Experiencia fantástica: From landlord to Realtor, these guys were great. My experience with Angela at Cool Realty started about a year or so ago when I was looking to rent a condo in Orange Park, Florida. From the beginning, she helped me through everything and made sure I had all that i needed. While renting from these guys, they answered any questions and if there was any concerns, they made sure to take care of them. When it came time from my lease to renew, they unfortunately had to tell me that the owner of the property was selling the house, but at which time I was ready to buy a house and Angela jumped into high gear like she does. After going through one deal that did not go through she helped me navigate purchasing a brand new built home that I didn’t know I would need a realtor for. Angela helped navigate me through the process from beginning to end and even when she was not able to be there her husband David stepped in. I would recommend these If you need a place to rent or if you are trying to buy a place. Their rental process is very easy and the property I rented was very well maintained.
Thank you, Kyle, for the fantastic 5-star review and for sharing your experience. We’re thrilled Angela and David provided attentive support through your rental and home-buying journey and that our rental process and property maintenance met your expectations. Congratulations on your new home, and we appreciate your recommendation. We’re here for any future real estate needs.

They took time to understand my priorities and only showed listings that matched my requirements. I never felt rushed or confused because they explained everything in a clear and simple way. Their local market knowledge was very helpful in comparing prices and choosing the right option. They also handled communication with sellers smoothly, which saved me a lot of time. Overall, the experience felt well organized and professional, and I would happily recommend them to others looking for reliable real estate support.

If you looking to sell or buy a home or looking for a great company to manage your investment properties do not hesitate to give them a call. A++++
Thank you for your support! We really appreciate it!! We look forward to working with you again!
Experiencia negativa: Do not use this company. Sell or rent by owner before using this company. Cool Realty is useless. Especially Luis :) You’re welcome
Dear Dusty,
We appreciate all feedback, as it helps us improve our services. After reviewing our emails, texts, and call records, we want to clarify a few key details.
There was a delay in the process due to waiting on your rental application, which you still have not provided, and in getting your questions answered by the property owner. Additionally, we attempted to call you to discuss this matter, but you have not returned our call in the past three days. Meanwhile, Jessalyn has continued to contact our office, expressing interest in renting the property.
I did have the opportunity to speak with Jessalyn today, and it seems that Zillow’s process may have caused some delays and miscommunication, particularly in how they direct customers to use their application instead of our company’s application. I will also be reviewing our phone system setup to ensure faster contact with a representative moving forward.
We strive to provide clear communication and fair opportunities to all prospective tenants. If you would like to discuss this further, please don’t hesitate to reach out.
Best regards,
David Cool

Experiencia fantástica: I've had the pleasure of Cool Realty managing my property for several years now, and can't recommend them highly enough, especially Angela. They're right on the spot whenever the property needs attention and follow through every time. They have saved me money several times on repairs, and keep me completely informed each time. David and Angela are comsumate professionals.
Thank you for the trust, its always a pleasure helping you out.

Hello Sirisha! It was our pleasure to assist you finding great tenants for your property! We will be here to assist you again and again
Experiencia fantástica: Cool Realty has managed 3 of my properties across Jax and Orange Park for several years. I work closely with Angela Cool often; she is responsive and keeps my properties rented and operational. The portal is very user friendly to track contracts, rents, and maintenance orders. She also has a large network of contractors that helps keep the properties in great condition. If it wasn't for cool realty, I probably would of sold the properties because being a land lord is a headache while living in another state. Instead they have helped me keep my properties and get a yearly cashflow out of them while I work my regular career. Win Win.
Hello Shomari
Thank you for the wonderful words. It has been a pleasure work and helping with your properties
Experiencia fantástica: I have been paid every month on time, and have not had a problem with anything.
Thank you Brian. You have been a great tenant. It is pleasure to have you.
Experiencia negativa: I think the agent wanted someone else to have the property I was initially interested in. It was a blessing in disguise, though, because I was able to get a nicer, single family home in a nice neighborhood instead. Nicer home wasn’t through Cool Realty though.
I am glad you found the great house. But can you please explain your review so I can see how we can improve our service? Upon reviewing records it seems like you did not qualify for a property. That is not a reflection on our company.
Experiencia fantástica: Angela is amazing !! She assisted us in the home buying process and was there for us every step of the way. 10/10 reccomend cool reality to anyone looking for their new home.
Thanks Donnie. Your support and kind words are very motivating to us.
Experiencia fantástica: David was prompt in providing his service and very professional. He explained and offered best options and I recommend him.

Experiencia fantástica: David has been great to work with!
Mama.. Thank you.. great working with you too
Experiencia negativa: Terrible experience, stay away from this business
Mr Bennett I have reviewed all phone logs, recordings and emails, and recent inquiries and you are not a customer of our company in anyway. There is no record of any interaction with you. If you could please explain what interaction Cool Realty had with you and what staff member you dealt with I will look into the matter and get a resolution. We show no record of you today on Mother’s Day or the prior week or ever being in communication with you.. I look forward to your response or removal of this review.
Experiencia fantástica: Angela is so great to work with ! We were looking for a rental and it has been really hard to deal with some of the realtors due to bad communication and she was so on top of things . I highly recommend her if you are need of help with anything - renting or buying ! This process has shown me that it’s not always easy to find someone who makes the process seamless but Angela is the best !
Thank you for the review and kind words about Angela.. She is a very talented REALTOR and Property Manager

I enjoy the trust you have given us and your review is greatly appreciated
Experiencia fantástica: Great company to work with! They were very professional and quick to respond
Thank you for kind words.
Experiencia negativa: Don't expect to get your security deposit back from these crooks! House I rented was returned in great condition however, this company inflated the costs of minor repairs. I don't care how nice the home is , it's not worth it if they manage it. Updated after their response: I never had a pet, never paid late, they clearly have the WRONG tenant. They can't get anything right! Don't rent from these crooks!
This is not your correct name. You are a tenant what an owner request we deal with because they did not want to work with you any more. It was immediately clear that you would have never met our criteria to rent this house. Since we took over this property your rent has been late every month. You were under eviction and you returned the keys and vacated the property. You had an unauthorized dog that eat the Dry Wall and a rescue cat that messed in the house. Not only will the Security Deposit be applied to your damages there is an additional amount over 600.00 that you will owe or be placed in collections. Upon reviewing your others reviews I notice 3 out 4 of your negative reviews were toward Landlords or PM companies. Hope owners who review this see the type of tenants who look for owners without professional Property Managers so they will not undergo a tenant screening. We resolved this issue in less than 3 months after the property owner signed up with our agency. There was damage to the property that was done prior to our management of the property. Upon our initial inspections we found issues and pets and started to enforce the lease and expected rent on time, the tenant quickly vacated and looked for another property owner to rent from. The property has been repaired and a new tenant that Cool Realty placed has never been late on rent or any issues at all.
Experiencia fantástica: Hello landlord !!! W
Hello thanks for the review. Are you creating another Master Piece Painting??

Experiencia fantástica: I have a property in North Jacksonville and I had to fire my previous property manager because he wasn't making things happening. I contacted Cool Realty through a referral and had nothing but great experiences with them. Thank you all for the hard work and thanks for taking good care of our property.

Experiencia fantástica: Love Beatrice! She is always on top of things! She works hard to sell your house!
Beatrice is a Rock Star. Great REALTOR who has been with us since the day we openned.
Experiencia fantástica: Multiple possible tenants found within a few days of listing my property for rent. Good communication, professional upkeep of the property with convenient maintenance plans ie( AC filter/pressure washing etc). My first tenant was a military family who took orders overseas and cut their lease early, this turned out to be a none-issue due how fast Cool Realty found a new tenant. Bottom line, if you are looking to rent your home, this is the company for you.
Tyler thank you. You were a great owner to work with. We are happy to be your REALTOR and Property manager

Violeta the individual who deals with my property is STELLAR!! She has helped us and the tenants out so much over the years. Experiencia fantástica: Excelente Empresa , responsable , sería , confiable , y de confianza , me asesoraron en mi compra. Sin dejar dudas .
Gracia. Thank you for your confidence
Experiencia negativa: One star is being generous. We found the house, we did the leg work, he got the sale. He did not fight for us, instead kept saying the sellers would back out of the deal if we made ANY requests...how ridiculous is that. Our one demand was touch up painting and we didnt even get that, realtor offered to help us himself but guess what, we haven’t heard from him since the sale was made. He does not respond to our texts. Welcome to Florida!
It is never good when someone is not satisfied. I worked with your husband over 3 weeks and thought we had a good experience. I took him to see properties over 3 counties over 120 miles of driving. We looked at Orange Park, Fleming Island, Jacksonville, Mandarin, Ft. Caroline, Beaches, and St Johns where you decided to purchase. The house you choose and liked was not even on the market. I had to go to the owners and get them to sell it to you. They sold it to you for 5000 less than it was prior listed for. I also helped you get a lender who saved you closing fee and interest which decreased your payment. We had everything repaired on the inspection including changing some light bulbs. You saw the house for the first time less than a week before closing and did not like the color of an interior wall. The seller gave you a 500.00 check at closing to paint the wall. Your husband and I was going to paint the wall prior to you coming and he told me that he had it covered not to come over. A week after the closing which me, your husband and the lender attended, I began to receive negative and threatening emails from your Father and similar text from you. Which I did not respond too. I love what I do and I make a lot of Buyers and Sellers happy. It is unfortunate you feel this way.
Experiencia fantástica: Wonderful realtors to work. They go above and beyond.
It is wonderful to work with you as well.
Experiencia fantástica: They are on top of things!!! Best site to find most recent properties. They dont hassle you and they kindly keep you updated on price drops and new listings with a super easy email that opens right up to the properties. And the people whom I've dealt with are amazing!!!
You are a great customer. Looking forward to more opportunities with you

Experiencia fantástica: This company (Cool Realty, LLC) is better than a Five Star Rating. I have never met with a family that has and will continue to put all the customers interest totally ahead of their own. David Cool his wife Angela and their children were truly blessings to meet and do business with. I strongly recommend that if you are looking to BUY A HOME or GET SOMEONE TO MANAGE ITS OUTCOME FOR YOU, I strongly recommend that you get this FAMILY OWNED BUSINESS to assist you. They are beyond a 10 STAR Company. I have always believe that actions speak louder than words. Their actions far exceed their expectations.
