Fantastic experience: I am very grateful to have had Matt as our real estate agent while selling our dream home due to the increasing noise and traffic level on our street. We had to relocate our family, our businesses and our pets to find a quiet home on a busy, island town. Matt helped us market our home so that we had a contract within 4 days of listing! We had not sold a home in a decade prior to this experience so we were out of practice. Matt explained what each of our five inspections meant, was present for each one, and carefully helped us think out our negotiations with the buyers. All the while, Matt helped us find a replacement home in one of the most quiet areas on the island in five days, in a market, with low inventory. He even explained what a termite bond and truss roofing system meant in terms of maintenance on older homes and offered trusted vendors in that regard. His working relationships with area realtors and lawyers to get real estate transactions done, diligence in the closing process, attention to detail in the buying process, helped us successfully relocate in a 3-month period. Fantastic experience: Due to a medical need, we found it necessary to sell our beloved home and move into a very nice retirement facility. He started by clearly outlining the marketing process and walked me through every step including how to best show off my home to potential buyers. He was also helpful in identifying local companies who could help me with clean up and do minor repairs and was even willing to open the house for them when I was at work. He even loaned me his power saw so I could cut up an old wind surfer that was cracked so I could get it in my car to take to the dump! He showed me multiple comparisons of homes on the market similar to mine when we set the asking price. Fantastic experience: We were having a problem selling our beach house and decided to interview a few local realtors who could potentially do a better job. Matt ( Carrol Reality) was the one we felt had the best grasp of the market and gave us the best advice on a listing price. After picking him he did a great job on getting the house organized to show its best and had a great photographer take photos and a video. My new company wanted us in Mount Pleasant as quickly as possible so we needed to rent a house while we looked for house to purchase. Fantastic experience: I have been working with Matt for just over 5 months now. I will speak to his character later but let me first address the numbers. In those 5 months he listed and sold my first home at 20K above the Zillow estimate. It was on the market less than 30 days and we got 95% of our asking price. A month later I got a contract on my first investment property which was a duplex in downtown Charleston. Because of Matt’s attentiveness and quick acting we were able to get that unit under contract within 24 hours of it being put on the market. The only reason we got the property is because we had the first bid. Numerous other bids at the same or higher came in but the seller honored ours because it was first. As if those two stories were not enough he then sent out flyers in a neighborhood I was looking to invest and was able to get my 2nd investment property under contract (a quadplex on James Island).
