This is going to be long, but I figure more information is better than less information when it comes down to the big money involved in buying AND selling a home. My husband and I have moved a lot over the years and I must say that Rich has proven to be one of the most knowledgeable and attentive real estate agents that we’ve worked with. Selling - Rich first assisted us in selling our home. He thoroughly walked us through the contracts and then walked through the home to make small suggestions that would likely increase our home’s marketability. When we ran into a problem with a frayed power line outside of the home, Rich pulled from his experience to tell us how exactly what would happen next and how to best handle the delay it would cause. Rich contacted a professional photographer to come through the home and take pictures instead of trying to rely on his cell. What’s even better is that he minimized any touch-ups of our home so that it wasn’t some fake AI mashup that didn’t truly reflect what our home looks like. Rich was really good at managing our expectations by providing actual data-based assessments as to what our home was worth. There was another similar home for sale within walking distance of ours. There was a vast difference in pricing and their expectations. Rich was right on point with what he recommended. We were able to sell relatively quickly through Rich’s open houses, pricing recommendations, and advertising. The other home sat and went through multiple price drops before finally selling way below our former neighbors’ expectations. Buying - Once we sold our home, we felt comfortable buying in another area. First off, I have to give Rich props for respecting our pricing wishes. He didn’t send us a bunch of potential homes that were outside of our desired price range or try to convince us to move closer to the top end of what we were pre-qualified for. He respected us. That’s huge since he is essentially paid a commission based on the sales price. Secondly, Rich was soooooo accessible and informative. As we walked through multiple homes, he took note of the condition of the home and informed us of potential issues that he noticed. “See that tree’s roots? That could be an issue because of its size and how close it is to the home.” “Do you see this? If you decide to make an offer, you will need to budget for having this looked at and possibly replaced.” “The way that this was fixed is a concern. I can tell that there was water damage in the past, and they tried to fix it, but….” It’s better to know up front what money you may have to pay soon after making a big purchase. Third, Rich was patient. We had a weird time with finding AND closing on a house. We found the first home within a week of looking. The deal fell through after the inspection revealed issues and the homeowner (a contractor) said that he or is family/friends would fix all the issues. Rich wisely advised us on this issue. We quickly found a second house…. And that fell through just before the inspection because the seller’s agent was recommending the signing of new paperwork that would effectively change the original contract. Rich wisely advised us on this and we backed out. Third house? Whew! Third time was a charm! We had to wait much longer to close because it was a VA assumption, but Rich continued to remain patient with us. He was prompt in providing all needed paperwork and maintained contact with us. Final thoughts - Rich was patient and funny. He respected our wishes and brought his years of experience in to help us. When he hit a stumbling block, he didn’t have a know it all attitude and instead sought out others so that he could absolutely do the best job he could for us. Bonus - He was pleasant to be around and graced us with his lots of laughs and smiles through this crazy process. We would definitely recommend Rich to others. We were moving in from out of state, so we initially had to do virtual viewings with him and he was great at pointing out important things as he did the walk arounds with us. He was also honest about houses and would let us know if he thought the house was a good fit for us, if it was on at a good price, etc...
