Fantastic experience: We recently worked with James to sell our home in Seattle (he had helped us buy the home 10 years earlier) and he was amazing. Fantastic experience: James helped us relocate from CA to WA. Having little to no familiarity of the Greater Seattle area, we relied heavily on James to narrow down to which city, which neighborhood, and which home to move to. I had an opportunity to visit WA for a day in early January, and on short notice, James offered to meet me (and he was leaving for a family trip the very next day!) and give me a tour of potential areas I might be interested in. That tour ended up being of the entire Bellevue and Kirkland region (for much longer time than he had initially committed to, which is very generous of him). Fantastic experience: When buying a home in Seattle's absurd housing market, you need a dependable real estate agent who can help you navigate at breakneck speeds under tight deadlines. That is where James' experience comes into play. Much like our previous home, I sincerely don't think we would have been able to get our home without James' work ethic and reliability. If you have been hunting for a house in the Seattle recently, you probably have noticed the routine of houses come up on the market on Thursday, and are gone by Monday. As a buyer, it is exhausting. In our recent purchase, we toured the house, got ahold of James, and then immediately had to schedule an inspector who could make it out with zero notice, prepare the offer, and get everything in order for Monday offer review. Fantastic experience: James helped my wife and I relocate from MA to WA. He was incredibly helpful and respectful through the whole process. We were unable to personally look at any of the places we were interested in so he went to all of the houses, filmed videos with commentary, edited them down to important clips, and send them to us for review. He didn't just show us the houses - he filmed the local neighborhood, the drive up to the property, and provided commentary on the area in the process. It was immensely helpful for two people who have never been to the area. He was leagues more helpful and skilled than any past real estate agents we worked with - really making us feel like we were a top priority for him. If you're on the fence on who to pick - go with James - you won't regret it. UPDATE: A year and a half later and we used James to buy our first house in the area. Fantastic experience: James is just about the best agent you could ask for! Upbeat, fun to work with, honest, extremely experienced and well-informed, and always looking out for you. We were new to the area, and James came highly recommended to us by two local friends, one of whom had worked with him on two separate home purchases. As first-time home buyers, we really appreciated his willingness to explain details about every step of the process and making sure we understood implications, especially when learning so much about financing, escrow, titles, etc. Additionally, James has a ton of knowledge about actual home construction. When walking through a home, he was quick to point out details we had missed, potential problems but also details about how and why that sort of thing might happen, how difficult it might be to fix, etc. In one instance, while looking out a window over our roof, he noticed that some of the roofing nails were missing washers - that’s a keen eye! When it came time he helped us make the best decisions on our offer, explaining different scenarios, never pushing us to over commit. We were able to get our offer accepted despite 6 competing offers, some higher than ours - because of our terms and his willingness to advocate for us. He had a vacation planned, which he warned us about early on before we began working together. Despite being on vacation he was able to help facilitate the details of our purchase, work through small issues with the lender, and make sure everything went smoothly. Fantastic experience: My partner and I worked with James as first time home buyers, navigating an absolutely insane seller’s market. James kept us sane through the whole process. During our search he was a fountain of knowledge on red-flags and things to watch out for when we were viewing homes. He was always realistic and upfront with us when it came to putting down offers in a market where insane bidding wars and escalations were commonplace. Each time we went on a walk-through with him, we learned more and more, and our conversations with him enabled us to zero in on what we actually wanted. After just a few months of looking, we found a house we fell in love with, but it was a bit of a stretch for us. James, working with our lender, helped us put together a competitive offer that was still within our budget. During negotiations with the seller, he advised us and advocated for us at every turn, even late into the night. More than once he saved the situation when it seemed the deal might fall through. In the end, we managed to close, and we were ecstatic to own a wonderful home we didn't think we'd be able to get for another year. He was the Realtor the company I was working for used to help transplants get settled in the Seattle area. Fantastic experience: We loved working with James. This spring we worked with him to sell our townhouse in downtown Bothell, and purchase a single family home in Kenmore. The market is unbelievably competitive on the Eastside and we consider James as the primary reason we were able to secure a fantastic house at a very fair price, and to maximize our return on our townhouse. REACTIVE and GENUINE Day or night, James was incredibly responsive to the huge sum of questions, documents, prep work, legal docs and viewing requests. It was rare not to hear or see James within a half hour of a text. We had a direct advantage when viewing potential homes because James was so quick to respond and get us answers or act on a request. James was extremely easy to work with on a personal level, and we feel he genuinely cared about our family getting a terrific outcome. SELLING: STAGING and STRATEGY. James included staging our as part of his service, and our house looked fantastic for the showing. We changed our desired sell date on short notice, and he was able to accommodate a partial staging strategy under very short timelines. SELLING: PRICING and APPROACH. Our townhouse had very few comps within the area, and we were going to be setting the price for the neighborhood. James went to great lengths to vet and research our listing price, talking us through his strategy and data. He likes to work conversationally, presenting information and choices to us, while offering advice on a suggested course of action. Our listing price was absolutely bang on, and led to an incredible set of offers. We expected it to be fairly easy to sell within this market, but he definitely maximized our return within that space. We sold for ~12% over list, and closed within two weeks. PURCHASING: OFFERS It was clear James' first priority was making sure we would be happy in the house on a long term basis. We never felt pressure to buy, and instead felt like he was a resource to get a neutral take on home. We toured five different homes, and in each case we felt educated and aware of the pros and cons of the construction/build quality. Our successful offer on our new home was a thing of beauty.
