Experiencia negativa: Dealt with Dolan this winter, trying to buy a property he had the listing for. We offered all cash and were $50k above the other cash offer and the property was given to the lower bidder. No idea if the sellers knew this or not ( I hope so), or Patrick just gave money at close to the seller to make it the same $ for them, to allow the lower offering buyer to win. The market is not a level playing field when agents are favoring their own clients like this. Makes the whole process pointlessly unfair and rigged. Buyer beware.
