Experiencia positiva: We are spending a lot of time here unable to work well or enjoy uninterrupted family time because the property was turned over to us before the issues from the prior tenant had been resolved. To be fair, in one case, which was not the management's fault at all, the toilet in the master broke, and the plumbers who came tried to fix it right away, but now we cannot use that master bedroom toilet at all until the part comes in. In too many other cases, such as with a master bath shower clog the first time we used it, the cleaner should have noted that for sure prior to our arrival, or certainly, the prior residents must have noted it on their check-out. The shower wasn't usable without water rising to the point of flooding the bathroom. The plumber, Brian arrived quickly, and he was outstanding. Next, we were told there were carpet spots from prior renters and also kitchen pans that needed polishing, and these had to be taken care of during our first days here. Jorge Dominguez was very helpful and personable. Finally, the prior renter damaged a living room table, which we were told needed to be fixed asap due to a deposit issue. So, Nelly will be assisting with that next week. And that will be the fourth time someone comes to the house in the first three weeks of being here, and more will arrive bc of the bathroom. The staff and everyone at NPPM are very courteous in all the emails, texts, and requests for follow-up surveys indicating how the situations were fixed, however, we did not expect to have so many interruptions at this very expensive home we are renting for the summer. As owners of a home we've rented to others in the past, we did not expect a broken and dangerous outdoor patio table here. We did not expect towels that are on par with those used for car washing and house cleaning. Again, we brought our own, but this was unexpected. We also ended up having to bring our own chairs and umbrella for the patio. Overall, too many issues have come up in our first two weeks here. It's disappointing. There's lots to like about this home, but it's not relaxing having so many problems we have to handle when the majority of them could have and should have been completed prior to our stay here. We hope this helps the next renters here have a better experience. Jen and Paul Edson

Experiencia fantástica: My wife and I are first-time “snowbirds” who are slowly learning how to find short-term rentals that work for us. Brittany was kind and responsive throughout the process, though we did have an initial communication issue getting to Brittany in the first place. Once we connected with her, things fell in place. [Unsolicited tip: It seems there are different lease agreements for short- and long-term rentals. If you are a snowbird, ask for the short-term agreement, which is less intrusive and easier to fill out because the landlords realize they are competing with AirBNB and others in the space.] When it looked like we would be cleared to move in on Christmas Day, and we found out that we could receive the lockbox code to let ourselves in, we received a phone call and subsequent texts from Joscelyne, giving us that and other pertinent information on Christmas Eve. Both went out of their way to help us get squared away in spite of the holiday. We will be contacting Niguel Property Management next winter. Highly recommend these caring professionals!

Experiencia negativa: Niguel Point Properties has some of the most unreasonable requirements I’ve ever seen. They expect you to apply and pay a fee before even seeing the unit, which is unacceptable. They also require a 700 credit score and an income of $100,800 for a $2800 rental, and because my score is under 700, they even suggested prepaying seven months of rent. I make just under what they require a year with a solid rental history and have always paid rent in this range without a single issue, but apparently that still isn’t good enough for them. Their standards are unrealistic and completely out of touch with what normal, qualified renters can meet. If they’re this unreasonable before you’re even a tenant, I can only imagine how they’d be after. I wouldn’t waste my time.

The team keeps me informed of any maintenance issues, and their vendors have been great at fixing the issues. Experiencia negativa: As a tenant, they’re the worse. Their main interest is the owner and if you’re a tenant you’re a tenant stay away. These are the people I dealt with: Clark, Debbie, 1. I was at a property managed by them and couldn’t them to get me a parking permit through the HOA for the entirety of my lease. 2. They’re incompetent if a disaster strikes at your rental( which it did for me - the condo got flooded from water from upstairs unit) was forced to move out and live in a hotel for 2 months. 3. At the end of the lease, lied and said the owner of unit wanted to sell, and didn’t give me a chance to renew the lease. The unit was listed for rental as soon as I moved out (of course, charging my deposit for exorbitant fees-like window cleaning?)

I live out of state so it was critical for me to have someone local whom I trust to oversee the property. They did a great initially of identifying multiple interested parties and presented me with a final three, any one of which I would have been happy to rent to. The tenant we selected has worked out great and has renewed their lease now two times. Niguel Point also does regular inspections of the property to make sure the asset stays in top condition and provides me with accurate and detailed financial reporting so that I can stay on top of that aspect. I would highly recommend them to anyone looking for residential property management in Orange County.

Experiencia fantástica: Niguel Point has done an excellent job managing our new rental property, getting us onboarded as clients, screening tenants, and inspecting and addressing problems. Their operations manager Clark, in particular, has been stellar in timely replies to communications, patience in answering questions and offering advice, and availability to help (as we are not on site). All of their contractor referrals have been top-notch. They seem to genuinely care about the property, and want to foster a good relationship between us and the tenants. Tenants have made a couple of service requests which they addressed immediately and smoothly, consulting with us first. We look forward to a continued successful working relationship with Niguel Point!

Experiencia negativa: My wife and I recently terminated our more than 4-year relationship with NPP. While we initially enjoyed working with Candice and her team, the level of service we received over the past two years made us feel as if they were working for the tenants rather than us (which was beyond frustrating), and their lack of communication, substandard tenant screening, and lazy effort were cause for us to change management companies. COMMUNICATION I could leave many examples, but in short, whenever there’s an issue, they are quick to ask if it’s OK to send out their preferred handyman but slow to update you on the status and costs. They also struggle to respond to all questions of a multiple question email (which causes delays), and oftentimes, a different team member from the one with whom you were originally communicating will respond to your questions and either misquote, provide bad information, or completely fail to address your concerns because they’re not fully aware of the situation. They never seem to be on the same page, and you spend a lot of time feeling like you have to manage them. POOR TENANT SCREENING The last time we marketed our property with NPP, it seemed like they spent very little time vetting potential tenants before putting their applications forward to us compared to our previous experiences. Plus, we felt like they were pushing us to accept every potential tenant they put forward so they could be paid their commission. EFFORT A perfect example of our dissatisfaction with their effort-level is the final tenant exit inspection report we received, where the photos taken were delivered into our AppFolio account as an unorganized photo dump with many images including either the photographer’s thumb (which is super useful) or being so blurry that you couldn’t decipher what was meant to be seen. Compare this to the tenant inspection report our new property manager provided (using the same software as NPP), where the photos provided were clear, finger-free, and categorized by room. CONCLUSION I’m giving NPP 2 Stars, one for each good year of service, but I would not recommend them now.

Directed a large remodel of my rental property, requested bids from reliable contractors that have worked for her for years, two bathrooms, entire kitchen, bedroom upgrades, hallway, paint, tile, granite tops – start to finish in less than a month! Direct deposit of rent with accurate statements at the end of each month. Just this morning a straggler invoice comes in from the remodel, Candice lets me know, her business pays it, she takes care of it, I don’t have to worry or do anything, I’ll see it on my statement, comes out of rent, done. I live a long way from the property, the rent comes in each month, everything is taken care of, I do not do anything. They say if you have a good property manager – keep them. I plan to keep Candice.
