Experiencia fantástica: Overall, me and my wife were treated really well by JR. He got a bunch of free furniture for me and my wife and then when my wife was having medical problems, he cleaned the house and then also got somebody to move into it which basically saved me. I absolutely thank JR for everything he’s done and this company.

Experiencia negativa: We hired Capital City Property Management on short notice after our previous manager had a medical emergency and closed his business. Unfortunately, despite an initially attractive management fee, our experience was consistently negative. Communication and transparency were major issues. Monthly statements were often late or not provided at all, and when we did receive them, many charges were unclear or questionable. It was difficult to verify whether owner distributions were accurate, as payments were also frequently delayed. We were especially concerned about maintenance practices. Many services appeared to be handled in-house at what felt like excessive cost, and we were charged for items that did not always seem justified. Overall, it felt like fees were being added aggressively on the back end. Interactions with JR were also challenging. When we asked reasonable questions, responses could be defensive or unprofessional, which made communication uncomfortable. Attempts to escalate concerns were unsuccessful. Since switching property managers, the difference has been significant in terms of transparency, professionalism, and cost control. I would strongly encourage others to thoroughly vet this company before signing a contract.

Experiencia negativa: my husband just got off the phone with JR Hinchey, the landlord of the home that I was renting and I am 19 years old high risk pregnancy and I had a family emergency in the state of Florida which I was unable to return back to the home, my husband told him that rent would not be a problem that rent was going to be paid, but the electric and the gas and everything else was going to be shut off because nobody was going to be in the house which is fine, which is the decision that I made absolutely do not recommend this property management place. This is how your landlord will talk to you.

Experiencia negativa: i’m a new renter i had no smoke detectors or carbon monoxide in home and a mailbox that was heavily damaged and no heat i have complained multiple times about issues called the after hours # and was only to be told by JR that all i’ve done is complain since living in the house not only doi still have no heat i called him out only to be lied too about hvac coming out to fix the heat issue and to be told not to call him a lier very poor and impersonable unprofessional as a landlord do not rent off this company learned from expierence

I pay my rent faithfully on time and there is no maintenance. JR is Very rude and shouldn’t be a manager .

No matter how good of a job you have, clean record etc. They have reached out to me TWICE about a home I inquired about renting, even set up a date to view. The day before the SCHEDULED viewing they text me saying I’m denied when the week before they told me they like to give people chances and even set up a time to visit the property. Very sketchy, disorganized company. Waste of time and application fees!

Experiencia negativa: We chose Capital City as our property managers for 8 units before reading all the negative reviews. JR and Neil run a shady business and up expensive charges for maintenance when cheaper rates could easily be found elsewhere. They are extremely rude and have terrible interpersonal skills. I wish my partners and I could rate them lower. AVOID these guys at all cost!!! JR just called me and wanted me to retract this comment, claiming that our apartment is trash.

Experiencia negativa: I take care of an older lady and she has an ant problem that we reported a month ago, its just getn worse each day. I cant do anything but continue to tell her to report or tell her family members to report it!!

Experiencia negativa: They sold my lease to another company instead of fixing the issues. I had to put in multiple service requests to fix my flooding basement of sewer water. Right before they sold the property they just closed out all the work orders for the property and now I have to start the process all over again because these people cant be bothered to give the new owner the maintenance requests. Just a freaking joke. I would love for the same thing to happen to these "property managers" of coarse they still wouldn't fix it...

Experiencia negativa: Our apartment complex is being condemned and CCPM have been saying there is nothing to worry about for months! We didn't learn how far in the process the condemnation was until we received a letter from CWLP last week stating the water and shared electric was $126,000 past due and it would all be shut off on May 1st. We called the City of Springfield and they informed us that they have been working on this case for months because the complex has NUMEROUS CITATIONS and that they were unsure why this information was not being shared with us. Texts we received from JR stating they "have handled all the issues the city had requested of us" and one text specifically states: "Good afternoon, tenants! This is just a follow-up text regarding the flyer that was posted on your door earlier this week. The flyers were posted by Fifth Street Rennaissance who aids in homelessness prevention. They were merely there to get tenant information just in case the complex does close down upon condemnation. At this time there is no condemnation taking place so as I had previously stated there is nothing to worry about. If and when anything happens we will be sure to reach out to every tenant to make them aware of anything that they need to know. Please STOP worrying until there is actually something to worry about." I'm normally don't like leaving these types of reviews, but today CCPM had the AUDACITY to leave the following voicemail: "By now, I'm sure you are aware you will need to move soon - we were calling to see if you would be interested in any of our other properties". Their lack of transparency has thrown our lives into absolute chaos, and they expect me to want to rent from them again? Renters beware. So many people still live in our complex and are now in crisis trying to find a place to live and cover the costs of moving. I understand they are not the owners and I don't blame them for the property condition - they've only been managing the property since June 2023, and it was already going downhill before then - but they ACTIVELY TOLD US THERE WAS NOTHING TO WORRY ABOUT (via texts signed JR Hinchey) and now THE TENNANTS are the ones suffering the consequences.

What I appreciate the most are the relationships I've been able to build with the staff. They've listened to me and allowed my input to help create the experience I want for my residents. I appreicate they've given me such a voice in the operations of my properties. Property management is a demanding job and team work is a essential for success. I feel like they include me as part of their team when I have thoughts and concerns. That has allowed us to create good experiences for the residents and achieve my operational goals as an investor.

Experiencia negativa: Company took a nose dive in 2022. Missing & late owner disbursements, lack of communication, missing monthly owners statements from online portal. They hired my tenant to be their managing broker and then let that person break the lease with no financial penalty; just to name a few of the issues. I fired them.

Experiencia negativa: We used this company to list and rent a house for us. We have been renting multiple properties since 2008 and have never had the issues with our other property managers. It was one of the worst experiences we have had with a property management companies. monthly statements were inaccurate, poor communication, and renters. Even the renters complained of slow service.

In addition, I was able to reach the property manager after hours for an emergency, it was super short notice and he made me top priority and resolved my issue in less than 1 hour. Experiencia negativa: We came to Illinois to be in transition from another state and got introduced to capital city realities through a website I saw. We are automatically approved for the home cause the guy said it will give us a chance to build our credit. The first day moving in we got threatened by the guy who showed us the home that we didn’t get the place and we needed to move immediately. Days later we noticed that the bills were right and he told us to put it in cwlp not ameren and denied this. Complained immediately of the garage Falling on my husband and was told it wasn’t their problem and we had to fix it ourselves and it wasn’t included in the rent and we couldn’t use the garage. Then we noticed a lot of mold in the room where our children played and had to move them out. There was major leakage in the basement called capital city and they told us they couldn’t control the rain and it wasn’t their problem. As the mold got worse and we complained we continued to get our work orders ignored. They told us we weren’t a priority. We finally spoke to John the owner and he agreed on fixing what we needed fixed and capital city told him to not bother. It was all our fault. The guy who shows there houses knowing they are going to court for mold in this house at 304 s Paul street will blame the renters for everything and not fix a thing. We were threatened but begged to pay rent and even when paying the rent on time as we did at first we never got the house maintenance fixed. This is the worst people I’ve ever dealt with. My advice is find a better company cause they only want money. I have photo proof of our experiences and videos. They are rude and very unprofessional. The guy who shows these homes is bad mouthing us so we can’t move into another home. He has continued to send fake servers to harrass us and continues to threaten us.

Experiencia negativa: I rented from them and the experience was good until, they kept changing property mangers. The building went down to filth. No one ever came to fix anything or clean. The worst thing is JR, and his mouth is Flippy. Very Flippy!!!!

Experiencia fantástica: I'm honestly really surprised at some of these reviews, because my experience has not been like that AT ALL. They have all been really kind and professional with me. JR even answered after hours because he was there once, and when I tried to apologize, told me that he worked for the tenants and it was never a bother. My complex had been under some bad management, but shortly after they took over - the grass was mowed, exterminators were scheduled, and broken gutters were taken care of. Even during the switch process, Capital City was what I thought was generous with the grace period to pay rent. I would not hesitate to rent from this company again.

Experiencia negativa: This company is corrupt and unprofessional. They are professional thieves. JR is horrible he will tell your tenants to go to the city and report you when capital city is collecting the money and not doing the repairs or maintenance. They don't inspect your property as they should as a property management company. They will charge you and say they are but when the tenants move out you will see he never inspected the property at all. I had several properties they managed and after the tenants moved out it was almost a total gut to get them back in living condition. JR will collect money and lie on the tenants and say he didn't get it or he need to do repairs. Stay away from this company! So it will be zero stars for me.

Experiencia negativa: If I could give this company zero stars I would. My mom is a tenant in a property that they recently acquired. Originally we thought it would be a great place for her as she is older and disabled and the property has features that cater to the older population things were good until Capital City management took over the staff is completely rude and unprofessional the one most guilty of this is the manager JR. He called my mother about unpaid rent however it was in error as her part was paid and it was that of section 8 that was missing. My mother attempted to explain it to him and he was not only rude but wouldn't let her talk stating that "she had better figure it out or he will have her put out" there were other threats to call the police on her and if this wasn't bad enough the way he spoke to her and the profanity they he used was beyond unprofessional, as she tried to explain that she has all her receipts he continued to yell at her and be completely rude and unprofessional, she became overwhelmed and told him to contact section 8. He then told her she is the one that needs a place to stay that she needs to contact section 8 and figure out where their money is. My mother again overwhelmed with his yelling became upset and panic and has breathing issues and is on oxygen she became so upset she was having a hard time breathing, she told him call section 8 and hung the phone. He continued to call her back to back. I told her I would call and get things situated since I am the one who took her to make the payments and take the payments on her behalf. I called because she was hysterical thinking she will be put out. As soon as he answered he was unprofessional told me his name and but I went on to attempt to explain things to him and come to a conclusion, however he was more than rude being down right nasty stating "it was none of my muther******* business saying you people are idiots and he does have to deal with idiots and he would call the police and have her put out cause he can. I told him what he is doing is harassment constantly calling her and upsetting her. He however did not care stating that we need to figure out when they will have the rest of their money. I was upset and could not believe this was happening and one human could treat or speak to someone let alone a elderly woman in the manner in which he spoke and conducted himself. I did contact non emergency police to see our options. I remain speechless at the unprofessionalism and the utter disrespect. He should not be in a field where he works with the public. JR is a disrespectful bully.

Please do NOT hire Capital City Property Management! They are absolutely corrupt and unethical in every way that they run their business. I have been overcharged and lied to countless times, and now these scammers are downright holding monies owed to me. They will put misleading charges or overpayments on your statements. And you will never get your money back! I can't even begin to remember how often I've been lied to concerning my tenants and the monies owed. Plus, they are being so unethical with their fake reviews. Please, do yourself a favor and NEVER hire or rent from Capital City Property Management. And trust me, The Better Business Bureau and the General's Office of the State of Illinois will be investigating Capital City Property Management LLC! He does all he can to help the tenants and knows how to get things done and has helped me with any questions or concerns before moving in. He is the glue to keeping things going and are lucky to have him as an employee and I am happy to have him as a contact for any emergencies or additional questions I have. This company has been one of the best I have rented from. This apartment is safe for my two year old and I. Updated units look fantastic, and I am so thankful to have the maintenance we have. They work extremely hard to meet the needs of the tenants. They have gone beyond to make sure anything I need is done within a timely manner. Thank you guys for everything!

I have been very happy with that decision, and the team at CCPM has exceeded my expectations. They take care of issues promptly, and communication has been stellar. It’s given me the confidence to look for more more properties to add to my portfolio, knowing they will be well taken care of!

Phone is never answered, messages never returned, emails ignored, etc. They will gladly take your application fee though, but if you aren't approved they won't tell you. They way they do business is to simply ignore the potential customer until they stop calling. Pay no attention to the 5 star reviews, most are from new accounts with zero other reviews. Which is a telltale sign of a fake account, clearly the owner and/or employees spend their time falsifying this rating.

Thinking that it's fine to move someone in a unit when it's dirty and needs repairs. There was move then enough time to get all the things done, shouldn't have to ask to have the unit cleaned before I moved in pure laziness. Rude customer service. Should've know better when it took forever to see the unit in the first place. Anyone looking for a new place to live needs to avoid this company altogether.

Experiencia negativa: I used this management company to find a renter for my house in Springfield. They did not find me a tenant in three months and refused to show the property to a prospective tenant I found because they wouldn’t do their job and find a renter for my place. They charged me thousands of dollars without ever providing me the details of what and why I was being invoiced and charged. I asked them for printouts or itemized statements numerous times. They would just send me an email with a total amount with no explanation and threaten to get their “legal team” on me if I did not comply to their demands. They agreed to part ways with me in good standing and I found my own renter, then they changed their tone and started threatening me again. I fired them for not doing their duties and how they were treating me and because I was having financial issues from all the money they demanded me pay without proper invoice with no tenant still found. Originally they said I had a zero balance when we were parting ways. Then suddenly, weeks later I get another blank invoice with total only for over $1,000 with then demanding more money again. If I do not pay they will send their legal team on me they say! I had my family go and pick up my keys and they called the police on him and said he was bothering them even though I told them I was having the keys picked up. I had to hire a locksmith to change the locks on my own house to protect myself from these people. The owner bragged to me that her son is a deputy and can get done whatever she needs too. I really think I got mixed up with some bad people here, but lesson learned and I hope it doesnt happen to you! The other lady’s husband is the maintenance guy and just some shady shenanigans going on from what I have gathered and experienced. These people are beyond shady and I wish someone warned me before I chose to do any sort of business with them. Stay clear of these people!

Experiencia negativa: I have been in the rental business for 30 plus years,always managed my own property,gave capital city a chance to manage, mainly because I know one of the investors with them, what a mistake, I have caught them in lies,told me they had a unit completed,and was going to show it to rent,find out they had a employee staying there watching another employees child,rent free ,blow up mattress on floor, clothes laying around,work was not completed, charged for things not done,excessive charges,can't get keys back,list is to long,had to get lawyer, STAY AWAY FROM THIS COMPANY MOST UNPROFESSIONAL COMPANY I HAVE EVER DEALT WITH !

Experiencia negativa: I am an owner. My experience with this company was not good. Customer service, managment, and communication was an issue. We notified them a month in advance to discontinue services but when we went there to pick up the key, staffer told that Owner never notified them so nothing was ready so we had to extend contract. We had to remind them and follow up with them several time before security deposit was returned. In my experience, their charges were high to fix something than licensed handy man plus I was paying managment fees. Both of us are working and because of communication issues, it was a struggle to do follow up. Few times, they didn’t take our permission to fix something above $100 per contract then I had to call after getting statement that it should not be repeated. I would not recommend this company.

Experiencia negativa: These reviews should tell you what type of people are running this company. A bunch of liars and thefts every good rating they have are clearly faked. My experience was bad from the beginning but I overlooked it because I loved the house. From day one my fridge never worked properly I had to use my mini fridge and deep freezer for 4 months before the problem was fixed and then they just dropped the new fridge in front of my house with a business card telling me to call them. You can try calling them and all you will receive is the voicemail. Pretty much once they take your money they don't care what happens to you. Anyone trying to rent here please reconsider.

They told all their friends and family to leave a 5 star rating to make their company look good. They send out an AUTOMATED message thanking you and to tell you to call them for any problems, any time I call I get voicemail and NEVER get a call back. A SCAM OF A COMPANY

Experiencia negativa: Be advised they will take $35 of your hard earned money in a “application fee” and you will never hear from them afterwards such a scam I understand being denied for whatever reason but they don’t even have the decency to call or email their reasoning. Don’t waste your time or money! Fortunately we found a place in the same neighborhood for the same price and bigger!
