Campus Realtors: Opiniones
Experiencia fantástica: I've been living at Opus for one month and have been really impressed with the responsiveness of the management team. Recently I submitted a maintenance request through the resident portal, and I received a response almost immediately. The issue was completely resolved within a short time. It's reassuring to know that when something comes up, the team actually cares and takes action.
Thank you so much for sharing this — it really means a lot to us! We're glad your first month at Opus has been a positive one and that we were able to get your maintenance request resolved quickly. Hearing that our team made you feel taken care of is exactly what we strive for. We're happy to have you as a resident!
Experiencia fantástica: Great team & they’re so helpful. Thank you.
Thank you, Teri! We're so glad our team has been helpful — that's exactly what we're here for. We appreciate you taking the time to share this!
Experiencia fantástica: For years now, I have been a client of Campus Realtors and truly appreciate the way they take care of my property and look out for me as a property owner who lives in another city. Trust is of the utmost importance in a situation like mine and Campus Realtors serve as my eyes and ears when I can’t be present myself around my property. They are responsive and share any concerns that I might have about the management of the real estate I entrust to their care. Thank you, CR!
This genuinely means a lot to us — thank you! Being a trusted set of eyes and ears for out-of-town owners is something we take seriously, and we're so glad that trust has been well-placed over the years. We'll keep looking out for you and your property. Thanks for being such a loyal part of the Campus Realtors family!
Experiencia fantástica: Campus Realtors has been great to work with over the last 17 years. Always on top of the property and leasing options.
17 years — wow! That kind of long-term relationship is exactly what we strive for, and we don't take it for granted. Thank you for trusting us with your property year after year, Bill. Here's to many more!
Experiencia fantástica: Campus Realtors makes my life easier. They to a great job managing my two rental properties. Rusty
Hi Rusty, thank you so much for the kind words! We truly value our partnership with you and are glad to hear that we’ve been able to make the management of your rental properties a seamless experience. Our goal is always to provide owners with peace of mind through professional and efficient service. We look forward to our continued work together!
Experiencia fantástica: Campus does a fantastic job. Their team does a great job of communicating with tenants and owners.
Hi Joe, thank you for the feedback! We take a lot of pride in our communication standards, and I’m glad to hear that's been your experience. Keeping both our owners and residents well-informed is a top priority for our team. We appreciate your support and look forward to continuing to serve you!
Experiencia negativa: Living here has been extremely frustrating. Maintenance issues are constant and rarely handled properly. We had a serious pest problem for months and ended up paying out of pocket because nothing was done. The gates have been broken for months, creating ongoing safety concerns. The worst part has been plumbing. We had sewage back up into our unit, damaging our belongings, and were left to clean it ourselves. Now management is trying to charge us for it based on an inaccurate claim that it was "our fault". There is a clear lack of accountability, urgency, and communication. I would not recommend living here.
Thank you for your feedback. Campus Realtors takes all resident concerns seriously. Regarding the plumbing incident, our third-party professional plumbing reports and photographic evidence confirmed the backup was caused by foreign objects flushed within the unit, which per the lease agreement, places the responsibility for repairs and subsequent cleaning on the residents. We have already provided this documentation and the relevant lease citations to your household's legal counsel.
Regarding your other concerns, we are actively working on gate repairs and pest control schedules for the community. We are committed to maintaining a safe and functional living environment and will continue to address these items. If you have further questions, please continue to communicate through the established professional channels.
Experiencia fantástica: I live at Bear Spot and Campus has been really great with communication. My washer broke, and Yolanda was amazing—she got them replaced the same day. Super easy to pay rent and submit maintenance requests too. Overall, they’ve been awesome!
Hi Kyra, thank you so much for the 5-star review! We are so glad to hear that Yolanda was able to get your washer replaced so quickly—she is a vital part of our team and we’ll be sure to pass along your kind words to her. We’ve worked hard to make the leasing and maintenance process as seamless as possible for our residents, so it’s great to know that the portal is making things easier for you. Thanks for being a valued resident at Bear Spot!
Experiencia negativa: please avoid avoid avoid. living here has been horrible- i am using another email of my relatives since i am afraid of retaliation potentially. management and maintenance have been super shoddy- maintenance has been super lax when my roommate and I have had issues and we can't even break our lease for next year even though it is campus realtor's fault. furthermore, our gate seems to be broken quite a bit but there's been 0 attempt to fix or replace it, resulting in tenants having to walk across La Salle since they can't even leave using their cars. the only reason i could leave was because a fence post was broken, not even because the walking gate was functional. probably most useless management company unfortunately. even though rent is not cheap here, you are getting poor management for moderate rent. i'd rather pay less and get the management here.
Experiencia fantástica: The staff is friendly, helpful, and any questions or maintenance requests we had were dealt with in a timely & efficient manner!
Experiencia fantástica: People are very nice here and helpful
Experiencia fantástica: i have had problems with campus realtors every so often, but whenever i talk to staff, like hannah strouse, on the phone, they are always so kind and get things done when needed!
Experiencia negativa: RUN, don't walk, AWAY from Campus Realtors. We recently moved out of a unit at Las Casitas after 2 years and they nickel and dimed us for everything when we left that unit in pristine condition. We had it deep cleaned and it was 10 times better than when we received it. They charge $65 for a light bulb....ALL LIGHT BULBS WERE WORKING UPON MOVE-OUT! They charged for paint touch ups and normal wear and tear that the lease specifically stated would NOT come out of the deposit. Do NOT rent with Campus Realtors or Las Casitas in Waco.
Experiencia fantástica: I am currently a new tenant under this property management company, but I have plenty of experience with other companies in Waco that manage properties. After reading the other reviews, I was very nervous about moving into the property we were moving into. Once our lease started, I reached out quite a bit to not only Campus but also to Yolanda directly. There is a lot of reviews about how they don't respond, they don't want to fix any issues within the property, or that they are extremely rude about any maintenance issues. I have experienced the exact opposite; the property we are moving into has plenty of issues that need to be fixed, and I have been trying to get those under control as best as possible. Not only has Yolanda gone out of her way to communicate and be polite, but she has done everything she can to make me feel prioritized as a tenant and she has worked with me even though it is the busiest week of their year.(Move in week). I am very grateful for everyone at Campus who has made what would be a negative experience as positive as they possible can. SIDE NOTE: I have lived under 3 different property management companies in Waco as a Baylor student. This is by far the best treatment I have every seen in this city.
Experiencia negativa: Don’t sign a lease with campus - they are the worst. We told them our door was broken in August and they still haven’t fixed it (it’s November). As girls who live on La Salle, this does not make us feel safe. The manager Yolanda sent out information about her daughter’s hair salon to all of the tenants. Not sure why she is doing that instead of doing her job. My roommates and I went in to talk to them and they were very rude (not engaged & on their phones). I would not live here again.
Experiencia negativa: Campus has been a nightmare! My roommates and I have sent in multiple requests to get things fixed and they have not done anything! It’s been three months since we have reported the issues & they continuously say “they are working on it”. I also had a tree fall on my car and the manager Yolanda said she would take care of it ASAP. It has been 14 days since this incident and the tree is still laying out in our lot! We are all moving out next year because of the terrible management! Could not recommend Campus Relators to anyone!
Experiencia fantástica: Yolanda is so helpful!
Experiencia fantástica: I have been really happy with the leasing agreement that I’ve signed with campus realtors and I will be resigning with this company. Yolanda has been amazing as she is over management operations. I have contacted her about maintenance request, rental information, and just general questions and every time, she is really efficient with getting things handled for me. She provides amazing customer service! Thank you Yolanda and team for your great work.
Experiencia fantástica: Sarah with Campus has been a blessing. She has helped us countless times over the past year and is always quick to respond. Campus needs more Sarahs!
Experiencia fantástica: Loved living at the Bear Spot, and the management team at Campus made this experience even better! Theyre super responsive and are always looking out for their residents! Yolanda and Ashley specifically were amazing!
Experiencia fantástica: I can't say enough about Yolanda McAdams and the rest of the Campus team. Those guys solve ALL issues in a timely manner, they treat their tenants with respect, unlike our previous managements. This place was falling under the previous managements. But thanks to Campus, things have quickly turned around for the better and looking good. Thanks guys
Experiencia fantástica: Mrs. Yolonda is a very sweet lady and is very patient. She is a very helpful lady and has always been honest with me when it comes to getting things around my apartment fixed.
Experiencia fantástica: The new management is a breath of fresh air. Yolanda actually cares about getting things fixed and making sure the properties are kept in good condition.
Experiencia fantástica: Ashley west was super helpful in trying to find an apartment that suited our needs! Highly recommend!!
Experiencia fantástica: Yolanda made the move out process very easy!! Cannot say enough good things about her.
Experiencia fantástica: first time renting from campus Realtors, so far so good. I Love how helpful Ashley West, every time i called or came to the office she help me out 100 %%
Experiencia negativa: These people do not care about their tenants. High crime rate around their properties.
Experiencia fantástica: Campus Realtors has been great to work with! Staff and management are very professional and accommodating. Highly recommend!
Experiencia negativa: If I could give half a star I would. What a nightmare to work with. My daughter was literally hit by a bullet that randomly came through the exterior wall of her apartment and Campus Realty had the nerve to charge her for repairs. They show updated apartments when you go to view apartments and then when you rent a unit it’s old, none of the updates that the unit you previewed had. Just the worst around. So many issues with the old appliances, Campus not only didn’t replace, they had to be convinced to fix them. Avoid at all cost!
Experiencia negativa: Campus Realtors has been a nightmare to work with. One of the girls in my daughter's house died. Yes, died. Campus Realtors would not release the other girls and families from the lease or cut even 1 cent from the rent. Yes, the lease is "joint and several," but I thought perhaps some decent human compassion could be offered. I stand astounded at the greed that will not provide any relief to college girls after the death of a fellow tenant.
Experiencia negativa: My daughter is a Baylor student and is having issues with management (Campus Realtors). Amongst other similar events, this weekend they showed up unannounced in an attempt to enter the apartment for a viewing. Some of the people were in Halloween costumes which made the whole situation extremely scary and unsafe for a young girl. They claimed that the reality company can enter without notice or authorization. We raise our children to not talk to strangers but here they feel that entering the premises without notice or proper identification is their right. My daughter has been instructed to immediately call the police upon the entry of ANY unauthorized person so that they can assess the situation and ensure her safety. Although I understand that the lease states that the owner’s reps can have access, how do they know that they are actually the owner’s reps unless given prior notice by the office? False impersonation is a common way to gain entry. Read similar reviews, girls naked in bed when the broker brings a whole crew in unannounced. Would you want your daughter to have to deal with this?
Experiencia negativa: Terrible customer service, very passive aggressive, and unorganized. Managers are nowhere to be found. This place is a circus. DO NOT RECOMMEND!
Experiencia negativa: Campus still hasn’t returned my security deposit and it has been 60 days. I reported them to the attorney general with a consumer complaint. Hopefully that does something.
Experiencia negativa: Not sure how they have 3 stars… They are the worst! They never answer their phones. Not helpful at all and very unprofessional. Nick can’t even use proper grammar or punctuation in a text. They gave me and my roommates a letter for a balance.. for a security deposit. Mind you there were no emails or any communication about a security deposit. You would think you pay your security deposit when you start paying rent in June. Nope…they stick it in the middle of august and expect you to know about it even if the portal says nothing about it. Then when you call to talk to someone about it they don’t answer their phones. The people who work here should be ashamed of how poor their work ethic and customer service is.
Experiencia negativa: Worst experience ever, my child has started her semester and still can’t move in due to fleas and this has been reported repeatedly since the move In Day. It’s now 8/22/2022.
Experiencia negativa: Rented from campus The year while living at 1621 Bagby ave apt A. Power outlets did not work, microwave never worked. Any attempt to have repairs made was a waste of time. When lease was up. They made sure to hold 98% of deposit. Stating touch up paint and deep clean. Funny beings I hired tge same people they use to clean .touch up painting is considered normal wear and tear. Tenants can not be charged for normal wear and tear.
Experiencia negativa: Don’t work with them. I got shot randomly through the wall in the 1226 James apartments. Got a ton of unnecessary and random charges when I moved out. They acted as if I inconvenienced them by being shot in their apartment and needing more time to move out to recover. My apartment flooded multiple times due to the washing machine but was never replaced. Yet I ended up being charged for that damage after moving out. I am fighting the charges but this is just ridiculous.
Experiencia negativa: I moved into a campus property two days ago. Upon moving in, we found the entire house to be not cleaned at ALL. Not only this - lights were out, various appliances were broken, and we have a major ant infestation. Now, our AC is out. It is the weekend and Campus doesn’t have an emergency maintenance line that I can find. Our house temperature is quickly climbing up to 80 degrees. Absolutely ridiculous that they do not have anybody to contact in case of an EMERGENCY.
Experiencia negativa: Honestly, if I could rate them 0 stars I would. First off, campus is so rude and so unhelpful. When I need anything, the front desk worker never helps and just brushes off my questions with confusing answers. Second, I had told them TWICE (in writing) that I wanted to renew my apartment for the next year. They said okay and would send over the lease. They never did. I called to ask them where it was a few months later (because as a full time student and full time bear trainer I can’t always be thinking of giving them a call) and they told me they had given away my unit. They didn’t call to tell me they were going to give it away and I’m pretty sure they did it because my rent was so low compared to the current rates. They told me it was my fault and that I had to find somewhere else to live with less than 1 months notice. I will forever resent them for ruining my senior year and forcing me out of an apartment I had lived in for 2 years. Whatever you do, DO NOT RENT FROM CAMPUS REALTORS!
Experiencia positiva: I have liked my apt thus far, was a little sad to see rent go up but it's still a great place overall
Experiencia fantástica: I wish I had found this place sooner! They have the best places and have so many options. Very patient and very easy to work with!
Experiencia fantástica: Campus is great to work with! I’ve loved leasing with them the last 2 years!!
Experiencia fantástica: I would definitely recommend Campus Realtors for any college student looking to find housing. Campus represents some of the best places to live in the Baylor area so you will find somewhere great to live if you use them. I have used another popular realtor company in Waco prior to using Campus, and Campus Realtors is by far my favorite. Recently, Campus has been vocal with their tenants about improvements that they are making within their staff and within the company as a whole to improve tenant's experiences. This is very positive to see and demonstrated that the campus realtors experience will be even better moving forward. Definitely recommend!
Experiencia fantástica: I have been here close to a year, moved in and attention was great. Transparency and communication has been awesome.
Experiencia fantástica: I love campus realtors! We have been renting through them for 6 months now and we have had no issues. Any time we have a maintenance issues, they are quick to resolve. When our lease is up we will definitely stay with their company.
Experiencia fantástica: I live at OPUS in Waco and I love my Campus Realtors! I would give 6 stars if I could!
Experiencia positiva: The apartment I rent is very affordable and suits my needs well. We had a problem with the washer/dryer and they had it replaced for us, although it did take a while. Overall not bad to rent from in my experience.
Experiencia fantástica: We’ve been living in our apartments with Campus for about 7 months and we absolutely love it here. Staff has been so professional. We have not had any issues and the remodeling of the units has really brought the place to life. 10/10 recommend!
Experiencia positiva: Generally the properties are okay. They own a ton of places within the Baylor bubble so it's kinda hard to find a place that they (or brother's management) do not own. They are pretty okay with maintenance. It depends on the issue. In the complex I live in, we have horrible dryers in multiple units. Absolutely horrible dryers. Like it takes 4 cycles to get them dry enough to just not care anymore. They have sent repair men multiple times to come look at it and no one has helped at all. They do have some of the cheaper apartments in town so i guess you get what you pay for... but if you're moving to Waco from out of town and do not know the area and you're trying to just find a suitable place to live for your first year before finding a better option then campus is a good place to start.
Experiencia fantástica: I’ve been leasing with Campus Realtors for almost a year now and I love living here I have a spacious apartment and it’s cozy.
Experiencia fantástica: Friendly people in the office and if anything is wrong with unit they fix it right away
Experiencia fantástica: Campus realtors is great, Brittney is amazing!
Experiencia positiva: Campus came in and bought our lease in the last year of owning it. I haven’t had a ton of interaction with them(which is a plus for a landlord in my opinion) and they’ve been pretty responsive for maintenance requests. Only big complaint is that they let our lawn go for 6-7 weeks without a cut and then asked us to get it cut.
Experiencia fantástica: I have lived at a Campus property for close to a year now and they have been very kind and responsive to any needs. We did have a few minor issues moving in and they were able to get those corrected right away.
Experiencia positiva: Campus is extremely helpful when finding a place to rent, especially as a college student who has no clue what to expect when renting. The wall you through the whole process which is extremely convenient. They have a ton of properties to choose from with a variety of styles with a range of costs, so keeping within a specific budget is doable. I do wish they would be more active in regards to answering emails, but a quick phone call always does the trick! Phone calls just give me anxiety
Experiencia positiva: Love working with Campus Realtors as a college student at Baylor University!
Experiencia fantástica: Professional staff that has been consistently helpful. They make the process easy and timely.
Experiencia fantástica: Always friendly management and reaches back out promptly if ever there are any issues!
Experiencia negativa: Used our security deposit for general repairs. Nothing was damaged. My credit card was on file for my application fee and I was charged over $2000 for current residents rent (this was before I moved in). Dryer didn’t work and there were cockroaches in our unit even after it fumigated.
Experiencia negativa: I can confidently say I am an easy going person. However, they need to fire Elizabeth Walker. This woman is the reason campus realtors is a pain to everyone who interacts with them. She is unbelievably unprofessional. If you need to raise your blood pressure, talking to Elizabeth is a great way of doing so.
Experiencia negativa: Campus is run by a group of children. They do not respond fast or efficiently. The gates to their property in las casitas are always broken. And they are not helpful with any kind of issues. They gave me a gate clicker with a rotten battery and when I called them they said they would swap it out no problem. When I went to their office they told me I needed to go buy a battery and fix it myself. If zero stars were an option, I would.
Experiencia negativa: The beginning of the rental experience is great. Once you start leasing from them it’s a nightmare. Do yourself a favor and rent from anyone else. They don’t care about you as a tenant. Only making a quick buck off you.
Experiencia negativa: I rented from these people for 3 years at Allen Place Apartments. Horrible experience. 1) Move in: bring cleaning supplies with you when you move in, because the condition of our apartment at move in was disgusting. We had to spend hours cleaning the apartment to make it livable. See attached pictures for examples of the condition of our carpet at move-in. 2) Maintenance: horrible. We had a broken air conditioner that blew the condensed moisture back into the apartment, causing extremely high humidity and this led to our stuff having mold and other stuff grow on it (ew). We ended up buying a giant dehumidifier that emptied between 4-6 gallons of water from the air a day (yes, I know that sounds unbelievable--we couldn't believe it either). Campus didn't fix it until nearly a year and a half of us living there. Our building also had a major ant problem, which Campus also never fixed. It was up to us to bait and trap the ants as best we could. Serious plumbing issues. Our washing machine broke, and leaked water all over the floor. This was during normal use. On two separate occasions, two of our upstairs neighbors' appliances broke, leaking water all over their apartments, which then dripped down into our own apartment through the ceiling, vents, and fire alarms. The drain in one of our bathroom's sink never drained quickly. 3) Move out: They took 90% of our security deposit. What for? Almost $1000 for re-painting the ENTIRE apartment (including doors), which only needed touch-ups from scuff marks that resulted from 3 years of us living there. An assortment of other random charges. They even charged us $22.50 for TIGHTENING THE TOWEL RODS, $15.75 to replace 7 door stops, and $12.50 for reattaching a fan chain. Absolutely ridiculous. Currently trying to get our deposit back, as the charges were unwarranted and outrageous (see last picture attached, on the right you see scuffs from our couch being against that wall for three years. That is the worst damage done to the property during that time).
Experiencia negativa: I can only assume the people with good reviews on this company did not have to deal with their move out process yet. During my two years of being a tenant with them, it was ok. not great by any means but I was a first time renter and didn't know any different. However, the move out process and especially dealing with what they try and take from your security deposit is an experience I would only wish on the same woman that made it so terrible, Elizabeth Walker. I had poor experiences with her my whole time renting, but she really showed her attitude when she was disrespectful toward my roommates and I when we were an hour and half late on moving out (which is our fault, but no one was moving in or cleaning until a week and a half later). She was incredibly rude from the jump and also threatened to forcibly remove us from the property (which is illegal) even though we already had to pay a $500 holdover fee because we were out by 2pm instead of 12pm. Once we received our security deposit, we were over charged by ~$550. They have so far resolved a few of the issues; however, are holding to charging us for items that are normal wear and tear and under Texas tenant rights are illegal to charge us for. fingers crossed that other avenues can help us and stop them from abusing the first time 18-24 year old renters that they usually rent to. My recommendation is to either try and rent directly from a property owner or one of the apartment complexes.
Experiencia fantástica: Best real estate company in Waco
Experiencia negativa: Roommate just got off the phone with them discussing an extra charge. Whoever was on the phone said that she "wasn't going to argue with him anymore" about the charge and told him to call the owners. Extremely unprofessional customer service.
Experiencia negativa: The absolute worst customer service I have dealt with in years. Do not rent from this company.
Experiencia negativa: For the love of God, do not rent from here. Rent is overpriced and they have horrible customer service.
Experiencia negativa: Their website says “baylor student housing run by baylor alumni”... well these are the 2.2gpa entrepeneurship and theatre majors who couldnt get a job outside of waco so they work for campus realtors and have no idea how to run anything. We called all of the internet service providers in the area and none of them said they could service us, but our literal next door neighbors got internet. They had no clue why and said screw off go use the library (thanks jarred @campus realtors). Thanks for your help campus. Covid-19 online classes and youre telling us to go to the library... great thinking.
Experiencia negativa: Did not provide internet to my house. Jared said, "Go use the library". DO NOT RENT FROM THEM.
Experiencia negativa: Horrible people!!!
Experiencia negativa: I have leased with Campus for the past few years and they have been fine for the most part. However, I had a billing issue with my credit card, and one of the management personnel was extremely rude in the manner in which she informed me of the matter. Her name is Elizabeth, and I would highly recommend avoiding working with her if at all possible. Generally, they’re management is wonderful but she is absolutely the least pleasant person I have ever engaged with at Campus. Edit: I made this review a few months ago but I wanted to come back and say that Elizabeth is still employed at Campus and, by all accounts, is still being a rude, disgrace of a human being. If you’ve had any problems with her, I would seriously advise you to email Campus Realtor’s General Manager, Lance. His email is [email protected]. I emailed him about Elizabeth after my original review, and he said he would look into it, but clearly he needs a little bit more of a push to actually do anything. If enough of us explain to him how problematic Elizabeth has been maybe things will change. As it stands, I would highly recommend living ANYWHERE but a Campus Realty owned property.
Experiencia negativa: Wich I could give negative stars frist Elizabeth therathen my safety by saying if I call the cops again I would be evected will I came home and stuff was move around my apartment so I called and she gave me a 3 day evection which is against the law I try to explain that to her nicely and the cops shut her she very rude and disrespectful I wish I knew who was above her I would like her removed I would never go with then
Experiencia negativa: I'm currently renting from these people and they will take tours of your apartment without your knowledge. I only found out about this when is strange man four women used a key to inter my apartment while I was home!
Experiencia negativa: I would give less stars if I could. From moving me into a roach infested apartment and charging me for exterminating then myself when they failed to do so, all the way 2 years later to charging me a full months rent when they insist I move out on the 20th.. Campus has been an absolute pain to deal with. It’s sad that they choose to run their business in a legalistic manner and completely overlook customer service.
Experiencia fantástica: If your looking to rent
Experiencia negativa: Lazy staff, went in to talk to them about renting my property. They were all sitting down in the front lounge area, looked annoyed that I walked in. I asked about rental property management as I am looking to rent my current home out in the next month or two. I got a huffy question about where my home is located and when I told them they seemed even more annoyed and told me they only deal with property in a certain area (my home is less than two miles away). I was given a card and told to email the guy to see if they would even manage my property. If this is the way they treat prospective clients I can only imagine how they treat tenants and I want nothing to do with them for my sake as well as my renters sake. I will go with a company that cares and will work to make their money by taking care of owners and tenants.
Experiencia negativa: Will charge you for every penny they can get for move out fees. I also had problems with my A/C in the middle of the summer and it took them 3 days to fix
Experiencia negativa: Do NOT rent from Campus Realtors if you can avoid it. I’ve never dealt with such an unprofessional business. To exemplify my point, let me give you a few examples. At one point our oven door was broken, Campus called in a repair man, to whom we paid over $400 in cash. A week or two went by and we didn’t hear anything, so naturally we contact Campus. They had ZERO record of the repairman that came to our house. They couldn’t give me a name, or a company. How does a business lose record of a repairman, who’s entering a tenants home, AND WHO RECIEVED CASH TO FIX THE APPLIANCE? Outrageous. Another time, our washer stopped working so I put in a maintence request. A month went by, and Campus still had not responded. It wasn’t until I put in a second maintence request that someone actually came to fix it. Lastly, we were told upon move out that we would be charged for not replacing light-bulbs, even though we had put in a maintence request multiple times explaining that there are wires shorting when we plug in more than 2 lightbulbs in our ceiling fan. Campus is a completely horrible and unprofessional joke of a business. Not to mention the extremely rude staff who treats you as if you’re beneath them anytime you speak to them. Don’t be lured in by their cute properties, you will regret it in the long run.
Experiencia fantástica: I have never had an apartment management company that has been good. Campus is different. Every single problem I’ve ever had, they’ve fixed immediately. When we had a bit of an issue with bugs (from the change of weather), they immediately sent out pest control and I haven’t had a bug problem since. When my refrigerator went out, they sent out a guy same-day and then replaced it with a brand new refrigerator. Elizabeth and Hannah are extremely respectful and provide wonderful customer service. I renewed my lease and couldn’t be happier. I wish every company was like Campus.
Experiencia fantástica: Much more organized and responsive than others in Waco. Very competent staff. Easy to work with & great attitude toward owners, residents, and vendors.
Experiencia fantástica: Reasonable people. My credit card was stolen and the payment that i made to the company prior to the theft was cancelled without my knowing. The company understood and straightened out the issue like adults without attempting to add a late fee(most importantly) because i had no intent on the payment being late.
Experiencia negativa: These guys will charge you for anything. I almost got charged for oxygen. Thats how cheap and greedy this realtor place is. Also we had cops in all the houses for a "drug inspection". You basically dont even feel comfortable in your own home cause random inspections and people are in and out the house. On top of that we got charged extra for damages before we moved in. Garbage. I honestly dont recommend this place at all.
Experiencia fantástica: My experience with campus as a new tenant went very very smoothly! They are very polite and professional and quick on their feet to get the ball rolling for you. Thank you campus! A special thanks to Marshall and Elizabeth for helping me out along the way. We appreciate y'all tremendously!
Experiencia fantástica: Campus is a fantastic realtor company. It was really easy to find the house I wanted to stay in at a reasonable price. I've been with them for 3 years now, and I haven't had any issues. They're really straightforward and friendly in regards to the details of renting, late fees and rules for the lease, which I appreciate. They have a great website in regards to submitting any issues that arise in the house and keeping track of finances - which is great for large groups of roommates. I highly recommend Campus Realtors. They're friendly, helpful, and the systems they have in place are easy to understand and use.
Experiencia fantástica: As a property owner, client and father of a student tenant, we have nothing but praise for a job well done by the entire Campus Realtor Team. Their prompt response to matters and eagerness to resolve issues has proven them best in class.
Experiencia fantástica: Best leasing company for student living at Baylor!! This is my second year leasing from Campus Realtors as a student at Baylor. Overall my experience has been excellent! The staff are very personable and welcoming. Most of the office staff are in their 20's and 30's and the majority of them are Baylor grads, making them easy to relate with and providing them with excellent knowledge of the student-living market surrounding Baylor. We had a problem with our wash machine my first year leasing from them and, when they couldn't fix it quick enough, they just gave us an entirely new one! The only "issues" my roommates and I have had with Campus ultimately ended up being because the owners were neglecting their property. As unfortunate as those scenarios were, the staff at Campus were as accommodating and helpful as they could be in the process! Thank you Campus Realtors for a great first experience with a leasing company! Look forward to doing business with ya'll again soon!
Experiencia negativa: By far the ABSOLUTE WORST realtors i've ever dealt with. We moved into The Pointe in August, which was supposed to be a gated 8-house complex, which we chose specifically because we have dogs and didn't want them running out in the street. The gates were left open and unfunctional til about the end of October. We told them we had pets when we moved in (in August) and nothing about a pet deposit was mentioned until April, when they said a pet was "noticed" and slammed us with a $500 fee and demanded it be paid the next day or the pet be removed, quite the request for a working college student. We also paid $2400 for a deposit before we moved in and just got only $155 of it back to split between the 4 of us, when there was very minuscule damage done at all to the house. Not to mention they charged us absurd amounts for small repairs, $65 for a door stopper, $165 for a rubber weather strip for a door, $325 for cleaning after we made the place nearly spotless, $325 to replace a laundry room door that only needed one spring, and several other ridiculous repairs. Also, it sometimes took them weeks to fulfill a maintenance request, and the people in the office were not friendly or helpful in the least. If I could put 0 stars I would.
Experiencia negativa: NEVER SIGN WITH CAMPUS REALTORS!!!! I have never made a Google Review before, but they were so terrible that I feel the need to let everyone know. Elizabeth Scott (tenant manager) is extremely rude and never treated me or my roommate with any respect or class. I would never recommend living here to anybody who I care about. Literally sign ANYWHERE else. If you care to know why, we had multiple false lease violations emailed to us in attempt to get us to move out early so the company would profit off another customer's "early move-out" fee. We were charged $110 for not replacing lightbulbs (even after my roommate and I replaced them), we were charged $250 for fixing the mini-blinds that could have been fixed for $30 max, and were charged $2,000 (!!!!!!!) for carpet damage after they told us the carpet was going to be replaced regardless of damage, because no other unit in our complex had carpet. These people have ZERO business ethics. The upper management needs to change. I'm praying for this company. 0/10 would recommend.
Experiencia negativa: This was one of the worst experiences I have ever had. Their care for their customers is well below any sort of average or normal standard and can be very upsetting when trying to solve issues of any kind. I would not recommend using this company because any sort of resolution is very hard to come by. As an example, I waited 2 months to have a $94 charge refunded and was denied the access to speak to a manager at any point. After all was said and done, they denied me my due refund and told me the situation was unique. At the end of the day, they cost a bit less than most places around but you get what you pay for: Not a lot.
Experiencia negativa: My experience with this company was frustrating and altogether unpleasant. I leased with them for 2 years. They repeatedly tried to double charge me, threatened to confiscate my pet (who was paid for and on the lease), sent people into my apartment without my consent, refused to install security features or fix a mold problem caused by their A/C unit, and when it was all said and done they declined to give back my deposit while failing provide any of the required documentation for keeping the deposit. I would not recommend leasing Campus Realtors.
Experiencia negativa: I have lived with them for two years, and I have struggled with their service. Upon move in, we found that the unit had not been cleaned. After calling Campus they came and saw the unit and called in another cleaner. Since then, I have lived at the same property for two years. We have had several things break, some more than once: the microwave, the dryer, the AC, and the dishwasher. We have had issues with drainage in the home, and we have reported foul smells and mold coming from the pipes. Overall, the home has not been well kept. There is a large bug problem, including an ant hill embedded in the back door, and the owner of the property has a tight budget. Our most recent problem included a broken AC in which maintenance did not show up to my house until 47 hours after I reported the problem. Two staff members from campus came to my home to apologize and try to work the issue. I appreciated their honesty about where communication had failed, but the problem was still very frustrating. I know that this company did not set out to lease poorly kept homes, but this is the experience I lived. I would hope that in the future Campus does more to maintain their properties so that they are in good condition for their tenants.
Experiencia fantástica: Campus is a great company to rent from, and they've definitely improved over the last 3 years I've leased with them. They have a broad assortment of properties, and they are personable to work with. They are reasonable and have few fees, and a lot of their properties come at a real bargain. They generally respond to maintenance requests quickly and are easy to get ahold of. When reading these reviews however, keep in mind that Campus manages properties, when people put in the requests for maintenance, it is the actual owners of the properties that have to approve it. Finally, their online billing set-up makes it easy to manage payments and to keep track of who has paid. Overall, I'd say that I've had a good experience with Campus and feel comfortable with their staff.
Experiencia fantástica: Having dealt with many abusive and shady landlords in Waco, first as a student at Baylor in undergrad and then later within the community as a lawyer, I am particularly grateful for the quality of service that Campus provides and I am personally appreciative the professionalism and levelheadedness of the general manager, Lance Summey. Lance and Campus as a whole were helpful and attentive when the owner of my apartment wanted to sell the property I was leasing and later, when a roommate abandoned the lease. In all of my dealings with Campus, they have been fair and honest–a true rarity among Waco landlords.
Experiencia negativa: Extremely UNPROFESSIONAL and DISORGANIZED. When I moved down here last August I was informed my apartment wasn't ready in time. They waited until a few days beforehand to inform me of this. Additionally, I would have various agents contact me via text. When I responded, sometimes I wouldn't receive an answer for literally months. I would also occasionally receive conflicting answers. The "icing on the cake" was them being unaware my lease ended until after expiration. I never received a renewal form (as is customary), and was told I had to vacate immediately. I told them that I spoke with one of there agents (via text of course), stating I had the option to stay longer (extending from 10 to 12 months). They ignored this, and told me what was on the lease matters. Lesson learned! I would not recommend working with this business unless absolutely necessary.
Experiencia negativa: HIGHLY UNRECOMMENDED. The worst living experience that I have ever had. Worst and most unreasonable management I've encountered throughout living in Waco.
Experiencia negativa: One of the worst, most poorly managed companies I've ever been around. They have zero people skills and do not care at all about the people who live in their leases.
Experiencia negativa: Nice people, but we really came to an impass over an Air conditioning breakdown. On the second night without a/c the temp in the 1930s wood frame house with all windows painted shut was 86 and climbing. Their repair person had already been there and was in the process of diagnosing the problem. We had to go to a hotel. They refused to allow us to deduct the hotel cost from that month's rent because we did not get it approved during office hours. We couldn't get that approval because it wasn't determined that it wasn't fixable until after hours. We left a message on their voicemail that we were headed to a hotel and would deduct the cost from our rent- no reply until the next month when they said we still owed the difference. Not a fair way to run a business. VERY dissatisfied.
Experiencia negativa: So many things to say, so little time. I really had high hopes for Campus, especially since so many of the employees are Baylor alum. Quickly, I realized that many (not all) of the people working there are not cut out to manage tenants and in fact some of their business practices are appalling. No one answers the phone before 10am, during lunch hours or even 45 minutes before closing time. Second, when they say that they will get back to you, because no one actually gives you a straight answer in the moment, they'll never actually return your call. One particular front desk employee (I will refrain from naming her) is one of the rudest and most sarcastic people I've come across in a long time. It doesn't seem like leadership has a great grasp on how successful businesses should operate. Week one: Moving into my apartment (which was a fairly new unit) my roommates and me had to deal with mice (or just one mouse) for more than two months. Essentially, Campus claimed that they "were doing all they could" after we pretty much harassed them about the critter chewing up carpet, clothing and even food in our pantry. Finally,we all went out and bought old fashioned mouse traps and were able to solve the problem ourselves. Another issue that keep me up at night was the fact that random people would come through our apartment for "selling tours". This wasn't a huge issue per say, because we had an agreement with Campus beforehand, but the number of tours was totally unexpected. On top of that, many times I would return home to find lights throughout the apartment left on. Our electricity was extremely high each month, +$200 many months, and we didn't appreciate this inconsideration. Really the straw that broke the camel's back was our issue with Campus returning our security deposit. After moving out of the apartment in May (2015), my roommates and me were self assured that we would get the vast majority of our $1600, if not all, deposit back. Instead, Campus came up with a laundry list of absurd charges that infuriated all of us and even our parents got involved. To make a long story short, we had to threaten Campus with legal action to prevent them from taking almost 2/3rds of our deposit. One of the owners had us go through their "in house lawyer" (who was a responsible guy) just to be able to negotiate. The ordeal took 2 months. I was utterly shocked and saddened that a Christian ran business would tip toe and such unethical lines. In summary, write down every single little detail on your inventory sheet or they will attempt to steal money from you. Don't be afraid to demand a response and some immediate action. Lastly, shop around and question previous tenants before you sign your life and money away! Love, - A disgruntled former tenant p.s. Degan and his wife are great, no qualms about them or their work.
Experiencia positiva: Slow response time on maintenance requests (these can average anywhere from 2-3 weeks for small fixes & 1-2 months for larger ones). I have many friends that work in the office, and staff is friendly, trustworthy, and accommodating.. but the system Campus has for managing many of their properties seems ineffective (as can be expected of managing offices that go through a separate property-owner for approval on fixes & that don't have an in-house maintenance staff). There were a few issues with the house upon move-in (i.e. carpet still smelled like dog of previous tenant, broken AC in one room, ceiling-fan/lights not working, broken door-locks (or deadbolts w/ no keys). I moved from a complex across the street run by different management (that owned the property & had a full-time maintenance staff) & things would be fixed the next day if not the day of.. even floors & plumbing. Staff are limited in what they can do maintenance-wise, communication often stops at the landlord. Regarding the Bear Creek property, there are many pros that you won't find for the cheap price anywhere else.. such as: exterior security cameras, a gated-fence, and very large rooms & living room. Also, there are individual bathrooms, exterior-storage closets, walk-in closets, & garages for each unit.
