Experiencia fantástica: WOW! Where do I begin? Josh was referred to me from a few friends who bought and sold their homes from him so we decided to hire him to sell our first home. We were in a tricky situation where we wanted to purchase a home out of state contingent on the sale of our home in California, so you can imagine how stressful that would be. Upon our first meeting with Josh, he came to our home with a customized sellers packet for us. It included a list of comps in our neighborhood, a breakdown of numbers and fees we were looking at and his game plan for listing our home. He came very prepared and left almost no questions for us to ask since he provided everything to us up front. We ended up listing our house with him the next week and received an offer within 2 days, which we accepted. At that time, we put an offer on a home out of state. Josh was extremely communicative with myself, my husband and our realtor in Arizona. It really helped us that he was so communicative with our realtor so we didn’t have to be the middle man. He did so much behind the scenes to ensure our transaction went smoothly which freed up so much stress for us. From the time we listed to the time we closed was about 40 or so days, so it was a very fast process. We were still living in our home during escrow while both my husband and I work from home, 2 young kids in both school and competitive sports, 2 dogs, a cat and a bunny so we had a lot on our plates during this time. He was able to schedule every contractor the buyers hired to come in when it was convenient for us since we were both working from home, but also in a timely fashion to make sure the escrow stayed on track with deadlines. We closed escrow at the end of March and could not be happier with the service Josh provided to us. One thing I was really concerned about was possibly finding out about any hidden fees at the close of escrow. His numbers he provided to us during our first meeting were EXACT, which honestly was kind of shocking and a huge relief because I feel like fees pop up out of nowhere sometimes. We are so, so happy that our friends referred Josh to us. He helped us not only sell the first home we’ve ever purchased but also assisted in us buying our dream home out of state. Thank you so much, Josh. We are going to refer you to all of our California friends when it’s time for them to buy or sell their homes. One last thing to add…he does have some killer dad jokes. Be prepared for some good ones.

Experiencia negativa: I’m going to start off with, it’s not very often I wrote negative reviews, but in the case it’s warranted. From the start, Josh Jablonski listed a house we were interested in (and now live in). Upon the listing of this property he took a vacation and was nearly unreachable by my real estate agent. I won’t fault him for that as I understand people have prior plans and obligations in life, but in this market, things move quick. Upon making an offer, radio silent. It was some time before he shortly responded back to my agent. Mr. Jablonski’s bio clearly states he is a real estate powerhouse, so far I have yet to see any signs of this. As we move through the offer process, he is still a man of very little words, but okay, maybe that’s how this powerhouse works. We continue to move forward and enter into escrow and go through the inspection process. During this time we had 7 days to complete inspections. We opted to have additional inspections such as a roof inspection, and termite inspection due to the condition we observed. Mr. Jablonski had the nerve to almost threaten a notice to perform before we even reached our deadline because his clients were in a “hurry” to get things going.Yet another strike against him. Fast forward to our final inspection. His clients were in complete disarray and the house was in such bad condition, I can only describe it as someone twirling a bag of trash around in each room. AGAIN, he is on vacation and nearly unreachable…… Really? For the open and closing of a property where you’re getting compensated to ensure things go as smooth as possible? Now we are at closing. He starts getting mad at my agents stating “why are you making this a problem”. Yes it’s a problem, your clients have not confirmed a time they will be out of the house they just sold. Mr. Jablonski then ensures us “they will be out” by 2pm, then radio silent for the rest of the day. We officially owned the house at 12PM and the sellers were not out until 5:30PM. Because the sale was final and we are no longer obligation to not speak with the sellers, we kindly asked for some details. Which they loosely said they were having communication issues with their agent towards the end and dates/times they needed to be out. If you did not read my novel listed above, long story short, find yourself another agent who will take good care of you during your selling/purchasing of a home. It seems he far to busy doing anything else besides his job.

The processes that he follows to get the house ready for market promotion are first class. We ended up selling our house for asking price in ONE day on the market. Experiencia fantástica: Ok, first the facts. We were first time home buyers and I needed ALL THE FACTS before we could make a decision. Any decision. So choosing a realtor much less choosing a home? How? Where? Trusted friends said, here’s a good dude. We thought, yeah, sure but can he handle me/us? But then in THIS market? In LA? How is home ownership even remotely possible? This is the energy we brought to Josh (hubs is cautious but a generally better human than me). Did I mention I am powered by pessimism? We had a fairly firm list of wants and don’t wants. We knew we’d be in the market for months. We were prepared to wait out for the best option available. Josh CRUSHED all my anxiety and answered every single one of my 6,000 questions. ALWAYS responsive. Proactive, honest and thorough communication. Text, email, phone… whatever he’s there. Explained every single line of every single contract. And was professional at every step. Oh and those months we expected… hours, fair Google readers. We visited properties on Sunday afternoon. We made an offer on Monday morning. It was accepted Monday afternoon. While there was undoubtedly a share of luck here, the acceptance of our offer is a credit to Josh’s understanding of current market trends and honestly coaching us towards a bullet proof offer. He is our forever realtor and will always be referred to friends and even enemies — he’s that good. BONUS: he is king of the puns and that humor will add so much joy to your experience.

Experiencia fantástica: EXPERIENCE: My experience with Josh Jablonski was nothing short of exceptional. I purchased my first home in March 2018 with the help of Josh as my Realtor. Every step of the way Josh was there to answer questions, comments, provide recommendations, and essentially resolve and qualms that come with such as large purchase as a home. Even the seller's agent commented that this was THE quickest, easiest, and most FUN transaction to date. From offer submission to keys in hand we had the deal completed in three weeks. Again this was the result of Josh's commitment to excellent service. It is this reason Josh will remain my agent for the many future real estate deals to come. WHAT TO EXPECT: Our first meeting was a one-on-one where we got to know each other's backgrounds, interests, and criteria for the forthcoming home search. I believe it is this type of personal touch that makes Josh one step above the typical realtor.
