Experiencia negativa: Since Smallow has taken over Meadow Brook Condominiums in Philadelphia they have run it in the ground. The association dues are 5 times what they used to be, there’s raw sewage on the grounds they failed to address for several weeks which is illegal as it’s a health hazard, they have a rodent infestation, have failed to replace the roof & shingles that are well past their life, shingles are hanging down on multiple properties throughout, broken concrete throughout the community , the parking lot hasn’t been resealed or recoated in decades & you cannot see the assigned numbers as they have faded . It certainly looks like a misappropriation of money because the $250 fee is not being put back into the community. Smallow is terrible and needs to go .

Experiencia fantástica: Smallow Management Co. has been our homeowners association management company for over 30 years now. Their service has been impeccable. What most home owners need to remember is that a management company can only do what the Board members of an association allow them to perform. It is an important responsibility for homeowners to attend association meetings and participate in discussions at these meetings to have concerns addressed and rectified. Each and every homeowner has copies of the Bi-Laws of the Association and agreed to follow them when they purchased their home. With that being said, it is the management company, that is hired by the Board, to enforce those by-laws and hire contractors to do what maintenance and repairs that are required in common areas. They also manage all collections of dues and accounting for the Association. I find when most people complain, they haven't attended meetings or got involved with the Association in any way, until it affects them directly. So if you want to be involved with the decision process, go to meetings, run for openings to be a Board Member and vote for what you want!! Smallow Management has attended EVERY Association meeting and met with Board members on a regular basis for all 30 years of service and has given accurate accounting of the association at the end of every year along with newsletters sent to every home. They are also very accessible to contact to discuss. So they have excelled as a management company beyond reproach.

Experiencia fantástica: Marie Flinn, the general property manager, has to deal with alot of unrealistic expectations from both residents and owners. Keep this in mind while reading any negative reviews. Reality is, approach people how you like to be approached and understand that not everything is in the purview of her job. Last night, there was a sewage backup at my condo, the entire building was effected. She understood the nature of the emergency and had a plumber out within 2 hours of me calling and leaving a message. If emergency such as this crops up, Marie is concerned and picking up the piece. People must have realistic expectations such problems come up, you have to work with the plumbing company and the property manager, they may need to document things, they may need emergency access to your unit for electricity and sewer access but they will resolve things. People expect a call to resolve things magically but the only reason it seems like magic is because their are people working hard to make things run smoothly. Regardless the hour, you have to give people room to work and resolve the issue. In the past her and Bill have done just this, working to maintain the condominiums as a decent community to live in. This is a thank to them both and a reminder that some of us understand.

Experiencia fantástica: I have been doing business with Smallow Management since 1987 and I can honestly say that there is no other management company out that that will give you a more "personal" service experience. I have done business with many other management companies over 34 years and they usually don't care or even answer the phone. I know Marie Flynn takes her work home with her every day and can't relax if there is a pending issue. It is very hard to find people like Marie who truly care about their work these days. Unfortunately after reading some of these reviews people are allowed to just write whatever they want and distort the truth. The biggest issue is that many people don't really understand the difference between a condominium and an apartment. A condominium has a yearly budget to follow for its expenses, that is created by the "Association's Board Members", and the management company is to follow this budget. Many residents that live in condominiums as renters don't understand this and even many owners (which is shocking). The good reviews on this site are from residents that live in condominiums that are mainly owner occupied and are willing to invest money in there budget to improve their property. The others are from properties where there are a lot of investors that rent out there condominiums and are more concerned with showing a big yearly profit instead of putting some money back into the property for improvements. The bottom line here is that the management company can only do as much as the Condominium Association Board Members will let them do. Instead of complaining on a web site, talk to your association if your an owner, or talk to your owner if your a renter to see how your issue can be resolved properly. Also, condominiums have rules that must be followed and the management company has the difficult task of enforcing these rules. You should not post bad reviews when you are not following the rules that are "created by your Association", not the management company!

Marie and Smallow did a great job making sure our property was kept beautiful and up to the high standards that our association had. Any time there was an issue, things were handled quickly and in a very professional manner.

Experiencia negativa: As a homeowner presently residing in the development, I find that the development is Poorly managed,racist destroys owners property. Pick and choose who receive individualized attention when it comes to street repair and other maintenance repairs. I’ve never experienced a more unwelcome experience in my life. As a homeowner I refuse to extend my caring for the surrounding area beyond my property limits. Just received disturbing phone call from Marie Flynn about her ratings. Who stated that due to my complaints allowing her ratings to decrease. She at this point will do what she have to do. To protect her lively hood. It appears that the many positive reviews are coming from condo owners, Not home owners. Harmony , caring , and a sense of giving of oneself starts from within not when it’s convenient or for one’s financial gain. Or irrelevant self worth. I pray that Ms Flynn will take heed and learn from her negative experiences as well as her positive ones. Taking someone’s opinion shouldn’t be to it’s entirety looked upon personally.but looked upon as a learning experience. Thus trying to make amends placing those negative experiences in the right prospective in an attempt to make it right. Had a chance to view the shrub that was distorted persons unknown are still tampering with it I guess I’ll need more cameras and police reports. Such a shame that people cannot live without fear or intimidation in their own environment. As a retired police officer it took years of work to create a safe haven for my husband and I to enjoy and for someone to lottery destroy it out of spite. And outright meanness says a lot about the area. Whoever the person is that deny any wrong doing is a lier. It appears that he is the only one who dispute my accusations. Therefore his comment is irrelevant. Never had a problem with anyone outside the development. Over the years received numerous complements from passerby of how beautiful the garden was. Such a waste and big disappointment of how nasty people can be. As well as unappreciative. As a God fearing woman and grandmother of 11 beautiful grandchildren I will not be moved or agitated by such actions. God will prevail and he’ll restore all that was taken. Those involved will pay for what they did. For time is on my side. Situation remain unresolved. Dean Weisgold atty for Smallow Management went into my bank account without authorization taking monies for atty fees without authorization or notification to home owner. HOA notified sheriff dept demanding that they enter my residence taking personal property for liquidation purposes making whole of dues owed. Therefore ridicule, threats and intimidation continues. Attempts were verbally made to their attorney to settle matter all ignored. Smallow management continue to ignore or deny that they are responsible for damages done to my property. Instead of making and Orr attempt to settle matter she and her board members continue to intimidate and back door any and all harassment and intimidations. Foul language were never used. I just want to be treated fairly. Smallow management has not attempt to resolve the situation in any way . Therefore the hostility and intimidation and harassment continues. In reply to current review made by smallow management. I as homeowner has never felt welcome in this development nor safe. Due to the vandalism which has been continuing sin ce day one. Police has been called due to ongoing vandalism which has been committed by someone within the development. Which is on camera. Because of the ongoing harassment I as a homeowner must move to the next step. I was told repeatedly by other investigative officers that someone in the development is the cause behind the ongoing vandalism and harassment. It’s a shame that other. Homeowners must be looked upon as a part of this ongoing delima. And it is also a shame that people will not leave others alone. Especially if they have done anything to hurt anyone and only ask to be left alone and others mind their business. Live and let live.

Marie has always been available when there was a question or a concern, returning phone calls or emails in a timely fashion, certainly within the hour if not sooner. I am sure it is no easy task overseeing so many properties. Marie treats this community as if she lived here herself. Always making sure the grounds are in good shape and in inclement weather making sure the driveway is plowed and sidewalks are cleared so residents are safe. Experiencia fantástica: I’ve been a unit owner here going on 17yrs. I’ve had my ups & downs financially and it’s been an even rougher road especially after facing a tragedy & dealing with Covid. A lot of us have suffered job losses due to Covid and may fall behind in dues, Marie will work with you as long as you communicate effectively & make an effort. She has a business to run. Any issues that need to be addressed, Marie makes sure it gets done. The grounds are maintained well. Any cracks or potholes in driveway are repaired immediately. We are notified ahead of time ( via postings on mailboxes) of any water shut off due to maintenance or electrical work that needs to be done. We need to work together and communication is key.

Everything is always in good repair. The snow gets plowed and shoveled and the grass and landscaping are always immaculate. Marie keeps monthly Condo fees low. She's on top of the condo budget and shops for quality at reasonable prices. Smallow is, quite simply, a first class organization with wonderful management.

During that time I have had many opportunities to contact Marie Flynn at Smallow and if not available I have always received a call back within 24 hours (although usually I get a call back within a couple of hours). On more than one occasion Marie herself has responded to problems and it is not uncommon to see her on site attending to issues personally. I have dealt with other firms and none have come close to the level of professionalism or attentiveness.

Experiencia negativa: Smallow Management Inc is my home owner's association's management company. I am in the process of trying to sell my home and called to request resale document and was subsequently berated by Marie Flynn and did not get the documents that I need. I hope this does not jeopardize the sale of my home. She assumed I would not have the information she need and when I told her that I did, she did not want to hear it and instead said, I would not be able to give the documents to the buyers. This was the only interaction that I have had with Smallow and it was terrible.
