease negotiation, market analysis, compliance updates, and the ongoing efforts to maintain a well-managed rental experience.
We do our best to minimize fees while also investing in a knowledgeable and responsive team that provides excellent service. We strive to be transparent about these costs upfront but do appreciate you sharing your perspective.
Experiencia negativa: Reached out regarding executing a tenet of the leasing contract signed by both parties and was treated incredibly unprofessionally by the owner. Context: My family is currently in the homebuying process out of town due to new employment opportunities. An expensive process where a middle class family, such as our own, will need all of it’s financial capabilities to participate in a market dominated by corporations, who view homeownership as a privilege and are privatizing as much housing stock as possible for maximum profit seeking. The contract is very specific on the process needed to reach an agreement on early departure. The lease clearly states that the “landlord/owner”, not the Property Manager nor the Authorized Agent, has the ability to grant a written early release from the agreement if appealed to directly. When attempting to reach the landlord/owner, the property manager repeatedly denied my appeal, gatekept the ability to discuss the matter with the party specified by the lease as having the authority to make this decision, and answered in a rude and unprofessional manner, clearly exhibiting a pattern of prior behavior of treating tenants this way, as they stated “this matter has been addressed several times and beaten to death.” When this is the first contact between the property manager and I regarding anything of this nature. Contradictory statements were made about the property owner’s involvement in the conversation and when asked about it, the Property Manager refused to address or engage with it. There’s a mechanism within the lease (not entirely sure why it’s even in the lease if it will be ignored/inaccessible to the tenant). The tenant attempted to abide by it, yet was rudely and summarily denied doing so by the property manager. This was all while the tenant offered continued occupancy for another 60+ days, continued payment and a forfeited deposit (meaning the financial impact to the actual landlord would be minimized while preparing for another tenant in a hot housing market and ultimately offset by the increased rent). This gives the appearance that the Proprietor of this company only cares about contract enforcement/execution going in one direction. PMI Mile High may be great and responsive to property owners whom business they need, but renters should find elsewhere to engage with.
As the property manager, our role is to uphold the terms of the lease agreement. The discussion was regarding an early termination of your lease, and for some reason, you believed the early termination fee should not apply to you. When we informed you that we would not be waiving the fee, you repeatedly insisted on obtaining the owner's contact information to appeal directly to them.
As the agent for the owner, it is our responsibility to enforce the lease terms, including the lease break fee, which is a standard provision designed to protect the owner from unexpected vacancies and financial loss. Our duty is to act in the owner’s best interest while ensuring that all parties adhere to the contract.
We understand this may not be the outcome you were hoping for, but the lease terms were applied fairly and consistently. If you have any further concerns, we are happy to discuss them.

Experiencia negativa: We were tenants and have never had a good experience with these people. They will harass you when they want something, yet when you have an emergency with the property, they’re no longer in a hurry. They have come out to “fix things” instead of hiring a licensed professional, this has happened several times. I am deeply disappointed by the unprofessionalism I have encountered when dealing with these people. I would give zero stars if I could.

Experiencia negativa: *since I've posted this, several fake reviews have been posted* Pmi mismanaged funds and took unprofessional photos of my home to rent. I had to express 3 times over 2 months that the pictures they posted were not what I was paying for. The poor pictures and the frivolous use of repair money led to over $7800 in losses in a little over 3 months. They get %10 of every maintenance call and there is no limit on how much of the rent money they can use (per their contract). I was never called when maintenance costs were over $800 in a month. They became defensive and incredibly critical of my home when I tried to express what I was concerned about. After all the frustration and continued issues around the management of my money and my home, I had to end the contract early.

First and foremost, we want to express our gratitude for acknowledging the responsiveness and kindness of our PMI team. Providing excellent customer service is our priority, and we regret that your overall experience did not meet your expectations.
We will bear some responsibility for the delay in renting the property but want to clarify it was not due to photography. Our marketing strategy attracted over 85 leads with 15 showings, yet due to issues with the property's condition (bare dirt in the front and backyard, deteriorating fence, torn window screens, property's layout with small rooms, dated washer and dryer to share a few based on feedback from showing), it led to potential prospects looking elsewhere. We acknowledge listing the property before it was ready was a mistake in our eagerness to help you recoup your investment. In addition, we did discount our leasing fee to accommodate the extended leasing period that was experienced as an offer of goodwill.
Regarding maintenance, it's challenging to catch every issue in a recently completed fix-and-flip project. Once tenants moved in, maintenance concerns emerged as they began using the property, leading to 6 separate work orders for minor repairs totaling $775. We promptly addressed these concerns to ensure a positive tenant relationship from the start. Despite our Service Fee allowing a 10% markup, we only applied a total markup of $22 to keep costs as low as possible. We adhered to the guidelines outlined in our management agreement, ensuring that expenditures remained within specified limits without exceeding $500 for any single repair item. Our meticulous accounting ensures transparency and after careful review, we assure you, your money was not mis-managed. We take this responsibility very seriously and confidently stand behind our proven processes.
We regret that the outcome didn't meet your expectations. Terminating management agreements is rare for us, as we consistently exceed expectations. If we could have resolved the initial disagreement, we believe your experience would have mirrored that of many other satisfied clients we work with.

While the owner did handle things at a decent time, Ryan, with PMI has always exceeded expectations. He is always on time and very considerate. As a matter of fact, during COVID, my wife and I both lost our jobs. We were without a job and struggling to pay rent on time. We maintained constant and open communication with Ryan at PMI over the course of a couple of months and he was very sympathetic to our plight. My wife and I both found work eventually and we were able to catch up and maintain steady, on-time payments. PMI was there every step of the way and were caring enough to waive the late fees we had accrued as a congratulatory hug to my family for having caught up and maintained on time rent payments. In such an unpredictable time in our economy, and when things were going south for so many private citizens, Ryan at PMI proved himself to be a real person. One that cares for families and individuals. This company cares.

We were the first applicants out of almost 100 people. we have great credit both me and my fiance high 7 hundreds. it was our dream home and because of a secondary pet application we were skipped not even call or email just ghosted we dont even have pets. they make 85 dollars off each person they made thousands stop wasting peoples time this is not a game to us

We are so sorry you felt the need to give us a one-star review. Our application process is clearly posted on our website and on the application you submitted. Unless an applicant completes their application as indicated, we cannot process the application. We were in communication with you letting you know what was missing from your application, so you had an opportunity to complete the missing pet policy acknowledgement. And then again pulled up your application and shared this information in person to ensure you had access to the email sent to you and knew how to complete the missing component.
We have an obligation to the property owners who have hired us to accept the strongest candidates from the completed applications received and proceed with the applicant who is most likely going to be able to adhere to the terms of our leases.
Here are the details from your application regarding our application processing for your reference:
Submitted Application Processing:
It is the policy of this management company that applications must be complete (completed application, proof of identification, proof of income and Pet screening acknowledgement/approval from all applicants), and all fees paid prior to submission for consideration.
All completed applications are processed on a daily basis (Generally Mon-Fri, excluding Holidays). All approved applications for the same property may be submitted for final decision. An incomplete application will delay the process and may result in another applicant being approved while waiting for additional information/documentation. In cases where we receive more than one application on a property, we will process ALL COMPLETED applications and approve the overall best qualified applicant based on a 3rd party scoring. If an application is approved but not selected, we do hold applications open for 60 days. Applicant may apply their pre-approved application towards any of our other properties within those 60 days WITHOUT having to pay an application fee again. PMI reserves the right to make a selection at any point.
Once we receive a completed application, we expect to have it fully processed and notify applicant of the results generally within 3 business days of receipt. Applicant(s) may be notified by phone, email, or both regarding the status of the application.
We know that the rental market is very competitive and that it can be a stressful process. We do wish you good luck in your rental search.
