Fantastic experience: I highly recommend Karim to everyone thinking of buying or selling a property or looking for a property manager. Karim helped us buy our first investment property and walked us through the process step by step. He never seemed annoyed by my basic questions, but worked diligently to make sure we understand everything. Karim is also an exceptional property manager who takes care of every single detail regarding the property. He offers listing the property for rent, tenant placement, maintenance, collecting rent and handles all communications with the tenant. Negative experience: PART 2. My review was too large to share on one. 2. Karim Improperly Conducts a Final Walk Through a. May 1st 2021 we conducted a final walk through of the home. I had just mopped the living room floor and the hallway floor. We entered through the front door and viewed the living room together (which is where he made the comment that we were tracking dirt into the home), viewed the kitchen together, viewed the back yard together, viewed the 1st bedroom together, viewed the 1st bathroom together and I watched him peek through the master bedroom. He asked that we exit the home because were tracking dirt through the floors. He asked if I had wipes and I said no. He went to his car to grab some wipes. He went back into the home to clean the dirt we tracked in by putting the paper towels under his feet. He was in there for about 5 minutes. When he exited the home he made a comment that I needed to put the trash cans in the street. So I did. He stated that the small kitchen trashcan and mop I put at the curb would most likely not get picked up. That was the only issue he mentioned. He said everything looked good and we parted ways. I had two other family members present with me and not once did he did not mention any deficiencies beside the kitchen trashcan and the mop. b. May 17 2021 I received my deposit back. I assumed the reimbursement for the days I did not have hot water would be included in the check but it was not. I texted Karim today asking him about that money and stated that the house was dirty and that I would not receive that money. I asked him what was dirty. He showed me a photo of the small mudroom (which you walk through when entering the front door), the fire place in the living room, and the kitchen trash can and mop left behind. I was aware of the trashcan and mop and take responsibility for that however, this was the first time Karim communicated with me about a dirty floor and the fireplace which had ash on the brick flooring of the fireplace (which I was not allowed to use because the gas company stated it was unsafe to use and that it could cause a fire). I have attached the photos he sent me on YELP for reference. In my opinion, it does not cost 300 dollars to clean that small floor space. I then asked him why he did not point this out during the walkthrough and he stated that he was unable to inform me because “we were unable to do a final walkthrough because the floor was wet”. This statement is not true. Karim and I walked through the front door together and viewed the living room where he found the deficiencies. Karim willfully lied for reasons unknown. Furthermore, it is unclear to me why Karim failed to mention this on May 1st because if he did it would have taken me 5 minutes to clean the small amount of debris for him. Lastly, it is unclear to me why Karim chose not to mention this at any time between May 1st and May 17th. I challenged his irrational logic and grotesque lie by asking him the aforementioned questions but was ignored. It is now 10pm and Karim has yet to respond. I could care less about the money. It is the principal that matters in these particular situations. His inability to resolve the hot water issue in a timely manner, the grotesque lie about not being able to communicate to me the deficiencies within the home (because according to him the floor was too wet) when in fact we walked through the very room he found the two issues in, claiming that it cost 300 dollars to clean a small amount of debris that would have taken him or I 5 minutes to clean, and his inability to communicate to me that he would not be reimbursing me for the days I had no hot water. I am not disappointed about not receiving the money. I am disappointed on how he handled the entire situation unfairly. I do not recommend that anyone hire him as a property manager until he can rectify his behavior. This review is written from an objective point of view and is solely based on facts.

Fantastic experience: Kariem is one of the best and patient person I ever seen long story short I had bad experience with my lender but kariem was always providing confidence and peace in all the process time I know it was so long closing escrow but it was really fast finding our dream home he also give the best communication and understanding for all the questions we had I can’t thank you enough. Fantastic experience: Our experience with Karim has been more than amazing. He was really patient and showed us 50+ houses. He educated us about the housing market and was always available. When the time came to purchase our house, he was always available and made sure that we move quickly. His knowledge of the industry helped us understand and stay calm about the whole process. Fantastic experience: Karim helped us in the process of buying our first house. We've been in the market for approximately 6 or 7 months with other agent, and we loved a lot of houses, submitted at least 7 offers with no success. With Karim and Wahba group, once we showed Karim our interest in a listing, we did the tour super quickly, and he personalized our offer and this guy has the best negotiation skills. At a later time when I met the seller, they mentioned that they didn't look at other offers after receiving ours through Karim, so I'm pretty sure Karim did his magical touch on the offer to make it personalized and special, and that had a big impact on the sellers, as the offer touched their feelings and was not only about the price. Karim is really over the top, when I asked him to be our agent, he scheduled some time to walk me through the whole process, and we spent an hour just going through the home buying process and all requirements, even before finding a listing. He tried to make me understand all the process from day 1, so I'm not signing on any paper in the offer letter until i fully understand the reason and content. After having our offer being accepted, Karim played really an important role leading the whole transaction, responding to any question, and helping to schedule the inspection and for sure being with us all time. Given the house location is not close to where Karim lives, we totally appreciated him coming over to any meeting with sellers, inspection or tours, of which most of them were scheduled in the weekends or holidays, and he sacrificed the quality time with family to be with us. Lastly, Karim was following up with all parties to help close the transaction on time, including the lender officers and escrow. Through the process, I had a lot a lot a lot of questions, and Karim was always available to respond to my questions instantly and for sure appropriately. He really made the whole process smooth and easy, and I totally recommend him whenever anyone would like to buy or sell their houses. Fantastic experience: I had an absolutely fantastic experience with Karim as he was selling one of my investment properties in Rancho Santa Margarita. He took care of everything BG and made the process so smooth. Prior to listing the property he identified a few items to fix/address which would yield us the highest return with the buyers of that specific market.
