Experiencia fantástica: We are so glad to have engaged John Muirhead to sell my mom’s house. We knew John well for more than a decade, as John and his capable team managed my mom’s and our own properties, when we relocated out of state. We felt we would be in good hands if the same professionalism in managing the properties would carry over to his representing us as the seller’s agent. John expertly guided us through the entire process. We talked about a plan months ahead of listing the place for sale. John was proactive in working with the tenants to vacate the property. He offered his recommendations on what the property needed to be ready for sale, in both a time-efficient and cost-effective manner; to pricing the house appropriately to attract prospective buyers; to negotiating a common and targeted counter-offer, before closing the sale. Of course, we also had the support of John’s capable assistant, Jana, and a team of contractors. We had 8 solid offers in the first few days, over the July 4th weekend, and the house was sold above the asking price. We highly recommend John both as a property manager and as a realtor; he earned our trust that we were working as a team towards shared goals.

Experiencia negativa: Last year, I used WPPM service. I feel very angry with your unprofessional property management service. Today I have time to check back all the proc the Lease Agreement, Move Out Statement, and Jana's Communication. Below all the unprofessional points that they made: 1. In Jana's communication Jana said: "Based on the tenants move in pictures, I believe they left in very good shape". But actually, the property is very dirty, drawers full of debris and dust, walls are dirty, paint has come off, dirty kitchen, and countertop, grass everywhere... like my husband's pictures in the previous email. Did Jana tell lies and didn't Jana check my house? I had left a very CLEAN property to them, and the tenant left DIRTY to us. THAT'S NOT FAIR TO US CAUSE YOUR UNPROFESSIONAL SERVICES 2. In the Lease Agreement. Your company has clearly written below terms. "Why Jana said Unfortunately after 12 months you can't charge tenants for paint, it's considered normal wear and tear". -> did she continue to lie to us? they stay from 5/1/2024 to 6/30/2025 (If a tenant moves after the first year, but in less than two years, and if painting is required, we will charge 60% of the cost of the painting to the outgoing tenant) compared to your agreement below. My husband is painting the house by himself without any money from the tenant.... THAT'S NOT FAIR TO US CAUSE YOUR UNPROFESSIONAL SERVICES "Landlord and Tenant both understand that some things simply wear out in the normal course of use. Carpet wears out as you walk on it, garbage disposals wear out sooner-or-later, and draperies wear out, sooner-orlater. This wearing out is due to "ordinary wear and tear". Landlord and Tenant also understand that some things are clearly beyond "ordinary wear and tear". Broken windows; stains in carpet; dirty carpet; cuts or tears in vinyl floors; scratches on hardwood floors; stained, dirty, or torn draperies; damaged blinds; dirty or greasy appliances; dirty or scratched, or tobacco stained walls/wood-work; nail holes or other holes, dings, scratches or marks on walls, doors, cabinetry, or trim, caused by the lessee, are not the result of "ordinary wear and tear". And to this, we, the undersigned, hereby agree." 3. In Move Out Statement: fill wrong my address on the move out statement. what if they SUE us when we are living in OUR HOUSE. There is a cleaning part in the statement Should we call a cleaning service and give them or you a cleaning quote THAT'S NOT FAIR TO US CAUSE YOUR UNPROFESSIONAL SERVICES 4. Jana informed the move out day 6/30/2025 before 2 days so we didn't have much time to get back to the property and check it properly. 5. Jana didn't come and check your property before and after, only see in the pictures... and listen to oneside story. so she didn't agree to charge the tenants for the dirty. I don't recommend their service

They have, without doubt, been worth every penny of their monthly fee. My rental is a bit older and Westpoint has overseen electrical problems, fence/gate replacement, and appliance repairs. Their staff is quick to return calls and email and they are always courteous and seem concerned about me and my tenants. The rental they manage for me is the only one I have. I'm not a big property owner but they make me feel like I'm their most important client anyway. When something needs attention at my property, I used to stress about it but West Point has alleviated all that. It's nice to work with a company that always comes through when you need them!

Experiencia fantástica: I have a number of houses in various locations so have several property managers, based on area. Hands down, West Point Property Management has been the best company! They have several excellent policies which differ from other property managers. (I have had a number of property managers over 25 years). 1. They charge a flat rate fee to manage the house instead of a percentage. 2.They don't hold the security deposits, you do (so you can earn interest). 3. They don't keep a buffer of funds which means that every expense has to be approved by you first and then paid by you. This is truly what sets them apart from other managers. This is especially beneficial because you have more control over what is being done on your house! For instance, say your tenant reports a clogged drain. The average property manager will send someone out to unclog it, regardless of the time or day of the week but don't take note that this may be the 3rd call for the same service in 4 months. West Point differs in that they tell you about the problem when it happens so you have more control over how you want to proceed. You can do a temporary fix or evaluate the problem more fully and perhaps choose to replace the corroded pipes or install a new garbage disposal and avoid another service call in the near future. While this method is a little more hands on by the owner, it is extremely transparent and what happens to the house is completely in your control. The staff is very professional and responds quickly and accurately to any requests or questions. They do periodic inspections to ensure your house is in the condition you want for it.

John Muirhead and his team of very friendly and competent associates were great with their response to any tenants’ issue and resolved it immediately with barely any involvement with us, aside from getting our approval on costs, which were always very reasonable. In the over 8 years we dealt with John, our monthly rate for the management service never went up one cent!. We were so satisfied with our relationship during that time that when we decided this year to sell our rental property, John Muirhead was the person we called about listing our house for sale. And are we SO glad we did. Unlike any typical realtor who disappears after they get the listing, he immediately started coordinating any and all repairs, upgrades and anything else needed to get the house ready to sell. He constantly kept costs in mind and reassured us that every penny spent would result in a better selling price. And he was SO right. Would you believe our house had an offer the day after he listed it? Not only an offer but one for several thousand above the asking price!! Experiencia negativa: The worst property management I have ever dealt with. Unprofessional, liars and they just love their tenants. If you are an owner do not even go close to this company. They charge you for repairs three times more than norm and not trustworthy.
