She is an extremely competent and knowledgeable Broker; she was well prepared to have pertinent information I needed to know on all the homes we viewed before I arrived. Kaydee had a keen eye to immediately identity if there were going to be major or minor shortfalls as well as bonuses that would impact the value of the homes we viewed. Some believe in a hot market all you need is a sign out front. We have learned that could not be farther from the truth. It takes an agent who understands the dynamics of the current market and how to work within that market to maximize the value of the home. Amy is the best!

Fantastic experience: I don't know where to start, we were so lucky and fortunate to have Dulce Mason as our agent. She is so responsive, always available to answer questions. She'd book a showing seconds after we ask her to do so. She was willing to go the extra miles to get us a home. Dulce Mason is an intelligently aggressive agent who knows when to do what!!!. I'd recommend her to anyone who is looking to working together with a friend not just an ordinary agent to find their dream home. Fantastic experience: We had been continuously renting a place managed by SJA since mid-2009, when the company was tiny and was operating from a small office. We were very happy with their service. The lease had to be terminated, because the owner of the property died suddenly and unexpectely this year. Otherwise, we planned to continue longer.

Fantastic experience: Nancy Gervais is the reason my home sold in 4 days for 60k over the asking price. My townhouse is almost 40 years old, had been used as a rental the last 9 years, and needed to be updated. She project managered the update, helped me know what areas I needed to focus on to give me the most value, and recommeneded the price range and design for fixtures, lighting, flooring, amongst other things, that people are looking for. I was in good hands; i would highly recommend her and would use her again.

Most importantly, she has years of real estate experience and market insights far beyond the average real estate agent. She also has a large network of experienced lenders and contractors. Well, they have the absolute perfect representation in Nancy Gervais. We can’t speak highly enough about Nancy! She sold our house within one weekend (well over asking price) and then found our new house knowing exactly the location and type of home we would be happiest with. Her knowledge and dedication to the real estate market is beyond measure. Ask any question…she has the answer. She is so incredibly on top of and educated on the changing laws in the market, allowing us to feel confident our transactions would be taken care of without any hiccups. Fantastic experience: We just wanted to say what a great job Maria Quinteiro and her team did in selling our condo in Redmond. We have used Sterling Johnston for several years to manage two rentals we had in West Seattle and Redmond. They always did an outstanding job of finding very responsible tenants to live in our places and made the management and handling of the two units effortless on our part. When it came time to sell the condo we chose Sterling Johnston to represent us in that sale. Maria and her team handled everything perfectly, and just like our experience with their property management team, the sale process was also effortless for us. Maria arranged everything, from minor repairs and cleaning to exceptional staging, and I'm convinced the staging she had done was one of the key factors in selling the unit so quickly. Over the years we have sold a few pieces of real estate and this experience was as good as it gets. It's also important to note that Maria was working with the restrictions of the current Covid situation. Even as restrictive as that was, Maria found a way to hold an open house and get the word out on numerous online sites. Again, you simply couldn't ask for much better service than that. We will have more rentals and sales in the years to come. Sterling Johnston will be the agency we'll call to represent us in those transactions. Give them a call, you won't be disappointed.

Fantastic experience: Christi Sheridan-Cisler planned my condo's sales campaign and forecasted the price it ultimately sold for. She pointed me to qualified and available contractors who brought my tired condo up to current market expectations, and staged the result beautifully. She arranged a 3-D video of the interior, and professional photos of the whole property. She put these all on an easy-to-find website, and used emails and printed brochures to invite prospects to learn about it. She fully met her plan and my expectations, and was highly professional yet friendly throughout. She won't disappoint you -- I highly recommend her!

Positive experience: I don't know how to best describe my experience with the agent we felt with. Her knowledge was great and talked with us on offers and what best sells a house. She told us 75% and gave us a longer list and we ended up removing 90% of our belongings. I think there should be a better way to do the staging process when you have a handful of kids and we have 4. When they had a contractor come out to finish some repairs, they let themselves onto my property and going through the backyard through the fence. They didn't even bother to knock on my front door! Regardless of the fact that I was angry when I confronted them, they were yelling back at me!!!! How unprofessional!!! The agent didn't do any better and didn't have the nerve to apologize to me. Even if I still lived in the area, I will NEVER use them again nor will I refer them.

Fantastic experience: We would have never been able to purchase our new home without Dulce at Sterling Johnston Real Estate. Dulce made our dream come true. The amount of effort she puts in, and her work ethic is admirable. She was available to us day and night, and always made us feel at ease. I moved out of state and he handled everything, from getting cleaning and painting crews all the way to closing. I never worried even though I was not there. Jeff is an experienced and responsive realtor and I highly recommend him if you’re looking to sell or buy a home.

Fantastic experience: We have used SJA to manage a rental property for over 8 years. They have been wonderful and made things so easy for us! They have managed leases, upgrades to the property (carpet, paint, etc), repairs, and everything else that has come up. Would HIGHLY recommend to anyone looking for a property management company!

Fantastic experience: Our experience buying a house with Elliott Nutt of Sterling Johnston Real Estate Associates was outstanding. He is an extremely professional, insightful, knowledgeable, patient, and skilled realtor. As first-time buyers, we had no clue as to how the home buying process worked. Elliott made it easy, truly easy. He skillfully guided us through the entire process from the very beginning, when we were deciding what we wanted, to closing on the perfect house. He helped us in finding trustworthy professionals, tirelessly introduced us to and took us through countless properties, and when he found us the right home, he went above and beyond. Elliott rushed to get our bid in first when we knew it was the one. Others bid right after us, but with his savvy and speed, we got it, and at a great price! From the very beginning of not being sure what we were looking for to sitting in on our very own home, it only took about 1 month. I would give Elliott a 10 out of 5 if I could, I very, very highly recommend anyone looking to buy a home to work with him.

Fantastic experience: Kathryn Freitas is amazing! As first-time home buyers in a hot market like Seattle we were very apprehensive when we started our home search. Kathryn was a great resource for us – she helped explain the ins and outs of home offers, things that could grab seller’s attention and ways we could try to stretch our dollar further. She proactively found places that met our wish-list and explained the pros and cons of each property. She was very accommodating to my wife and my busy work schedule, taking time out of the day during the week and weekends to setup tours at whatever time worked for us. Kathryn was open and honest with us about what would be a competitive offer for a given home and whether she thought the offer we could afford would be competitive. Once we found the right house, Kathryn coached us through the negotiation process to ensure we came out on top. Once we started the escrow process Kathryn helped us to understand the different documents we’d be signing and gave us lists of companies to contact to setup utilities as the closing date approached and gave us recommendations for contractors and home inspectors in the area. Working with Kathryn was a true pleasure and we’d highly recommend her to anyone looking to find their dream home.

Positive experience: We are currently renting out a townhome managed by SJA. So far the experience has been very good - they are very responsive - any messages I send get replied to within 24 hours. The property manger, Zarina, has been very helpful in expediting the move-in process for us (we recently moved to WA from out of state). She took out a lot of time during the walk-thru process and made sure we were comfortable moving in. Their online payment portal is really good and hassle free.

Fantastic experience: SJA has been awesome! The rental has always been filled at a good rate, with responsive, detailed, comprehensive communication from Kim Breen. She is outstanding, and I cannot say enough good things about her and SJA. All maintenance issues have been handled with the utmost professionalism.

Fantastic experience: My wife and I use Sterling, Johnston and Associates to handle two rentals for us. I would give them more than five stars if I could. They have done an excellent job in obtaining qualified tenants for both properties and have managed the properties even better then we did as owners. They just recently re-leased one rental even before the old tenants moved out! As soon as the tenants gave notice, SJA began advertising and holding open houses searching for the new tenants. They do a very thorough screening process which, again, is far better then the screening process we ever used ourselves. We've used SJA for nearly three years and have never had a complaint with the job they do. Nor have we ever received a complaint from the tenants. They handle everything professionally and are always available when we call. I don't think you can find a better property management company.

Negative experience: Worst customer service. They were extremely difficult to work with...

Fantastic experience: My wife and I used SJA services for property management and house sales. We moved to the East coast and the SJA team managed our rental property for over one year, and they helped us to sell it afterwards. Their market knowledge added tremendous value when selling the house. Contrary to our experience with other real estate organizations, they were very realistic about pricing and they were great when negotiating with prospective buyers. We highly recommend SJA.

Negative experience: these guys are a joke I'm one of the tenants in seattle I called them for 3 months almost every week 2-3 times to come fix the fan in the bathroom, smells like (SJA management) all over the house when I take a dump. and have to open the doors and windows in december. sja guys should pay me not the other way around.

Fantastic experience: The team at SJA is exceptional. They serve as my property manager and my "informal" housing market guru. On the property management front, the team is disciplined and thorough. I completely trust their team to make the right decisions and to keep me informed on what's happening on the ground with my tenant. All invoicing and leasing is done in a very professional manner. The team does a tremendous job.

Negative experience: LANDLORDS AND TENANTS BEWARE!!! Absolutely TERRIBLE property management company. Still not in the 21st century as they barely rolled out an only semi-working online payment portal, and don't have the ability to collect signatures electronically. My landlord was deployed and he had SJ&A take over the lease in his absence. On 4 separate occasions they attempted to break the terms of the lease and charge me more money. Only after threatening to get my lawyer involved did they back off of those attempts (each time). This was either due to incompetence or via an attempt to knowingly commit fraud. This is a great company to use if you'd like to open yourself up to legal issues. They were also ill prepared to re-list the home after I gave my notice as they didn't have any pictures on file weren't in a hurry to get any or put up a listing. My landlord won't be very happy when the listing gets put up late and not rented out for at least the first month.

Fantastic experience: I want to thank you for the professional way you handled the recent sale of my estate. I realize that the sale of an estate can get messy, and it did, but the way you handled the sale was fabulous. I didn't have to worry. You took care of everything. The property sold quickly and I feel at a fair and acceptable price. You were always there when it was necessary. If sellers are not aware of you, they should be. You are the greatest.

Fantastic experience: We just completed a purchase transaction with our agent, Christopher Gough. As the transaction moved toward closing, many complications came up. There was a lot of division that needed to be done, a party wall agreement, and one of the 2 couples that owned the subject property were divorcing. Christopher not only pulled the deal together, but did so on time. Further, with us being out of town owners, Christopher did our closing walk through (taking pictures of the furniture to verify for us), noted that there was no bedding, and bought us some so the place would be complete for us when we flew in at midnight our first trip down. Above and beyond exemplary service!
