Experiencia negativa: ZERO! These people unfortunately are not good people. They say they want you to express concerns, they are there, and try to make it like “a family.” However they can’t recall conversations where they said “I will make note of that” I told them at my property it was taking 3 weeks to get a replacement washer and a refrigerator so I finally used my extra refrigerator I had in the garage. Then when I moved out they said it wasn’t mine. All but called me a liar when I told them this in a walk through. They talk nice to you until you don’t renew your lease. Then they become nasty and are short with you. Company sucks as people

Experiencia negativa: If I can give a zero review I would. I leased a home with the old realty group that was changed to this new name. From the beginning everything started off with nothing but issues. But the way everything ended was beyond ridiculous. When we first moved in the entire house reeked of Marijuana and cigarettes. Stove was filthy with oil spills on the cabinets. Both bathroom were patched over from them previously being broken. Along with a horrible roach infestation and many other issues. I did a walk through and immediately reported everything on the check list to the office. I advised the property manager Judy of the issues and she did not give one care besides pay the security deposit. I sent a follow up message to her telling her that I could not bring home a newborn baby to that house in the condition it was in no reply. I also sent her receipts of the $500 I paid for a deep cleaning of that house along with quotes for pest control. Per usual she ignored me but made sure to always collect rent. This was only the beginning month after month was maintenance issue after issue and Judy never had anyone come out when told. At times I had to find someone to fix it on my own part or she asked the neighbor Hector to come look because she had nobody. The one guy always came popped up odd hours 8:30 pm 9 pm and the latest 10:15pm. They will prolong fixing the issue and take days to repair. The longest being 1 week in a half with no ac. I had a 3 month old at the time, and 2 of my 4 children also being asthmatic. She didn't care at all to even leave a ac unit for us to sleep through the night the neighbor let us borrow one. The worst of the experience was me leaving. I made sure to take everything out including items left by the last tenants. I hired cleaning to go clean inside and pick up trash outside. I was there until the last day Judy was supposed to meet me to get the keys I waited there 2 hours then I called her and she told me to lock the keys inside. Then last receiving a letter almost 2 months later that my complete deposit along with a balance due to them for damage that was already there. I will definitely be seeking assistance from a attorney. Please beware of these people.

Experiencia negativa: The worst and regretted ever renting a home with this company I called to break my lease due to domestic violence at that point I didn't feel safe to live where I stayed and I was told I can void charges all I needed to pay is what I owe I called so they can put that on paper for proof but all every agent I spoke to kept ignoring my demands i even had my own mother call and they told her the same. I kept hearing different responses from different agents but no resolution in the end they overcharged me for damages that came with the house damages i reported in their portal way before i cut my lease off the only damage me and family made were the blinds and the stains on the wall even then I reported mold growing on the ceilings , the doors coming apart the stove coming apart ,house leakage , and more it was all submitted in their portal for them to fix before I broke the lease and as soon as I cut my lease they took down all the proof I needed of documentation and reports that I submitted and overcharged my credit account I see why certain tenants give them hell during the inspections an when they send someone to come see what the house is worth report everything that needs to be reported about the places they put up for rent.

And they very races!!!!. I wouldn’t even let my dog rent from them. The landlords that deal with these people should be ashamed of themselves!!!! The health department will DEFINITELY be coming out to the property that i seen!!! I will definitely be contacting the news about them! Y’all definitely have the right person to keep being ignorant too!!!

Not only was I fortunate enough to have great neighbors that made up our AWESOME COMMUNITY, but much of the vibe, atmosphere and overall ambiance of our village can be attributed to our phenomenal Landlord and Property Manager Judy! Judy is a firm but fair landlord who is attentive to all of our needs and always readily available when she’s needed to address any situation and conducts herself with the upmost diplomacy and decorum! As I move on to bigger and better opportunities, it goes without saying how much that I will miss my little apartment, my spectacular neighbors and my tremendously talented and capable landlord Judy! Experiencia negativa: UNPROFESSIONAL Only rating 5 so it goes up top I am not one to write bad reviews however this experience was absolutely disheartening This company told me the deposit would be 1900 and then first months rent. The woman Heather did the showing for the property and again told me the deposit amount. After going thru the application process and paying 75$ I’m told it will be 5700 to move in ABSOLUTELY ridiculous I did my due diligence of making sure I understood the requirements before paying 75$ for an application for them to lie about the deposit. She then proceeded to threaten to call my job and say I’m “harassing them” because I simply asked for my application fee to be refunded because I was misled it’s not fair! If I’d have known the fee was 5700 I wouldn’t have applied She is extremely unprofessional. And is making this company seem just as unprofessional she didn’t even let me talk to a supervisor when I asked

Experiencia fantástica: I highly recommend Tina Danielson as both a Property Manager and Sales Realtor! I owned a Tampa Palms Condo through an IRA trust. IRA-owned properties require additional forms, procedures, and other strict protocols that can be time-consuming and cause headaches for both myself and my Property Manager. Being an out-of-state owner, I leaned heavily on Tina to attend to the details, leaving me to make the critical decisions with minimal impact on my time and effort. Tina was more than up for the task. Within the first few weeks of hiring Tina as my Property Manager, the complete HVAC system had to be replaced. Tina handled all the important details. She got multiple estimates, emailed me the quotes, dealt with all tenant communications, and gave me her recommendations. All I had to do was verify a few items and make the final choice. When it came time to sell the condo, I had a tough decision to make. I had Realtor friends that might be disappointed if I didn’t select them, but I decided to stick with Tina. It had only been six months since I hired her as my Property Manager, but I felt like she was a friend from the start. I like that quality in a Realtor. I still consider Tina a friend, even after the condo was sold. Tina did a great job advising me, setting appointments, and negotiating the offers. What I really like about Tina was that she was receptive to my thoughts and strategies during the sales process. We immediately received several offers! I chose the best one and quickly signed a contract, which the buyer later backed out of. Tina got the property right back on the market, and I had an even better offer the next day. I ended up with a cash offer very near my asking price, above recent comps, and had it scheduled for a quick close per my request. As expected, selling a property through an IRA was a challenge. Tina put in the extra effort and successfully navigated the various obstacles and additional paperwork, and somehow managed to close the sale on time!! Tina, Thank you for your diligence, attentiveness, and professionalism!

Experiencia negativa: The most unprofessionally ran property management company that exists. It’s laughable between the majority of the tenants. The only plus is that they are never on site and even then they still don’t appropriately respond to maintenance requests, send texts and do not even state their names or who they are calling to represent. All documented with screenshots . I have enhanced their property and put up precautionary measures for myself , disabled mother and other tenants. Julie and Myra are of the upmost disrespect not only to myself but to anyone they have interaction with. Written statements from multiple tenants can also be provided. The property owner should def do a QA analysis on the way he or she is being represented and if they want to retain tenants because their administrative staff is lacking tremendously. Also, please do not release my address or any other pertinent info about myself or my mother to another person. I will make sure to take the required steps to have the judge take a second look into your “tales of retaliation” if you choose to do so for a second time. All documentation is readily available. As well as the fact they are listing a unit that belongs to another tenant and stating it is the unit available for lease. Screenshots also available. *My personal recommendation is to not lease from this property mgmt co. There are no amnesties and constant issues within their office and staff and also just adequate property maintenance. Also, written correspondence has gone unnoticed and unaddressed by the offices fault that could have prevented the unjust eviction put on by people who hold no compassion or sympathy for things one can endure.

We had an offer within two days( the offer was not full price but we were fine with it) Sharon suggested that we wait a few days, as there should be more offers. We did have other offers and in less than a week our house was sold. Sharon also found someone to fix the needed repairs for us. We didn't have to do much, Sharon took care of just about everything and kept us informed of what needed to be done.

Experiencia negativa: This property was fine, but when I went to check out, they had no idea I was leaving. They then tried to get me to pay the last months rent, even though it wasn't on my lease that I was even in the place! They changed my lease end date without even notifying me, and then tried to blame it on me! Later when I went to dispute the security deposit refund, the woman that did the walk thru wouldn't answer my calls, but would hide behind an email. NO WHERE IN THE LEASE DOES IT SAY YOU HAVE TO PAY FOR A DEEP CLEAN BEFORE YOU MOVE OUT. They expected me to prepare the unit for the next tenant. Gross! The idea of moving in to a place that wasn't professionally cleaned is disgusting! Do NOT rent from them because they literally have NO IDEA what they are talking about.

Experiencia negativa: The property associated with this company was excellent throughout the time of my lease. Unfortunately the whole staff has no idea what the hell is going. Last day of my lease I returned the keys to the office and they had no idea what it was for and stated my lease isn't up for another month and I have to pay that months rent. Second of all, they didn't even have the lease and had to make a copy of my lease. This company also took a couple hundred dollars out of my security deposit without stating what it was for. As I try to contact them the realtor who did the walk though of the house ignores my phone calls and does not call me back, avoiding the situation. Finally we get a email from them about the security deposit but they still won't pick up the phone to talk to their previous tenants. It has been a Absolute pain dealing with this people. This company is a joke and has no idea what the hell is going on. STAY AWAY from Smythe and Associates.
