They make sure that their houses have updated appliances and redo all their properties before tenants move in. They completely redid our older home with new lighting, floors, appliances, bathroom fixtures, paint, & siding. Our home is beautiful and Cream & Crimson have been truly wonderful to rent from.

Experiencia positiva: Cream and Crimson have been very understanding to financial issues I’ve had for an extensive time. They clarify and make sure about when payments may be made, but are patient and understanding about it. I would leave 5 stars, but sometimes maintenance can take some time to get to an issue we have. It was about 41° in our house or so for a week after we put in a request, but it was still fixed rather quickly considering the amount of properties they work with. Other problems have been fixed the next day or two.

Experiencia fantástica: One of our employees needed an apartment in Blm, IN. (we are based in Blm, IL). Jena was a great help getting him set up and throughout his residency there. She was very responsive to emails throughout his lease. When it came time for him to move out, she continued to be communicative and helpful through the end of his lease. Cream and Crimson will be our first choice if any of our employees need help getting an apartment in Blm, IN in the future.

I plan to rent from Cream and Crimson from this day forward. I have so much peace of mind. I am 67 and single so that is a big deal!

Experiencia negativa: Beware in renting from this company or allowing your children to rent. Notwithstanding leaving the property in better condition than when moved in security deposit unlawfully not refunded in full. Company unresponsive when inquiries posed…ignores students and I assume hopes parents don’t get involved. Horrible customer service and treatment of students after being good renters and leaving property in great condition. RESPONSE: And wow…. In response to your nasty comments below be even more cautious potential future renter and parents despite the sunshine and roses reviews you may read!!! I am the parent of former renter of yours which I’m sure you could gather (no one is hiding) and I have dealt with several college rentals in my lifetime myself and with 4 kids so I am in a great position to review your actions. My email is attached to the review so you can reach out at any time and your student tenants did reach out without adequate response from you regarding your withholding of security deposit money for matters not provided for in the lease, specifically HAND fines assessed for dates after the lease had ended, after the boys had moved out, after keys had been returned, after the boys had no right to access the property anymore and after care for the property and all matters related to it had already reverted back to you. Shady. SHAME ON YOU. Good luck to you as well!

Experiencia fantástica: I've been a tenant of Cream & Crimson for about three years now and couldn't be more satisfied with my rental and their property management team. The office manager, Jena, & groundskeeper, Tom, provide impeccable residential management service that's professional and kind. For example, when my beloved family dog passed, they considered my request and kept a safety regulation walk-through to a minimum while I worked from home. Additionally, they respond to house repairs & emails quickly, wherein you do not need to hunt them down for a response. Moreover, they send out excellent home care tips and weather alerts that tenants should consider while away or remaining in town. Lastly, my C&C rental is one of the most unique spaces I've ever rented, as it's a cross between a guest house and a little cabin. This rental is particularly great for students who want a 15/20 minute walk to the main parts of the IU campus or a 5-minute walk to its stadium. Its open carport adds to its bungalow charm. Thank you, C&C, for providing a reasonably priced unit to call home these past years!

They are upfront, honest, and are always a quick call or text away. So glad we were able to snag a rental from them. If you have a kiddo going to college or you are moving to Bloomington for work, hands down you want to choose them to rent from!

Experiencia fantástica: I have lived in an apartment owned by Cream and Crimson for 2 years and I have nothing but positive things to say. Jena is absolutely wonderful and has timely responses to any and all questions my partner or I have. We had a larger scale issue that Jena promptly dealt with and handled incredibly professionally. The apartment itself is lovely, my only qualm is the size of the kitchen, but given the rest of the space, I really can’t complain. The star of the show is the bathroom. If you are living with a roommate in a two bedroom with one bathroom, having double sinks is a game changer. There’s also a large standing shower, double towel racks, and a space so large you could live in it (seriously, the bathroom is massive). Not to mention the apartment is in a great location, it’s less than a 5 minute walk to the stadium and convenience store on the corner. If I could rate higher than 5 stars I would, I highly recommend signing with Cream and Crimson to anyone who wants an awesome apartment with plenty of space for you and your roommate and a management team that genuinely cares and tends to your problems in a timely manner.

This house is everything perfect and easy. Loved the walking distance to Assembly Hall and you are minutes from downtown. Thank you Cream and Crimson for an excellent experience. Experiencia negativa: Cream & Crimson Management and ALF, LLC are dishonest companies. They have no problem lying to tenants, dishonoring contracts, and threatening legal action to extract as much money as possible. Cream & Crimson bought my apartment complex from its previous owner in April 2021. Months before the sale, the previous owner had us sign 2021-2022 lease agreements, set to begin in August 2021, which would essentially keep our rent rates in place. Cream & Crimson promised our previous landlord during the transaction that they would honor the new leases, and right after the transaction they told the tenants the same thing by email. Then, in May, Cream & Crimson suddenly decided that they would NOT, after all, honor our previously-signed 2021-2022 leases. They wrote that they “have opted to updated [sic] and make some changes to your leases” and that they “will look for those leases to be signed ASAP to guarantee that you will be staying in the property.” Under the “updated” leases, tenants would pay as much as 30% more per month. They also included worrying clauses saying, for instance, that Cream & Crimson could evict us for any reason with 60 days’ notice and that, if Cream & Crimson ever decided to sue their tenants, their tenants would be responsible for the company’s legal fees. (I'm not a lawyer, but this was my understanding) Nearly every person in my complex decided to move out because of these new contracts, including people who have lived in the building for about 8 years. Then, in July, after everyone found other housing, Cream & Crimson said that they WOULD in fact honor our leases, that they were ALWAYS planning to honor our leases, and that therefore we were still on the hook for the entire year’s rent. I was told in July that the company had tried to contact me to clarify things, but I received no phone messages, emails, letters, or in-person communications to that effect. For what it’s worth, Cream & Crimson is also a terrible property manager. Less than a week after they took over, we began experiencing problems with our electricity, gas, and wifi (problems I never experienced here before). They started charging unannounced fees, such as a $75 key replacement fee which was nowhere in any lease. They undertook loud and unannounced landscaping work and entered apartments without announcement or explanation. I don’t know how Cream & Crimson compares to other companies in Bloomington – maybe it’s par for the course. But I’ve lived in many apartment buildings over the years and I’ve never encountered a company that treats its tenants this poorly.

Experiencia positiva: Living address: 725 S Walnut St Bloomington IN 47401 I wanted to give them 5 stars because I liked the apartment and Josh. However, the office isn't helpful towards new tenant and lacking of curtsy. I was just asking the office to take my apartment key for my subleaser to come to their office and pick the key up, how hard is that? This is a apartment key which matters so much to home security. I'm leaving the U.S next morning at 6am and I don't want to miss handle the key or let it fall in to someone who's not suppose to have it. I thought the office would be the most trustworthy one on keeping the keys. But the office is so busy on putting themselves out of the business. Even if they can't do it it's totally unnecessary to talk to me like this. I have no legal responsibility of giving you a good review anyways. Also, seriously you need to improve the homeland security, do your background research on tenant and install the security camera. Your apartments are good but no one would want to be neighbor with possible criminals. I might give few more stars for Josh after I get settled down in the hotel, and before that please don't text me unless it's Josh. Yep, he's the only stuff member I'd love to speak to.

Experiencia negativa: This is a company of greedy, crooks. Do not rent from them. Do not use Airbnb from them. They cannot be trusted. Reserved The Porch for graduation weekend and then a week later after confirmation, they decided they wanted 250.00 MORE a night for the rental. I offered to split the difference, as we really wanted it for my sons graduation, but they cancelled the reservation instead. Now we are stuck trying to find a place again. Despicable behavior, and very disappointing.

All of the homes were extremely well maintained by a group of top notch sub contractors. Josh was easy to deal with and extremely responsive. This is a top tier company that I cannot recommend enough.

Josh was easy to work with, the house was in good condition (compared to what’s out there) and anytime the boys needed anything Josh was quick to respond. My daughter plans on attending IU in the fall, when the necessity comes for her to live off campus, we’ll be calling on these guys again.

Experiencia negativa: I lived in Cream and Crimson’s most recognizable rental for my 2018/19 school year: the red house with the candy striped roof shown on the front page of the website. We knew when we signed the lease in October 2017 that the house wasn’t perfect but we were determined to have a great year. We paid reasonably priced rent because we were females and the landlord said that would we take better care of the house than the frat boys that had been there before. But let me break it down for you, this house was falling apart. Unfortunately most Bloomington rentals are, this place had...warped floor boards, cruddy plaster walls, poor circulation, some cracks in the WALLS even, missing tiles, broken stairs, ripped up linoleum, drafty bedrooms, poor wiring, and many many cracks in the ceiling as well. This is the level of quality you will get staying with this company. Whenever something is actually broken however it will get fixed pretty quickly. So that’s (the only/a) plus. OVERALL my biggest qualms were at move out time, Cream and Crimson stole most of our $2100 security deposit. Josh charged us fees that were not clearly outlined at the time of signing the lease, as well as charging us for repairs that didn’t happen. He also charged us a $600 cleaning fee post move out even though we completed the entire cleaning checklist that was included on the lease. So much for saving money because we were female tenants. Not the WORST in Bloomington, there are far far worse.. but really not great.
