Experiencia negativa: The absolute worst. They receive your check but tell you they didn’t. Then you have to stop payment and issue a new one. Then they magically find your check which they had all along but refuse to reimburse for bank fees you incurred due to their incompetence. Also they are impossible to reach on matters concerning the property, rarely reply to emails and do not offer an emergency contact number for non-business hours.

I h as be email, left voice messages, left messages with the staff. David Floyd, jr returned my phone call initially, but then did nothing, provided no solution and has not returned my calls or emails since. I have paid my HOA dues… but yet this HOA does nothing.

Experiencia negativa: In June 2022, Floyd and Associates abruptly quit as our management company without even a heads up to the board. Three years later, our community is STILL recovering from the Floyd’s horrible management of our property. We’ve even had to obtain a 6-figure loan for our recovery efforts which will continue for years to come. I would not recommend their services to anyone. Additionally, many of these 5-star reviews are from their friends. In my opinion, that’s not an honest business practice.

Experiencia positiva: They schedule work without informing owners specifics … like a hole is going to be dug in front of my driveway … if I weren’t here my car would be stuck in the garage. This is the second time this has happened with major work. The last time we were out of town, so a work crew wasted their time showing up. I have specifically asked them several times to inform us when work will be done at my unit… falls on deaf ears it seems.

Experiencia fantástica: I'm on an HOA board for a downtown Nashville condominium. The board changed management companies to David Floyd & Associates a little over a year ago. DF has been a breath of fresh air and has helped us quickly turn around the financials and the state of the building generally in a relatively short period of time. No property management company is perfect, and it's hard to keep everyone happy at all times, but DF is one of the best I've personally worked with (and David Floyd III in particular has been truly top-shelf).

Experiencia negativa: We did not have a good experience with this company. Anytime we emailed a complaint, the response time seemed long for a property management company. They defended shining lights into our apartment that were creating a strobing effect from a water fountain after we complained via email (they wouldn’t give us our HOA member’s contact information - we had to go through the David Floyd company; often the responses would come in the middle of the night on a weekend). They tried to enforce non-existent rules (they complained we had too many vehicles on the property but when I showed them I was in compliance with the rules they backtracked and admitted the rule they were seeking to enforce wasn’t real). Lots of repairs happened to our complex. We asked where the money was coming from and if we would have an assessment. The responses were pretty vague. The community became unhappy with how things were going and when we replaced our HOA president, this company resigned. Apparently there is a line of credit and our community is making monthly payments on it. The monthly payments on a line of credit was really unclear when this company was managing everything. It would have been great if they had been more transparent. They helped sell the former HOA president’s home as a realtor when she sold her home which she did as soon as she was replaced. I wouldn’t do business with them again by choice.

Experiencia negativa: Was overall a negligent manager to the point of basically being absent. When I had an issue I was harassed, lied to and the association attempted to charge me thousands of dollars incorrectly. This was only worked out after lawyers got involved, i in fact owed zero. This negligence cost the HOA a lot of money for no reason. I would not recommend even paying your HOA dues to this person’s company. When I tried to sell my unit I was unable to even get a response to normal business in an acceptable amount of time. Terrible experience.

We tried a countless number of times to call or email them with simple questions like paint colors, approvals, etc and NEVER heard a response. It's sad to say that our whole community did not like them and everyone wants them gone. We felt as if our monthly HOA fee was a complete waste of money.

I dealt with 6 over the years and these guys are head and shoulders better than the rest sure they will the be heated issues sometimes because it the nature of the beast! If I have to have one I choose these guys!

Experiencia negativa: This is the worst experience I have ever had with any company. Totally unresponsive, inconsiderate and disrespectful. As an example, I requested the name of the paint on the front door of my condo and after 2 years and NUMEROUS request, I still never received the information, gave up and moved just to be away from them. Their accounting processes are totally inept and all bills should gone over in depth for correct information, since 99.9% of the time you are being charged incorrectly. Worst management company in Nashville!!
