Experiencia negativa: If you are considering this company to manage your property- RUN. When I first discussed numbers with Blake- I was curious as to how he made money managing properties when his property management fees are so small. However, after losing money on my property for consecutive months, I decided to look into what I was actually paying for and where my money was going. I contacted Blake to share my frustration and he was kind enough to offer me money to help me get through these "initial fees" that were draining my payouts. A week later I received a call from my neighbors that live near the property asking me about a water softener that was installed. Turns out Blake charged me 1800 for a water softener, lied about it, and then when I mentioned my frustration with not making money on my property, offered me a loan to add to my balance. When confronted about the water softener install- he lied and said the tenants requested and were paying for it. I got the tenants numbers called and asked and they said Blake told them I was paying for it to be installed. The 1800 dollar installation was a breach of contract as items over 500 dollars need to be approved by the homeowner. It became clear to me that the small property management fees get you in the door, and once in Blake will ensure he profits off of your home- even if it comes out of your pocket. Fast forward to today, I am negative on my account balance- I make 0 dollars per month on my property (even though they charge the tenants 650 dollars over what my mortgage is) and this month I was paid out a total of 0 dollars. I truly thought having a rental property would make for a great investment, but with Blake managing your property you can expect to not bring in enough to pay your mortgage. I have decided to sell my property and free myself from these scam artists!

They made several great updates (installing central air and heat, new appliances, new doors) while I was a tenant in their property. Would highly recommend them to anyone renting in the State College area!

Experiencia negativa: Initially when I changed property managers to KTFG I thought I made a great decision. That was the case for the first two years. Then, gradually things went from good to bad to nightmarish . I’m not exactly sure what happened but the company owner Blake seemed overwhelmed with being able to manage his business. He was a one man band. He was always trying to get help but I get the impression he was very difficult to work for. He was constantly falling behind in sending rent checks to me. He became very slow to responding to requests that I needed filled. I also felt he was a challenging person to deal with, often times abrupt , unprofessional , rude and explosive when being asked to fulfill certain obligations. I became concerned that by his own admission he was overwhelmed and exhausted by trying to keep up with the work load. I think he tried to do a good job plugging holes in the dam but the dam broke and and he drowned in his workload. Unfortunately for me I suffered from his inability to manage my properties. You would be wise to look elsewhere for a true professional property manager.

The unit was just remodeled, and looks amazing. Mary(the mom) of the kids that were to move in is so off base. The refund was granted, the mom's expectations were outlandish and KTFG doesn't deserve the mom's posting. KTFG is an amazing company and if anything the mom should reply and email us not KTFG, an I will be responding to her personally. To KTFG I'm sorry that you got a bad post that was not warranted from a poor parent that know's nothing about Penn State. I wish her and her kids the best,

Experiencia fantástica: I have been using KTFG to manage my properties at State College for several years. Blake is a super friendly and helpful manager. He also helped me to finish renovation projects for both of my properties. After that, both rates increased, and lease agreements were secured early every time. Blake will provide detailed monthly statements for each month, and you will know the expense for every penny. I highly recommend Blake from KTFG if you need someone to help you to manage your properties.

Experiencia negativa: Is it me Blake or does something smell fishy? I see all of the reviews from Local Guides except one have given you a one-star rating. All the 5-star reviews are from people who made only a few reviews. I could have led with how a cash-flowing rental property went into a money pit under your management. I could have talked about how I got a bill from you six months after I sold the property. Instead I implore everyone including Google to investigate your ratings. As I find it interesting how around the same time we had our conversation another one of these non-reviewers gave you a five-star review.

Experiencia negativa: I had such bad experience with KTFG. KTFG rented my house under price without telling me. As an owner I have no right to sign the lease. KTFG also agreed to let tenant my whole house wall painting without tell me. KTFG acted like he is the owner of the house, not me. If you sign a management agreement with KTFG your property will not belong to you. You have no right to make any decisions of your property. I lose more than $100,000 by asking KTFG to manage my property. It was such bad experience. I post here to warn people not go with KTFG.

Even though my property was out of KTFG's service area Blake was very helpful in speaking with me about some of the things I should look for in a property management company. Experiencia negativa: Owner talked about himself for 22 minutes (I saw the call time as I hung up on him). He went on incoherent tangents about how professional he is and how many properties he has. Asked a few self-important and rude questions. I got bored and annoyed and hung up. The good news is it makes the other PMGs I've been in contact look much more professional by comparison. Maybe KTFG are fine once you get through this guy's ego but i'll never know.
