Experiencia negativa: If I could give them zero stars, I would. I moved into a rental that was dirty and had a lot wrong with it. Including an outlet under the kitchen sink that was not GCFI. We thought the dishwasher went out and went to unplug it and it shocked my fiancée. We put in a request that no one answered for 4 days until I called them and told them that I had toddlers and an outlet under running water that is shocking people. They still were going to wait another week to come out until I adamantly refused and told them to send someone immediately. A man in an unmarked van showed up, didn’t change the outlet out and left. A few days later, the dishwasher cut out again but we were too scared to check the outlet because it still was not changed to a GFCI and we were worried it would shock us again. There was also asbestos and mold that I pointed out when the lady was there for the initial move in walk through that she blew off like it was nothing. The house was full of spiders (mostly daddy long legs but some were brown recluse) that even the lady doing the walk through was freaking out about but she didn’t offer to spray and left that for me to do. I left that house in cleaner conditions than they gave it to me and they have now charged me 2 grand and are continuing to charge me for things they left undone when I moved in. One of the charges was $80 in light bulbs. Another was $79 to remove baby proofing (I accidentally left the covers on the stove knobs which are plastic and pop right off because all the do is clip over the knob so kids can’t turn them). I hope they can provide receipts to explain to the judge why they are charging me what they are. Good luck to them. This company is a disgrace.

Experiencia negativa: DO NOT RENT THROUGH THEM! They love trying to evict you over your property looking like someone lives there (no dishes in the sink at all, no clothes on the floor, etc.). I’ve lived at the same unit for over four years now and they’ve tried to evict me at least once (if not twice) a year. They have no sense of consistency and will occasionally charge you for maintenance work. Almost all of their appliances are out-dated and it took them almost an entire week to get me a new A/C is the middle of July (mind you I am extremely susceptible to heatstroke because of my medications, and I told them that). They do not care about their tenants only their paycheck.

Experiencia negativa: do not rent or apply here. money hungry. let me and my partner apply and spend $80 before telling us we were not approved and they knew that one of us wasn’t approved already. told us to have the other apply and 5 mins later denied both for an extremely ridiculous reason on their own end not on us. dont even apply here because jenn petzold will not respond to you after denying as well. doesn’t see tenants as people with real life explained experiences just money grubs since they can barely rent these places in the winter. and every property they show you always has something weird wrong with it

Experiencia negativa: Beware: We had to go to court earlier this year over high move-out charges, and mediation confirmed neither party owed anything. Our lease ended in March 2025, yet Epic reported a missed payment to TransUnion for a period when we no longer even lived there. I’ve never missed a rent payment and have full proof of that. This false report dropped both my credit score and my partner’s by nearly 100 points. I’ve emailed Epic and filed a dispute with TransUnion, and if it isn’t fixed soon, I’ll be filing complaints with the CFPB and the Iowa Attorney General’s Consumer Protection Division for false reporting of debt. Be cautious and keep detailed records if you rent from this company.

Experiencia negativa: They are the worst rental company. They charge you way too much for each and everything even if the comapny is at fault. Would not answer to your queries. They charged 3 times rent while moving out. Make sure you have evidence before moveing in regarding the current condition of property and after moving out as well because they are going to charge you the stuff that was already damaged before move in. I have stayed in many rental properties and this is the worst of all. DO NOT RENT ANY PROPERTY FROM THEM.

Experiencia negativa: Do NOT rent from them! Rent from anyone else! Horrible company who will take a huge portion of your deposit even though they shouldn't. Absolutely exaggerated charges that made no sense. DO NOT RENT FROM THESE GUYS. Completely unfair prices. We spent an entire day having 3 people fully clean the entire house and were charged $500 for misc cleaning. We were charged for not wrapping up a hose in the backyard when there was no nose to begin with, etc. Several charges where they blatantly took money from us. Unreal. Absolutely disgusted.

Experiencia negativa: I rented one of their properties while I was traveling for work. Lived in a small 1br for 3 months, I was living out a suitcase and sleeping on an air mattress, with no other furniture (To paint a picture.) got charged $300 for cleaning when I left the place in the same condition I got it, if not better. Wasn’t expecting my full deposit back but also wasn’t expecting them to straight up do fraud. Absolutely no way I left $300 worth of cleaning. It’s the straight up lying that has me leaving this bad review. I spend the entire Sunday before I moved out cleaning at least half the items they a charging me for. I know for a fact I left those celling fans spotless before I left but getting charged by them for cleaning it. Would give zero starts if i could.

Experiencia negativa: Applied for a place with Epic, application was denied, they didn't even tell me they were relisting the property until it had already been done and they'd already received someone else's deposit (this place requires a deposit prior to having an application approved). Had the issues which caused the application denial resolved within 2 days, but Epic didn't care. Now someone else gets to rent the property we applied for just because Epic couldn't wait 2 days. They also kept our deposit from 7/10/24-7/18/24 and said it wasn't their fault; that there's nothing they could do about that delay in getting it back to us. Professional and efficient, but dogmatic and impatient. Will be avoiding in the future and recommend everyone else do the same.

Experiencia negativa: Was looking to move after being in a hotel for a month or two with 4 little kids and chitzu. Got approved after they got us to take the house after looking at it Signed a year lease and over time cause it’s a house with 2000 sq feet it needs maintenance work here n there. I would call the maintenance a fix it until February when bathroom toilet was not flushing so I call n they wanted to get a professional plumbing contractor to come inspect n charge my guy being a car and mechanical profession says I can replace or fix it. They agreed and he did and it works but by time March 1st to renew lease we were “denied” without explanation or whatever reason. Now we have a neighbor across from us friends with owners and has a camera on his house to watch exactly what our house does or what car comes n how long it stays etc. I feel discriminated against of my privacy in my own home. On top of that there’s a rental portal to pay rent which property management has access to ever Friday morning or late Thursday night when fiancé gets paid to take out any fee that’s owed,dues or needed. They report me and fiancé to credit karma about late payments but I have a screen shot of 100 percent on time payments score is 648 when moved in now 617 because epic saying we was late I don’t understand how. I would never rent from epic and never will or recommend anyone.

Experiencia negativa: Don’t rent from these slumlords. My husband and I rented from them for 3 years, we paid our rent on time every month and never missed a payment, we kept good care of the house we rented from, and they still charged us for every single thing they could when we moved out. Our friends helped us clean on move out so 4 people spent an entire day cleaning the house to the point it looked better than when we moved in, and they still charged us $600 for “cleaning”. The house had carpet so they required us to hire Actually Clean carpet services to clean the carpets, and these slumlords definitely have a deal with this crooked company because they charged us $600 out of pocket to clean the carpets all because they knew they could get as much out of us as possible because we were required in our lease to hire them. And then on top of that, we were charged $200 for an “ozone treatment” even after we hired these carpet cleaners to do exactly that. They also raised our rent every year on lease renewal, they would charge us random charges every month and when I asked them about the charges they would say they were a “mistake” and that they meant to charge that to a different tenant and got the addresses mixed up. They’re a headache to deal with, and we spent an entire month without a freezer because our freezer broke and they wouldn’t answer our phone calls and e-mails about it. Not to mention they hire the cheapest maintenance they can and so every time we needed maintenance nothing would actually get fixed because these guys had no idea what they were doing. Avoid these slumlords at all costs or prepare to be bankrupt with how much money they try to wring out of you.

Experiencia negativa: The way this company does business is absolutely despicable. I could spend hours listing every unprofessional communication we had with them, but my time would be better spent warning would-be renters in the Cedar Rapids area to STAY AWAY from these scam artists. The final statement in which we were to receive our deposit return was the last straw. We spent a week prior to the move out cleaning every square inch of the property in hopes of getting a reasonable portion of our deposit back. But I suppose we didn't rack up enough damage for these buffoons to turn a profit with our deposit, so they decided to just up-charge every item they could. For example, they somehow justified charging us $75.00 to replace ONE smoke detector battery. Every other item on the list was marked-up similarly. Luckily for these scoundrels, their customer base doesn't have the resources to do anything about it. There is a reason they are on the do not service list for several companies around the CR area. The best part is they read these reviews and continue with their scummy practice.

Experiencia negativa: I see a lot of reviews stating bad reviews about maintenance, but in my experience they were great. It was the management as a whole who were extremely untruthful though. I lived in a house on 7th for 3+ years. When I was moving in someone drove by and said that the house was extremely haunted and drove off. I didn’t think anything of it. The 3rd year came around and my neighbor who had lived there for her entire life, basically, decided to tell me that the previous renter/owner passed away in the house due to lung cancer. She started to tell me that I should be careful because I have 2 children who I have raised in there their entire lives. She proceeded to say that the home has a dirt basement that isn’t finished and that Radon was present. I knew nothing about this but I started researching and found that this is a gas that comes out of the earth and is deadly if it isn’t taken care of. This makes sense because My kids & I were sick almost constantly throughout our time here. I expressed this to the property, but no response to emails or voicemails. How would my neighbor know that I even had a dirt basement unless something happened bc of it?? She wouldn’t have! I spent a decent amount of money on test kits, etc. These tests take weeks bc you have to send them in. I ended up just letting them know that I wouldn’t be signing another lease there. I never received the results from the tests, I was just in a hurry to get out of it all. When I moved out, I DEEP cleaned & hired a carpet cleaning co to come like I was advised to. I did leave some stuff behind because there were no dumps to throw things in and because I was in a hurry to get out. I wasn’t really trying to die of lung cancer. Mind you, none of the bad history was shared during the showing, during the move in, NOTHING! In fact, the lady told me a teacher lived there. I recently found out that I was charged $4,000 in fees for leaving things behind and not scrubbing the crevices of the place. I can understand fees for leaving things behind, but 4 grand? Absolutely not. I gave this management 30 grand over the time I lived there. I ALWAYS paid rent on time. I feel like I have been taken advantage of. They kept my deposit and on top of it have charged me $4,000, no exaggeration. I’ve been through a lot with this management. I would think twice before renting through them. And make sure you do you research on the homes you’re living in, because businesses like these want your money. They do not care if you or your infant children are at risk of becoming extremely ill.

I wasn't expecting the full deposit, but I know it didn't need that much cleaning. I had professional cleaners quoting $125...

Experiencia fantástica: I have seen a lot of bad reviews for epic properties, personally I wouldn't agree. They have been very easy to contact, via email and the phone. I have had 2 maintenance orders one personal preference and one was mildly serious, both times the maintenance man was quick and did a great job. I love the place and I appreciate the management.

Experiencia negativa: If I could rate with no stars I would. This company is a joke. They don’t answer maintenance requests. The took 518.12 out of my deposit for “cleaning” when we hired professional cleaners when we left the property. It was literally cleaner than when we moved in. They are the worst property management in this town. DO NOT RENT FROM THEM. Absolutely the WORST place in town.

Experiencia negativa: Wants to charge an extra 100 bucks per adult on rent. Only reason for that is to con more money from you. If you wanna be screwed over rent from this property. If not look else where. Hi Andy thanks for taking the time to respond to my review! I just thought I would let you know that I will be contacting the Iowa Civil Rights Commission about your company's practice of violating Iowa Code Section 216.8(2) which states that landlords may not base rent or deposit based on the number of individuals in the unit... I feel like if you spent as much time reading the Fair Housing Guide for Iowa as you did responding to Google reviews you would probably know the laws in this state and would rethink your company's "policy".

Our goal is to provide great housing to the many fantastic tenants with whom we do business! One way we do that is by trying to be very clear about all of our policies, fees, etc..

PLEASE don't try to use Google reviews to miss represent our policies.

As you were told I'm sure, all units are listed for rent for up to the first two adults and as many individuals as housing/fire code will allow. If a 3rd, or more, adult wishes to occupy the unit they may do so for an additional $100/mo. as long as house/fire code allow it (and provided all adults pass our standard background check).

I feel okay that we provided this information right up front, in a clear way, and before you were committed to anything. Even if it means you decided you preferred not to do business with us. Not every company is as transparent as we strive to be.

Not every tenant & landlord are a great fit. There are no hard feelings on our side and we still wish you the best!

Experiencia fantástica: I didn't receive all of my deposit back but honestly renting through EPIC was pretty good. Some maintenance requests took longer than others to get done but any habitability issues were taken care of immediately. It was always easy to get someone on the phone and they were never disrespectful. We no longer rent or we'd still be there!

Experiencia negativa: Absolutely hands down the least professional property management company I ever had the displeasure of renting from. I am 24 years old and I’ve lived in 5 different rental properties two being epoc property management and I can say without a doubt they are the least professional and worst in the Cedar Rapids / Iowa City area. Not a single quick response time on anything being fixed, which in turn causes months to go by before basic amenities are fixed. Can be very rude in email responses, as well as a lack of communication between the people who work their and people that rent from them. We had multiple conversations about fixing things with different people that were never addressed until months went by. We moved into one of the homes and we’re expected to mow 18 inch high grass. Not too mention they will find any way possible to not get your money back on the deposit. If you absolutely have to move into one of their properties, I wish you luck, and would suggest you read the lease 4-5 times and possibly consider getting a lawyer to read it as well. To add onto the lack of professionalism I also had the displeasure of walking in on a maintenance working using the bathroom with the door open.

Experiencia negativa: Do NOT rent anything from this agency! Slum lords at their best. My son rented a house for 2 years. They put up with the company not maintaining the house and neglecting to fix damages left behind from the derecho. Four people spent an entire day cleaning appliances, shelves, mopping, cleaning bathrooms, to not only have their entire credit and deposit withheld, but to also have a remaining balance. They charged $225 to replace 3 batteries for a smoke alarm and a ridiculous amount to clean what was already cleaned. When I emailed the man that the office said was in charge of the house, I did not even get a reply. If you find yourself in a situation where you must rent from them, there is no point taking care of the house. They obviously don’t care about keeping their properties in good condition and they definitely won’t give you a cent back from your deposit. Horrible business!!!

Experiencia negativa: My boyfriend and I rented for them for 3 years and they were a nightmare. Avoid them like COVID! All of these reviews show what this company and it's staff is really like. Problems from day one to day 1095. Never had a late or missed payment and still charged us for everything under the sun at checkout. Even moved things around in photos to make it look like a mess. I hope this place goes out of business soon. I'm surprised they haven't already.

Everyone from the staff to the property manager is pleasant to deal with until you need something or they charge you for a bunch of unnecessary charges at checkout. This place is a mess. Go literally anywhere else. You'll save quite the headache.

Experiencia negativa: Very bad maintenance service. We have requesting the maintenance team to do the repairs on the house and to replace the washer that has black mold since we moved into the house. They are not responding to the maintenance tickets we have.

Experiencia negativa: If I could leave negative stars I would. The delay in responding or completely ignoring maintenance requests. Understandable derecho caused a backlog but it was over 1 1/2 years later and our bedroom wasn’t finished from water damage. I’m certain there was mold in the house. The office was not helpful & had attitude of it’s not my problem. It is a horrendous property management company. I would never recommend renting from Epic. Terrible. If Epic decides to respond to this review. Instead of the apologetic response full of b.s. excuses. How about you fix the problems?

Experiencia negativa: This is the slumlords of Cedar Rapids. Always unwilling to work with you on anything. They say they'll have someone call you back and they never do. They're properties are all overpriced and they raise rent on every lease you sign even if it's for the same house! I have an active situation with them. We will see how they handle it before updating this review any further. UPDATE: Of course they handled it the exact way we thought they would. AVOID AT ALL COSTS. I am now forced to get an attorney involved after renting with them for multiple years without a single late payment. They are completely unwilling to work with you and have personalities of 2x4's. Chris Bevard the 'property manager" never answers or returns calls and p-lays the nice guy act when you're looking to rent. Rest assured as soon as it is checkout time he shows his true self. Feel free to reach out to me to find out what the true Epic Property experience is like. AN EPIC FAIL.

Experiencia negativa: I viewed a property and was interested. I was given the name of someone who handles their applications. She promptly replied initially, and when I provided detailed information about my credit and significant others criminal background of over 10 years ago, she ghosted me like a bad date. Thankful they didn’t waste anymore of my time or take my money with their application fee- but the lack of professionalism was astounding. When I emailed again at least two weeks later and said “since you didn’t bother responding, I’ll take that as a no” I still didn’t receive a response. Their pet deposit is egregious, and inability to even discuss possible rentals with a prospective tenant (with years of good rental history, despite credit) was disappointing. I’m employed (same employer for 5+ years), with more than enough income to cover 4x rent with three children and was completely disregarded.

Experiencia negativa: We first moved in on April of 2020. Everyone we spoke to was very communicative and helpful, and we were excited to have found a property that checked all of our boxes. The honeymoon period was extremely short lived. On the day we moved in, they had a crew still actively working on the house. The exterior had construction materials and debris everywhere. The interior had multiple issues, including garbage, nonfunctional appliances, nonfunctional fixtures, holes and damage to the doors and walls, broken sliding doors, and more. The person who did the walkthrough with us acted concerned and said she would make a note of everything and ensure the necessary repairs were completed. It has now been about a year and a half, and the construction materials are STILL lying around, and the repairs have yet to be completed. I understand that COVID and the derecho have been real challenges, and as such I’ve been extremely patient and understanding. But it’s now been over a year since the derecho as well, and we are still waiting to hear any updates and most of our numerous pending requests. I really don’t want to pursue legal action if this can be resolved peacefully, but there are parts of the house that are actively rotting away- aside from the maintenance requests on their portal, I have sent emails, I have made phone calls, I have sent text messages, and still nothing changes. I am worried that the longer they wait to make the necessary repairs, the worse the damage will be, especially as we head into the winter months, and the house will ultimately be declared unlivable. I just don’t know what else to do.

Experiencia negativa: Management company misrepresented property, assured us that major issues to include mold, broken fence, broken shades, leaking washer- would be addressed and fixed. Cynics was a twin home at $1525 per month. I continued to contact for remedy without any response. This is a property management company to be careful of.

Experiencia negativa: I could write a novel about our terrible experience with this company, but I think the reviews speak for themselves.. We read the reviews before renting and thought "that won't happen to us" well, it did. I would rather live in a cardboard box than deal with these scammers again

Experiencia negativa: HVAC leak and pooling water in basement reported on May 2, 2021. It's May 23, 2021 and still no response. Update, or really none. July 20, 2021, still no concern about HVAC flooding the basement or ANY of the other maintenance requests put in. I have also had to provide free storage of their washer since I had my own and they didn't feel like removing it when I moved in. And then I get an email saying they need to know if I'm renting it from them 6 months into my lease!!! I wouldn't be shocked if they try to charge ME for storing their [stuff].

They are stealing application fees. before I view the property I asked the property manager Chris that showed me the property what will have you deny..I explained the details for my credit report and he told me that I should be okay because they work with people with the 500 credit score..I have $76 in collection and was told by their office that I am not approved because of it..it is safe to assume that these people are stealing personal information and application fees with no intention on renting the property to perspective tenants.. do not rent from this property. or at least don't pay a application fee to be denied and have $50 listed in someone else's pocket

Experiencia negativa: Super poor communication even through their "tennant portal." Took months for them to take care of an existing termite infestation after we moved in, months to get broken back steps with broken rebar sticking out fixed, and the list goes on. Lots of other issues but it mostly stems around very poor communication. Emails were returned unable to send and calls were not returned at all. As a military family we've rented in a lot of areas from independents to big companies but this was just sad. Wouldn't use again if we find ourselves back in IA. Wow super quick to respond to a poor review though. Yes we used your company but i do not use the same email for everything. Why can you respond to google reviews after hours but not questions on the tennant portal?

Experiencia negativa: Epic Property management is one of the most uncaring and professionally unprofessional companies I’ve ever rented from. I’ll try and keep this short but there is a lot to cover. Firstly when working with them to find a place they failed to mention that they would charge us $100 for every adult beyond the first two. This was not mentioned until halfway through signing. So in short every price they gave us was a lie. Secondly their contract contains lots of fees that make it seem as if it is designed to basically extort you. For example due to a clerical error the utility transfer was one day late and they charged us $100+. While within their contract this is extremely inflexible and unprofessional. A theme you will find in this review is that for the most part they are acting with the contract but in a “lawful evil” type of way. After the initial monetary headaches of getting moved in we soon found issue with the property that required maintenance to fix them. Their response was often slow and took multiple attempts in some case to fix and workmen routinely showed up without proper tools. The most extreme instance of maintenance negligence was a dryer repair order. When fixing our dryer they caused a gas leak that according to the gas company was ‘dangerously close to being combustible’. They also seem to have arbitrary standers for lawn care. When we moved in the lawn was in bad shape. Full of weeds and very over grown. After fixing this with our own money a few month later we receive an email threatening that if we don't improve the lawn they will hire a company and charge us. The lawn was always kept in better shape then when we got it. Following this was probably the most frustrating incident of all. After our yearly inspection we received a notice on the front door claiming we owned them $450 for an ‘unauthorized pet’. Needless to say I was very confused as I do not have a dog nor have I ever had one visit. When we inquired about this they stated that we had ‘dog related items’ in our storage room and that this was sufficient evidence to charge us. I looked in our back room to find an old dog bowl and food bin my roommate had been storing for his girlfriend. When we attempted to correct them and get the fee removed they told us that they were certain we had a dog and unless we paid we would not be allowed to renew our lease. We were not in a position to move so unfortunate had to pay and did not have the money to fight them in court. The final two insults were what ill call “moving out costs” Firstly was the biggest insult of all a $2000 carpet cleaning bill we had to pay due to damage caused by the alleged dog. There are frankly no words to describe how unacceptable this is but unfortunately it was unsurprising at this point. Lastly they took another $300 out of our security deposit for completely random stuff that wasn't even on our move out sheet or was frankly not an issue but we were charged for anyway. Avoid this company at all costs.

Experiencia negativa: We moved a few weeks early at the end of our lease. We were unable to be with Epic Property Management staff for our walk through. I communicated via email with Jennifer and later Chris the manager about maintenance requests and what was required to move out. We were told to leave the keys and garage openers on the kitchen counter (no check out list). When we received our Security Deposit we were shocked and appalled at the charges and fees they charged us. i.e. $75.00 to replace a brand new battery in a smoke detector, $30.00 to replace 2 light bulbs in the bathroom, $43.75 to clean a few windows and blinds as well as a stove that was delivered broken and dirty to us a year ago and the list goes on. We feel that we were taken advantage of by not being available for the walk through. Response from Chris the manager was slow and at times we received no response from him. Renters beware!

Experiencia negativa: Don’t go through these thieves!!! They will cheat you out of your money and if anything goes wrong with the house they will refuse to repair it no matter how big of a safety hazard it is. They will take advantage you in any way possible. If you want to live in a run down house and be treated like you’re trash for asking them to do their jobs then they will be perfect for you. For example we asked for the basement windows to be closable and sealed when we first moved in and it took 3 YEARS for them the do it and we lost everything that we stored in the basement when the sewage backed up and they blamed us even after it was proven that tree roots got into the pipes. The list of bad is never ending so I just want everyone smart enough to read the reviews to know it’s not a good company! Also once you move out and want to work out an agreement for how the hell you owe them money they will say you have to talk to one guy but he never answers!

Experiencia negativa: I wish ZERO STARS was an option. Overpriced properties. Owner never wants to pay for anything to be done correctly but charges outlandish rent prices and will try to up the price every year but not improve the properties. Most maintenance requests take forever to get taken care of. Such as the paint job on the outside of my house that has taken all year for some reason and it was mentioned two years ago at least and then again this year and was not started until April of this year and they are still not done. My basement got ruined due to mold because they took months to fix the sump pump and water leakage down there. And the list goes on. meanwhile we've never even been late for a payment and their properties are all extremely overpriced. They try to mark it up by saying there's extra bedrooms that aren't actually bedrooms it's just a room where they put a wall in the middle of it it wasn't supposed to be there. This company sucks and I can't wait to be out of this lease. and I honestly believe most of the five star reviews that you'll see on here are from people who work for the company and they're probably spending more time doing that than answering the phones and handling their actual jobs.

Experiencia negativa: Where do I even begin to start with this terrible company- I have never seen more of an dishonest/unprofessional company than Epic. I also want to add that we were your perfect renters, we paid on time every month, we took such good care of the house. We rented from them for 2 years and it was one of the worst places I have encountered. Dishonest, no communication- except when convenient for them, poor maintenance department, management- terrible. Please remember than not only do they rent and buy places but they are also landlords. In our case they did not own the home but someone paid them to manage it. If you are an investor please read this and take it seriously. DO NOT USE THIS COMPANY! Why or how would you want to use a company that lies and charges for outrageous fees. We took a chance even after reading the reviews and every single person that wrote a review was exactly right about what I am saying. I'm also not writing this review to complain or debate but I'm writing this to make sure people are aware and not go through what we did.

Experiencia fantástica: Using EPIC has been the best decision we've made in years! We are property owners but live in another state and began working with EPIC a few years ago. Over the years we've tried other property managers but the professionalism, high level of communication, prompt service and expertise we experience with EPIC surpasses any other management service we’ve used … and here’s why: - EPIC are equally accommodating to us (the landlords) and the tenants. - EPIC utilizes multiple online systems e.g. the ability to register work orders for repairs etc. thus keeping a history of services performed. - EPIC immediately contacts us about issues to be resolved once our tenants contact them. - EPIC uses tools to source excellent tenants. - EPIC provides reports and regular inspections to ensure the tenants are comfortable and we are aware of the status of their tenancy. I understand as an investment property owner a balance has to be maintained to make sure the tenant and landlord are equally happy. In the past we have accommodated tenants with new equipment, re-carpeting, repainting etc. resulting in very happy and grateful tenants ... we have also had tenants not pay rent for 2 months and leave our property damaged. It is a balance. Finding an excellent property management company like EPIC who looks out for our investment while keeping our tenants happy is an absolute bonus.

The fact is that not all of the problems we had with your application were from 7 years ago. As it was explained in the email, some problems are much more recent, and many problems are quiet large. Plus, in 7 years you haven't paid off the "debt inherited from marriage"...what chance would we have of seeing any money you might owe us down the road? Had you disclosed to us early on that any debt you might owe to us would be placed behind, not only so much other debt, but also other landlords we could have saved you the application fee and us the several hours we spent showing you houses. -- For any future potential applicant reading this -- When we process an application we are evaluating the likelihood you will be fiscally responsible while renting from us. If you think there is anything we might have a problem with on your fiscal or criminal background please talk to us right away. If we can work with you we will certainly try. If we can't, we will let you know and won't waste your time.

Experiencia negativa: I am saddened to learn that this company doesn’t care about what is going on in your life. I left my abusive husband that would not allow me to work FOR YEARS so I don’t have a lot of good credit (still over 600 though) and my boyfriend, whose wife emptied his account and would allow him to pay bills are denied. We have GREAT jobs and are trying to get in a better spot, have more than the funds and proof available and it’s not enough. I hope that my fellow law enforcement friends that do everything for our communities don’t even try to get involved with this company as they don’t give back.

Experiencia negativa: The experience I had with this company was extremely poor. Maintenance would take weeks to get back to our issues with the house. We went through multiple door knobs/doors due to them not wanting to change the front door when the door would not lock and was hard to close. Many issues with electrical problems that were not safe and took awhile for them to fix. There were many issues in the short amount of time I lived there. Very misleading people and I felt very disrespected by this company. Not a company I would recommend.

Experiencia negativa: I have never been treated so poorly by a company. Epic has the worst respond rate, it would take days for them to answer any questions that we had. We had major safety problems with the house, that took weeks to fix. We could not lock our door because it was broken and they did a horrible job fixing it. Our electricity was faulty and also took weeks of fixing. We complained that our smoke detectors did not work, so they took it out without a replacement. They are rude people and are just in it to make a quick buck. I would highly recommend not using this company. I could say much much more about epic, but it is not worth my time anymore. DO NOT USE EPIC.

Hi Curt,

As I discussed at length with your wife this afternoon, we can only tell you the likelihood of your application if you are honest with us. My staff told you that we "could probably work with you" because you both described your credit as "a little rough from recent life events". We work with many people who have roughed up credit and are quite often able to overcome these obstacles. So this is true.

In all my years I have never seen the level of issues the two of you have on your recent credit histories. Had either of you been completely forthcoming about the extent of your current "situation", and each of your separate major negative credit events within the last 10 years, and your plans to each begin another major negative event as soon as possible, we could have more accurately estimated your likelihood of approval.

I know your wife was very disappointed that your applications were declined. I tried as best I could to explain our approval process to her and why we couldn't approve your applications. I personally spent 45 minutes talking with her about this and why these items present a problem to us, and likely will to most landlords. I thought that by the end of the conversation we had reached a good level of understanding and I thought we had reached a better place. So I'm disappointed that you (and or she) still felt the need to leave such a poor review of our company.

I'm sorry that you feel we were misleading, and that our service is terrible. I don't know what more we could have done given the information we were given prior to your application, or to address your questions after your applications were declined. We wish you the best of luck and hope you are able to find what you're looking for.

Experiencia negativa: It's was good in the begining for me as well the apartment was redone so looked real good, the towel rack fell off the wall the first time used it I called and they were supposed fix it right away which never happened (good thing I have boys)they fixed it. The entry to my building is never cleaned nor is the laundry room so being a mom I keep the area clean. I watch a cat which I've done for the past 5 years for a sick friend I keep extra toys good and litter box, I informed them of this and they said ok but if it becomes permanent to let them kno. They charged me 450.00 which is more than my rent! Smh

Experiencia negativa: My experience with Epic Property Mgt has not been a positive one. My family moved here from another state, and the only positive thing I have to say about them was in the beginning when they helped my family get into one of their houses (sight unseen). Once we arrived, the house was very clean, but all three trash cans were completely full and there was all kinds of junk under the deck that posed a hazard for my young kids. Epic said they would come back to dispose of it all, but they never did. So,we were left with the task of taking it all to the dump. The AC in the house did not work correctly, and even though I created several work orders, it took over a month to have it fixed. During that time our electric bill was over $400.00 for a small house. Even when Epic said it was fixed, many of the windows in the house were single paned glass so our bills remained extremely high. Not to mention in the winter, we had frost on the inside of our windows! The blinds in the living room were hung so poorly they fell down the first time I tried opening them; falling on my 4 yr old. (thankfully she wasn’t hurt). The closet doors were the same way, every time you tried opening them, the fell down. We removed them for safety reasons, but kept them in the garage, and of course, were charged an inflated amount to have them rehung when we moved out. I questioned the amount Epic charged me, and Epic did respond by saying they would credit my account, which I never received. Also, several of the doors throughout the house were completely scratched up by other tenant’s dogs. Toward the end of our lease, I put in a work request saying the pocket door had fallen of its track. Epic never responded until we moved out, then blamed us for “misuse” and charged us over $150.00 to “fix” it. We moved out in May, and I just received and email (in September) saying they just fixed the door. I am sure the email sent to me was an accident, but it tells me they charged me for something they never even fixed. They also charged me over $150.00 for trash haul. We left nothing in the house, so when I questioned what it was they hauled away, Epic sent me a picture of firewood we had left neatly stacked under the deck to use in the wood burning fireplace. I have driven by the house many times, and guess what, the wood is still there! So, again, Epic charged me for something they did not do. I emptied and cleaned the house, including the appliances. Plus, I had to pay almost $400.00 to have the carpets cleaned per the lease, yet Epic still charged me over $500.00 for “cleaning” When I asked to see a receipt from the cleaning company, I did not get one. Our lease went until the end of May, but we moved out in the middle of the month. We mowed the lawn prior to moving out, but got charged for the lawn having to be mowed. It seems logical that once we turned over our keys we would not be back. However, the person that checked us out warned us and said if we wanted to come back to mow, Epic would charge us to get back into the property. Obviously we were not going to pay Epic to mow their property. While living there, I paid to have the trim and the garage door painted because it looked so bad (chipped) when we moved in. I also put up new outside lights at each door because the ones there were broken. I kept the house very clean and left it in better condition than when we moved in. I will admit, I am not a professional cleaner. Once we were moved out I thought someone would come in and do a light cleaning for the next tenant. I did not expect for Epic to keep all but $100.00 of our $1500.00 deposit (plus an additional $400.00 we paid to clean the carpet) I also find it coincidental that once I paid for some upgrades to make the house look better, they raised the rent for the next tenant. Beware. Epic will find ways to nickel and dime you out of every last penny. And good luck getting anything fixed in a timely manner. My advice, if you need to rent, find a private owner.

It'll take forever for them to fix it, and they may just end up blaming you in the end for more money anyways. I won't rent or recommend their property units to anyone. They need new people to run this management. It's all terrible Updated: this is not Elijah, and you charged him with a cleaning fee after he had cleaned his apartment out. $300 for cleaning something that's already clean is hefty, in ANY measure. And you still have failed to mention after being asked why there is still someone upstairs (probably the person who told you about my dog) that is allowed to have a dog in your apartment building that you say 'does not allow dogs' and I quote "We only allow dogs in single family homes". An apartment building is not a home. So yes, make sure to ask them about any of their terms because there may be someone living there that they've made exceptions for.

Hi Elijah,

As we discussed in our office, and with your mother. You were informed at lease signing that your building is "no dogs allowed". You were reminded in our office that dogs were not allowed when you asked us about adding a roommate with a dog. Also, the person that brought the dog with him to stay at your apartment was a former tenant of that building and ALSO knew of the building's no dog policy. So, I'm not sure how much more warning we could have given. For the other charge, had I known you were going to leave furniture in the parking lot after you filled the dumpster when you moved from the apartment upstairs to the apartment downstairs, I would have given you a warning that this would also cost you to have removed. However since we were able to combine it with another load of trash going to the dump you were only charged $27, I don't think by any measure this is a hefty charge. Had you asked ahead of time, you would have been warned (beyond what's already in your lease) that picking up trash you leave behind will be billable to you, and the same will apply when you move out of your current apartment with us.

Experiencia fantástica: My experience with Epic Property Management was very positive. Payment was simple and straightforward, online with an e-check. Whenever I contacted them over the 11 months of my lease to resolve an issue, I was always satisfied with their prompt response and willingness to find a resolution. I found them to be honest, reasonable people who were ethical and professional in their dealings. AND the property I leased from them was beautiful and regularly maintained, and a pleasure to live in. That Epic was different from and superior to the other agencies in the area was apparent from my initial contact with them. When I expressed interest in a property, Epic staff were flexible and agreed to show the property that day after I finished work, although the meeting time was after their regular business hours. We reached a lease agreement that day, and the details were quickly worked out. For comparison, the other cedar rapids property management companies I had had dealings with up to that point were ridiculously unprofessional and surly beyond belief- almost as if doing business with them caused a huge inconvenience! From these other disreputable agencies, I dealt with: having to schedule viewings within THEIR narrow availabilty- within my working hours of course- and often weeks in advance! I also dealt with conflicting instructions from "agents" and office staff resulting in making a pointless 40-minute drive to their main office to pick up keys to view an apartment, then being told I couldn't have said keys until I filled out a complete application and paid a $75" application fee" that was nonrefundable and not applicable to any future deposit, and anyway the unit I was interested in was currently occupied and wouldn't be available for viewing for another month- total scam. With yet another prop mgmt company, finally resigning myself to living in a dive, I filled out an application and gave partial security deposit to the "agent" at the time of the viewing, was told to drive to the main office 3 days later to pick up keys and pay remaining amount of security deposit, and when I did just that I was told in the office that the apt had been leased to someone else- no phone call or effort to notify me whatsoever, just hey here's your money back. The multiple properties that these other mgmt. companies had shown me were slums- obviously no maintenance or cleanings, grease stains on walls and ceilings, scummy, bug-ridden carpets in common entrance areas, etc. And these were 1BR or efficiency apartments running 500-700/month- not cheap. These trashy cedar rapids property management companies are acting in collusion with highly unethical local landlords to exploit lower-income people who are already economically vulnerable. The local renter's protection agency- does it even exist?? If so, the people in charge must be hand-in-glove with these slumlords, because otherwise this situation would not exist. It reeks of small town corruption. My advice if you have to live and rent in the cedar rapids area (and I really don't recommend that you live there) is to work with Epic Property Management and appreciate what you have got in them- people who act with integrity and concern for their tenants. There is really no comparing Epic to the other property management companies in the area, in my limited experience. They are the best choice by far.

Experiencia negativa: So this was awful. First they lied and told us we lived in a safe neighborhood, which was weird that there were countless shootings less than a mile from our house, sex offenders and many drug users. I mean I'm sure that is their definition of safe. Then we had countless drain back ups. And of course we were the idiots putting baby wipes down the drain. None of us had kids. We were three college kids who they thought they could take advantage of.when the plumbers did come out they would leave before answering any of our questions. The third time it happened we called our own plumbers and they told us the same thing that epic were crooks. We never had an initial walk through of the house so any "damage" that happened was obviously ours. Never would I recommend this company.

I'm sorry that you feel this way about our service. We strive to present to every tenant with every option we have that fits the amenities they request. As I mentioned in your roommate Andrea's review, I wish that you would have brought your concerns about safety to our office so that we could have tried to address them during your lease. I wish you wouldn't have waited until you've moved out to voice your concern. Now it's too late for me to show you how EPIC would have helped you.

As for the plumbing back ups. I double checked the invoice from the drain cleaners that were hired and it says "feminine hygiene products" for the first backup and then on the second occurrence several weeks later "hygiene wipes", not necessarily baby wipes, were removed from the sewer drain to your single family house. Because the sewer line worked for several months of your residency prior to the first backup (and since the last backup) it appears there is no other explanation other than someone in your household was flushing hygiene products that should not have been flushed, and you were charged accordingly.

Your check-in walkthrough was completed right before you took possession on 08/18/2015 and signed by your roommate Nicole. Only damage that occurred after this walkthrough was your responsibility.

Experiencia positiva: I've been with Epic now for 2 years. They are very understanding, patient, and responsive. The staff are friendly and respectful. As for the other, lower reviews, there had to have been other extenuating circumstances leading to such reviews. As for service, they are right on top of things, calling that day if it's an emergency, or getting back to me within a day if it's not an emergency.

Experiencia negativa: THE WORST COMPANY!! Epic fails on every level!! They do not follow through on service requests and if they do, it's not until months and months later. Issues NEVER get resolved. They are extremely unprofessional and inexperienced. They show up unannounced and without proper notice. After personally watching how maintenance "fixes" things, I don't waste my time anymore. I know that I could fix the issue and it will be done correctly and safely the first time! I don't have a single good thing to say about this company. Be smart and DO NOT RENT OR BUY FROM EPIC PROPERTY MANAGEMENT!!! Anyone is better than them!!!

Experiencia negativa: I've been waiting months for maintenance. Calls to the office get me nowhere. I've had a broken dryer for over 3 months, a leaking refrigerator for over 2 months, and no one will come out and fix it. This is the way they treat a tenant who has been with them for 9 years. I don't know what to do at this point. Hire a lawyer? I'm at my wit's end.

Experiencia negativa: As an individual who has rented properties around the country (Arizona, Maryland, Colorado, South Dakota), I wouldn't say EPIC PM was the worst experience as a renter, it just wasn't at the top of the list. First of all, we had a couple dogs and they literally charge a non-refundable deposit which is the same as a month's rent, and then they tacked on more for rent each month? I had never had to put more than a couple hundred down for our dogs prior to this. Because they have so much of the rental market in C.R., it made it difficult to find another company to find housing with as we were moving from out of state. Day one, my wife had met with the individual for the walk through and the woman stayed for two hours just hanging around the house? Once of heard about this, I knew it was going to be a quite the experience. We moved into the house and the next day we already had a maintenance person at our door asking about the fire alarms. This was without a 48 hour notice (for non-emergency) and the guy stated he didn't think anyone lived her yet. But there was a moving truck outside and two cars in the drive way. Either this was a lie or he was stupid. Over the next 5 months, we had our kitchen light catch on fire, a leaking sink for the entire time we had the rental, and poor customer service when calling in for repairs that were never made. Mold developed in the basement, making it a 1100 ft. living space that was being paid for but unable to be utilized. We called about this problem multiple times and would finally get someone out there every now just to have them tell us they are understaffed and would have to return the next day with more tools. Of course, they would never return until we called the company time and time again. The good news is that it did finally get fixed, it just happened to be once we told them we were moving out. We opted out of our lease and had to pay 800 dollars in carpet cleaning because they require a pet treatment despite the cleaners telling us it wasn't needed and the dogs never going downstairs. Had to clean the house to the point that it looked cleaner than when we moved into it (e.g. they wanted the garage swept, no problem but when it was full of tree branches and was dirty when we moved in. I have a difficult time honoring your request). Poor interactions between my wife (who is extremely kind and hates confrontation) and the company, I would often be embarrassed for EPIC after she would tell me how they interacted with her. My wife wouldn't let me interact with them, as I would have simply told them how I felt and got my lawyer involved. Also, they have a clause in their contract that states you have to give them permission to stop by your house and enter without a 48 hour notice. I would encourage you to look into the legality of this if they ever try to use this against you at some point. We ended up getting 1000 dollars back from the 3500 we paid to get into the house. Could have been worst, and I realize no one goes into property management because they want to help others. They do it because it is a great way to make money. A poor and frustrating experience at the time but looking back seems to be like most, on morality, I can't give them more than one star.

For the viewing public I wanted to address a few things:

- We do require additional deposits for most pets, often this is 50% of the rent amount per pet. They are however fully refundable. We do require at a minimum, the lowest level of pet treatment in any rental that has had animals during the lease. I can't speak to the $800 Keith quotes, but if you contact us before check out we'll happily point you towards the companies in town that we know are doing good work at a good price.

- Keith requested, and voluntarily participated in a program to be released from his lease early so he could move into the house he was buying. For the program Keith selected, we charge an early termination fee of 50% total deposit held. Of Keith's total deposit of $2,200, we applied the program's early termination fee of $1,100 and after another small fee for cleaning was applied, $1,030 was returned to him. So aside from the early termination that Keith requested he had nearly a full deposit return, which is the experience of very many of our tenants.

- We have no clause that says we can show up without notice. We always follow Iowa Landlord and Tenant Code. We have a scheduled day for inspections in the lease and you can know everyday of inspection before you even sign your lease.

Experiencia fantástica: My experience as a renter working with EPIC Property Management has been very good. Anytime I call in for a needed repair, I receive a quick and very friendly response to my call. The EPIC staff listen to my concerns and the repair work gets done quickly and is done right the first time. I have lived at other places where the landlords are drag their feet in returning my calls.

Experiencia negativa: Epic Property Mgt also manages property in Oregon. I live at one the properties they manage, if you can call it managing. In February of this year, 2014, the maintenance man was using a snow blower on the sidewalks and blowing the snow on the cars in the parking lots. The snow blower picked up a rock and blew it out on to my car windshield. He saw it happen and continued to use the snow blower on the sidewalks. When I reported it to the office, it took them 3 months to finally get back to me and denied he did that, said a witness claimed it was already there. I asked to speak to this so called witness and was denied. Now I am having horrible issues with a neighbor downstairs, management refuses to listen to my side and writes me up for whatever she claims I do. They will take sides and have favorites. Another tenant will spy on the neighbors and rats them out to management and management writes them up on her say only. Really poor management skills. There needs to be a complete overhaul of the whole Epic structure, hire honest, decent people willing to help not just be figureheads and write up actual truth and not drivel.

Experiencia negativa: I have never written a review of a business before so consider this a red flag. Epic Property Management is poorly operated. Not only did they ignore my maintenance requests for a kitchen sink that was, not dripping, but pouring water out onto the wood floor, but they didn't respond to my messages or return my calls. For 3 months they sent me a bill that was $300 more than my monthly rent that I signed on the lease. I had to call and adjust it every time. They require you to hire your own professional carpet cleaner and you they bully you into moving out quickly so they can do a "check out." I will never rent from Epic Property management again, I suggest you avoid them.

Experiencia negativa: Declined before I was even shown home. I make about four grand a month, and they denied me because of poor credit. Poor business practice if you ask me. How many people with great credit actually rent? Few.
