I would like to take a moment to recognize and commend the AAPM team for the exceptional level of service, respect, and dignity they provide to their tenants. I have been a resident of the same property for six years, and throughout that time, I have never been late with my rent payment. While being a responsible tenant is important to me, the quality of service I receive is also a significant reason why I have chosen to remain in the property. I never feel as though I am simply a rental tenant. I feel valued, respected, and appreciated. One of the things I appreciate most is the team's understanding that tenants have work and personal responsibilities while still needing repairs and services completed. When maintenance or inspections are needed, every effort is made to work around my schedule. Communication regarding changes or service needs is always handled professionally, respectfully, and courteously. George Budu – Home Inspector George Budu is an outstanding representative of AAPM. His professionalism and personality are qualities that should be modeled throughout the industry. He is courteous, thorough, precise, and takes his responsibility seriously. George does an excellent job documenting the condition of the property. His attention to detail not only demonstrates that I am a responsible tenant, but it also ensures that the property owner has accurate and thorough documentation regarding the condition of the home. I truly appreciate the professionalism he brings to his work. Rosemary Stephens – Resident Support Rosemary Stephens has been instrumental throughout my renewals and whenever I have needed assistance with service-related matters. She is professional, patient, knowledgeable, and always a pleasure to speak with. Rosemary is truly an asset to AAPM and to its tenants. She responds promptly to emails and text messages, which is extremely important to me as a tenant. She takes the time to explain matters in great detail and makes sure I understand what is happening and what to expect. That level of communication and follow-through is greatly appreciated. Rachel Amaris – Maintenance Rachel Amaris is equally deserving of recognition. When maintenance needs arise, she handles matters expeditiously and professionally. What I especially appreciate is the follow-up. She does not simply address the initial concern and move on; she follows up to make sure everything has been completed properly and that the issue is truly resolved. That level of accountability demonstrates a genuine commitment to tenant satisfaction. A Company That Gets It Right AAPM handles tenant concerns with the same urgency and care that anyone would want for themselves. Issues are addressed promptly, communication is respectful, and the overall experience reflects a genuine understanding that people matter. The property owner also deserves recognition for ensuring that the property is well maintained. That commitment to maintaining the home, combined with the excellent service I receive from the AAPM team, is a major reason I have remained in the property for six years. I've managed my own properties for eight years and used another property manger for for the last six years. Atlanta Marietta not only eliminated the day to day headaches of being a landlord, they have managed my properties with excellence. With my former property manager I discovered many accounting errors, but have found Atlanta Marietta operating with integrity and full financial transparency. Although they are very experienced they remain flexible and humble to receive my input regarding certain decisions. In addition they offer three custom plans for managing properties rather than the typical "one size fits all" approach. I am so thankful I moved to Atlanta Marietta. Best decision since purchasing our properties!

Experiencia negativa: I am a current tenant and have been repeatedly dealing with the issue of my AC going out. The second time it failed, it took the property management company three weeks to send someone out. Now, it’s happening again, and I’m still waiting for an update — with zero communication from their team. It’s July, and the summer heat is unbearable, especially with a baby in the apartment. There’s absolutely no sense of urgency, no accountability, and no regard for tenant comfort or safety. Take it from someone living through this: Avoid renting from this property management company.

Experiencia negativa: I recently applied for a townhouse with this company. After applying I have not been able to get in contact with anyone from the office regarding the property. I drove to the address listed as the office and it’s someone’s home. I think this company is a scam that takes applications without any intention on renting the property be aware. Update to later respond saying I was denied due to my financial situation on the google review but couldn’t respond to text, calls, and email! Not upset about this at all. I’ll continue to rent through luxury apartments too many scammers trying to get a rich off application fees! Talking about Financial situation!

Everything I want to clarify, to discuss or negotiate will be very easy and fast because Kathy is the top decision person of the company. Ms. Kathy reasonably accommodates all of the concerns, requests I have. I can contact her directly almost any time to get the answer on the issues I want to know nearly immediately. Kay is the knowledgeable accountant. Kay too can be contacted directly, available to answer all accounting question if I have. With other management companies, I don't have that convenient. I really appreciate Kathy's in-house contractor crew. Their work is professional perfect, with reasonable price. I think any house owners/ investors will be satisfied to work with AAPM.

Experiencia negativa: My family and I recently applied for one of this property management homes, it checked off our list , aesthetically pleasing and super convenient for our children to stay in the same school. So we wanted this place bad. We were told at the viewing that the application and requirements were pretty lenient and easy, the application also stated requirements and mentioned the deciding factor was rental history, income verification and credit history and if your credit history isn’t great you can possibly get a guarantor. The application cost is 100 per adult (300 in my case) which is pretty steep for just an application. We knew for sure that we made more than enough income and our rental history was great because we always pay our rent. (We’re forced to move because the owners are selling the home). After 5 days and calling twice for a status update we were told that all 3 of us combined failed the application process because we had collections on our credit report. Had I known credit was going to be the deciding factor I would have never wasted 300 dollars just to be told no.

Experiencia negativa: If any future renter is reading reviews in regards to renting from this company, please save yourself and stay far away from any rental property under this management company. This is the most unprofessional managment company I have ever had the misfortune of dealing with. I have never left a google review in my life, but I hope this helps someone in the future. I’ve had in maintenance requests to fix my dryer for 4 months, they will “cancel” them or “complete” them on the portal without ever coming to the property to fix them. I can’t get in contact with anyone from the company. This is just one of the multiple issues we’ve had since renting from them. I had a broken/flooding sink for 3 months, when we moved in they had faulty plumbing and had water pouring out into a well causing the water bill to be outrageous, not to mention the sewage smell that fills the house, the washing machine is faulty and i could go on. If anyone reads this before signing a lease please please please save yourself and go with any other option/managment company. It’s just terrible, I’ve been waiting on Ashton Kutcher to pop out at any moment and tell me I’ve been punk’d.

Experiencia negativa: Changing my previous 5 star review - without advance notice, I was told Atlanta Area Property and Management was merging with another property management company. The transition has not been smooth for me as a property owner. Poor or unavailable Communication with AAPM and the new company. Maybe they need time to smooth things out, so I'd hold off if you are thinking of working with them.

Michelle, one of the managers has given me every excuse not to give me the code to the storage unit that is part of my agreement. I’ve reached out to her mother via Kathy, property manager via email amd phone since November of last year but still have not gotten any response. They are unresponsive and unprofessional and I’m currently looking into getting reimbursed for my additional storage unit I had to get outside of my lease and possibly breaking my lease without early termination penalty as I’ve never lived anywhere that simply has no communication skills beyond signing a lease. I wouldn’t have recommend this to the roaches they had prior to me moving in and exterminating.

Experiencia negativa: No news is good news, right? WRONG. For two years I heard nothing from my property managers and assumed that meant all was well. Then again, what home is problem-free for 2 years? When I moved back into my home, I noticed numerous issues (e.g., roof leak, leaking water heater, etc.) that had gone unfixed for up to 2 years. When I tried to get answers from my property managers about these issues, they put the blame on me, provided unlikely explanations and excuses, or didn't respond at all. Even the people who referred me to them have had issues with them since referring them. Do not believe all of these positive reviews. What company has all 5 star reviews? None! DO NOT HIRE THESE "PROPERTY MANAGERS!" They don't manage properties, they collect the rent, take out their fee, forward you the rest, and leave your home to fall apart in your absence with no accountability.
