Experiencia fantástica: When looking for my son’s first apartment Tall Gates made us so comfortable and found him a wonderful apartment here in Daytona. They were very professional with Ashley having a personal touch marking my son’s application and move-in seamless as a first time renter. Any issues we had or questions were addressed immediately. As a prior landlord whom rented my units in another state years ago Tall Gates would be the type of Management Company I would want to use for my own units as well! Many thanks to Sue and Ashley

Experiencia fantástica: Sue is amazing! She really goes all out to accommodate her clients needs. I contacted her on a house she had for rent because I was trying to help my parents move to Daytona from Oklahoma. She had the perfect place for them and between her and the owner Gary they did everything they could to make it move in ready and beautiful by the time they got here 2 weeks later. The property was ridiculously clean and the yard manicured and picture perfect. They hire the best maintenance people and it's easy to make service calls and payments from their website. I've never had a better rental experience than this. 5 stars all the way!

She made the whole process easy for me and I’m so grateful! She is an excellent landlord, I highly recommend going through her for your apartment/house needs. Experiencia negativa: I spoke to Judy to see a house they had up for rent. She had scheduled me for 9:30 on a Monday. I contacted her about and she was confused about say that she doesn't have me on her calendar and the house was already rented. Super unprofessional in my opinion, then proceeded to call me an hour later telling me the house wasn't rented. Before had had called me mistaking me for other people. I will 100% avoid doing business with her as she can't keep track of her own appointments that she made!

Experiencia negativa: I'm happy Sue got her customers home sold. Just not pleased with how my buyers offer was left hanging after a number of attempts of reaching out through email, text, and voicemail . I guess I'm old school and appreciate the common decency of effective communication. As realtors we have an obligation to conduct matters honestly and fairly, yet i find thats not always the case. Especially in this market. Perhaps better communication in the future so you don't leave a bad taste about the way this company handles business. Thanks

Experiencia fantástica: Janesa Whelan is the only person I have come into contact with so far with a property I am currently renting and I can honestly say that she gets repairs fixed immediately and makes sure that the tenant is comfortable. No one is perfect but I can tell she really tries her best and I just feel that she deserves this five star rating I am giving for the work that she does and has done. I see some pretty nasty reviews regarding her in particular and I just think it's unfair for people to be so hard on her as if she is a robot.....she is HUMAN and even though I don't know her on a personal level if you see this Janesa I just wanna tell you to keep your head up and keep doing your best you can't please everyone.

She is the hardest working person in the field of real estate I have ever seen. She is very caring, smart, and a great manager. I have had other managers in the past and Tallgates is definitely my last stop. I will never leave this company because I know finding a good agent is near impossible. I gave it five Stars just because that is all I could give, honestly more stars are needed to really appreciate how Sue has managed our properties.

Experiencia fantástica: I really appreciate Sue! From day one, my husband and I contacted her from 1000 miles away. We were desperate to get the house here in Florida. After all the applicants Sue already had, she chose us just by talking with me on the phone. Long story short, Sue has been an excellent property manager. She immediately had people who work for her sent over to the property when there was an issue with the roof to resolve and clean the mess left behind. Also, any time there needed to be a repair made, Sue had her maintenance crew contact me/my husband right away.

I dealt with Sue and she is probably the best property manager anyone could ask for, a wonderful woman to not only answer your needs for what you are looking for, but to also chat with. Rented from Tall gates for over a year and had a great experience the entire time. Sad to move away, but will be coming back to Sue and Tall gates if I am in the market for a house, or any business she provides. Caring, courteous, and just a good person and business in general. Recommended wholeheartedly.

Experiencia negativa: This is a very shady business (as mentioned in the other one-star google review of this company). Janesa Whelan played all kinds of games to avoid having to do the eviction for a bad tenant for months before we had to change to a new property management to do the work. She made us pay $700 for bedbug cleanings which should be tenant’s responsibility. We noticed $1K partial security deposit missing from one unit when we transferred the management & Janesa claimed that she had previously returned the $1K to one of the tenants in the unit in the middle of a yearly lease without our knowledge. Her story of how she mysteriously let another tenant (who actually was found through our own connection) on a year lease leave early (just a few months into the lease) without ever consulting us was ever changing, with different explanations at different times. Not only was Janesa consistently did not find tenants in a timely manner, EVERY single tenant Janesa had found for us during ~9 months we had TallGates were problem tenants who we have either moved them out or are in the process of having to move them out. Right before we made the decision to switch to a new property management, we found that she did not even advertise a vacant unit on any of the online sites (Zillow, Realtor etc.) despite her promise to do so a while ago. She lacked basic professionalism & had no problem not following through on her promises. She threw a nasty attitude when she was caught on her failure to deliver her promises & was not apologetic at all. Our new property management company has never had any problem finding decent tenants for us in a timely manner, after we had to move out the few problematic tenants found by Janesa previously. After Janesa did not rent out one of our properties in a timely manner, she advised us to accept some tenants at a significantly below market rent because she claimed she knew them well & were good tenants. It turned out to be quite a bad case scenario with these tenants as well. Janesa then said to us that somehow they had completely changed their behavior after they moved into our place, and that they were not like this at all before. Although it was <9 months with TallGates, it was a true nightmare which caused thousands of dollars of financial damage to us. TallGates does both rental property management & sales. When we expressed our displeasure concerning the poor performance of one of our investment properties with Janesa, she jumped on it and showed way more interest in selling our property than managing it. Broker/owner Sue Marzello covered up for Janesa with no bottom line. Sue said she would not believe texts between Janesa & us on the screenshots we sent her because texts (in writing) could not really prove communications had occurred. Real estate investors should NOT trust this shady company. TallGates’ responses to my original review solidly prove their utter lack of professionalism & shadiness - a flurry of 12 reviews of 5-star right after my review including reviewers interestingly having the same last names as Janesa’s current and maiden surnames. 2 of my total 3 google reviews were 5-star prior to this review of TallGates. A background check on Janesa herself explained who we were dealing with. TallGates evidently asked one prior tenant from our beachside building (32118) to write a review after my original review. Janesa claimed at the time that the tenant was so horrible who had to go & we should have felt lucky she left as otherwise we would have to evict her, although Janesa’s initial story was that the upstairs tenants with noisy kids were the problem. The $1K security deposit returned to another tenant in my original review was for another building on the mainland (32114) and had nothing to do with this tenant. We are currently still trying to evict the new tenant Janesa placed for the beachside building, who is an ex-con and has prior evictions that Janesa claimed were mistaken identity. Tallgates needs be held responsible for continued aggravating dishonest actions.

If your home needs maintenance, she can find someone at a reasonable rate. Sue is such a kind person. Even so, she is assertive and professional when protecting the interests of her clients. If you're looking for a professional that will look out for your best interests, look no further. She was an absolute pleasure to work with.

I have had several property managers over the years but none matched Sue's expertise, diligence and commitment to client satisfaction. Sue's knowledge of the real estate and rental market in the Daytona area allowed me to purchase and renovate 3 properties in the Daytona area within a brief 90-day period. She then found reliable tenants within a week of each property becoming available. She went the extra mile to assess various properties until we had found just the right ones. As I do not reside year round in Daytona, Sue was the eyes and ears on the ground to select the properties, evaluate required renovations and subsequent rental marketability. All 3 tenants raved about Sue's commitment to insuring their satisfaction with their newly leased homes. I highly recommend Sue for property acquisitions, market feasibility and tenant & landlord satisfaction.

When Sue was no longer with the company, my property was not rented, so I changed to another company and my property was rented two out of twelve months. About 16 months ago when Sue started her own company, I gave her my listing and my condo has been rented since then. Use Sue Marzello for your real estate listing. She does her job.
