Experiencia negativa: 0 stars. It has been 4 years since my homebuying journey with this group. The entire experience was horrible. He basically made us pay for an appraisal and he uses his inspectors who favor what he wants them to say, then our closing date was pushed back by many months, wanted us to buy the house while students still lived there. His office staff are rude and arrogant. He screamed at me when I called him asking me what did I want after being nice in the beginning. There is much more i would like to say but it would take up too much of my valuable time. Case in point, I ended up with a better house minus an extra bathroom. Don't shop with them if your skin is black and your funds are low.

Experiencia fantástica: We worked with Tanner . He is a knowledgeable agent that helped us with our purchase. I would highly recommend him for your buying needs. Tanner takes time to explain the detail and answers all questions in a timely manner. He worked to speed up the purchase process. If you want a trustworthy christian man to help make your dreams come true call Tanner.

Experiencia positiva: We worked with several team members of Harshbarger Realty to buy a new home and sell our previous house. Miguel showed us potential houses, Alex set up appointments for us, Linda worked with us to prepare our current property for sale, Amanda kept the paperwork moving and Dan helped us in the purchase of our new home. Although this is the third time we have purchased a home, it had been over two decades since we had undergone the real estate process. We had lots of questions during the nine months from beginning our search through the purchase and sale of our properties. There were some bumps along the way but for the most part our needs were met-- after months of looking and three offers we found a house that suited our needs and sold our previous property at a good price. Each team member we dealt with was friendly and knowledgeable but two examples stand out why we would recommend the Harshbarger group. When we needed pre-approval for a bridge loan they suggested we contact Chris Braswell, who was unfailingly helpful and patient. Excellent recommendation. Secondly, months after we bought our house we received an insufficient funds notice from the mortgage servicer concerning the previous year's property tax bill on the home we just bought. There had been an error made and we owed over $1,000 more than what had been placed in escrow at closing for that purpose. Dan took ownership of the mistake and paid the shortfall, which was very much appreciated. There were a few times communication could have been better but overall we were very satisfied with choosing Harshbarger.

Experiencia fantástica: The team was wonderful when we bought our home in pinckneyville, wonderful when we sold it, and they were wonderful to us when buying the replacement house. Dan was always available when we needed him, no matter the time of night, weekend, holiday...they treated us like family. They even provided us a steep discount because we have worked with them 3 times. Dan talked us through even aspect of the sale, Miguel took us to multiple showings he found to suit our taste/needs/budget. They worked with us through every hiccup, patiently and professionally, with compassion. In response to a previously review, let me explain from the seller's side- the actual client: Dan was not at closing, however, Miguel was. We became close with Miguel, and selling this house was very hard for me, we didnt want to move, but just didnt fit there anymore after unexpectedly taking in two kids. Miguel was there for me at closing, because I asked Dan for Miguel to be the one there to support me. My husband was it of town, and Dan let Miguel be the representative at closing, because I needed my friend there for me. Our realtor did not brainwash us about you. You were by far the worst buyers I have ever dealt with. You sent multiple individuals to our home without informing us, while we still lived there with 100lb protective dog- we are lucky you didnt get someone hurt. You had an appraiser come to our to our house, again without warning, who later CALLED ME and asked me to "have my husband" go to the house and take pictures of the crawlspace and attic for him. When I said I cant because my husband is away for work, he pressed, telling me I should call a friend or family to do it for him instead. You had two roofers come to the house for quotes on the roof, one of which was kind enough to tell my husband that you directed them to price out every little fix they could, down to the Caulking. They all told the roof was fine, and you had the audacity, after negotiating down multiple times, to ask for a new roof! You looked for anything and everything to weasle the price down, nick picking, even after we came down in price substaintially. Asking us to clean the gutters, caulk the roof, any little thing you could. We moved the closing up for you, to the day after the termite treatment we paid for, and your realtor nagged us incessantly for the recipet, when the treatment wasn't scheduled to be complete yet. Down to the last week when you had your realtor call to inspect again, twice in one day, before and after the termite treatment, and again asked us to mow the lawn. We left you two free lawn mower, you mow the lawn. So no, I did not have anything nice to say to you. My realtor did not speak ill of you or your realtor, I did not like the way you handled the transaction. Especially in the tiny town, where we both live, and you could have come to have a civil conversation with us. We were having an incredibly rough time at home, moving was terrible, I was about ready to have a breakdown, the way you treated us was just the icing on the cake. You were completely unreasonable. It is not fair for you to try to take down a decent business without understanding our side. Do not speak for us.

She went above and beyond—assisting me not only with the purchase but also with landlord tasks that came up along the way. When the title company fell behind, Amanda stepped in and kept everything moving forward. Her professionalism, responsiveness, and dedication made me feel completely supported, even from a distance. I would highly recommend Amanda and this agency to anyone looking for reliable and attentive real estate service.

Experiencia negativa: He was the real estate agent for the sellers for our home we purchased. Never met him he wasn’t even there for his client (seller) had delayed answering our realtor for our closing date, didn’t answer her for 2 weeks when all she did was literally ask the same question. And when he did finally reach back after my husband had to call his office just for him to follow up with our realtor he ended up telling her she was rude, when she was literally the nicest person Ive met. Talked bad about us to his client (seller) because of his lack of work ethic and said we were too demanding, when all we did was just wanting to know when we could move into our new house we bought from his client. He brainwashed his client so bad made us look like we were the assholes. We never said one thing bad about the seller only that they should’ve picked a different realtor. He seems like his people run his office and work more than he does but still gets commission. Reminder he wasn’t even at the official signing. He made us seem like the bad guys that his client said to us on her way out as we greeted her “Hello”. She said and quote “ I have nothing good to say to you guys” and walked out the door. His office probably won’t be around I say in a year because of him. Please choose a different, more so reliable realtor. I promise you, you’ll be better off with anyone else to help you sell or buy your new home. Toxic.

From Dan, who took me from getting the house ready to market, Linda who was always ready to provide a vendor for my many needs ranging from minor to major, and Amanda who orchestrated the details of a remote closing, I couldn't be more blessed to have used their company. Miguel who works as a buyer's agent is also amazing as he brought more potential buyers to the remote property than I could have imagined. During the time I worked with them, I never waited for a call back or a response to a question. Dan has experts who specialize in every aspect of the process from listing to closing. His business model is unparalleled to any real estate company I have encountered and I could not be more pleased.

Experiencia fantástica: I purchased my second property using the Harshbarger team. I am particularly impressed with Miguel who has an easy going personality and yet advocates for you when needed. There were properties I wanted to see but they pointed out major issues with these. I think this team is so well known- they have seen most of the properties in the area and take notes about why the houses are on the market for the next person so they don’t waste your time when they know you do not want to deal with say foundation issues. I live out of town and they will do video walk throughs to weed out properties too. Are they perfect- no- but they try their best- in my opinion. The team includes 5 people who each specialize in something so your case does change as you move through the process- Alex does the research on properties and sets up visits, Miguel shows and does the contract typically- Dan is available when needed as he is a realtor as well- there is a marketer named Krista or something close- Amanda does the set up of closing inspections etc and then Miguel or Dan come to the table again with you to close. They have a common text message so everyone is working on your behalf to move your case along. There is some cross training between team members too so if one person is gone, another one jumps in. I would use them again for sure. Feel like family now after two times using them.

Allowed buyer to break contract and get earnest money because they didn’t send an email to proper address. Allowed buyer to give seller the run around and spend money on minor repairs only to back out due to the actual fact buyers didn’t have down payment money from Day ONE!! Good communication with your buyer would have saved everyone a lot of time and money.

Experiencia negativa: Dan Harshbarger sold a house to us and this is how our experience ended and where we are over a year later. He walked out in the middle of signing to "go to another client or appointment." Now a year later we are suffering financially with payments being $300 more beginning next month because we have to pay previous owners' property taxes that they couldn't afford. We specifically said it would be a deal breaker to pay for those people's old debt. Unfortunately, you have to trust that you're receiving clear information about your purchase and be able to trust a complete stranger to help you along a huge decision. Then that person that you (as his client and bread and butter), trusted, let's you down in the worst way... by taking whatever trust you had in him, and threw it right out the door. We are currently dealing with this "tax problem" while seeing his face on every flat surface around Carbondale really really makes me and my family sad and sickened. :((( BUYER BEWARE OF THIS REALTOR
