And they do all of this for a very minimal fee. 100% worth it! I ended up selling my house to my renters, but would use Byrd Palmer again for any other property and always recommend them to others who are looking.

They are very strong on tenant selection, collections and tenant relations. They are also proactive on projecting rental increases that match the current market conditions. They have an accounting system that provides timely reports and they make deposits into my account every month ahead of schedule. The company specializes in single family long term rentals and their performance is much superior to larger companies that handle a large variety of products. There is a constant issue with the gate in Pottery Landing and the elected officials of the HOA say they can't get a response from Byrd Palmer...Home Owners couldn't even get into their homes yesterday because of this issue!!! Also get the pool fixed along with the dock because a child fell through and hurt his leg!!!! This is the main reason we just sold our home on Wahee to be rid of the constant neglect of the neighborhood!!!
This person was not a homeowner in this community and the elected officials have chosen to retain our management services for 6 years.

When faced with a tricky issue of a self-managed property I turned to one of the most respected and experienced realtors in the Myrtle Beach area and with zero hesitation they said "contact Byrd Palmer and Associates, and they will take care of you." So that I did! I was almost shocked at how quickly and easily Kat Palmer and her team was able to step in and resolve my issues quickly and with no drama. It has been a terrific experience to work with a team of professionals that clearly know what to do and how to do it. The entire relationship has been above and beyond exceptional.

Experiencia negativa: None of the employees we dealt with would answer or return phone calls, they would only respond by text. We sent emails and left voice messages with the office for the owner who never responded either. Only by reaching out to a friend in the industry were we able to obtain a direct number to the owner Kat Palmer who seemed uninterested in hearing our complaints about the lack of communication. We would not recommend doing business with them.
Lack of communication in this case is simply untrue. The property manager contacted the individuals, scheduled a showing, and met them in person to show them the home. Unfortunately, the information they provided on the pre-screening questionnaire wasn't a match for the information provided on the application, and we were unable to obtain a renter reference or sufficient proof of income to approve, and therefore communicated this to the applicant. We understand that sometimes applicants are unhappy when we aren't able to approve them, but a full letter of explanation was provided regarding our specific perimeters required for approval and what the issues were that led us to decline. We wish them all the best!
Experiencia negativa: I didn’t get the service I needed they didn’t have the properties that I could afford and now they would reimburse me back my money. The associate that called me after writing my review was very rude to me.
Individual reached out via Facebook on 6/22/21 @ 5:29pm asking how to apply for a property that we had listed. She received a response at 5:50pm stating that the first step was to fill out a Request to View to schedule a showing, and not to submit an application until she saw the home and spoke to an agent.
Our policy is very clear, on our listings, on the Request to View page, and at the top of the actual paid application form... "Please DO NOT submit an application unless you have spoken with an agent and already viewed the home in person." We state this time and time again because our application fees are non-refundable, which is also stated before you submit your payment for the application. So in addition to this policy being stated in three different places and the individual having received a personal message on Facebook Messenger at 5:50pm on 6/22/21, she applied anyway on 6/23/21 at 9:42pm.
The following morning, she was informed that we were in receipt of her application, but that we already had applications on the property that she was interested in, which is why she was instructed not to apply. She later called our office that same day, Thursday 6/24, and we explained that the other applications ahead of her would have to be processed in the order in which they were received, but that if they fell through we could give her a call. She was also given the option to transfer her application to another property within 30 days if something suitable came up. It was explained again that application fees are non-refundable, and she understood.
On the evening of 7/1 and the morning of 7/2, the individual again reached out via Facebook Messenger, this time stating we didn't have any properties that she could afford and she wanted a refund. We did have a property listed that was less rent than the original one she applied for, which we provided information for, and again stated our policy with regards to application fees being non-refundable as they are processed by a third party. She then asks if we can review her application to see if she would even be approved if she moved forward. While we don't normally process applications until it is time to apply them to a property, the agent went ahead and reviewed her and her spouse's applications and instructed her that they in fact did not qualify. The agent explained exactly why, and informed the applicant that if their situation changed we would be happy to help. Applicant ended the conversation with "Ok, thank you for your time", and then left us a negative review on Google.
We strive to provide excellent service to those that we work with... prospective applicants, existing tenants, homeowners, and vendors. We are very clear and up front in our policies because we do not like people to waste money, which is the same reason we don't accept multiple applications as a competition. We work with one applicant at a time and process them accordingly before moving on to the next. Our application fees are low in comparison to many, and our service is very personalized. It is disheartening to receive negative reviews when someone is unhappy with the outcome that is not based on anything we could have done differently.
Experiencia fantástica: Byrd Palmer and Associates, and our property manager, Jamie Healy were very quick and responsive when myself, and my family were looking for a home. We were having difficulty finding a place, and Jamie was extremely helpful and kind in the rental process. We were able to communicate application concerns in honesty and she went above and beyond to make sure that we were not wasting application money, which we had been doing over and over at many rental properties that seemed would take application money knowing from the start that we would be declined in the process. She is the first property manager that we have worked with that was honest and sincere, and if she is at all a reflection of Byrd Palmer and Associates as a whole, they are an amazing company. She did a very thorough walk through before we moved in, and anything that we were unhappy with was immediately remedied. We couldnt be happier here with this company and we feel very blessed that we found them to work with us in our time of need. We recommend them with all our heart and if we could give them more stars we could.

Furthermore, we have always been home owners, so the prospect of getting into a rental was a bit daunting for us. From the outset, Jamie Healy guided us from being on a short waiting list, then through the lease contract process and even helped in setting up our utilities. She always responded promtly and provided everything we needed, including addressing the issues in our new home that required service and repair. We received a Request to View form on Dirty Branch Road from you on Sunday, June 6th, and on Monday, June 7th, responded via email the next steps and information on when you could expect to hear from us. Unfortunately, by the time you had submitted a request, we already had (2) applications under consideration.
Usually you will hear back within 48 business hours, but it can take longer depending on the property and time of year. We realize that you are anxious to move forward and we appreciate everyone's patience as we process all requests timely and in the order in which they are received. We receive a lot of inquiries on our properties and are not always able to get back with everyone if there is a long list and/or we already have a pending application, so we do apologize, as we know the current the market is competitive, which can be very frustrating (please understand it is for us also, as we would love to have enough homes for everyone that inquires, but as of late, the market has affected us all. Current tenants are mostly staying put due to this market, which reduces our available units as well.).
Again, we are very sorry that you have not heard from anyone regarding this property, but as explained, we already had two applications pending. Experiencia negativa: Trying to find rental property in MB that you can afford is stressful enough when I applied with Byrd Palmer I felt like a number not a potential renter.It took a week and a lot energy to find out by a email ideas not approved My credit score was acceptable to everyone else but them The manager acted like she had never experienced any of life's hardships my credit score was 666 I had 3 years of excellent references from rental and utility company .but had medical bills from 2017 I was paying on monthly I was sent an email saying I was a high risk and after a week and 80 dollars I was not approved I did not ever talk to her in person .I would never want to have to deal with her for a year
We are very sorry that we were not able to approve your application and that you were unhappy with the service that was provided to you. Your decline letter provided details on the exact reason for your decline and if you have any questions please do feel free to reach out to us. Unfortunately, the details you have provided here aren't entirely accurate, so we are hopeful that our response helps to clarify why the process took longer than usual and why you were declined.
In regards to the timeframe of the decision taking more than our usual 24-48 hours... this was because the proper information had not been submitted by you with your application, and we had to go back and forth repeatedly to request additional information. Additionally, your current landlord reference did not get back to us until after the start of a holiday weekend, which unfortunately is out of our hands and had further delayed your response. We take pride in the fact that our usual turnaround is quite fast in comparison to others, and many times, when an application is turned in completed with all required information and no discrepancies, we often provide a same day response. However, that was not the case, as it took several days to receive what was needed from your end so that we could accurately review and process your applications. A week is by no means standard.
Regarding your credit scores and the overall reason for our decision to decline... Our Renter Qualifications are sent to you twice at the time of submitting your Request to View and they clearly state that:
"We will review your credit history for several factors (debt/income ratios, history of payments, longevity, types of accounts in derogatory standing). High likelihood of denial: not meeting the minimum score of 550, poor credit scores with lots of recent delinquencies and/or charge offs; any monies owed to past landlords; unpaid utility accounts, excessive recent charge offs / collections. Please be up front with us so we can let you know what we're able to work with."
Despite this, you had not, at any time before or after filling out the application, offered any insight or explanation as to your credit situation and what we would discover. We will not divulge your personal information on a public forum, but you were provided an Adverse Action letter that explicitly described the reasons for our denial and where you could obtain a copy of the report that we used for this decision in case there were any disputes on your end. If you have any questions about it, please do reach out so we can discuss with you. We always strive to be very clear on why an application could not be approved so that individuals can take the steps needed to improve likelihood of approval in the future (either with us or another agency). We have a rather longstanding policy of overlooking medical and school loan payment delinquencies if other credit lines are in good standing and the applicants have a healthy history otherwise, so medical bills had little to do with our decision to decline.
It is our preferred and stated method to always meet with applicants and show them the prospective home in person so that we can discuss any potential scenarios like that of which is noted above. You had been messaging back and forth with our agent via email and text regularly for over a month regarding this and another property. You requested to submit your applications site unseen because you had lived in the community prior, so we accommodated your request. That said, the agent had provided her phone number to you, was prompt on responding to your text and email messages, and at any time during the process would have welcomed a call from you to discuss any questions or concerns. In fact, we would still welcome a call to discuss your experience and further explain your reasons for decline, so please do reach out directly if you have further questions or concerns.

She sent an email with the other documents that they needed. Sent her everything. Never replied. They offered 0 support for the application. They practically stole me 80 dollars.

We are very sorry that you are disappointed that you weren’t the first complete applicant for the condo you applied for. As is detailed in our property listing that you viewed when you submitted your application, we strictly state not to submit an application until you have first submitted a Request to View and spoken with a property manager. Unfortunately, you submitted an application at 9:25am on 5/18/21, prior to filling out a Request to View, seeing the home in person, or having ever spoken to the property manager.
Despite this, the property manager reached out and informed you that she had already had showings scheduled for the following day and upcoming Monday for prospects who had submitted their Request to View forms, but that she was still willing to consider your application if you responded to her email with all of the requested documentation requested (which was bulleted for you) and an application for your wife, prior to receiving any new applications.
While you did eventually send over an email on 5/29/21 with some of the items in question, we never received the application from your wife and were unable to process your incomplete application in the necessary timeframe. In the meantime, prior to your emailed response, we did receive an application from another individual who had scheduled a showing with us and were invited to apply, and they were approved. To this date, your full application package has not been received. Incomplete applications are unable to be processed.
We are very fair and up front about our policies. We schedule showings on a first come, first serve basis for those who submit a Request form and then accept applications for review one at a time from those showings so that we don’t have multiple applications and prospects that end up losing out on application fees. We go out of our way not to encourage multiple applications because we prefer to be fair and noncompetitive, as well as considerate of people not submitting fees if they don’t have a good chance of renting with us.
Again, we are very sorry that your application was not able to be processed because it was incomplete. Despite that, submitting an application does not at any time imply a “sure thing”, as we are required to comply with a thorough screening process before we approve all of our tenants. In either case, we would’ve loved to have worked with you in helping you find your new home, so we’re sorry we didn’t hear back from you with your wife’s application.

Experiencia fantástica: I've had an opportunity to work with Jamie Healey/Byrd Palmer recently when looking for a rental home. Jamie has been easy to work with and responsive. Every cross-country move is stressful but Jamie took the time to make sure we had all of our documentation in order and was flexible with us on meeting on our move-in date. We had one minor hiccup arise and Jamie handled it promptly and professionally. Other than having to provide proof of swapping over the utilities prior to move in, I am very pleased with my experience so far!

Experiencia negativa: Viewed and toured an apartment and everything was great. Was in active contact with the realtor via text messages and ready to apply for the rental property. Got all my information to apply for it online and payed the charge, even sent a courtesy text to the realtor to confirm my application which she told me to do a few hours prior. Upon applying and sending the text the realtor went ghost on me and refused to acknowledge the application and me and the listing was removed instantly. I won’t ever use them again, I feel if their were multiple applications I should have been informed and warned prior to paying their $40 fee for what was implied to be a sure thing for me.

We are very sorry that you are disappointed that you weren’t the first applicant for the condo you viewed with us. We showed you the property at 9:10am on August 22nd. At that time, you were informed that we did not have any applications on the property, but that you should text the agent prior to submitting your application so that we could confirm that we didn’t have another applicant before you submitted your $40 application fee. We always encourage this, as we don’t like prospective tenants to spend money if we already have someone in line, as we work on a first come first serve basis to be fair. Nine hours later at 6:22pm, you sent the agent a text stating that you had submitted an application and were looking forward to hearing from her soon. At that point, since it was after hours and you had already submitted the application prior to confirming, the agent waited until the morning to respond.
At 8:49am on August 23rd, you received a very nice and apologetic email informing you that we had already received an application prior to you submitting yours, and that we were going to have to proceed with theirs if the security deposit was received that day (but that we could inform you if it wasn’t). The agent had a great feeling about you and really wanted to help you find your new rental, and even provided you with a couple of other options we had available in the area for rent that we could transfer your application to if you were interested. Unfortunately, our office didn’t hear anything back from you until this review.
Again, we are very sorry that your application was not the first submitted. Despite that, submitting an application does not at any time imply a “sure thing”, as we are required to comply with a thorough screening process before we approve all of our tenants. In either case, we would’ve loved to have worked with you in helping you find your new home, so we’re sorry we didn’t hear back from you.

Experiencia negativa: I submitted two applications before even viewing two particular home rentals at $40/a pop. The agent of one of the properties, Kat, has been no help. No one has ever returned any of my emails! Too bad Byrd Palmer is my only choice on this rental. 10 minutes later: I just heard back from Kat. Since she saw my review, NOW she calls me back. She was less than professional when I explained to her my frustration.
We try so very hard to reply to ALL calls and inquiries in a timely basis. Thanks for your feedback :)

I have already been to their website and knew of a few properties I was interested in. I called back to see if someone else would be more helpful. Nope! Based on my experience I would not recommend listing your property with them as they do not care about renting it

Experiencia negativa: Stay far far away from these thieves!!!! I left home I leased 3 years from them in immaculate condition as well as repainted home. They completely screw you on the way out. They owed me $1800 for deposit and sent me check for $70. There are way too many good leasing companies out there to settle for Byrd Palmer. Kat and her cronies are liars. Don't fall for the sweet talk. Maintenance is a complete joke too. Currently taking them to court. Will post to social media and provide updates periodically.
We wish it weren't the case, but this home was left in very poor shape. A portion of the funds referred to herein were for a nonrefundable pet fee. The rest, less the balance returned, was utilized to make the repairs required due to negligence.
Experiencia negativa: I applied for a home through this company before actually viewing it, in hopes to schedule an appointment to see it and proceed with possibly moving in. On the website it said it was available. Once we called they said they would contact us once the property was ready. Unfortunately, the property was taken off the market by the owner and is no longer for rent. This company refuses to give me a refund and keeps referring me to there policy. But out of common courtesy and decency, I would think they would give me a refund. Instead they place the blame on me for applying for a "available" home on the Bryd and Palmer website that's actually not even for rent.
Our property listing descriptions strictly state within: "To schedule a showing you must fill out a Request to View form here: https://www.byrdpalmer.com/request
Once your form has been received, we will be in touch as soon as possible during business hours if you fit the renter requirements.
*PLEASE DO NOT submit an application until you have spoken with a property manager and viewed the property in person.*"
We state this policy up front because our application fees are nonrefundable, which is also noted twice throughout the application process before you submit it.
