Experiencia fantástica: I have been renting from them for about 2 years now. Since the day I submitted my application, I’ve had nothing but a great experience. I’ve rented from a few different rental companies and there’s just no comparison. Any maintenance issues are dealt with immediately. I did also get very lucky that it seems the owner of this house is super awesome too and doesn’t decline anything that is recommended for this house like the new AC unit and when the front yard rocks needed to be refilled. I’d recommend renting from them to anyone!

Experiencia negativa: Sadly, Google doesn't have a zero or a negative star to rate this company with. Their intake process was pure trash and I dreaded emailing or calling Karen Whall, she was not only difficult to deal with but very vague about all updates or instructions. Going from them to Rely Real Estate was like night and day. The price is half of their fee and Rely doesn't get paid if your property doesn't have a tenant. John at Rely Real estate was amazing. They had my property for a full 6 months with no progress at all. I was starting to suspect that I was getting scammed, but I guess thats how they do business. I would not take the time to write this review but I really believe that no one should be treated like I was by a property management company. Please heed my words and don't put yourself in jeopardy with a major decision involving your home by hiring these people.
Experiencia fantástica: I have been working with Kim Gentz, and although I haven’t rented from you yet, I wanted to take a moment to compliment the outstanding experience I’ve had so far. Her responsiveness, kindness, and overall communication have truly stood out. After a previous negative experience with Home Ladder due to a lack of pretty much any communication. it has been incredibly refreshing to work with someone as attentive and professional as Kim. The level of care she puts into her work is clear, and it has made a lasting impression. She absolutely deserves recognition for the exceptional service she provides. This seems like a personable and great company to work with.
Experiencia negativa: If you're a homeowner, please get another company! People here are not friendly and certainly not reliable. They've cancelled multiple "manditory" walk-thru's. They are very unorganized and apparently forget when they've already done something! And when I asked for them to reach out to the actual homeowner they refused. They will talk over you and disregard. Their character (Kim) will definitely stoop to a non-professional level rather than rise above. For the sake of your renters - please find another company! Valentine is NOT user-friendly! They act like they own the unit when in fact they do NOT! They REFUSE to reach out to the homeowner (Bryan Yanes) on my behalf, to ask if he would be so kind as to PREVENT MOULD by cleaning the ducts. They said NO! Bryan, be responsible, protect your investment and the people paying for it! Fun fact: Interesting to see Kim's name pop up in other not-so-good reviews. Coincidence? Or common denominator? Buh-bye Kim!!! UPDATE: now they're harassing my husband because they want this review removed! Wow!

Experiencia fantástica: We’ve been renting with valentine for about 6 years now. We’ve had a few hiccups along the way, but for the most part, we are extremely happy with them. Paying rent online is extremely convenient! Any time we have any Maitenance issues, Amanda has them fixed immediately. She’s very responsive and professional and has made our experience as renters stress free!

Experiencia fantástica: We have worked with eight different management companies for our rental properties across four countries during the past 20 years. Valentine Property Managers – and Karen in particular – would rank as among the best managers we have had. Our 3 years with Valentine’s have been great. Proactive, attentive to our needs and those of our tenants and pleasant to deal with. The office team and maintenance teams have also been top-notch. We would highly recommend.
Experiencia fantástica: Rented from them for a year. Only moved because i bought or would've stayed longer. Move in was easy and had no major problems throughout the lease. AC went out in summer and they got it fixed within the day. Property was a little rougher in person than the pictures made it seem, but I only looked at it online, so party my fault, but they were minor issues. Expected more of a hassle on move out from the reviews, but I think the property was left in the condition i got it in and the process ended up being easy. I did have to pay to clean the carpets but full deposit was given back within 2 weeks. Hate renting but the overall experience was good with Valentine.
Experiencia negativa: Homeowners and Renters Beware!!! Extremely disappointing experience with this property management company. We never met anyone from the company, not even on move in day. We were given only one key in a lockbox, which was never removed and stayed on the property the entire six months we lived there. The carpets were full of dog hair when we moved in even though we do not have a dog. We were told the previous tenants skipped out on rent, which strongly suggests the carpets were never cleaned. Despite this, we were charged $240 for 2 bedrooms, a hallway and stairs for carpet cleaning when we moved out. Kim was consistently condescending and rude. The homeowner was the only person who ever came to the property or handled repairs (homeowner was very kind, wish they took Kim out of the picture and saved themselves the money) Our move in checklist noted multiple dirty and broken items and we never received follow up. We were told to submit service requests in the portal, which we did, but only received responses after repeated emails. We were not given basic information upon move in, including the pool code, garbage and recycling days, which bins were ours, or which mailbox belonged to us. It took over three weeks of emailing in the Arizona July heat to finally get the pool code. Do not use this company. Choose a property manager who actually communicates, cares, and is professional.

Experiencia fantástica: This place is amazing. We moved to Arizona from Nevada so we had to do everything via online/phone. Everyone was beyond helpful and kind. We’ve had a few work orders put in and they are very quick to respond and get someone out here. I’ve rented all my life and have to say that this is hands down the best company I’ve ever rented through. Kudos to all of the staff! You have all been so kind, it really makes a difference!
Experiencia negativa: Much more to come in future reviews depending on if Valentine chooses to do the right thing, or continues to present themselves unprofessionally, as evidenced by 1 miserable year of having to work with them. Today is 7/21/25. We vacated our lease on 6/30/25 (AZ law gives 14 days to return deposits). As expected, they still have not refunded any of our $4000 deposit on a property we leased for 3k/mo. We had nothing but issues from week 1, (After Valentine receiving nearly 10k for total move in cost) and many problems that Valentine Property Mgmt refused to remedy correctly, including pests, sewage leaks, misrepresented contract and amenities, and much more. If/When the refund of the $4000 deposit doesn't arrive, and their continued practice of not communicating plays out by end of week, I'll provide in depth reviews and links to pictures, phone conversations, and texts, to warn others to stay away from Valentine Property Mgmt at all cost. We've worked with many property mgmt companies over the past 30yrs as owners and tenants, when traveling, and Valentine have been, by far, has been the worst experience in any state. More to come. Possibly involving media. This is how bad our experience has been for our family. *1 week update Still nothing from Valentine. When I asked them to please advise about what is happening with my deposit return, they emailed, "We sent it. You have to take it up with the post office." - Which I did immediately. USPS has no evidence of this 'missing' piece of mail, and interestingly said, "This is a common practice of property management companies so they can get out of returning deposits." It's rather sad that this is so common that mail carriers understand the underhanded tactic. I've contacted Valentine again for their response/reply... Nothing. Now we escalate the situation. More BS to be revealed. Stay tuned. Lol. Stay away from this company. Very unethical and shady.
Experiencia fantástica: I was a property owner and I was very hesistant at first on whether I as going to rent my house or sell it. I had many people tell me the renting business is very annoying since you have to manage anything that breaks. Thanks to Karen and the Valentine team, I barely had to lift a finger. She took care of everything that ever popped up and let me know promptly. I was overseas for 4 years and stress free about my property back home. I highly recommend them as your property managers. If I end up leaving again, I know who I'm calling to manage my property again :)

Two years later, I couldn’t be more impressed with their professionalism and responsiveness. Working with Valentine has been an excellent experience, and I’m grateful for the referral! Our manager, Karen, has been amazing, ensuring my property is well-maintained and tenants are happy. She has handled everything—from tenant screening to maintenance requests—with such care and attention to detail, making the process seamless for me as an owner. Experiencia fantástica: As a first-time renter, I've heard slews of horror stories regarding property management companies and I'm pleased to say that Valentine's has eschewed every single one. Phones are answered, services provided, maintenance issues addressed, and Karen Whall was nothing short of a complete angel to work with during our resigning of the lease. Emily Coleman and Lacey also have taken excellent care of us this past year. I genuinely felt cared for and respected as a person. They communicate in a timely fashion with compassion and friendliness, and I'm grateful to be renting from them for another year.
Experiencia negativa: Me and my family were tenants in a house managed by valentine for several years. In the first few years they were great, respectful, and did whatever it took to take care of us. Upon moving and deciding a different area for my family was suitable things changed slightly with how professional things were handled. Some questions were left unanswered and the attitude of Kim was very poor on several occasions. Failed to mention that if we move out the beginning of the month we can apply for a rebate so we lost out on two weeks of possible back rent owed. Discussed with the owner things wrong with the house and was told it’s ok, we wouldn’t be charged yet valentine management charged every fee they could. Also spent 3 days cleaning the house we left and did a great job, yet was still charged an additional cleaning fee. Looking through the paperwork, they nickel and dimed as much as they could to give back as little of the deposit we put down. We will not be using valentine in any future engagements. Poor communication and slightly unprofessional. Owner of the house is a great respectful guy I will add and was very professional every time we engaged with him.

Experiencia negativa: Was reading through website and apparently ValentinePropertyManagement believes it is legal to ask potential tenants if they have ever been arrested. Isn't that illegal? From their website: "Basically what this means is this: .... It now falls upon the landlord to determine if an applicant would pose a demonstrable risk to resident safety and/or property. Relying solely on a tenant background check is no longer an option. A landlord should now consider how long ago the crime occurred, the situation surrounding the arrest or conviction, whether the crime will in some way inhibit the person’s ability to be a good tenant and whether the person has received a form of treatment or some sort of rehabilitation. What you can ask for though, is evidence of treatment in the form of a certificate or history from a previous landlord or letters of support from friends or coworkers."

From viewing the property to the application process, approval, leasing and move in, everything was so well organized and easy. The staff is wonderful and so sweet and Emily is the absolute best. Always answers your calls and texts and has the answer and if not, she'll get it for you. The property is great and the maintenance has been minor but the maintenance team has also been wonderful. We've been here two months and so far are very happy. Highly recommend VPM! Thank you all for helping us find a new home. ❤️

Experiencia negativa: Don’t rent from a property managed by Valentine. We got charged for carpet cleaning which already got professionally cleaned with a receipt sent to the company. At the very least if you plan on renting from them, DO NOT go out on your own and professionally clean the carpets when you move out. Based off of another review here it seems to be a trend that they’ll just charge you for it regardless of whether you do it or not. Reply: They did a perfectly adequate job. There were no stains prior to the carpet cleaning so that’s just false. I saw them clean it. It’s just a money grab they can make because what are you going to do about it? They have your money. I’d also like to see Todd post a receipt of the carpet cleaner they hired if the one I hired did such an inadequate job.

You have never worked with our company. And you leave a review of "Nobody answers" with a 1-star rating? Who does that?
We have a full time staff with a receptionist who answers the phone from 9 AM to 5 PM. After hours you can leave a VM which is translated to text and sent on to our team. Because of that automation, we know you never left a VM, but you left a review like this just because you can?
Please remove this review. It isn't fair to the hard working staff at our small business.

Karen has bent over backwards to always help us with our rentals (we have 3 now) and she is always on top of what we need. Needless to say, we are continuing with them! 2018: I have been using this company, Karen in particular, for one year now. She has responded in a short time, if not immediately to any question or problem I am having. I am now looking for a 2nd rental home and she has helped me determine what works best as a rental! Experiencia fantástica: After having worked with Valentine Management for going on 3 years, I couldn't be more satisfied as a tenant. It has been a very easy and painless relationship on our part. We have had issues with "maintenance". Both times we put in requests were after hours or on a weekend, and we received calls back almost immediately, once by one of the owners personally. The maintenance issues in question were simply minor fixes and were replaced with brand new items within hours. Rent did go up between the last tenant and us, however, comparable to our neighborhood, we have one of the lowest payments per square foot that we know of. We are fully aware that the market heavily dictates prices, and with demand at an extreme high, Valentine has chosen to remain competitive with rates and have not raised our rent. We have had 3 silly HOA violations, leaving a grill out, etc. and have not once had any threatening or chastising rebuke from Valentine, but simply an FYI reminder. My only feedback would be that I wish we had the ability to spruce up the place a little bit, maybe Valentine will sell to us some day!

Second if you read her letter it was never an eviction. you never ran our credit Kamal did and you still charged us a $130 fee to run our credit. FYI she paid the clean up fee in full and has a letter. And second of all her mother passed away 2014 so again you have false info from Mr kamal so if your going to be sneaky and have valley kings run our credit and you falsely charge us so your basically doing FRAUD!!! Paying him money to bring you clients and not running credits pocketing that money!! I seen you when I was looking at the house in the red suv so I know exactly why you denied us. So don’t come on here saying I didn’t put my correct info and say I have an eviction when I clearly don’t!!!! So move on old lady. Again next time run a clients credit before you get false info from Kamal from valley kings!!!! And I will be calling corp for valley kings to report this. Your very childish and unprofessional for your response I put a 1 star for you lying and saying you ran my credit!!!
Experiencia fantástica: I have properties managed by Valentine and am overly thrilled with their level of professionalism. They are so knowledgeable and helpful on everything. I have such peace of mind knowing I have them in my corner. I also have sent many clients to them looking for a place to rent and they all have been so happy.
Experiencia negativa: Said I did 2600 in damage when I moved out. Who could possible do that?! They charged me for stuff that was on the house that was there before I moved in. All the charges they have me were made up. They couldn't even keep the prices the same on the items. They charged me $4 a light bulb then on the same paper charged me $8 for the same bulb. They are swindlers. Do yourself a favor and never EVER rent from them. ---They responded to this with more lies and trying to say I lived in filth. I am a very tidy man. Do not trust these liars and swindlers they will rob you!!!!!!!
Experiencia fantástica: Where do i start to describe this company? They are truly the most amazing people to have as property manager! There maintenance person Phil has been so wonderful to work with! We had a few issue with some things that needed to be taken care of and Phil went above and beyond to walk me through some stuff and was always so polite when i was in a stressful situation. From the THOUSAND of Bees or the clogged main line Phil walked me through all the best ways to handle it. Kim in the office is also so amazingly helpful when we had issues when we switched banks. You can tell she answers the phone with a smile on her face. They have all treated us as family and i will be forever grateful for all of the help they have given us! We appreciate you all so so much thank you! I would hands down rent again through them if we had too. (Were not leaving anytime soon)!!!! lol

James, you are spot on regarding Phil and Kim. Phil takes calls whenever they come, 24/7, always helpful with a great attitude. He knows that our tenants rely on us to get repairs completed quickly. Experiencia fantástica: My oven went out a few days before Easter, i had family coming. They replaced my stove with a brand new one, because a repairman was unable to make it out until after the holiday. We love the home and area we are in and plan to continue renting with Valentine Properties.

Experiencia fantástica: Although the property we rented wasn’t the greatest (although it had been cleaned it had lots of stuff we had to write up, bad carpets, holes in walls, scratches on all hard floors etc) but I’m very thankful for being able to find a home that allowed us to have all 4 of our chihuahua mutts live with us while we waited for our house to be built. Kim Gent was our property manager and she was an absolute blessing, so easy to communicate with and on top of any concerns we had during our stay. We even got most of our deposit back! I’d definitely recommend valentine properties! Thank you for everything Kim. We couldn’t be more pleased with our rental experience.

Experiencia negativa: Horrible company to rent/lease from. They will arbitrarily take money that does not belong to them. I gave a 45 day notice and was charged a late fee after moving out. I was also charged for carpet cleaning that I had professionally cleaned by ZeroRez. This is very POOR BUSINESS!!. Kim is extremely rude and talks over you on the phone. She claimed that they tried numerous times to get in contact with me about keys. That is a lie!! So not even do they take your money they lie about it.

Experiencia negativa: Raising rent during an economic crisis during a pandemic baffles me, how does property value increase while the world suffers, and being a loyal and consistent renter during all of this for 7 years now never missing a payment and taking stellar care of the property, Management company's are kind of a Joke and since Amanda left, Karen is not a people person.
Valentine has always balanced the relationship between our tenants and landlords. Since the announcement of Covid-19 in January of 2020, Valentine has not filed a single eviction. We have worked with many tenants affected by Covid-19, along with landlords who faced making mortgage payments without income.
Many in this country have been affected by Covid-19. And many are fleeing high-density apartments and condos, instead renting single family homes like yours. As a result, home rental rates have risen dramatically in the last 12 months, but not yours. Karen explained that even with the increase you are unhappy with, your rent is at least $250 a month under those in your surrounding marketplace. Your landlord is OK with that as they value your 7 years at their property.
Randy, you have choices. After a phone call with Karen explaining the comps and the $75 rent increase (only the 3rd increase in 7 years), you hung up on her and posted your review.
And then you signed the renewal.
If you do not want to stay in the property, please let us know that and we will release you from your renewal. It’s that simple. Let us know your answer as soon as possible.

I sent the list to my agent, and with in 24hrs Phil was in contact. We scheduled a date, his vendors showed up on time and all the work was done in one day. Experiencia fantástica: I am using Valentine to mange a house I bought in Sun City AZ that I plan on eventually living in. Having previously been an absentee landlord of a condo for 8 years, I really had no desire to do that again. I picked Valentine based on their positive reviews and I have to say having worked with their rep Karen from the beginning, things have gone pretty much flawlessly. We started working together even before I closed on the home and when I did, she took over, getting the house on the rental market immediately. The time from closing to getting a renter for the asking rental price was 3 weeks. Karen's communications with me throughout the whole process very much lessened any anxiety I may have had. There are definite costs involved but appear to be worth it considering what you get for those costs. I would recommend!

Experiencia negativa: UPDATE!!!! THREATENING EMAILS FROM MANAGEMENT..... I've recieved two very strongly worded "WARNING" emails from management in which they are requesting I remove/delete my review below... The first email was a request & the second email is a request that I respond to the first one (OR ELSE) They will be forced to tell you that I should be grateful that my rent was only $1075mo (I moved in 2014 & rent began at $875 and was increased every year I renewed), so... yes, I am grateful for those annual increases. Prepare yourselves for the photos of a very unkept & dusty backyard. The carpet has 5 years of foot traffic, accidental spills & mysterious 'uh-oh's'. Cheap door stoppers allowed for two doorknob holes. And let me be honest with you: I now have two very hormonal teenagers 14 & 17 who bicker about everything like all teens do and yes, my son punched the wall & for that damage I apologize & take full responsibility. The bottom of the stove uncleaned & unfortunately I also left inspirational decals, butterflies & mirrors behind along with a good condition washer and dryer, but I recieved no complaints about that.... Management was made aware of a couple of the emergency trips I've had to make to Illinois and the reasons for those trips, I can tell you this because I've had to pay justifiable late payment fees & hoa fees for my vehicle not being moved and another time for the plate sticker expiring because I had to stay in Illinois for so long. While you are in no way obligated to keep up with my family's health, please don't deny your knowledge of my mom's medical condition. I shared this information with you when I explained the reason for my payment tardiness.... I completely understand keeping my security deposit & charging for repairing the walls, but $3300? There was a mention of the owners taking care of everything I asked for, well that's just not true... the vinyl floor was cheap & needed to be replaced & after it was replaced with nice looking cheap "roll-a-floor" it was damaged by the person sent to address the leaking refrigerator, I asked if it was possible to have the house touched up (after years in the same house, fresh carpet & paint would have been greatly appreciated) as you might be able to tell via the exit pictures, paint and carpet was obviously out of the question. I asked if the dirt in the backyard could be covered with rock and they asked me to pay for half of it....did that mean half the rocks would go with me at the end of my lease? TO THEIR CREDIT, the warning email was also accompanied by and by the way, "I am sorry for your loss". Original Post Below: PENALIZED $3300 FOR MY MOTHER DYING!!!! I'm so disappointed to say that my family and I have lived in one of their managed properties since 2014 and initially I thought they were amazing. We've taken good care of the property, of course with the exception of five years of "wear and tear" and with very few service calls. Amanda is truly a saint, Karen responds in a timely manner. Unfortunately, in dealing with the sudden death of my mother and two aunts I have to relocate to Illinois; I didn't have the opportunity to submit a formal 30 day notice even though my lease had come to its end. I was hopeful that the length of our stay (5yrs) and the fact that rent has always been paid on time and sometimes in advance would have established a great enough rapoport to avoid being penalized for needing to move at the end of my lease with short notice. I had no way of planning my mom's death, I've paid over $60,000 during my rental of this property and I didn't get so much as an "I'm sorry for your loss" instead I get an invoice charging me for the month after the end of my lease and ANYTHING else they could muster up including $250 for "yard work".... 3 years, 1 year and even 2 months ago I would've spoken very highly of the entire Valentine Team, but today my heart is heavy... reality hit to remind me that these people could care less about me losing my mother or the fact that I'm on a fixed income.

She has always gone above and beyond when we have something arise at the home. Any work orders have been put in and completed in a timely manner. We appreciate that very much!

Experiencia fantástica: If I had more money, I'd buy more houses for them to manage. Repair prices are always reasonable. They handle all aspects of renting a property and I get to stay pretty much uninvolved unless a big repair comes up. Their ratings online are one of the reasons I went with them in the first place.

Experiencia negativa: I have nothing positive to say about these thieves. They lie while smiling in your face after making empty promises. If you are a home renter, they will manage to sell the property while you inhabit the dwelling and evict you in 30-days. They are a for-profit company and could care less about the people who rent from them.
This is a complete falsification, let's state the facts:
1. You were in no way evicted, you lived in the home for years
2. You were given the option to stay with a rent increase to market value, you were paying $500 under market rent
3. You were given over 60 days notice to vacate after your lease was up, you asked for more time, and we granted your request
4. After you decided not to stay, the owner decided to sell, this is his prerogative
5. You received your entire deposit back, no questions asked
6. We even tried to help you find another property, but there was nothing in your price range
Not sure what else we could have done for you, but clearly you expected more. A thank you would have been appropriate.

Experiencia negativa: Absolute RIP OFF! They will steal your security deposit from you with bogus made up items. They charged me for nicotine stains on the ceiling and noone in my house even smokes. They charged me for a window missing in the shed of which we never stepped foot in. I replaced light bulbs with brand new LED and they charged me for wrong type of bulbs...AND KEPT MY BULBS! They charged me for dirty carpets after I paid their recommended company to clean the carpets. They said that I used the wrong touch up paint..I NEVER PAINTED ANYTHING! They charged us for dirty baseboards that I personally got on hands and knees and cleaned all of them. They charged me for water damage which was due to their plumbing backing up and flooding the kitchen. THEY ARE A RIP OFF MANAGEMENT COMPANY THAT YOU NEED TO STAY AWAY FROM. There's plenty more, but running out of characters.

The crew they sent out was very professional and got the job done quickly. I even got to pick out the new paint colors for the house. It was a great experience from start to finish.
