Experiencia negativa: We initially worked with Dane when relocating to Colorado, and our home-buying experience was mostly positive. He was knowledgeable about the area and the buying process, which is why we chose to use him again when it came time to sell our home two years later. The only downside during the buying process was that he often seemed to be out of town or on vacation, which occasionally made communication and scheduling more difficult, but overall it was still a positive experience. Unfortunately, our experience selling was very different. He arrived late for our listing photos, and there was little guidance or verification that the home was properly staged before the photographer arrived. During the inspection period, concerns were raised about the roof, and we used a roofer Dane recommended for a second opinion. While the roofer was still at our house and had Dane on speakerphone, Dane made a negative comment about my husband, apparently not realizing my husband could hear the conversation. It was awkward, unprofessional, and left a lasting impression. As negotiations progressed, I also didn’t feel like he was advocating for us. He had mentioned several times that business had been slow, and it often felt like the priority was simply getting the transaction closed rather than helping us negotiate the best outcome. The interaction that ultimately left the worst impression happened during closing week. We had been told our post-occupancy agreement would be canceled because we no longer needed it. When he later referenced it, I simply asked, “I thought we cancelled the post-closing agreement?” His response was, “Just tell me what time you need the house until. Making this harder than it needs to be.” We were just trying to understand our contract, and that response felt dismissive and unnecessary. After closing, Dane sent a lengthy apology explaining that he had been under significant personal and professional stress. I genuinely appreciated the apology and understand that everyone goes through difficult seasons. However, while I sympathize with what he was experiencing, it doesn’t change the overall experience we had during the sale. Our buying experience was good, but our selling experience was disappointing enough that I wouldn’t choose to work with Dane again.

There were two specific incidents that really drove us to such a great review. The first was a small inspection finding that our buyers tried to take advantage of using a high-cost quote and a very short response window. Dane immediately resolved the issue using his own contractor connections which provided a very reasonable price and was within the buyer's unreasonable time frame. The second issue could have had a very serious negative impact. It was a new law that had gone into effect requiring a specific inspection and which we failed. But after reviewing the failure Dane quickly understood what had happened and provided a detailed response to the inspectors and we rescheduled the inspection which passed without issue. He also smoothed everything over with the buyers so what could have been a major issue was resolved quickly and efficiently and without issue. His knowledge of our area and the new laws, along with his connections and quick actions resolved a major stress for us. Dane was responsive, proactive, and genuinely invested in getting us the best outcome. Selling a home can be overwhelming, but he made it straightforward and successful.
