Experiencia negativa: PSA. These people are crooked. They had us under contract for a home then had me do repairs on it. Then they terminated the contract, stole my earnest money and my survey I paid for. I found out after the fact they have some lawsuits against them for some real estate scam type of stuff. Ghosted us on the phone as well. We lost about 3500 bucks because of these swindlers.

Very pleased with the contractors and the work they did and the turnaround was great. Best part for me is I never had to go into the office or to the residence to get everything done. I work out of town and Chris made sure everything was taken care of and as stress free as possible for my wife and I. Definitely recommend them if your in the market to buy or sell. Oh and to add to it, this is the same team that helped me when I purchased the home in 2014. Great job team!

Experiencia negativa: I reached out to Mr. Montalvo for a listing he had available for sale. Upon answering he was short on the phone and made it clear the call was an inconvenience at that time. After that, he failed to forward info the home and ignored 3 texts of my follow up's until I called him AGAIN. As a seasoned investor I like to come to the table with multiple ways to acquire a property: traditional and creative. He called me immediately following my interests in moving forward and was quite disturbing. He was short with me, dismissive, followed long awkward silences to my questions. He said I "sound really good on the phone". I decided to take a different route to use an agent. In short, he was also dismissed by Mr. Montalvo, presented different offers which were never presented to his client, and instead declined them directly over the phone. We sent a formal offer (traditional financing, strong borrower, etc) in writing as well. It was ignored, never responded to, even after follow up emails and calls to him. As I write this, there is still no response, not a decline, a counter, anything. The code of ethics with this person is highly questionable. Real estate agents have a fiduciary duty to their clients, which includes acting with honesty, loyalty, and diligence. This means presenting all offers, both written and verbal, to the client (seller) to allow them to make an informed decision. This type of persona cuts corners. Cutting corners will cut you short. So do not cut yourself short by doing business with an unethical realtor.

Experiencia negativa: As a renter @ 3709 South Saxet Dr., Corpus Christi Tx., 78408, Mirabal & associates and Corpus Chris Management, we had very bad experiences. The owner does not fix anything that breaks. As a renter, the HVAC system broke and they charged us for the maintenance bill. After disputing the bill, we got evicted. They took the maintenance fee out of my rent money and they took me to court for not paying my rent in full as per them. At the moment, the gas is turned off by the city due to a gas leak that was fixed 4 months prior to today. The house has foundation and plumbing problems. The room doors inside the house do not have door knobs that I've been requesting for the whole 4 years that we were living there. The shutters do not work properly. The water hose faucet in front of the house does not, so one cannot water the front yard unless you run the water hose from behind the house. Some kitchen cabinets do not close properly. I would reconsider these options if you rent this house. We also had squirrels and other critters living in the attic space due to improperly securing the outside of the house. It's very sad to see a house get very neglected by the owner due to wear and tear of the house.

Experiencia fantástica: I have been renting from Gino and his team since 2021. From the start of signing the lease until now 3 years later all my rental needs have been met. I have never rented from someone who took the time to call me during a hard time to ask about my situation and genuinely find ways to help me and help my family adjust during my hardship. I will forever be thankful to Gino and his team! I am currently still renting from this group, couldn’t ask for a better landlord/realtor.

Experiencia fantástica: Chris Montalvo bought my house and then leased it back to us as we planned and implemented a move to another location. Chris became my landlord for more than five months after this sale/lease back and he was immediately on top of things when we had a repair issue come up. Later when we were leasing a new house, Chris kindly gave a positive reference to our new prospective landlord. I found Chris to be most professional and friendly at all times. I highly recommend doing business with him! Thank you, Chris! :)

Experiencia negativa: Very difficult to get in touch with them or the builder. We bought a new build from them and prior to close we had a list of repairs that were supposed to be addressed and agreed upon. They were not met by time closing came around. We ended up closing since we have the contract that they will be addressed and we have owned the house for about a month and a half now and I still have an impossible time trying to get a hold of the builder David Foster or them to try to get the repairs that were agreed upon taken care of. Lost of the repairs are things that should have already been addressed such as: -missing paint on cabinets -doors not primed and painted over with black paint so they black paint is now peeling off in one thick layer -gaps in back and side door that allow leaking of air and entry of pests -chipped paint on upstairs bathroom and bar room cabinets -underside of all windows in the house are not sealed -no sealing to backsplash of bathroom wall -office barn door does not stay on track -cracking in backsplash grouting in kitchen -bubbling of paint from water build up downstairs in office -bathroom glass door scratched -holes in wood paneling underneath kitchen cabinets -outlets with holes around them outside the house -etc. I would be very cautious in proceeding with them because they are going to be very quick to stop answering once they get what they want As we have been getting things worked out, we have discovered that we had a windstorm certification for entire structure that was most likely falsely signed by the engineer, and the house was not even up to complete windstorm certification code. In discussions with some of our neighbours it sounds like the grading was illegally, raise to where all the water drains off toward their properties. I spoke with the engineer who certified our house on the phone, and he’s flat out. Told me he did not do the inspection himself, but he was told all the proper things read the house. Then when I had Texas Department of insurance come and do their inspection, he lied to them and said he did the inspection himself. Trying to get in touch with them but still no answer.

Experiencia negativa: Whatever you do please do not buy a house that Chris bought, “flipped” and is the agent/broker for. This guy cuts so many corners it is truly unbelievable. I definitely blame myself and my realtor for being so naive and trusting but I just hope no one else has to go through what we’re going through right now. We thought the house we moved into was renovated properly and turn key ready but we were so wrong. Doesn’t care about the well being of the family moving into the home, only about the money. Did the absolute bare minimum just to get it to pass inspection and within a few days in the house we noticed what a whirlwind we were in for. All smoke and mirrors with this guy. Made a huge mistake, please don’t be like me!

So that's probably a blessing in disguise. If this firm manages the upkeep of this small shopping center on Alameda/Airline, the owner needs to find someone better because it is absolutely filthy and it's not even five years old. You can do much better than this.

Experiencia negativa: This has been the worst company to rent a home from. The office staff has been the most unprofessional staff I’ve ever come in contact with. Most of the time they have no idea what is going on & never know how to resolve any issues. What makes it worse, is that you can never even request to speak to office manager or anyone in charge for that matter. You put in work order requests & if YOU don’t follow up you will not hear back from them. They say they are the middle men & maybe they are but they do a REALLY bad job. Oh but they will try to make you pay for repairs, with no proof of what they are blaming your for. I will never rent from them again and that’s because we pay our rent before time every month for over a year. Don’t say I didn’t warn you.

Experiencia negativa: Would like to give zero stars, but it won't let me. On September 21st, I put $1500 down on a house (7434 Oshman) that was listed through James Mirabal. On September 24th, I decided to back out of the deal, which was my right to do. The down payment was given to First Title. it is now October 25th, and James and/or the sellers are refusing to sign the paperwork that will allow me to get my down payment back. So, First Title is unable to release funds to me. My realtor has reached out to James and First Title has reached out to James. No response. I would stay away from these guys. At best, they are incompetent. At worst, plain crooked/spiteful/hateful.

Experiencia negativa: Not Cool #Montalvo / Mostaghasi / Zeba LLC/ Snappy Foods and all the countless of business these people own in South Texas. The heat index in our area is averaging in the 90's - a neighbor has had to live in a rental property for 2+ weeks without a working air conditioner. The rental property is rented by Montalvo but the Texas Realtor Lease Agreement is between the renter and Montalvo's client, Zeba LLC (Mostaghasi ++) - the two elderly ladies are paying $1200 a month and they have been without a working AC unit since approximately August 5, 2020 - Montalvo's office claim no responsibility much less do they offer to reach out to their client on behalf of the renter they secured for their client - Zeba LLC who owns Snappy Foods and Mostaghasi who is the President of Zeba won't return calls or text messages. The lease is so vague on the contact information and these two ladies live on a fixed income. One of the ladies is disabled and due to covid, they don't know what to do. The key players in all this should know the Property Code Statute, shame on you for making these two elderly ladies live without a valuable resource in #SouthTexas, AC! UPDATE: 08/21/2020 15+ days without air conditioning and Mostaghasi’s contractor finally showed up (unannounced & unexpected) but thank God the neighbors AC started working. #NoExcuse

Experiencia negativa: We took a virtual tour of the property and everything was picture perfect but it was all smoke and mirrors. We paid the deposit 1150 we've had the first month's rent another 1150 and we had 30 days left on our contract at our apartment and they had more than 30 days to repair this house and they did do some repairs to the flooring and the plumbing but very minor. Move in with delayed an extra week. We finally got the keys to the house and this is what we walked in to. The roof is loose in the back room as well as a roach infestation. We have a seven-month-old son and this is what they deemed safe and clean. I had to buy a fridge a stove a washer and a dryer plus all the move-in fees we have $5,000 invested in this property to rent it for a year. There is no safety no quality and no integrity with this company. Health department will be reviewing soon because I doubt they will help us out now that we are stuck into a contract ith these horrible people.

Experiencia negativa: Was asked to leave a “real” and honest review. 3 years ago my husband and I were looking into buying a home. At the time we were still only boyfriend and girlfriend and also only 20 and 21. We had looked at a house online and wanted to see it and the realtor on the sign was Gino with Mirabal Montalvo & Associates. I messaged him on Facebook and he agreed to show us the house that evening. The house wasn’t what we were wanting and after the showing he asked if we had a realtor, we did not. He said that he would love to help us find our home and help us with the process. I messaged him questions from time to time and he answered them. He sent us a few homes he thought we might like but after viewing the first home we had already pretty much decided we wanted to build. I began looking into new subdivisions being built in our area and contacted one of the builders. I then told our “realtor” gino. He said that he would contact the builder and that i didnt need to anymore. We met at a subdivision in town so that we could view the model home. Gino brought along his associate Jessica. We were then pawned off from Gino to Jessica. I think Gino thought that we were just two young dumb kids with our heads in the clouds and no real intentions of buying. After the meeting with braselton we only saw Jessica one more time and it was the day we signed our contract to start building. I assume she was only there to make sure she signed and guaranteed her percentage. Our home took 8 months to build. No follow up was done by either realtor. When we closed the woman at the title company said “oh jessica called and apologized and said she wont be able to make it”. My husband looked at me and said “who’s Jessica ?” I laughed and said “our ‘realtor’”. We have been in our house 2 1/2 years now. I think I maybe got one follow up message two years ago from gino. point is, would not recommend. We were not taken seriously and the customer service aspect was greatly lacking.

We were trying to see a listed property and when i finally did get someone they said they would call me right back (imagine my surprise when i never got a call back). .. I called back the next day to try to arrange a showing and the lady could not be bothered to show me the property. I read the 5 star reviews and i must say i have not spoken to anyone that liked this company. They probably paid some company to leave good reviews. Do not do business with these people! The negative reviews are exactly right and have reflected my experience with this company.

Experiencia negativa: We purchased a house from Chris Montalvo with Mirabal Montalvo Associates in February, 2018. The escrowed contract specified a list of repairs that were to be taken care of before closing. The repairs were not completed before closing so an extension was granted to allow us to close on the house and still have the repairs taken care of shortly thereafter. 4 months later, the repairs had not been completed. Chris Montalvo became unresponsive to phone calls, email, and text messages. The morning of 6/13/18, I sent the following text message to Chris. "Chris, I just read through the escrowed contract and it seems clear that you are in default. Please contact me about taking care of the remaining items. I'd rather you and I solve this instead of having to take legal action.” Chris Montalvo responded with the following. "I told you I would send an electrician. You want to threaten me now? Go ahead be my guest. Just make sure I don't have them on retainer. I'll have someone over this afternoon but if you ever threaten me again, it won't end well." An electrician did stop by my house, but was unaware of the problem and therefore didn't have the right equipment to fix it. It wasn’t until a few weeks later that the electrician came to fix the issue. I have since found that the back wall of my garage is a false wall, containing a boarded up office space behind it. I cut a hole in the back wall to see what was back there and noticed that this room had a door before the remodel so that it could be accessed from the outside. The door had been boarded up and new siding had been placed over it. The room does not have a floor and it floods every time it rains. Chris Montalvo claims that he was not aware of this room, yet his framer told me that he was instructed to board it up. This means that Chris is either not being honest with me, or that he is not involved in his projects enough to know that his builders are cutting some major corners. Unfortunately as time goes on we are noticing more and more cover ups and instances of the builders cutting corners in our home. I strongly encourage others to take extreme caution when purchasing a home from Chris Montalvo, especially if it was built by his company, Southern Builders. Experiencia negativa: Proactive until the intial sales contract is signed. All but ghosted afterwards. Three weeks late with signed amendment to initial contract (Still has not happened). Unresponsive and flat out ignored calls from our realtor and title company during the week of closing. Will miss closing date and needlessly burned vacation time due to this company's refusal to communicate.

While building our new home, they were not only available to me at all times, they handled everything for me that I had concerns on during our building process.
