Experiencia fantástica: Rented a 2 bedroom apartment. It was my first experience renting. The place was beautiful and they did a great job on managing repairs. There were times that things could take a bit of a while to be fixed but, majority of the time they were very responsive, they did a great job maintaining the property and communicating. If I didn’t need more space I would’ve absolutely stayed.

I never had a ton of issues with the property, but any time something did happen, they were always very responsive and quick to resolve the issue. When i look for my next rental this summer, i will absolutely be checking to see if Copeland Morgan has any properties available i would be interested in.

Experiencia negativa: The move in process was very easy how ever that’s all good I have to say. No one comes to fix things at the property. You never see anyone face to face they text you instead. There are constant police officers everywhere in the neighborhood. Also you have to pay a 35$ fee added with your rent for a residence fee for the maintenance of the apartments but the catch is the property is only 3 buildings no pool no playground no office so what are we paying for?? On the other hand I have now left the property because to stay another year they are raising the rent which is already over priced for a tiny 2/1. When I first moved in the unit above me was being renovated someone left a water hose on and it leaked down to my ceiling. I have pictures to show for also normal wear and tear and cleaning that gets done with every move out and now I am being told I can not have not even some of my over 2,000$ security deposit. I don’t think this is fair I think they are scamming people of there money.

Experiencia fantástica: I self managed my 3-unit property medium term rental in St Pete in 2022, and averaged less than $2800 per month in rental income on Airbnb. I decided to seek professional help, and I could not be happier with the team at Copeland Morgan LLC! After having them in place for around three months, it's like night and day - My property is now bringing in over $5200 per month (almost double what I did last year self-managing), and is booked solid for the next 6 months! They have also been amazing with their recommendations for improvements to the property to increase my revenue and reduce my liability, and have connections to a great network of contractors and service providers. Jeff and his team are very professional, are up front and honest, and are amazing with communications. I highly recommend them for MTR management in St Pete!

Experiencia fantástica: I don’t even know where to start. From the first time I spoke with Jeff to get into a place everything just felt different. He was able to work with me to get me into an apartment that I absolutely loved. He even went out of his way to come meet me and talk face to face, just to get to know each other. That’s when I realized that I wasn’t gonna be treated like a rent check like with soo many other companies. Fast forward a year. My lease was up at my first property and it was time to move. Jeff and his team found me an amazing unit just a few blocks from my current one. I expressed a couple concerns with the price of the unit and that’s when everything got even better. They were able to reach out to the owner of the property and got them to come down a little to help. It was super refreshing to get the help and treatment that I received from this team. Instead of just collecting money and moving on they took the opportunity to actually help. They have a platform to actually improve people’s lives and they use it the right way. I love my new place with them and I will rent from Copeland until I no longer rent. Do yourself a favor and reach out to this team. You won’t regret it!

Experiencia positiva: These Townhomes are in a great location. Close to two schools and a library and grocery stores. There are several great restaurants and a lot of Beautiful churches. Also a little park across the street and about a half mile away from another playground. The management team here Jeff Copland is a great property manager. However the apartments are in need of updating. Their nice and meet needs but the previous landlord sold them needing TLC. I've been here since 2014 and for the most part its a quiet neighborhood. Its a decent place to raise your child or have a bedroom and office.

He installed can lighting and a fan/light combo in the bedrooms, replaced the hideous chandelier in each dining room, and put in new lighting in all the closets. Experiencia fantástica: We gave Jeff our property after 1 1/2 year with other property manager. The property was the true definition of value add. He got it with 4 empty units, and 2 non performing out of 9. City violations, tons of projects that never happened with the previous manager. Within 2 months he managed to make it the dream we had envisioned. Our property is fully leased with great tenants, still lots of work to be done but every project we had in mind is happening. Hands down the best property/project manager ever. Communication is so easy, the use of technology makes it easy to own a property far away. Experiencia negativa: If I could give them less stars I would. The first month I moved in someone broke into my apartment and I requested they replace the window. I even had a police report and everything. Replacement never happened. My front door is an interior door rather than an exterior door and I requested it be replaced, seeing as it is unable to close unless dead-bolted. Never happened. A representative of the owner came to do an inspection and left my front door wide open for 24 hours. It’s just bad maintenance all around. Failure to make tenants feel safe. However, I will say the maintenance man is very helpful, he patched my window with a board the day it was broken into. But the Copeland Morgan team has done nothing to help, contact me about my requests, or anything. These people make no necessary moves to ensure you feel safe in your home but will never miss notifying you if you’re late on a payment.

Experiencia negativa: EDIT: Mr. Copeland, you are truly an arrogant boy. Trying to belittle me to make up for the fact that you did me wrong just proves that you are a monster. To clarify and jog your memory, I did in fact pay my rent for that month (and was returned the pro-rated rent, I have evidence of this). I was not “taken into custody by the SWAT team”, I was Baker Acted because I expressed suicidal thoughts, particularly because I was being forced to move out of that area due to the other tenants (I can provide proof of this). My neighbor was not given the key to take care of my dog, my girlfriend took my dog that night (I have proof). I also have several texts and phone call recordings of you speaking to my mother who arranged for my belongings to be removed from my apartment the following day. You then decided to illegally allow the other tenant to evict my belongings in which multiple items were stolen (a police report was made and one item was returned). I legally and rightfully demanded my security deposit back to which you never responded. You are not only incapable of your job but you are also a cowardly misogynist. My toddler, dog and I are much happier and safer now that we are no longer in a house riddled with bugs and violent felons/drug addicts. I hope you learn how to be a decent man. God forbid someone else fall victim to your money scam. If anyone would like proof of my statements, feel free to contact me. ——— Awful human being!!!! Took advantage of my son and I after renting an apartment he manages in Clearwater. He not only illegally authorized his other tenant (who is a convicted felon and drug addict) to enter my apartment and remove my belongings (many of my valuables were stolen or thrown away) but he unlawfully witheld $400 of my deposit for no reason. Not to mention he made me wait over a month to replace my completely broken stove that was leaking gas even though he knew I had my toddler living there with me. Truly the worst person I have ever encountered. Allows known drug addicts/dealers and violent felons to live in properties he manages. I called the police several times on the other tenants and Mr. Copeland to inform him of the issues. He simply told me “There’s nothing I can do, call the cops”. Here are a few examples: The tenant below me overdosed in front of the house (1005 N Osceola Ave, Clearwater, where I resided) and my toddler witnessed him half dead after we returned home. The tenant across from me has a drug addicted pregnant teenager who was choked and beaten by her convicted felon boyfriend several time (police reports and arrest was made). That same tenant was also stalked by an ex who threatened her with violence, came to the house every night and sat on the road and set the dumpster on fire in front of the house. Just google the address for yourself and see all the drugs and violence that occurs in that house over the years Mr. Copeland has managed it. Doesn’t do anything to remove tenants who are constantly having the police called on them.

Experiencia fantástica: Jeff has been managing my property now for almost three years. He is extremely attentive to the property and is very responsive. Over the few years I’ve worked with him, he has provided sound advice and ensured my property cash flowed. Jeff is very in tune with the local market and understands the different neighborhoods very well. At my SFR, Jeff encouraged me to raise the rent by $40 after year one to keep with market trends. Unfortunately those tenants decided not to renew their lease at that rate. Not even 3 days later, Jeff had my property rented out to better quality tenants for $120/month more than in year one. That is one of the many instances where his expertise worked greatly to my benefit! I can’t endorse Copeland Morgan enough!

Jeff is extremely knowledgeable and attentive throughout the whole process--from the buying to the restoration to the management of the property. He has a great network of resources from insurance and loan brokers to contractors. When purchasing my house, the mortgage company almost didn't come through and Jeff was able to find back up financing the next day. After acquiring the property, there was a lot of work to do, and Jeff was on top of managing the projects. He is able to project pricing for repairs and future rents pretty accurately which helped tremendously in valuing the property and deciding the work to be done.
