Experiencia fantástica: Grand reserve is a great place to live. Friendly people and a great staff that cares. If something is wrong maintenance is right on it and knows what there doing.

Experiencia negativa: We have scheduled two tours here. The first one we showed up 5 minutes early and the leasing office was locked. Waited a little bit and then called and left a voicemail, waited 15 minutes after our scheduled time and left. They texted like three hours later asking to reschedule. We scheduled another tour, called the morning of to confirm and the guy says that we scheduled that during their lunch. Why would the time be available to book? Also why wouldn't you call us the day we booked it to let us know? We arranged our work day to leave to get a tour. If we didnt call we would have the same thing happen to us at our first scheduled tour. Very disappointed.

Experiencia negativa: Went to view these apartments and the outside is really nice but the inside of the apartments are not what you would expect just by seeing the outside. It smelled like very strong weed and looked like section 8 living. Definitely need a renovation and updated appliances. Especially for those prices

Experiencia negativa: These were built cheaply. You can hear when the ppl upstairs shower or use the toilet. I've also heard conversations. Nice looking apts but definitely too cheaply town together

Experiencia fantástica: Was only going to be there a short time but it’s been more than a year and I must say I love everything about Grand Reserve. From the different events that are definitely well planned and decorated, the great leasing team, and the helpful maintenance crew it’s a 10 out of 10. It’s definitely just a few of the reasons I made sure I stayed. The community itself feels safe and like home.

The community events are beautifully decorated and clearly done with care. The maintenance staff is also fantastic fast, respectful, and reliable every time. The property is peaceful, safe, and truly feels like home. I couldn’t be happier living here!

Experiencia fantástica: I'm so glad I didn't overlook this place due to bad reviews. From the moment I called Melaine was extremely nice and professional. She was able to get me in same day for a tour. She answered all my crazy questions through the application process and got me approved quickly. I love that they call them homes and not apartments. I haven't moved in yet but so far, the experience has been great!

Experiencia negativa: The management of this place is not good. The neighbors are rude. Management put me in an apartment where the neighbors above me are loud, running around, and just noisy. When I told them about it, they defended my neighbors and ask me to pay $500 to move units. I have seen horrible management but this is pretty bad. Update: The neighbors are still rude, loud, and noisy. I have made several complaints and even called the curtesy officer, but nothing has been done. One time, I called the curtesy officer and he didn't even show. I have never felt so let down before.

Experiencia negativa: Terrible place to live. Front dumpster is ALWAYS overflowing. Trash all over the complex, especially over the fence in your backyard. We have said something to management twice and they said they would get the guys to “check it out” and nothing has been done about it. (has been there since we moved in a year ago). The pool was closed the second half of summer. They don’t get in a hurry to fix anything. Dishwasher in my apartment sucks it takes two washes to get clean dishes even rinsing plates off before putting them in. The fire alarm in my building has had a dirt dobbers nest since we moved in. Terrible management and just an all around bad place to live for the expensive price. Honestly seems like a section 8 kind of place.

Experiencia fantástica: Matt in Maintenance is a 10/10 and I highly recommend. I was not expecting to have any of my work orders completed within the same day that I had put them in. Most maintenance services at Apartment Complexes take forever to get to you. Matt was friendly, attentive, and handled everything very well. Thank you Matt!

Experiencia negativa: Believe everything you hear about the bad experiences . It’s not fabricated nor are they isolated events. Terrible mgmt from Javon and his crew . Never should have been sold to westdale .

Experiencia negativa: This is the worst apartment complex in Alabama. Call it luxury , but nothing luxurious about it. Carpet comes up when you try to vacuum. Have a leak in our closet when it rains. Dumpster out front is a constant eye sore. A/C unit freezes up. Trash scattered all over property. Sign a lease for $1495 and have been charged 1880 every month. My fiance was thrown out of the office for questioning this. Do yourselves a favor and avoid this place like the plague

Experiencia negativa: I would rate lower if possible. Do NOT move here. Front dumpster is over flowing from Friday until Tuesdays. What an eye sore! Pool has been closed for 5 weeks since it opened this year. New manager does not return phone calls / messages. Tanning beds have not worked in at least 7 months that I have been here. New manager likes to gossip about previous Manger but she is worse. Definitely not worth the money.

Experiencia negativa: I normally wouldn’t do this but I have tried calling, emailing, and even stopped by to inquire about tenancy for my dear partner. All of this to no avail. With the housing market in shambles you would think there would be more urgency from leasing agencies. Not sure how any of the current tenants made contact with anyone but if you have information please reach out. Thank you.

Experiencia negativa: My fiancé and I have been searching for an apartment to move into this summer and we immediately thought of the Grand Reserve at Pelham because friends of ours had such a great experience there a few years ago. I scheduled a tour online a few Saturdays ago and my fiancé and I showed up for the tour and the office was locked and no one ever showed up to meet us. We waited around for almost an hour and no one ever came. We submitted an online request to have someone contact us and a week and a half later someone finally called ( at this point I had called both of the office numbers I could find SEVERAL times throughout the week and never had anyone answer the phone) and I scheduled an appointment with her for Saturday, April 16 over the phone. No one ever followed up with me to confirm the appointment and yet again no one showed up to give us a tour. We waited for half an hour and I even knocked on the door a few times. There was a sign on the door saying they were closed for Easter weekend and would reopen on Monday. Why would you schedule an appointment with someone if you were not going to be open and then not call them to reschedule? I call them this morning AGAIN (April 18) and no one answered and you cannot leave a voicemail. We will now be finding somewhere else to live.

Experiencia negativa: The place is literally a dump!! Management literally refuses to take out the trash!! This place needs sanctioned by Shelby County and The State of Alabama!!! There is no excuse why they can't make trips to the dump!! Residents should not have to!!

Experiencia positiva: Apartments are fine- You CAN most definitely hear through the walls so make sure to pray for considerate neighbors. My biggest pet peeve no pun intended is the constantly barking dogs that can go all day and nights without recourse. Count on your baby being awakened anytime you approach the building. When you're are paying a premium price for luxury apartments one would expect a level of peace and quiet. Compared to other places I've lived, maintenance is slower than usual but they do eventually get to you.

Experiencia positiva: The apartments are beautiful the pool are gorgeous . The apartments are too expensive and sharing the same water bill with everyone in the apartment building is not cool.

Experiencia positiva: My parents live there and the people seem very kind. The grounds are nice but on Memorial Day weekend the staff decided to put a green sticker on my car which was parked in front of my parents apartment so we could unload groceries for them. My car was only there for a short period with 4 open parking spaces around me. The sticker won't come off my window and when I asked the person about it he said that the sticker was designed so it would come off in pieces and be difficult to take off. I have now spent two hours with soapy water and a razor blade and it won't come off my car window! If the sticker was designed to damage my car permanently.. Then it worked and seems excessive. I am going to have to take my car to a professional to get this off my car or replace the window so I can see. Knowing that the goal was to damage my vehicle as an invited guest, with open parking spaces all around me it seems like this policy and plan may need some revision.

I love the security of the gates and the staff is kind, caring and so accommodating. This is absolutely the best place to live and we never plan to leave. Thank you Kent and Rachel for all you do.

Experiencia negativa: The courtesy officers put a huge green warning sticker on my brand new car because I was parked where I wasn't supposed to be. But I had no idea because they don't have the proper signage up indicating where non residents cannot park. I called the office asking them to remove it and they told me they don't really do that kind of thing. These people are unhelpful idiots.
