Experiencia negativa: Once Abby got our listing, she was completely MIA during our home sale process. She would send out novice agents, poorly dressed, to conduct open houses on our luxury property. When we actually did get in touch with her, she argued with us when we wanted to reduce the pricing of our home. The market was shifting and she let her ego get in the way.

Experiencia negativa: AVOID – MISLEADING COMMISSION STRUCTURE We were misled by Abby Nelson regarding her commission as the listing broker. She increased her commission to 3.5% while lowering the selling agent's commission to 2.5%, despite assuring us that the structure would be 3% on both sides. This reduced selling agent commission may have negatively impacted our chances of selling the home. I've included a screenshot of the original contract, which clearly shows 2.5% - 3.0% for the selling agent. I was told verbally that the 2.5% was if the house was sold internally (within the ReMax group), and the 0.5% would be remitted to us as the home seller. Instead, Abby pushed a new contract which she said had "no material changes", which increased her commission to 3.5% and reduced the selling agent commission to 2.5%. Save yourself the trouble and use Redfin instead.

Commission Structure:
We carefully reviewed the commission structure together using a detailed net sheet, which clearly outlined the terms, including the breakdown in the first listing agreement and again in the updated agreement when state paperwork changed. These agreements reflected a commission of 3.5% for the listing agent and 2.5% for the selling agent, which you acknowledged at the time.
MLS Display Policy:
It’s important to note that commissions are no longer displayed on the MLS, so the structure had no bearing on the visibility of your property to potential buyers’ agents or buyers directly.
Market Factors:
The feedback we received from agents and buyers was that the primary challenge in selling the home was its price point based on the condition. This was articulated on numerous occasions. While we were happy to offer competitive terms to incentivize buyer agents, pricing is always a key factor in generating interest.
Communication and Conduct:
We are committed to maintaining professionalism, even in challenging situations. While the process had its difficulties, I am grateful for the kind acknowledgment from your sister and co-owner regarding the effort we put into the sale of your property.

Experiencia fantástica: Abby and her staff really deliver on everything they tell you they will do. I received weekly updates from one of her staff on where we were in the process and weekly personal phone calls from Abby. They recommended a handyman to do some minor repairs and he immediately came out so we could get the house listed quickly. The home was listed and we received multiple offers. Her staff went over the offers and provided guidance on which offer may be the best one. We closed in 30 days and again everything went exactly as the they said it would. If you want a realtor to be there for all your needs and answer your questions Abby Nelson Group should be your choice.

Though our buyer's agent was significantly subpar and his inexperience and lack of attention caused a lot of delays and headaches, Abby and her team got things on track. Experiencia negativa: If looking for a more personal one on one interaction with your real estate agent, this is NOT the place. We thought we would work with Abby directly but instead we were transferred to work with an agent who has no clue about the business and barely helped us out. Throughout the process of our purchase our mentioned agent didn’t know the answer to many questions we would ask and Abby was hardly ever available to answer those questions. The day we closed on our new home, the house was full of old furniture, trash and belongings from the seller. Our agent didn’t look out for our best interest and again Abby was nowhere around to help, yet she’s the first one to call and get the business promising to be with us throughout the whole process. I who actually BOUGHT a house with them WOULD NOT recommend. Trust me, it is not the right people to work with when buying a house. Also the events they do for their clients throughout the year are very inconsistent so even that is not reliable. My kids and I were cancelled out in the very same day of the event LOL.

Experiencia negativa: My God rude rude rude called for help in central fl looking for a house, im allready approved for 250k looking to buy a house for 150k and gonna get called stupid for doing so , and then afterwards she tried to tell me my approval is fake.. would not recommend I just sold my house in Miami 1 month ago I was ready to buy now!
