Experiencia negativa: A Warning to All Sellers – Stay Away from MTX Realty and Allegiance Title I deeply regret ever trusting MTX Realty, their agents James Baker and Edward Nelson, and their affiliated title company, Allegiance Title – McKinney Branch (managed by Nathan Wood). What was supposed to be a smooth transaction turned into a nightmare full of manipulation, incompetence, and deceptive practices. First, the buyer defaulted twice—first on June 11, then again on June 20, 2025. Instead of protecting my interests as the seller, Edward Nelson and James Baker repeatedly made concessions in favor of the buyer without transparency. They even lowered the price of my house to benefit the buyer, whom they seemed to know personally. Edward Nelson initially introduced me to someone named Jefferson before listing the property, then quietly appointed him as the buyer’s agent without my consent. It became increasingly clear they were working for the buyer, not me. As compensation for the second extension, the buyer agreed to pay me $5,200, and the forfeited $7,250 earnest and option money was supposed to be released. But when Allegiance Title issued the check, it bounced—my bank could not clear it. When I raised this with James Baker, he falsely accused me of having an “attacking tone” on the phone and refused to take accountability, instead telling me to “talk to his counsel.” He even claimed Allegiance Title had sent me an email cutting ties with me—an email I never received. To make matters worse, Nathan Wood at Allegiance Title displayed arrogance and evasiveness, failing to properly communicate or offer solutions. Their actions now feel like a coordinated effort to delay, mislead, and deny me rightful funds—all while protecting their “friend” buyer who failed to close twice. As of June 26, 2025, I have demanded my house be removed from the MLS listing and am pursuing legal options against MTX Realty, its agents, and the title company. DO NOT do business with MTX Realty or Allegiance Title – McKinney. Their lack of ethics, unprofessional behavior, and one-sided loyalty to the buyer make them a risk to any honest seller. I wouldn’t recommend them to anyone looking for a trustworthy and competent team. This experience has been costly, stressful, and deeply disappointing.

James went above and beyond what my perception of a realtor should do for his clients. While we did run into some challenging moments with the sale of our former home, James assured us that the job would get done and lo and behold it did. They helped me sell my home in less time and kept more $$ in my pocket.. no staging, no extra fluff...for FULL asking price! The people they work with to have things taken care of when needed, are excellent. If you have tried other realtors and your home is still not selling.. Give MTX Realty a try.. You will NOT be disappointed.. you will be pleasantly surprised. I can't say THANK YOU enough to James, Carlos, the whole MTX team. And Thank You to Independence Title for making the closing quick, painless, and in a convenient place for me to get to. Experiencia negativa: I am writing this review to share my disappointing experience with my Realtor, Reese Kiselak and her Principal Broker James Baker. Throughout the home-buying process, we faced several issues that were not adequately addressed, leading to frustration and significant inconvenience. Leaseback Issues: One major issue was the improper handling and communication of the leaseback agreement. At closing, they never requested to retain a portion of the funds for a leaseback, and the process was not explained to us in detail. Initially, we were hesitant to agree to the leaseback and offered to extend the closing date instead. However, the realtor recommended that we provide the leaseback, assuring us that it was standard practice. Unfortunately, this advice led to significant problems, as the seller left the country without paying for the leaseback, leaving us in a difficult situation. Unkept Property: Upon moving in, we found the house in a messy state. The seller left behind multiple belongings, boxes, and trash scattered throughout the house, making the property unusable until we spent time and money cleaning it up. They also failed to hand over the keys, which created further delays. Lack of Support from Buyer’s Realtor: To our disappointment, our realtor failed to step up and advocate for us during this time. Despite these significant issues, we received little to no support from them. It felt as if our concerns were ignored, and we were left to handle the situation ourselves. Seller’s Realtor Stepped In: Ironically, it was the seller’s realtor who offered assistance and tried to resolve the issues. While we appreciated their help, this highlighted how our own realtor did not fulfill their responsibilities. In conclusion, I would not recommend Reese Kiselak and her Principal Broker James Baker, MTX Realty based on our experience. The lack of communication, poor handling of key issues, and failure to support us during such a critical time have left us extremely dissatisfied with their services.

Experiencia fantástica: Real estate broker James Baker did an outstanding job. MTX vast resources were effectively marshaled and our house sold for full asking price in only 6 days, after it had languished under a different realtor for the prior 6 months. We were kept in-the-loop throughout the process, particularly when on short notice the buyers paperwork had to go back through underwriting and two-state lawyer review due to a federal law change for 2024. Our closure was delayed by a few days, but James succeeded in getting us fully compensated for expenses incurred during the period. James was a formidable negotiator and gave stellar customer service!

Experiencia negativa: Shady and unethical practice of calling and saying they want to "host an open house" at my home i'm selling. Turns out shes just trying to use my home as a grounds to poach would be buyers and tack on a buyers agent commission when they had no intention of using one. A real buyers agent brings buyers to homes for potential purchase, not snake their way into poaching clients.

Experiencia negativa: Apparently this company feels it's okay to gather phone lists and spam non-customers with requests. They claim in other reviews that they're trying to help customers, but everyone knows this is a lie. It's not hard to find a realtor to sell your house if you're in the market. This is annoying spam/guerrilla marketing, plain and simple. Doing business with them just encourages this behavior, which I highly recommend against unless you want every other company constantly intruding in your life "for your benefit".

She made a very complicated sell effortless for me. She worked w my difficult renter who didn’t want to leave or show the house. In the end, Laura befriended him and helped him find a new place to live. To this day I’m still grateful for Laura’s interventions and her creative brain that ended this nightmare for us! Everyone walked away winners!

Experiencia fantástica: When you call you will speak to David or James, they will explain the process in depth and if you have questions or do not understand something they make sure you do before you hang up. The process was quick and easy, the guys made sure our file was complete so there wasn't any back and forth of document needs. Once you get your approval, you immediately get to house shop. And they make sure to help with that as well by setting you up with someone we had Adriane who is absolutely the best!! Thanks Baker Realty ( David, James and Adriane) you all helped our dreams become reality!
