Experiencia negativa: Tried to work with this company for a friend of ours who is very sick. They don't respond to emails. Claim they'll call back in a couple of days when you finally reach someone. Cedar Rapids office is not staffed. Going to the BBB, housing authority, city, and our senators. Maybe then we'll get a response. They don't take care of their properties. Only thing this place cares about is money. Stay far away!!

Experiencia negativa: Rent skyrockets, they take my payments after they’ve been submitted but after the date so it ends up late then charges for late fees, not only that but apparently our apartment had been vacant the whole time, my lady and I were napping in the living room and the maintenance guy walks right in, apologized because he’s been told it was vacant. So we’ve been charged for a place “we don’t live at.” to top it off.

Hi Daizha, the reason we said we would not rerent to you is because you left the unit with dozens of burn marks throughout the floors and countertops plus lots of soot on the walls requiring a lot of work to repair. All of our units are nonsmoking.
While we don't think you have footage of us entering and breaking items in your unit (otherwise why would you have reapplied to rent with us?), please submit that to the authorities and have them call our office - we have a zero tolerance for that.
Experiencia negativa: My washer and dryer not working almost from 1& half months, no one take care about it , any time when we have maintenance issue we been keep asking to help they don’t do it at all , very poor management, very poor service. They says I have to call company for washer dryer. I don’t have car where to go wash my clothes. Very disappointed every time . The appartment also is very old so need every day maintenance required. They should keep someone 24 /7
Hi Hina, thank you for the feedback. Unfortunately these machines are leased through a national company and we're at their mercy for repairs and timeliness. We're equally as frustrated and have provided them the same feedback. We appreciate your patience and 7+ years of tenancy. We do have newer apartments whenever you'd like to make a move.
Experiencia negativa: Do not rent from these people. They charged me $35 to clean up garbage that I did not leave on the ground. They found a piece of paper with my name on it that could have flown out of the dumpster. They sent me a pic of the paper and some boxes that were sitting on the ground. I dont even know what was in the boxes, I just know I didn't put them there. I told them that, but charged me for it anyway. It makes me wonder if they also charged other people for cleaning it up. I also contacted them at least 3x to tell them a knob had come off of one of the kitchen cabinets. Someone put a piece of the knob back onto the part still attached to the cupboard. It was on very loosely so I could not use it to open the cupboard. I also told them at least 3x that there was a black substance on my wall that I wanted them to check to ensure it wasn't mold. I never got a response to that email. At one time an email was sent out stating they pride themselves on their communication. I feel their communication was horrible. Not responding to the emails about the broken knob and the black substance on the wall are just 2 examples of their lack of communication. This review was posted under a relatives name instead of mine.

Didn’t do a move out checklist with me.. tried setting it up 2 times, both times the guy didn’t show. Absolutely ridiculous!!!! If I could give you 0 stars I would. Experiencia negativa: Refused to renew my Uncle's lease because they wanted to remodel his apartment. He had been there 16 years, he is 78 years old and a disabled Vietnam Veteran. His rent had always been on time and he had no tenant violations. This was done out of pure greed.
Hi Wendy, those owners of the building are updating dozens of units and unfortunately, your uncles unit was one of them. We would have been happy to find another unit for him but as we mentioned, all of our units are non-smoking. We appreciate his service and are glad you found a new home for him!
Experiencia fantástica: I don't know what's up with all the 1 star reviews but I'm renting a house through these guys and haven't had a problem. The 1 stars may be from apartment renters? Not sure. They take care of my service requests in a timely manner and the price for rent is reasonable. Behave yourself and you should be fine.

Experiencia negativa: Would give them zero stars if I could. Genuinely curious what anyone does that works for this company? Do not respond to messages or fixing damages in the yard but you bet they will request you for your money. Have had half my grass dead for 4 months, and nothing has been done. Frustrating paying what they currently charge for absolutely nothing. If you are thinking of moving to a property that these people manage, I would reconsider.

One of their main directives is to collect HOA Dues and enforce penalties when homeowners don't pay. Without these dues paid timely they cannot perform common area maintenance and lawn improvements. Experiencia fantástica: I have had one of the best guys Andrew and Andrew fix the leak in my ceiling. The guys were fantastic, I came across them during the routine AC filter change and I showed them the issue. They started working on it the SAME DAY and came back the day after to finish the job. Very clean, organized, and polite gentlemen. Big appreciation for them!

Experiencia negativa: Good luck getting them to fix anything. I had to withhold rent for them to fix a problem that had been in there maintenance inbox for 10 months.
Experiencia negativa: I moved in June 1st and the first two months were great but after that they didn’t answer my emails, my phone calls. Pest control would come out every month and I work nights so I sleep during the day and they would just walk in and spray. I’m a single women living on my own you can’t do that and I told KMB multiple times that they can come at 7/8am or after 3 as I would be awake and nothing back from them. They assigned me a garage that someone key was renting and tried contacting them about it but their phone messages box was full. Out of a year living here they have only called me back once other times they just ignored it. I don’t think I’ll rent from KMB again.

Experiencia negativa: Worst property management company in Cedar Rapids.City came for inspection they charged us Not the property owner for everything the city asked for including stair railings,smoke detectors,and A Fire extinguisher.Then would not let us renew our lease without paying it.
Hi Kyla, you were not renewed because you never paid rent on time and when you finally did three different times had NSF for the funds not being in your account. The last month you never paid rent and when we filed for an FED, you abandoned the unit and left a ton of items behind and the home filthy. You destroyed the home and still owe for these damages.
Experiencia negativa: Been here since September 15 of last year, I have so much trouble there already. No one answers the emails or phone when you are trying to get a hold of them. I have a rude neighbor that they won’t deal with. I have never delt with boilers before been out of heat for a couple days again. This is the second time I have had no heat and they won’t do nothing about it. They say it’s fixed but can’t keep up with the cold. I can’t live there with no heat or anything that has been emailed to them they won’t do nothing about. I have proof of some things that has been going on. So if nothing gets done I’m out of there

Experiencia negativa: If a 0 star review was possible this would be it. Have lived here for a year now. Nothing but problems. Bugs are ridiculous. You never know when the dumpsters will be emptied. They rarely answer their phones or call back if you leave a message. Currently trying to get ahold of them for charging me an extra $100 on rent (been trying for 3 days) Also when we moved in (they told us we could move in early) we showed up and the apartment was a mess. Shades on the floor. Carpet all stained. Trash on the floor. I have pictures so I fully intend on getting my deposit back.

Experiencia negativa: They never gave my deposit back. Property managers are irresponsible and never call back, avoid staying at this place if you have a chance. I would’ve given 0 stars if it was possible. Even after 3 months of moving out they harass you for money… You say it was applied to cleaning, and other charges but I recently paid more than $300 again for ‘DEEP CLEANING’.

Experiencia negativa: One of the worse businesses I have come across. They never pick up calls, late to fix service request, dishonest, charge people with absurd charges. Their ratings are 2.1 and despite that they have the audacity to comment on people's reviews asking them to reach out to them by phone to discuss the issue LOL-how do we reach out to you when you don't pick up calls. Literally every single comment complaints about this. Griffin is a fraud-he is the one running this scam. I call him out because they run a business and loot people with false charges. Their service guys are rudest people I have come across. Why run a management firm when you don't even know the BASICS OF MANAGEMENT. Reply to the owner (6/18/2023): Yeah ofc, you wont find me!! Such a classic KMB reply. Seems like you guys have a standard reply saying "We haven't found you in our system". Take a moment, and look at your other replies to the reviews.. Exactly the same--> "We haven't found you in our system". I think KMB is the only company on this planet that we all want to ruin and waste our time on. There is nothing else important in any reviewers life here. How funny! Also, your recent system merger has clearly been a failure!!!! Have you thought that this could be a problem why you haven't found me in the system??? Do your research, work better, and stop fooling people in CR/ MARION area.

Experiencia negativa: I'm being charged $63 to repair a lock that their pest control person damaged and I'm having to fight to get it overturned. Also..the above mentioned pest control was unannounced...AGAIN. At this point...I'll fix my own things. If I'm going to be charged. I'll hire my own people.
Experiencia negativa: On March 22nd I get blindsided with an invoice for changing the lock on my apartment and I called her 24-hour maintenance several times because of random issues and they just hang up on you cuz they don't care the management team there is the worst they don't respond to emails they don't return phone calls I had questions about renewing my lease and it took me over a week before anybody ever responded to me and then when they did they got real snotty about it don't rent from this company they are the absolute worst and now at all their properties they're going to charge you water even if you don't have your own water meter so you have to pay for everybody else's water

Yes you were sent an invoice for changing the lock on your apartment because this is a lease violation and safety concern.
Why? Because when maintenance was onsite with the City Inspector for an inspection they were unable to access your unit because you changed the locks. Then, when you called maintenance to come out for a repair we were unable to access the unit because "the battery's went bad on my lock" is what you wrote to our office...so I hope you see why you cannot change the locks and put your own lock on the apartment door.
As for your lease renewal, our office spoke with you for nearly 20 minutes on the new terms of your lease and followed up with more information. We gave you the courtesy of a 60-day notice and while you don't have to agree to the terms, you certainly don't have to renew. We answered all of your questions...repeatedly. But as we mentioned in our last email string, we are not rewriting the lease. We very much appreciate your tenancy and hope you'll stay. If you are truly unhappy as you keep alluding, please contact our office for a Notice to Vacate form and we can facilitate the process for your move out next month when your lease expires.

Experiencia negativa: ZERO STARS, I tried to schedule a showing of a unit that was available, left multiple voicemails, multiple Facebook messages and got nothing. Got in touch with somebody through facebook, she always left me on read constantly, wanted me to fill out an application before viewing. Finally got ahold of a leasing agent over the phone, scheduled a showing, took off work for the showing, and they never showed to the viewing even though they called me to confirm. I left multiple messages and have gotten nothing. VERY unprofessional. I 100% do not recommend.
Experiencia negativa: I was a tenant in one of one of the units managed by KMB. We left the unit in May 2021 and received refund for the security deposit post the deductions. In Nov 2022, I received an invoice from them for charges during the month of Oct 2022. I emailed them informing that we were no longer residing in the apartment and this could be for the next tenant who occupied the apartment. Instead of responding to my email, they sent it out to collections. Now, I am dealing with collections agency for something that is not my responsibility and an error from KMB's side. KMB management, this is very unprofessional and unethical.

When there are multiple items in the background that require more investigation and research, this too can prolong the screening time. We understand you weren't given a long time to be out of your current apartment, but unfortunately the screening is necessary to move-in and we have steps we need to follow. Experiencia negativa: I put in an application to an apartment and I accidentally started 2; one was half done the other was done completely and submitted besides payment. I paid them a few days later and when I called to check on the app the had not even started processing it about a week later. The said they would start processing it that day and it should be finished that Thursday. Long story short Sept 2 I started my process and after several calls daily and emails daily I have yet to hear approved or denied for my application. Heck I only talked to a person at the showing and that first time after paying I am glad at this point that I haven't heard from him now I'm going to see if they've even started processing it this time if they haven't tried to get my money back
Experiencia negativa: Seems most reviews are by tenants but I was a property owner who had KMB manage a handful of properties for a short while. I realize property management is a tough business. The amount of dishonesty, misleading, false and downright unethical business practices I dealt with made it a very easy decision for myself to end business relations with KMB Property Management recently. Whether it was inflating hours worked on an invoice, charging for work that was not done (then later going in to modify the invoice once I called them out), not being honest with who was doing the work, not following thru with what they said, the list goes on and on. I quickly realized their main objective was to syphon as much money from the property owner as possible. Which seems to be in line with what a former employee indicated when I inadvertently met them thru a 3rd party at a work function. The property management agreement was to charge labor hours to the nearest ¼ hour…so if maintenance worked 25 minutes…then it would be billed for ½ hour of labor. This clearly was not being done by KMB and multiple instances thru verifying with tenants at different properties the hours were not accurately being billed. (Typically maintenance would be there less than 30 minutes and the bill would be 2 hours or more of labor…which starts to add up rather quickly). I’ve had enough experience self-managing properties and working with other contractors to know how long things typically take. Anytime there was a question asked it took usually weeks to receive a response...and when they did respond it usually was a something along the lines of "I'll look into it"...which meant that they would just drag it on even longer in hopes that you would forget about it. Many of my complaints are similar to other property owners who have had KMB manager their properties that I have spoken to. I recently reached out to the Iowa RE commission regarding some of these items. As a “Fiduciary” they have a duty to their clients to do things in the best interest of their clients (property owners). They clearly do not. In the short time they managed my properties they quickly went downhill. If you are a property owner looking for a company to manage your rental properties…my advice is to do your due diligence and preferably find someone else besides KMB.

We can assure you our main objection is not “to syphon as much money from the property owner as possible,” but to partner with clients who are willing to reinvest into their properties for the improvement of their investment, portfolio, and tenants’ homes. We could not agree more on the importance of doing due diligence – clients should interview KMB and KMB should vet clients – making sure priorities and goals are aligned in the partnership. If someone approaches KMB that recently severed ties with a previous management company, would rather let residents out of their lease than make repairs, and finally performs maintenance only when the City gets involved, we agree with your sentiment and “preferably find someone else besides KMB.”
Experiencia negativa: I was promised a garage upon move in, in January (it's almost September) the only reason I broke my previous lease was bc I needed a garage for my $40,000 car I just got i wouldnt of moved here specifically if i wasnt told there were garages available. . . Everytime I went in there they would just act like I should've called them but when I called they never follow up. I was told probably 4 months ago they aren't sure whose in what garage and they'll figure it out. After me following up a million times they told me the me the lady that followed up was out sick and they'd get back to me, it's been 3 months and nothinf. I just gave up. The lady at the front desk is so rude larell I think and the dude he who "runs" the office is also. Never heard one apology out of them. And also, they don't have anyone ever coming to clean common areas inside or outside. Trash everywhere and dirty hallways. Ive never been so disappointed And also after posting this someone called the promise me a garage by today and I never heard back . Well now I go downstairs to do my laundry and the laundry units aren't working and then the guy working downstairs apparently doesn't have access to that so he says hes shutting off the water for 15 minutes now he left and i have no cold water. I can't finish washing my work clothes in the bathrub that are soaked in soap, or shower for work.just great. I hate kmb .

Edit: I am in the process of finally moving out. Do not, under any circumstances, rent through KMB. You will not have a good experience and nothing will be fixed. I still have missing ceiling tiles from the old upstairs tenants flooding the bathrooms multiple times. Trust me when I say you should find somewhere else to live. It isn't worth it.

Experiencia negativa: I toured a location that was not only under sanitation code with traces of cockroaches but it was also disgusting. Dirty not clean even a little bit. The guy who showed it to me was also very unprofessional and rude
Experiencia negativa: Has anybody had bedbug issues here? Management is blaming our apartment when we've heard neighbors complain about it. And they never answer the phones so good luck getting any help within 3 weeks of your first call. They will also charge you for their contracted pest control, I received a 700 dollar bill worth of pest control maintenance and when asked the exterminator if he had been here before us he said he'd call us the next day, then just ghosted us. Our summer electric bills were also over 300 a month because they would not come fix our Thermostat after several weeks of contacting them about it, and when they did, maintenance came a put a screw in the wall and said it was fixed. Know what's funny? It wasn't fixed.

Experiencia negativa: Yes they will try to scam you. As soon as you get your lease print, screen shot, or and make copies of it. Also check the date before you sign it thats their way of making you sign another lease that's different from the first one you signed. Yes I agree with Renee they will try to make you pay bills that they are responsible for. They are very sneaky. This is a terrible company. If your not in a rush to move in it would be in your best interest to rent elsewhere.
Experiencia negativa: These guys are absolute cons do not rent from here. We have had storm damage from a year ago that they still have not fixed, barely any of the appliances nor tub and sink work, the whole building we are living in is in shambles, we can never get ahold of someone to discuss anything with, currently we are trying to break our lease peacefully but have not been given any paperwork to sign to get our 30 days started, and the overall customer service is terrible. Do what I should’ve done and rent somewhere else.
Experiencia negativa: I asked them a whole bunch of times about the internet and it took days to get a response. I rented a two bedroom and they refused to give me a key at first, they also are holding my mail key hostage until I fill out the move in paperwork, which fine. I get that, it’s just been a really stressful move and I feel that they could have handled everything a little better.
Experiencia negativa: I’ve had many issues with them and they do everything to the bare minimum. Very unprofessional and very sloppy. Take your business else where and save yourself a headache. I’ll be very happy when my lease is up in February!
Experiencia negativa: I'd give zero stars if able they don't care about you just the money and when you bring up major issues such as black mold they'll discontinue the lease not to mention the time it takes for basic maintenance issues to be fixed no counter space in apartments atleast the ones I've been in of friends and mine you can put your money into a better landlord agency or private landlord cut corners as much as possible DO NOT RENT even if your in desperation of an apartment

Experiencia negativa: KMB is linked to the HOA in our former residence. I’m not sure why our HOA decided to work with KMB because their work is sloppy and their customer service is even worse. Our fees included lawn service and snow removal. Neither were done well or in a timely manner. When attempting to sell, KMB held up the process by not responding to phone calls and emails from realtors and also claiming that our HOA fees hadn’t been paid (I had automatic withdrawal/proof it was paid). If I could give zero stars, I would.
Experiencia negativa: Very unprofessional would not recommend for you guys to rent any of their locations. They rented out a nasty apartment to me and claimed that their “cleaning lady already cleaned it” I WOULD NOT RECOMMEND ANYONE TO RENT THROUGH KMB PROPERTIES!! They are nasty and it shows in their listing!!!!!!!!!
Experiencia negativa: It took them 2 weeks later then expected to finally move In...the carpets had cigarette burns everywhere even tho it's a none smoking room..my sink flooded out and it took them 4 days to get someone here to fix it and then when i tried to pay rent they charged me 100$ on my rent and now wont get back to me on that..DO NOT RENT FROM KMB EVER!!!!!!
Experiencia negativa: KMB threatened to tow my winter car. Received a letter on my window stating obvious lies. It's not broken down, just a leaky tire. It has its valid tags. So is this how you treat your tenants? Shouldn't be messing with other's stuff. Perhaps offer a garage to tenants instead of of renting to people who don't even live onsite. My lawyer does have all the necessary paperwork and pictures if they tow it away.

Experiencia negativa: Never keep up with their apartments appearance, outdated carpet, windows, etc. Pretty sure they don’t screen their tenants either.

Experiencia positiva: Almost a year with KMB and so far things are okay. They acquired my complex from High Property back in January. The worst that can be said is that they do charge you for using the pay portal (which is why I drop off a physical check) and sometimes if the first of the month falls on a weekend, I'll get a false "rent overdue" text from them, which I've learned to ignore. So far they seem more responsive about maintenance requests than HPM was, and they have made some improvements to the complex here and there. Of course, if my rent increases, I will reconsider this review. These buildings were under a rent control agreement with HPM, and my hope is that KMB will continue this agreement, as the affordability of these units is a major reason why I have lived here for almost 13 years.
Experiencia negativa: KMB is the worst property management you can go through. They promise this and that is included yet never do it. I moved in August and they promised lawn care yet only did it once. i had to go out of my way to bring a lawn mower over every 2 weeks. The back yard was completely trashed which i was told would be clean before i moved in and it wasn't. I took it under my own control and basically remodeled the back yard by myself and got rid of all the garbage. It also took them 2 MONTHS to get us our garbage cans for the city. I've called about a rat problem and no one ever showed up on the scene. The electrical outlets keep going out/ not working. I lived in one of their houses for 6 months and the cops were here 4 times. They promise security and protection but never show up!!! Our entrance door was shattered by an angry tenant and the door wasn't fixed until 4 days later in JANUARY. Oh and our only source of heat in this house doesn't even work. we keep the heat on high 3 days in a row and our house is still freezing, doubt theirs any insulation in the walls. Basically don't go through them unless you want broken promises and for them to screw you over like they are me.
